I lived in a one bedroom apartment at Red Oak's 875 Elm Street location for one year. Positives: Apartment was in very good shape when I moved in. That's all I can think of. Negatives: 1. Ventless dryer - will not dry your clothes, you have to use a hack, which I will no go into here. 2. No heat in the bathroom. 3. Have you always dreamed of living in the infield at the Indy 500? 875 is the place for you. Mostly Harleys and cars with holes in their mufflers to make them sound like a hot rod. It is quite literally uninhabitable for that reason alone. 4. They zapped me with a $400 late fee because I forgot to set up my online rent payment the first month I lived there. 5. They charge YOU, the renter for cleaning costs after you move out. Who does that??? 6 They claim there was a stain in the bedroom, which I honesty cannot imagine what they are talking about. Red Oak is a nightmare management company that openly lies and steals from anyone it can. Let's dive into how.The units appear to be nice and well kept in their YouTube videos and you will hear (but not see) them boast the amenities. There is not nearly enough storage, the bathroom is a nightmare (I hope you have your own mirror!), the kitchen cabinets fall apart often upon opening, the windows and ac are not insulated and leak water that will pool when it rains (despite being "fixed"), the walls sweat this really odd brown liquid, and there are mice running around the units despite no one knowing how they are getting in. Amenities There is a single washer/dryer unit for the entire building with a small to medium small capacity that is super old. You have to pre-hand wash your clothes in your bathtub before using the washer if you want them to get a basic (yet still terrible) cleanse. It will cost you $6.00 and 3 hours of your time per load. Unfortunately no matter how many dryer sheets you use the dryer will make your clothes smell like burnt rubber. Parking You will get a decal for a single unassigned spot in the building lot. Red Oak will still arbitrarily tow your vehicle for no reason on a normal day. When it snows (which is about half the year) they will tow everyone's car whenever the fuck they decide. They will supposedly text you with a 12 hour notice upon making the decision. If you are disabled or have children they don't give a fuck. You have to trek 2 miles in the snow to the city's designated free snow parking spots, and since your kids need their car seats to travel you have to make them walk screaming and crying because they are freezing to death. Red Oak openly supports and encourages the abuse and torture of small innocent children. Fuck you Red Oak. Just. FUCK YOU. The Sweeping City Views The vista includes perfect views of the neighboring boarding house where you will see things like some sketchy guy that can never seem to find his shirt regularly run out to cars pulling up on the sidewalk to hand them small baggies of substances. The balconies oversee a small city park that is often littered with people actively overdosing. I had gone my whole life without ever seeing a dead person and since living here not only do I see them, it doesn't even phase me anymore. Quiet Living This wasn't something I had ever looked for in a place but after living here it will certainly make my list. There are constant, literally 24/7, police/ambulance/fire truck sirens and insomnia inducing lights to go with it. The amount of car accidents you will hear and see is absolutely absurd. Bridge and Union is the city's best kept secret death trap. You will experience one of the following at this intersection: being in a car wreck, having your parked car totaled, waking up in the middle of the night to someone driving their car into the building and taking out the power lines (the building is left mostly ok). Walkers Paradise Do you count a hole-in-the-wall bodega that offers inconsistent yet always sketchy frozen food options and a large but terrible candy aisle as grocery store adjacent? Do you need frequent access to numerous funeral home businesses? Are your restaurant preferences ones that specialize in and are only open for breakfast? Great. So once you have your shoes on for a trek to one of the above what will it be like on your way there? The properties are right on the very tippy top edge of downtown but the environment is very much like the Corey Square and Kalivas/Union neighborhoods it sits next to. In these neighborhoods a generous 11% of inhabitants would feel safe walking alone at night and 17% would choose to stay in the neighborhood when their lease is up. Local comments about the area: "Neighborhood is horrible. Packages stolen daily. Street walkers and drug addicts are abundant throughout the day and night." "When someone pulls a trigger in Manchester, there is a 75% chance it's on or near Union." If you are the suicidal type you are only 300 feet from the city's premier destination: The Cadillac Motel. The motel is unapologetically famous for its ominous slogan of "rooms for a night or a life time" and if that doesn't convince you it's ambience of decay and death will. Price Units are priced as if they compete with downtown units that actually offer 5 or more times the amenities, are maintained professionally, and are in locations that are not nearly as filthy and depressing. I do not believe I can be anymore comprehensive in this review. My only hope is to help the fellow person out that is moving here from out of state and simply doesn't know better. I am also personally