Every time there's an issue the leasing office takes at least a week to handle it properly. Leasing office mishandles personal property and often times throws out your personal property without notifying you or properly reimbursing you for half of your clothes and severe emotional distress. The apartment we stayed in was in was Lofts at Mill One and it is so bad quality (infested with bugs, damage everywhere, windows not properly installed). Not to mention, the apartment started construction at 7am right outside our room which lasted for about a month even though we asked them to move it to the normal working hours of the day, the workers still decided to come as early as 7am. Things constantly broke and when we would reach out to maintenance to fix it, they would takes weeks to even fix a ceiling light. The apartment itself did not reflect the high rent of quality we were paying, it was honestly a scam and the amenities are not worth it (gym is very small with barely any equipment). Most of the Brady Sulllivan apartments that we have toured are like this unfortunately. Leasing office is also unprofessional when in correspondence with their residents. Believe reviews that are consistent about how slow maintenance is, or how bad parking is especially when it snows and you come back at work at around 5pm and they're telling you to move it two blocks away from here. Do your research and you will see similar reviews about very low quality, high rent, bad maintenance, and serious unprofessionalism. The leasing office says "everything is clearly stated in the lease and our rules are there to protect residents", it's up to you whether you want to live here but honestly I wish I had done more research and saved myself a year of giving Brady Sullivan my money. They charge high rent for cheap Work.. they paint over everything without cleaning off the old .. if you have allergies please check the radiator fins .. I have had allergy issues on and off since I been at cranmoreridge and have been trying to find the reason well it's because they do shoddy remodels my radiators and complety plugged with old dust bunnies and paint over spray ... Lived in the Pocasset Mill location for one year and would never live in a BS property again. I'll keep the review brief. Pro's: great kitchen, nice appliances, well done with the preserved brick and tall windows. Con's: Management is horrible to deal with and you would think your signing your life away with the lease. You will be hit with petty costs from your security deposit. I kept my place immaculate and they found charges. Mice were always a problem. No recycling on site and the dumpster was always overflowing, rats and mice were frequent in the parking lots. Snow removal is terrible. No sound insulation between apartments, you will hear everything. Rules, rules, rules. There is literally a rule for absolutely everything, you effectively surrender your freedoms living in this apartment building. They use tinted primer instead of egg shell paint in both bathrooms and kitchens. Looks terrible quickly. Our complex Cranmore Ridge in Concord was bought out by Brady Sullivan. Since they came in we have not had trash removal and now with the storm today we also have not been shoveled out and they barely made a sweep with a plow through the parking area, even though everyone moved their cars last night. We tried calling them and keep getting put through to voice mail. This a very poor way to manage property. Not to mention dangerous, and our leases say that trash removal and snow removal are the owners responsibility, so it is also a breach in contract. Not impressed with this company. read more

Currently living at Junction Shop Lofts in Worcester, MA. Renter beware. This is a company that is clearly taking on more properties than they can handle, and it shows. Pros: - nice brick buildings - brand new appliances - property manager, Amanda, is a pleasure to work with Cons: - CHEAPEST PAINT EVER. We've barely been here 2 months and can't touch the walls because the minute we do...smudges everywhere. - shoddy construction; walls lift off floorboards, we had legitimate holes in bricks that needed to be filled because our apartment was freezing - they allow smoking in the apartments (yes, it's 2016 and they're allowing it...disgusting). This, coupled with the subpar construction, leads to other peoples' smoke IN OUR APARTMENT. That's right. Our whole bedroom and now bathroom smells like secondhand smoke from the downstairs neighbors. They really didn't think that one through. Just don't come here. The architecture is nice, the appliances are new, but ultimately you'll end up regretting it. read more

