One of the worst builders you can build with. No time frame with building, quality is very poor. The communication is very poor. They do not reply to emails, neither to phone calls. After handover they do not want to take responsibility to correct all the defects. They do not have any site supervisor who actively checks on all the things happening. I don't know how they still have their license. They are very unresponsible. I would strongly recommend people not to go with Bramwell to build. You will lose peace of mind and time with them. read more

If any of this is familiar to you and Bramwell/Cornerstone has done this or similar to you, please contact me as I have been in contact with legal council email me at bramwellcase @ gmail.com Signed a fix priced duplex house and land after consulting with Effie and Cameron from Cornerstone Wealth Management who has "access" to builder and land not listed for sale blah blah. Cornerstone is just the sales agents For Bramwell homes and will tell you whatever you want to hear, dont believe a word they say. We signed for the fixed house and land package in August/September '21 and told with out any hesitation we would be complete and have tenants in buy end of January '22. When we asked Effie and Cameron directly, clearly and without any room for misinterpretation what happens if the site needs piering, hit rock, needs cut or file due to the lay of the land etc what happens, without any hesitation we were told and i quote "it's the builders' problem not yours, it's a fixed price house and land package" this was confirmed at least twice. They told us Bramwell build in the area, Tamworth, and know the land and would only purchase land they know they can build on without problems. Awesome sounds great, they offered to do our taxes, manage our finances, have our main house and the investment paid off in 8 years, signed contracts and never heard from Effie or Cameron again, zero follow up, zero contact whatsoever. Chasing Effie and Cameron about the build from about November as we had heard zero about start date, or council application etc, got ignored, then when finally contact another member of cornerstone got given Bramwells Client Manager, Tricia. Chased Tricia up from then on, ask simple direct questions via email, e.g. has the building application been put into council, only to be given generic run around answers. after 6 or 7 emails with the same generic response and zero actual answers, Tricia never got on the phone once or even had the balls to answer my calls leaving the reception to make excuses. then get a call from another member of Bramwell, James who is the new client relations manager, this is in late December. Still zero application filed with council, and we were promised a finish date by end Jan '22. James offered a generic apology, made excuses that we were never going to be complete by end Jan '22 and blamed Cornerstone for saying that, Remember Cornerstone is Bramwells sales agents, and they work all together in the same office so they know what each other is doing. Again still chasing 6 months later to be finally told the block is in bushfire zone, but they are are playing with the design to make it work, ok why not tell us this 8 months ago seeing you claim to know the land and the build, zero response just generic blame game. Finally get Bramwells managing director, as well as Effie and 2 others on the phone in June '22. Clearly asked what the hold up is and why we have been told nothing, to get a generic apology as per usual. Ask what the story is as we were supposed to be complete 6 months ago at this stage and yet the building application hasnt even been put to council, to be finally be given the actual answer. The block not only is in a fire zone -- rating unknown, the block now is at a bad gradient which now requires the slab being piered, the duplex design now to be split level, more surverying needs to be done etc etc, and it will take another 18 months ooh yeah and another minimum of $350k!!!!. Remember this is a block Bramwell/Cornerstone knew and sold for the house and land package, and it's fixed price dont forget. Effie from cornerstone, when ask straight out, this is a fixed priced package you sold us, how is this our problem? didnt even answer the question just blatantly ignored it and talking about something else and gave excuses ask to why she never contacted us again even after numerous emails. If a builder puts this in their building contract, do not go anywhere near them, and i quote from the last page "The owners shall not make, in any shape, form or manner, an announcement, blog, public statement or article for publication in relation to or connected with the builder or the work under this contract without the builder's prior written consent" Lucky for me Bramwell void the contract so i can post the truth. contact me if this has happened to you bramwellcase @ gmail. com read more

Thank you to the entire team at Bramwel homes. Trish and Cameron have been so helpful in this entire process. My husband and I would like to express our sincere gratitude to them, answering all of our questions and helping us through the entire process. This has been one of the best decisions of our lifes. we understand that the period during Covid was difficult for builders, but Bramwell came home with flying colours (oh and the colour scheme is great. Thank you to the entire team and we really appreciate the ongoing communication we have since handover. read more

Dear Karen Saliba and Adam Brown, We thank you for your detailed review and ability to provide your review with some perspective. As a Builder, we deal with many Real Estate Agents that sell properties on our behalf. We enter into agreements with them to deliver to the market our homes as you would when selling your home. We have reviewed the file notes and whilst we cannot comment on the conversations you had with others we will agree in part that your dealings were not to a standard we expect, which we apologise for. We note that the Agent offered you and you subsequently purchased a large 1,243 square metre block of land in North Tamworth for $169,000 on 25th August 2021. If you were not aware, due to COVID, 2020 to 2022 were some of the most challenging times for builders, and we did our best to increase communication with our clients, but too were let down with external stakeholders including Councils, Bushfire Assessor's and Town Planners taking triple the time to deal with Development Applications. It is clear from your review and also from our file notes that we spoke to you on many occasions, however, we will accept that you expected more from us, and we did not deliver, an we are sorry. Consequently, we all agreed that the best way for you to move forward was for us to acquire your block from you. We subsequently purchased the block from you for $220,000 which settled on the 11 November 2022, grossing you a profit in a little over 12 months of $51,000. We understand that this may not be enough to heal your wounds which is why you decided to write this review. We agree the relationship could have been better, we are sorry it turned out the way it did. We would have loved for you and Adam to own a magnificent Bramwell Home like thousands of other clients. We are sorry this could not happen, but we are so glad that you are $51,000 better off than when you met us. I wish I could share a more positive experience, but unfortunately, my dealings with Bramwell Homes have been extremely disappointing. My construction project, which began in May 2024, was initially progressing well, with around 70% of the work completed by June, including the slab, frame installation, and close-up stage. However, since mid-July 2024, there has been no further progress on-site, despite a large portion of the payment being made, with only $99k left to pay. While I understand that delays can happen in construction, the builder has now been unable to secure tradespeople for months, with no clear date for when work will resume. I've reached out multiple times for updates, but every response has been vague and lacking a concrete timeline. Michaela, my primary contact, cited difficulty finding trades, which seems hard to believe given the scale of their operations. Even more concerning is that they continue to take on new projects while leaving existing ones in limbo. Efforts to escalate the matter have been unsuccessful, including a request for CEO contact details, which was denied. It's frustrating to feel there's no accountability or communication. And it's not just me--I've heard similar complaints from others building with Bramwell Homes. I strongly advise caution if you're considering this builder for your project. Transparency, communication, and timeliness are crucial when making such a significant investment, and unfortunately, Bramwell Homes has failed on all fronts. read more

Our experience with Bramwell Homes has truly been a memorable one. We were informed every step of the way which was filled with understanding and patience (we were only new to this). Each member of their staff we've had the pleasure to interact with has gone above and beyond in being accommodating, showcasing the essence of excellent customer service especially Trish and Adam!. The joy and relief of finally having the handover and seeing tenants move in almost immediately was indescribable. For anyone contemplating a reliable and promising investment, I can't emphasise enough how much I'd advocate for Bramwell Homes. A heartfelt thank you to the entire team at Bramwell Homes. I went to the handover and I was so excited to lay my eyes on our splendid duplex. read more