infuriated with the way Red Oak has screwed over and hurt my family as well as fellow tenants that don't deserve to be bullied and stolen from. After having a home for some time, I found myself ina situation of which I needed to rent again. I have (now) 3 year old son and sought out a safe and secure place for the two of us to live. I lived here for almost three years. There were some issues, (like my dishwasher not being fully functional for the duration of my lease...the fact that I signed a non-smoker addendum and found out after I moved that I was in a smoking building....etc) but being a renter again, I tried to be open minded and understanding. After all, it was a roof over our head and the location was extremely convenient. But let me tell you why I would never refer anyone to this company ever again: In mid December, on a Sunday, my front entry door would not latch/lock. So I called the emergency number and was directed to someone in maintenance. I explained the situation very clearly and expressed my concern for our safety. The maintenance man told me that he had some things to take care of but could be there later on in the afternoon. Again, trying to be flexible, I agreed to stay put in my unsecured apartment until he showed up. 4pm came. No call, no visit. So I called him and asked for an ETA. It was then that I was told that he would not be coming. He told me that a door that didn't lock wasn't technically considered an emergency. I again expressed my concern for safety. He then proceeded to ask me if I had a screwdriver. I told him I wasn't sure what I had, seeing as I'm a renter. I don't really keep a lot of tools. He told me what he thought the problem was and instructed me to take the metal pieces off of the door frame and "it should lock after that....maybe just pile furniture in front of it because someone could probably kick the door in if they wanted to." Here's the thing: I was able to get the metal pieces off (after having to pry one of the pieces off with a hammer because the screw was stripped) and the door did latch after I did that, but the safety of the residents should be a top priority. It is also not my job as a renter to fix issues that present themselves. That's what I pay rent for. I did email the property manager, and she apologized for what happened. They sent someone over the next day and he was extremely rude and implicated that I was ignorant for not knowing that the metal pieces were for "esthetics" anyway. How would I know that? Especially when the other gentleman I spoke to the day prior implicated that it would still be a safety concern. At that point, with Covid running rampant, I decided to just leave the door as is, to limit exposure, and move on. This is when I decided I was going to find another place to live. I no longer felt valued as a human being and had zero confidence that if another safety issue presented itself, that it would be addressed in a timely fashion. It took a few months to find a new place to live, but once I did, I emailed the property manager again, reinstated what had happened and asked for leniency regarding the standard lease break terms considering what had transpired and given the fact that a month to month option was offered initially due to covid, but I had declined due to concerns that my rent would be raised significantly as soon as things cleared up. With all of the uncertainty happening, I wanted to at least be certain of what my rent was going to cost for the next year. She offered no leniency whatsoever and was pretty unsympathetic to say the least. So guess what? I still broke my lease, I had to pay 2k just to leave and now I am being hit with an additional $600 dollar bill for the extra 5 days of rent, a parking sticker from a totaled vehicle that I didn't/couldn't return, and a suspiciously high water bill...over $100. I called and inquired for a breakdown for the water bill, because it has never been even close to that high in the past and I have received no response. So, if you're looking to rent Red Oak, understand that you are not viewed as a human being. Your safety isn't an emergency. There are no exceptions. And ultimately, all they care about is your money. read more

There are cigarette butts all over the place outside the doors to the apartment buildings. The smell of weed lingers the halls, eventhough there is no smoking allowed in the buildings. The floors look like they need to be redone every 2 years, even though I'm sure they've never been redone. The "laundry room" is just 2 washer machines and 2 dryers for 3 floors of people per building, that you have to pay for. The rent is outrageously high for absolutely no reason at all. Red Oak of Milford is terrible. The assistant manager in the office can be a real jerk for absolutely no reason. The maintenance staff will walk into your apartment, irregardless of anybody in there or not, potentially take your property and do something to your animals. If I could give 0 stars I would. Where to start. Well, the ICE, not snow, from the past few days, fell from our roof. Shattered my windshield, caved in my hood, and messed up some of my electrical. Red oak is refusing to even admit responsability. I was told it's not their fault, that we didn't have much snow, and that they only to roofs when it is a hazard. Well lady, it wasn't snow it was ice therefore it is a hazard. Also when the ice shot out past my car onto my girlfriends car, where is a safe place to park? If you want an apartment with roaches then look