Worst management ever!!! All they care about is themselves and money, they don't care about your living well and how you feel. My lawyer would of never signed the contract. It has only there best Intrests and finds every which way to rip you off. My wife and I complained multiple times in the first three months and were forced to leave because we could not handle the noise at 4am every morning from our neighbor, and had to pay out thousands of dollars to leave. As we moved in someone was moving out and had the same issue and we thought oh it won't happen to us, we were wrong. Please read the contract and rules at time of move in/out, you need to do everything and hire a carpet cleaner or will be charged an arm and leg. There was more issues to our living with BS but who cares I would suggest to move on from here and dont let the lofts suck you into moving in. We even had an inside contact to one of the owners Mr Sullivan and he basically said screw off pay the fee. Also on the home end, never buy from them, they are shady and do crappy renovations and hid problems, if your buying a home being sold by BS do a home inspection of everything. They might do great community work and I'm glad I donated thousands of my dollars to that cause but please don't be fooled. read more

I had a 1 year lease on a 3 bedroom at Jefferson Place. Was suckered in by the nice kitchen and location right off of rt 93. Would never rent from this company again. Kitchen was lovely and I do miss it. Here's my list of where they fell short. -The office staff is horribly lazy and ineffective. They don't even take payments anymore so not sure what they even do. Rude on top of being really poor at their job. The girl I had on the phone most often (Jennifer?) actually groaned if I called to report anything. I do apologize the water flowing into my bedroom is an inconvenience to you. -I was told they have a long term parking lot (I travel a lot for work) and that is not true. A lot of places have a lot like this that isn't plowed during snow for this reason. I was told I could leave my car long term and not move for snow removal if I signed a waiver saying any damage was my fault. F*ck you. -The maintenance guys are great, friendly, professional and follow up which amazes me since often management does not inform them of what needs to be done. I usually had to catch a guy int he hall and they would tell me a time they could get over and they would. So, what's the point of management? Give maintenance an office and a raise. -The paint in the 'luxury' apartments is so cheap that if you even touch the walls it smudges and if you try to gently clean, it rubs off. -Our place had MULTIPLE LARGE LEAKS in 2 of 3 bedrooms constantly. Management were awful to work on with this, dragged their feet and basically pouted over having to schedule clean up. One bedroom had to have the entire ceiling ripped out which lasted several weeks. I had to press them to have the carpets professionally cleaned after and even then, I had to call to schedule an appointment. (Again management- whatcha doing in the office all day?) -There is no way for FedEx or UPS to deliver packages. The office WILL NOT accept on your behalf which is very usually for an apartment complex. The delivery guys can't get into the buildings- unless the door feel off again. -Yes, that's right. The front door/ main entrance regularly fell off. Cheap, cheap buildings. -Snow removal is never as scheduled and rarely comes at all. -They charge a fee if you pay rent any way other than a check to their office in downtown Manchester. Short version: Building looks nice but cheap & shoddy. We had multiply large water leaks. Management is a whining brat who can't manage to do the minimum require for the job they are paid for. I wish I had read reviews before we moved in. I lived at the Lofts at Lancaster Mills and the conditions are poor. Front desk staff know this. The reconstruction was not done well with poor quality materials and the insulation is awful. Not to mention, the insulation in the hallway is showing. When it rains, giant puddles form in the buildings. The walls are so thin, forget loud music, I can hear my neighbors use their blow dryer. The heat/cooling system is...a nightmare. On top of insulation and high ceilings, there is no temperature regulation the upstairs. The staff are rude and indifferent to problems that they are fully aware of. read more

