This is a very honest review base on my experience as a lease holder at this property. We own a resin art business. So we have upwards to 500+ clients dried flowers on hand and we create their product using resin. In August, our studio flooded from the Dallas storm. Due to that, we were forced to relocate within less than 5 days. I'm sure I'm not the only one if in a situation like that and would need to find a new place within that short time frame, all you would care about is finding a place that is willing to give you the key asap. Well, this place definitely did give us the key knowing how desperate we were. During the process of signing the lease and getting the key was longer than it was supposed to be due to the lack of communication. That alone was a big red flag at the beginning but we needed a place before our old flooded space threw away our clients belongings if we didn't move out within the timeframe. To skip all the long story, let me get to the point because I'm at the point of canceling my lease. The A/C cooling system is off during the weekends, holidays, part of the night, etc. and because of this, we cannot get work done. If you know anything about resin, the temperature has to be between 68°-70° at all time for the piece to not ruin. Because of the changes in temperature after they turn it off, it's been very tricky to protect our clients products which is ultimately very bad for business in the end. Yes this was mentioned on the contract and I did sign it because at the point of signing, I obviously didn't read because I didnt even think this would be an issue with a space like this and we were in a rush to get this done in a timely manner so like anyone else would do is sign it. However, when I was touring, if the ac policy was mentioned to me, I would not have signed it. Now, I honestly feel the agent was taking advantage of my desperation in time of need. When I spoke to someone in management regarding this, I was told that nothing can be done unless I want to pay a lot of money. Be aware that I'm paying for electricity here too which is $120 a month plus the rent. But a/c still off on the weekends and other days (holidays) and night. Someone also told me that they were emailed that if they want a/c on their unit, they have to pay $100-150 per hr. I don't know how true this is but that is an expensive fee plus your rent and monthly electricity bill and simply not realistic. I would have a good experience here and actually stay if the a/c is working 100% of the time for the sake of keeping my business running. If they will charge me a few dollars above what i'm paying for electricity, that would be perfectly okey with me as long as my clients pieces are good. But if this can't be done, I'll have to cancel the lease in order to keep my business running. I can't pay for the lease if I have no more business right? Right now I'm having my lawyer look over the lease for me and see what can be done. Thank y'all for reading read more

I didn't get to tour this place before leasing. Our art studio flooded from the storm in August so we had 5 days to find a new shop. My partner found this place and they were the only people that could get us keys within the next 24 hours. Not much information was disclosed to us aside from being able to pick and choose which unit would work for us. My biggest complaints are no ac during the weekday evenings or all day on the weekends and the square footage does not seem to be accurate. Unfortunately we signed the lease without much attention to detail because we were desperate to find a place quickly. Our old space was threatening to throw away tenants belongings if they did not vacate the property asap so it was an incredibly stressful situation to be put in. We work with resin and preserve flowers so heat and humidity are the 2 worst enemies we can encounter. When the ac is off, the thermostat reads 85°F and our humidity reader was over 70% (before getting a dehumidifier). Our work requires us to work in cooler temperatures and low humidity. My partner toured during the week while the ac was on so it did not occur to him to ask anything about air conditioning, however it is on the lease that they can turn the ac on or off as they please which was not disclosed to my partner on his tour. We've since purchased a portable ac but it does not cool enough for what we need it for. We've finally gotten ourselves ready to work but because it's so hot, our resin is reacting negatively and client's pieces are on the line here. Next, we were told the unit was 1100 square feet and it absolutely does not feel that way at all. My last apartment was roughly 1300 square feet and this space feels HALF that size. Our first studio was a little over 500 square feet and THAT is more comparable. That's in the lease as well, that square footage may be inaccurate which is not disclosed upon touring. You should trust who you're touring with to provide accurate information. Once we paid and signed, we never heard from them again and we desperately needed the keys to move. It took 2 days for them to give us the runaround and then give us keys. Then when we realized we would need another unit for more space, it took a week to get that secured because we could not get ahold of them. We haven't been able to access internet either. We were told that we could have in-unit wifi but it wasn't the truth. We've had 2 internet providers tell us the building wasn't suited for personal wifi and that they'd have to tear down a wall all for internet. Technically the only service you can use is spectrum, which again, wasn't disclosed. If you don't have wifi, good luck accessing your email, texting, working on projects, etc because it won't happen. We are in constant contact with clients and we have to wait until the end of the day when we get home to send emails and updates. Honestly, I can handle the rest of these issues if the air conditioning was just ON. It's Sunday and our thermostat is reading 83°F and we can't work under these temperatures. Even during the summer when it was 100°+ outside the ac still wasn't on. Sadly it's $100 or so an HOUR to have your personal ac running at all times. That's just not realistic or sensible for anyone. If they were to charge us $200 a month for electric we would be totally fine with that as long as our client's pieces are safe. We've already lost so much we can't afford to lose anymore because we were desperate to find a safe spot for our client's wedding flowers. read more

Boxer is great... till they get your money! I have been a tenant for less than a month and in that time. - There has been at least one homeless person onsite at all times, including one that seems to be sleeping in one of the second floor offices at night. The current one is yelling up at me in my office from the lobby. My door remains locked and I carry pepper spray. A fellow tenant has mentioned they have brought this issue to Boxer multiple times without solution. - Despite promising otherwise, my trash has never been emptied, my office has never been cleaned and my door handle has broken, without maintenance response. - My neighbor was promised in-suite internet installation would be seamless. He has had multiple internet providers confirm they cannot do so without taking out a wall and the tenant has been unable to get help from Boxer, even at the corporate office. I'd say you get what you pay for, but even that is overpriced for the lack of safety, followthrough and service. read more

Chelsea Allen was the property manager for this property. I was really impressed with her as she listened attentively. I am a small business person with a limited budget and wanted to find an office in which to meet clients that was convenient to the freeway, was safe, well maintained and affordable. Chelsea met with me and showed me the property, which i rented and she looked for something that fit my needs in the budget I could afford. All the lease terms were realistic and as though they were written specifically for me. She took her time and allowed me to look at several offices to see which was more suited for me. She is very efficient as she, in what seemed like no time, had the lease prepared and had keys for me. I am going to enjoy me new office location and I have never dealt with a more pleasant property manager. I look forward to the lease and you can be assured she will work just as hard for you.
