It seems like they do what they need to do to charge rent, but they don't go beyond that. (1) When we moved in, we got a number to call for emergencies. We were told to otherwise use the online reporting system for maintenance requests. One day, the electricity went down, so I called the emergency line. This was an emergency, as electricity is necessary for food and for medications that require a refrigerator. The man who picked up seemed very annoyed that we were calling, and asked if we'd instead used the online reporting system. I had to explain: "Again, the electricity is down. That includes the WiFi. I can't log into the online reporting system." He nevertheless continued to express his annoyance. (2) The online reporting system is horrible. Some of the messages that we've sent have never been answered. We reported issues with the windows to the online reporting system, and it's been over 7 days: no response. There have been other issues, which fall under the realm of reasonable wear and tear, and they've said that it's our responsibility (not theirs) to fix things. (3) Just so you know, they "shall increase rent at 7% annually for every year the lease is extended." read more

Overall, I had a positive experience during my two years with Bradley Properties. I found them to be fairly responsive to service requests, and the facilities itself were kept nearly immaculate and pest free. I also felt that the property was well maintained and that appliances were updated. Everyone I interacted with was friendly and helpful, especially Marisa, who I was in communication with the entire time I was there. You will have to give them nearly 6 months notice if you intend to renew or not renew your lease, which did cause me some stress as I could not anticipate if I'd still be in Boston that far out. A lot of students lived in my building, so I'd assume they were in similar situations. Thankfully, Marisa helped me work something out when it was time for me to move, but that general inflexibility is something to keep in mind for prospective tenants. Overall, very happy that I chose Bradley Properties for my out of state move, and I'd likely do business with them again if the opportunity arose. Thank you, Marisa! read more

In 5 yrs in my residence my refrigerator, microwave & just recently my wall mount A/C Have needed to be replaced. In each case the maintenance company responded quickly, ordered immediately & in installed In as soon as received. In all 3 cases they we're very professional, installing & great cleanup. We moved into a Somerville unit in September 2020. The unit itself is very nice. I have received next day service whenever I've made maintenance requests. My most recent request was for help installing my ecobee and my own light fixtures. Marcos Gomes was sent to my unit and he did an amazing job. He arrived first thing the next day and went straight to work. He was also super nice. My experience so far with interfacing with Bradley Properties has been mainly through the web portal and it has been pretty good. I can't speak for the other reviews but my experience living in a Somerville unit has been very pleasant so far. read more

After the first year with Bradley, SplitSpot took over the house I was in. There was no communication about what was going to happen with our last month rent and security. I thought it would be carried over to SplitSpot, so I paid the "last month" with Bradley. I had gotten a check last November, but it didn't say what it was, so I assumed it was my security deposit. I started emailing SplitSpot and Bradley mid-July about if I should pay the last month's rent. SplitSpot said they didn't have anything so I'd have to pay. Around mid-August I get an answer from Bradley saying that they had credited my buildium account with my last month rent (I was never told). They were also telling me I had only paid 13 months of rent when I had paid 14 (12 months + the last I had paid when I moved in and security), and I had sent them every screenshot of my bank statements from every month showing I had clearly paid 14 months. They were still telling me I was wrong and only paid 13. I had sent them all the statements multiple times, an excel document and handwritten math showing that everything adds up to 14 months. I was told I was going to be called when they were going into the office and could look at the files (the last week of August). I was never called. I emailed twice as a follow up, and still haven't heard anything back. I understand September is a busy month, but this has been going on since mid-July. I feel like I've been "ghosted" waiting for my final check from them which they say they don't owe me even though I have bank statements to prove that they do. Update: They reached out a couple days after I posted the above review. They asked me for information that I had already sent weeks prior, but I sent over the same bank statement and screenshots of emails from them when I initially moved in about asking for first months rent via check and a confirmation that they had received it to show them that I was telling the truth because they couldn't find a record of the check. After I sent them the information, they were able to give me my last month's rent back. If I were you, I'd keep records of every payment just in case. read more

I stayed at a unit for a year, and I just moved out. The management was quite helpful and responsive, especially during Covid restrictions. Any water and gas-related issues are promptly communicated and attended to. They are willing to listen and talk through any grievances. Our particular unit was sorta old and needs some renovation work, which they have started to work on, so it's good to see that properties are upgraded periodically. From the whole leadership staff with Dave, Marisa, Alex and Harro all the way to their amazing, friendly and really hard working maintenance workers, they are AWESOME!!! Seriously though. I can't speak on behalf of the last person's review on here, but what I can say is that if you are looking for a great place to live with an extremely fair price around the city, also including a team of professionals that are always their to assist you with your needs (most times 'day of') then this is the company you want to put your trust in. My review of this establishment was removed for "didn't include enough detail about your experiences as a customer of Bradley Properties." I rented with Bradley Properties under their previous business name, Avid Management. They treated my roommate and I so poorly that we consensually broke the lease and moved out after three months. I absolutely do have experience as a customer with this business and will continue to try to warn people to stay away from this company. After moving out we received noise complaints directed to us as well as past due balances that took several weeks for them to take out of our name. They will take your money, lie to you, and do nothing to try and fix the conditions of their property. Do not rent from this business. Photos and copies of emails were posted under Avid Management for further proof of their blatant disregard for their tenants. Attached proof that before we moved they made me remove the one star (negative) review associated with them. I can guarantee I am not the only one that was asked to do this. They can be disorganized at times but have treated us very kindly, hence five stars. The owner gave us reduced rent due to Coronavirus which we GREATLY appreciate. They are also prompt when responding to maintenance requests. If you have multiple tenants on a lease, I recommend making just one lump payment each month to lower the amount they need to keep track of, as their record keeping system can be confusing when different people are making payments separately. read more