This review is for the Lofts at Lancaster Mills: We have never been so happy to move out of an apartment! Like everyone else, we were "wowed" by the appearance of high end finishes, exposed beams, brick walls, etc. We decided on a two bedroom one bath apartment. The application process was extremely lengthy and included a 39 page lease agreement (not kidding). We were, however, comforted by the fact that they did background and credit checks and seemed to not let just "anyone" live here. Everything was lovely at first, until we started to notice the cheapness and poor construction of the apartment. The baseboards are made of what feels like cardboard particleboard, are crooked, and don't go all the way down to the hardwood. Dust and dirt gets trapped under the baseboards, making proper cleaning a nightmare. The walls are EXTREMELY thin and uninsulated. They also do not go all the way to the end of the exposed brick leaving huge gaps where you can actually see the other room. *(see pictures) * We could hear our neighbors having a conversation at a regular tone at night very clearly- every word...among other things. In addition to this, the walls are painted with a flat paint so any mark or dirt cannot be washed off. The bamboo flooring is also appealing at first, but scratches and dents so easily. It is not durable at all, so if you have pets and/or small children stay away! Unfortunately, at the end of our first lease we were not in a position to move, so we made the mistake of signing another one-year lease. That's when our residence at the Lofts started to really decline for us. Kelly, the property manager, as well as support staff, would send out aggressive emails to the entire community almost on a weekly basis. They have strict rules in this community, but if you're a "favorable resident" we've noticed, management will let you blatantly skirt around the rules. We have seen the management office go through at least three assistant property managers in under two years and several staff members. A few months into our second lease term, we got new neighbors who are so loud at all hours of the night waking us up out of a deep sleep, blasting music, yelling at their dog, etc. Out of concern for the dog's wellbeing, we submitted several written complaints to Kelly and the office. They basically told us there is nothing they can do and to follow up with the Police. One of these complaints even included a call to the MSPCA because the noises and screaming/cussing led us to believe they were abusing their dog. Horrific! Many of the exposed pipes in our apartment are drain pipes that come from the roof. This is something that was not disclosed to us when we moved in. The pipe in our second bedroom is quite large and extremely loud when it rained, which would be impossible to sleep with for a child's room/nursery. We found in the colder months, the pipes collect so much condensation they drip down creating large puddles on the floor, carpets, even the bed! The second bedroom also had a large cut out in the wall that would let in noise and light from the main living area which made it almost impossible to use as a bedroom unless you use earplugs and an eye mask. Most windows in these apartments do not open, keep this in mind if you decide to look at Lancaster Mills and make sure you find one with windows that open. Our electricity was upwards of $200/month in the winter and $300/month in the summer for a 1000 sq/ft apartment. During our last few months , it seemed like they are letting anyone live there. We started smelling marijuana in the hallways constantly, to the point where management had to send out another one of their emails. (I am all for legalization but this is not the kind of image I want to portray when guests come visit my home)Long story short- I don't recommend anyone move here. Do your due diligence and read the reviews here and on other review sites. These are not disgruntled residents. Take your money elsewhere and avoid the headaches and stress. read more

New construction and pet friendly in Lebanon, NH! What's not too like right? A lot unfortunately. The management company is based in Manchester, NH so they are not around. If you have any kind of maintenance or repair request, expect it to take weeks at minimum to be addressed. The sidewalk is unusable in the winter time. Even worse, we've had issues with black mold, high radon levels in the main living area and mice, but the investors in Brady Sullivan want to make a lot of money, not keep their tenants safe, so were unwilling to help with these issues. Actually, they were willing to fix the radon issue, but only if we use their "preferred vendor" and paid half of the cost. Of course, we are RENTAL tenants, so it's Brady Sullivan who receives the majority of the benefit there (and not to mention their vendor charged a few hundred bucks extra for travel costs because he's closer to Manchester)...would not recommend for the headaches alone. I lived at the southside manor property location for two years. And there where constant issues from being verbally harassed by a grumpy old lady who thought she owned the lawn around her building, to having to call a tow truck in the middle of the night to tow a truck that was illegally parked and blocking me in so I couldn't leave my parking spot. The parking situation is horrible some buildings don't have a parking lot and if they do there isn't enough parking spots for all the residences that live in the buildings so people from other buildings will park in whatever lot is closet to their building because there's no assigned parking. So if you work second shift and get home at midnight you will have to park in a different parking lot and walk to your building in the dark. And when moving out we were given an A+ for cleaning and told that they would have to come back the next day with a flash light to check to see if there were any scratches on the hard wood floors. Mind you we kept that place spot less. We get an email a few days later telling us that they are charging us 309 dollars for scratches on the floors. We were furious and there wasn't anything we could do. So save yourselves the hassle and don't rent from Brady Sullivan. read more