no further, Red Oak apartment homes are the place for you! Our first day in the apartment we found 7, yes 7 German roaches. We called them and told them we had a bug problem, and sent them pictures. They came in and "sprayed" and did not identify the bug until I did the research for them. They finally admitted what kind of bug it was a month and a half later. It took them this long to spray the entire building as well which was only done once. We had SIX unsuccessful treatments before we decided it was better to move out during a pandemic then to have to continue living in our apartment. Towards the end Red Oak refused to allow us to have a verbal conversation with anyone and went as far as to scream at us that we had a contract when we asked to move out without paying an additional months rent. I did my research and they were missing several steps necessary to treat a roach infestation. In addition, when I told the office manager where we believed the bugs to be coming from and that we found roach feces she never relayed this information to the pest control team. Aside from a cockroach infestation maintenance has come into our apartment on multiple occasions without notice while we were not home. (Illegal) We've had small animals running through our ceiling tile as well. This is the same ceiling tile that was hanging off into the shower for 5 weeks before maintenance came in without warning during a pandemic (I'm part of the at risk group mind you). When we told them we needed to leave, they eventually agreed and told us that in order to not pay the next months rent that we would need to be out by May 1st which was less than a week away. This was after ignoring our messages and calls for 5 days and with the knowledge we couldn't apply for apartments until we spoke with them. They told us we could "drop off our keys the next day." They also told us that people may be touring our apartment and that they do not have to give 24 hour notice which is illegal. The office staff is the most disrespectful group of women I have ever met. We have been yelled at, talked over, ignored, and demeaned on multiple occasions just because we were trying to fix a roach problem that the apartment had from day 1. They do not care about their tenants or the quality of homes they live in. All the tenants at 3991 Eagles landing are living amongst a unit with roaches and if our unit has them, it's only a matter of time before the next one does. Yet they have not done a full building treatment for 2 months. This was mine and my boyfriends first experience renting an apartment and it has been a nightmare. So I reached out to Red Oak (the Manchester, NH office) to get some general information this morning. I had a really unfortunate chain of events happen to me about 5-6 years ago that ultimately lead to me being evicted from an apartment(life is completely different now for the better). I explained some of the details and while I was talking to her she interrupted and I was told that if you have any evictions in your entire life, or that you do not have excellent credit, that you are automatically disqualified. I was also told that they do not accept co-signers for anything other than income verification which is not something I needed. When I simply asked for a little more clarification as to why it was so strict, and if there was someone else I could talk to about it, the woman whom I spoke with got defensive and began to respond emotionally to me. I was told that it is their policy and that she will not tell me anything other than that. She then told me if I want to know more then I need to inform myself. It is totally understandable that they have their own policies and what not. But the fact that she immediately started getting worked up and talking down to me as soon as I explained my situation(because she now knew I could not be a customer), was extremely unprofessional and was not the way that I can imagine RedOak wants their employees treating people. I would give this a zero if I could. Where do I begin? I have lived in the same apartment in Merrimack with Red Oak for 6 years. Always paid rent on time, the place still looks immaculate and exactly how it looked 6 years ago when I moved in. Every year, I get a lease renewal letter with my next years rate and to sign and send back. Every year has been raised about $30, I have respectfully signed and sent back. Just this past weekend, I got the yearly renewal letter with ZERO explanation and a "please sign here for $1,599 per month starting in July". WHAT?! Rent went up from $1,239 per month to $1,599. If there was some sort of letter or explanation, I would probably be a little more understanding but no. I have been calling the office the last 2 days to see if it was some sort of error or to get an explanation, CONVENIENTLY they have yet to pick up the phone or return two voicemails. Pushing me out of my apartment when I have been a respectful, paying tenant, that's just 1st on the list. (There is currently NOTHING available to rent in Merrimack and my son has been going to Merrimack schools for 7 years). OH... might I mention that they are offering the same size apartment in the building next to me for $,1372?!?!??!? Don't be fooled, they will raise the rent on you with no explanation or phone call back. Considering this place is not even worth $800, I have paid the rent as I should. Everything is completely outdated. Carpets are tan and they refuse to replace them, all stained. I spot clean them weekly to no