Land Title in Loveland was wonderful and understanding. They worked with me to reschedule my closing multiple times and were always patient and extremely professional, even with getting final disclosures just hours before closing. I paid Intermill Land Surveying for a full land survey before buying this property. They completed…read morethe survey and never communicated to me that they disagreed with several of the actual monuments (pins) in some corners of my new property. BTW: Years ago they completed the survey of the same property! Months later, after I finally took control of the property I was blown away by the big surprise of having two monuments per corner (the original one that I thought they have to keep and respect as the monument) and a new one where I am losing 3 feet of property per corner. This was a big problem to me, not only because I lost a big chunk of land but now if I want to install a fence, the property line is now on top of an irrigation ditch affecting me with any fence project. With the original monuments I was fine. They absolutely never communicated of the disagreement they found with the original monuments and I think that is a complete lack of professionalism.

Mike came to appraise my house last month after doing a drive-by appraisal that was ordered by my…read morebank. He came back because my property had been improved inside so needed to take that into account. He was very nice and conversational. He asked me how much I paid to make my improvements and I told him. When I received the updated appraisal he simply added the exact figure I told him to the original appraised value. This did not take into account the significant work that was already finished before we paid to the have the rest of it done (framing, electrical, plumbing, etc.) No actual value was taken into account for the improvements. Thus the appraised value came in significantly below other comparable homes with similar square footage. This was the lazy approach to update the appraiser and not appreciated.
