BEWARE !! Find somewhere else !! Bottom apartments will flood with sewage. They say they "fix it" but it WILL happen again, and again. Usually happens around every 90 days. Literally the worst place I've ever lived. This past year we've went a month without heat or ac and they brought one little space heater for us to use to heat the entire apartment. The plugs in the bed room won't even work and they've told us for over a month they would fix them. Stuff is constantly breaking and they do not care to fix it in a speedy manor. They continue to raise the rent every year and yet refuse to do the bare minimum up keep. I do not recommend anyone ever moving here. In fact I will do my due diligence to let people know the poor quality and disregard these apartments have!!! YOU WILL OVER PAY AND YOU WILL NOT BE CARED FOR. THEY WANT NOTHING BUT YOUR MONEY. Find another apartment community. Yearly lease increases with no visible improvements to justify. Severely fading parking spots with no assigned parking and no lighting leading to vandalism and theft. Maintenance is good till they need to finish another day and then forget about you. Forget about your security deposit because you will never get it back. Horrible communications with leasing staff who rarely return messages and close the office on random days with no explanation. They will send out emails notifying you of inspections or pest control sweeps and either postpone or never show. Do yourself a favor and move to a different community. This place is the very definition of what was once a decent place to live but has since fallen off a cliff into the dumpster. read more

New management is HORRIBLE! All they do is enforce a ton of NEW ridiculous rules. If not obeyed immediately they will threaten to evict you! Everyone is extremely nosey and complains especially if you live above someone. Thin walls & floors! Leasing office does NOTHING to benefit the community. NOT KID FRIENDLY! NOT FAMILY ORIENTED! If it were possible to not give them a star at all I would. They lie about everything they do. I'm so glad we figured that out before we actually moved in. Sadly they took our application fee and they refuse to give it back even tho they did not even process our application at all. They did NOTHING to earn that money and they refuse to give it back. I would give negative stars if I could!!! they will tell you it's non-smoking, but surprise! the odor of marijuana is so strong it permeates other rooms. it is literally so strong that I fainted and went to urgent care. Additionally, the fire department has been called numerous times for a gas leak, because of the smell of gas in five nearby apartments. It smells of mold, according to the fire department lieutenant. In one month, I have counted 17 cockroaches coming from the stove, freezer, refrigerator. You can't breathe in here, but when they show you the apartment they will leave the balcony door open and spray air freshener. We have spoken to the management office, the owner of the property, staff at Neighborhood Properties in Charlottesville who oversee this apartment, their manager, their boss, and the regional manager, Tony, who were less than friendly. "Gunshots happen anywhere ma'am, cockroaches are normal, marijuana is natural ma'am! That's not our problem. You signed the lease. It is what it is."an actual quote from the manager of Neighborhood Properties regarding Brandon Ladd apartments. So, if you like the smell of marijuana, violence in neighboring apartments, gas and mold smells, being yelled at by property managers, this place is for you! Regardless of urgent care visits for difficulty breathing and fainting due to this, they still charge $2500 to break the lease in less than a month, and getting yelled at in the process while being extremely kind to them. These people are thieves, criminals, and con-artists. We are a respectable friendly hardworking family... to be treated like this is deplorable, as are their apartments. Oh if only they knew I'm a PhD student at UVA and can ruin their tiny reputation in an instant. Next in line is the health department, the Sheriff's office, and my lawyer. We completed an application and I dropped off the $70 application fee. I was told it would be up to 5 days to process the application. Within 2 hrs of leaving I called back and asked them to just disregard the application and refund the money and I was told it would be. I have been fighting for a week now to get that money back. I was told it would be refunded to me then 3 days later they change their minds. This is NOT an honest business and I would NOT recommend giving them any money. read more

Honestly, if I could get away without giving it one star I would. DO NOT RENT FROM THIS PLACE! THESE ARE THE WORST PLACES EVER. First we were lied to by previous management and told that our Pet Deposit would cover any damages created by our Dogs, we were told that the carpet was brand new and professionally cleaned, and we were told that it had been professionally cleaned before we moved in it. ~I cleaned the carpet before we even moved things in, the water was a nasty dark grey brown color. That was nasty. ~I cleaned the closets downstairs and pulled a hairball the size of a small dog out of the closet...GROSS! ~PS Our Allergies and Immune systems thank us for moving out of there. I have heard they don't clean the floors before laying down new carpet...might not be true, but I can tell you this during the time we were living there my boyfriend got Bronchitis 8 times and of those 8 times it turned to pneumonia 4 times...coincidence I think not! Second,We were told this was the Safest place around here. We complained about the lights not providing adequate lighting on the cars in the parking lot. Guess what, EVERYONE'S CARS WERE BROKEN INTO. My boyfriend's system was stolen, my car was broken into and the paint was scratched on the door. Luckily the insurance company gave us the money to replace the damages and the lost items, course minus our deductible per vehicle. You would think that Brandon Ladd Would AT Least Claim some to the Responsibility since they did not fix the lights when we complained. Third, We were told that every appliance and fixture in our townhouse was stainless steal. We moved int the faucet in the kitchen was UGLY WHITE and barely cleared the sink. You couldn't even put a pitcher under it. We called to complain to Bart the office flunky and he said "You can replace it if you want too." We got a professional plumber to install a $300 DELTA Stainless Steal Faucet at his fee and Travel...guess what it won't cheap but I trusted the plumber. ~We left the faucet because we didn't want to pay the plumber to come back and uninstall it and put the old one back in...guess they didn't like the gift ungrateful people they are. Lastly, Our lease said we were entitled to attend the final walk-through. We were never notified when the final walk through would be, nor given the option to attend. There had been a previous walk through done before our lease was up and they said they would give us a list of all the damages that needed to be fixed before we moved out...we were given no such list. When we called and asked they said just make sure it is clean, spackle holes, paint over writing on the walls, etc. We painted over the writing on the walls, I scrubbed the kitchen and the bathrooms on my hands and knees with bleach, I scrubbed the counters in the kitchen, the floor, the fridge, cabinets, sink, stove, air vent (THAT NEVER VENTILATED OUT!) hood, and oven all with bleach. And they said the townhouse was dirty. I cleaned the carpet with the professional cleaner that I owned, even though we had been told not to worry about the carpet because it had worn out was crappy from the start and the pet deposit would cover it. Now they change their tune, take over $600 from our deposit and start saying "Pet Fee" and that it doesn't cover anything. Well maybe they should hire people who don't twist their words around when it is convenient for them. DON'T RENT FROM THEM! SAVE YOUR MONEY! YOU GET CRAP AND CRAPPED ON AND PAY WAY TOO MUCH FOR IT! NOT TO MENTION THERE IS A CURRENT SEX OFFENDER THAT HAS A THING FOR LITTLE GIRLS LIVING THERE! read more