avail. Bathroom has orange/brown GROSS stuff running from the ceilings, which I clean weekly. Mold above the shower which I have asked them to come and fix, they paint over it and call it a day. Last year, I spotted a COCKROACH crawling across my kitchen floor. Trapped it, called them. They gave me 24 hours notice to get everything packed and out of my apartment to bomb the place. No explanation as to where the roach came from, etc. When my TV is not on, I can literally hear my neighbors above and below me speaking. Walls are PAPER thin. I will not get into details about how every single winter, when I first turn my heat on, my son and I have had migraines for WEEKS. Also, will not get into details about the smoke detector declaring "CARBON MONOXIDE DETECTED" for 1 day. And when I tried to contact them about it, they mentioned NOTHING about it, but that I owed a measely $40. Not kidding lived in my one of their complex felt in dog feces after 6 spines surgery going down to check mailbox. The management is so RUDE and have no class. You can't work with them, they want to milk you even if they are the most responsible ones for their problems specially dog feces, putting safety cameras in certain areas I am telling you and have the police fine this type of dog owners If you are disabled they don't help you get reasonable accommodations even if doctors are telling them how unsafe is for you to be climbing stairs. Sometimes they're helpful, sometimes they're really NOT. They raise rent a good amount when your first year's contract is up, unless you sign for another 18months (in my case at least). And it snows.. A LOT around here, as most of you know. Every single time it does, we're mandated to move our cars to a covered lot across the street. Godforbid you're away for a week/weekend and didn't anticipate the snow.. you come back to find your car missing, towed, and charged a great fine to get it back. So.. you learn your lesson, the next time you're going away you call ahead to ask where to park the car to make it most convenient for plows, just in case it snows. (This is from the advice of one of their employees I spoke to last time.) Well, the lady THIS time says, "Since you don't know who you spoke to last time, I'm afraid we can't help you. You are NOT allowed to park if it snows and if your car is there, it will be towed. Is there anywhere you can put it?" UHHHHHH.. NO LADY. that's where I LIVE, where else would I park??? Good points? They don't scrape the paint, they paint over the one that is cracked and falling. They make an appointment to come, you wait all day for the other to appear as if nothing had happened, I also had to endure that they left the entrance door open and my cat got out. appeared in the backyard. They do incomplete jobs, I'm still waiting for the rubber that holds the toilet. I await responses from the carpets that weren't new for 7 years since I lived here in Manchester. broken, desilated, stinky because they are no longer useful for washing. Unprofessional property management group. Numerous complaints, bug problems, and disregard from staff. They sounded like they were going to do something and never did. Smoke filled the apartment from neighbors. Noise complains don't get handled. I even had an instance of retaliation from a staff member. I documented everything to cover myself. Don't recommend living for this company they are all rude, never want to help, and lie about managers not being in so they don't have to help you. When you're asking for a phone call to be returned they email you and avoid speaking with you. They have roach and bed bug problems lived there for a year and they had to come to my house about 6 times for pest issues. I have lost so much furniture because of these issues. When my lease ended I spoke on the phone with Michelle and she said that they were still waiting for my lease renewal form in which I told her we didn't send it back because we wanted to become month to month which is when she explained I'd still have to sign and when I planned to move out I would have to give 30 day notice or I would be charged a fee. She sent me an attachment following our call and I signed right away and sent back so there wouldn't be any issues fast forward a month I send my 30 day notice and they are trying to tell me that I signed the for renewing a whole new year instead of the month to month and that if I want to break it it will be $1769 not including the month of rent that's due. How horrible. Why would I sign a year lease when I've known I was going to move wven before my lease ended we already had a property lined up and date set and I had already expressed all of this information. This place is all con artists who don't care about anything but money. I had issues with leaking in kitchen, bathroom they come to fix it but they use cheap materials so it just happens again. After 9 months someone brought cockroaches with them and they sprayed my apartment one time & pretended too the second time so i broke my lease and left. The front hall was nasty, laundry machines never worked right. Parking was awful. I gave them a one star only because there isnt an option for zero. I have been with Red Oak for 3 years now, I never had a problem untill the last 6 months. When I moved in I was told by Tyra the manager at that time that I has two designated parking spots in front of my building just for me. It was awesome just what we where looking for especially in Manchester because of winter parking in the snow. For $939 a month I thought it was reasonable so we moved in. Every year that we renew our lease it goes up $10 which we were ok with it because Red Oak has always gave us good service untill now. So the last couple months I have been fighting with the new tenants in the building next to us because they block my car in , they park in my spot and they are really disturbing my peace. I have reached out to Red Oak on many occasions and they have done absolutely nothing about it. I should not have to miss work because someone is park behing me and I cant get out. I did not sign up for this. The red oak office in Manchester has a whole new staff, so now they say parking is first come first serve kinda thing. I would like them to get all on the same page and figure it out. I will not be renewing my lease in October due to Red Oak not caring enought abour their tenants to follow up on a complaint. I am the manager at a Hair salon and will make sure that my 80 plus customers that I serve a week know to stay away from Red Oak. My daughter and her 3 kids needed a place to live, as they have moved from the Mass., the house they were living in was being sold. My house sale cancelled, I called 4 hours after leaving deposit to cancel and was told "so sorry, you signed papers", my move in date was JULY 15...Deposit was on Friday morning MAY 29...Come on, I'm 68 and on SS and small retirement. Our experience was good with them till they let us harassed by towing company. On our first day of moving into new apartment I was unloading my wife's car while my car parked other side of apartment, I dint realize they about tow my car, I went I told them we are just moving, they said I don't have sticker on it. This happened before we fully move in. Red Oak agency could warn us about getting sticker right away. When we told this experience they emailed us that it was in lease agreement. I'm disappointed with Red Oak. I was somewhat disappointed from the day I saw the apartment (roughly two years ago), but I thought it would be OK. Then they changed things I liked (like the ability to pay with a credit card without incurring additional fees) and repeatedly left problems (graffiti, non-functional laundry machine) unaddressed for weeks. I have lived here for the past 6 years you suck as far as fixing things but god forbid you had a problem with your bank and called the office and explained it to Sharron which she understood at the time then you go back and give her another check and she calls and cant accept it because you bounced the other check which she knew I put a stop payment on! Then the next nite after she tells you not to worry about it you get an eviction notice because I refused to pay my rent!!! If it wasn't for my dogs Id move out of here! The washers never work my stove is old it doeant have a window light or timer and I waited all summer for them to "fix" my air conditioner when the whole summer it was a wiring problem but god forbid I have a problem one month Thanks a lot Red Oak!! read more

WARNING: Red Oak will rent apartments with known bed bug infestations. Unfortunately, I have had to become a bed bug expert since my daughter moved into an apartment that was infested. We met with the property managers this morning. They told us that the infestation is likely from the elderly woman who lives directly below her. They mentioned how one of the people that work in the office went above and beyond the call of duty inn helping this woman package her things up when they went into spray. They told my daughter that they had done everything they were required to do by law. Since she signed a lease, (it is a short term lease, since she is just here for the summer for a fellowship), she is obligated to pay rent for a room that will likely continually be re infested due to the difficulty Red Oak is having getting rid of them. This is turning out to be a very expensive fellowship. We have had to clean everything in her apartment and move it to another location. Since Red Oak cannot control the issue, any bedding or clothing will just get re-infested. The property manager went on to say that the owner, Ronald DuPont, is a very successful property owner. He owns properties all over the city and continues to buy more properties. We wonder if he knows how his employees treat his tenants. Red Oak may be following legal requirements, but what about ethical ones? The property manager did mention that if they let everyone out of their lease for bed bug issues, it would hurt their business. It appears to us that Red Oak is unscrupulously renting bed-bug infested apartments to unsuspecting tenants, then holding them hostage to paying rent for uninhabitable rooms. We are posting this note on your site as a warning to others. read more

I am a current renter and not very pleased. Its been hot the past few days and the A/C does nothing or maybe it just doesn't work. When I moved in the garbage disposal was broke then on top of it I just got it fixed and now I get puddles under my sink when I try to do my dishes. a plus is its halfway between mine and my boyfriends work and the rooms are big enough to put all of our stuff. read more

i am a tenant of red oaks some office people are very nice and respectful and helpful... not all sometimes there is a conflict of interest!!!. but. I want to say the men that have been working so hard on the building I am living in . are hard working polite , respectful. Adam , Vousey? the nice older polish gentlemen, not sure of how you spell his name.
