When we put our house in the rental market, it was just coming off of the sale market during a down…read moreturn and was completely with new flooring, carpet, and paint. The move in home was flawless. We were obviously incredibly concerned about the right tentents and were assured by John himself all the ways they screen tenants. When they told us they found a tenant (and turned down others that were not "qualified") we felt excited about the whole process. Over the course of the next 5 years (our tenants renewed the lease) we made the unfortunate mistake of believing Reeves was living up to its promises that it claims on their website about making sure properties are managed and values maintained. We didnt live in the area and fully expected our paid management company to make sure our property was well taken care of. When the tenants moved out, we were left with 17K in damage - every bit of flooring in the home had to be replaced, some down to the sub flooring. The amount of dirt was incomprehensible. They left us a dumpster and a half full of items in the house that had to be cleaned out. Fans were broken, outlets broken, even the stove had a fire behind it that was undisclosed and wires had to be replaced. When we asked for inspections over the years, Reeves clammed up. We were told "next week" "next week" and we were trying to figure out how to property file against the tenants for damages. Reeves decided that it was because we want to sue them and refused to turn over or talk about our property through our contact. Once my husband got into touch with John, we felt better and that he was going to chat with us and that they would help us file against the tenant. Once again, there were no calls back, and when my husband called him again to discuss it, john HUNG UP on my husband and said "my attorney said not to talk to you." I have videos, pictures, and long list of required things we had to clean up on the home. If you care about your property and need a rental agency that will VALUE you and make sure the tenants are maintaining the property as well as support you when there are issues, this is NOT the company for you. If we can save even one family from having to experience the poor level of management and customer service we have, then I feel better. I will be adding video of our home online as well so people can see how bad it really was. The pictures do not even do it justice. The 3rd party inspector said it was the "worst he has ever seen". The most unfortunate part of this has been their customer service. Hiding behind an attorney rather than talking about where they failed is a sure sign of a company that will not take your assets with care.

I have been dealing with them on several situations for over a year now and not one of the issues have been resolved. They insist on communicating over email but never respond and when going to speak with them in person they have the nerve to argue when the fault falls on them entirely. Poor customer service, lack of empathy, they honestly have made the whole experience worse. Would give them negative stars if possible.

While my fiancé's name is on the contract, my name is only name on the property, mortgage, and checking account used to pay for the project. I was also present throughout the process and directly involved in decisions and communications. My review was never intended to dispute what was written in the contract. My concern is that some important items were not clearly discussed during the estimate process. Specifically, we were told that the sprinkler system "wouldn't be a problem," yet later learned that relocation of sprinklers was our responsibility. My hope is simply that future customers are made aware of this requirement upfront so they can plan accordingly. Regarding the sprinkler repairs, I was present when the third pipe was repaired after dark. While I understand your records may reflect otherwise, no assistance was provided at that time in the dark. Likewise, we did verbally request cancellation by phone and were told that we wouldn't receiver or non refundable 50% deposit back, though we were offered the alternative of proceeding with a shorter fence. Another concern was access to the yard. I understand construction requires equipment, but we were never informed that a truck and trailer would be driven through our yard. In my opinion, customers should be given advance notice and asked for permission when heavy equipment will be used in areas outside the fence line, especially when there are alternative methods available. As for the April 1 quality-control visit, no one was home, so concerns such as rough cuts, missing nails, and rust on portions of the fence were not discussed. These are issues that should have been seen by your employe doing their quality check. Those issues are relatively minor and not worth reopening the project over, which is why they were never submitted as a formal warranty request. My review was never about debating contracts or BBB procedures. It was simply to share our experience and encourage greater transparency during estimates, better communication regarding equipment access, and more attention to detail during installation. We own other properties that will require fencing in the future, and had this experience been handled with more care and communication, I would have gladly chosen Major League Fence again. I genuinely hope these comments are taken as constructive feedback to help improve future customer experiences.

Sent: Thursday, January 2nd, 2025…read more "Mrs. Kahalley, My name is [REDACTED]. I have a deposit securing your rental property at [REDACTED]. I applied and was approved, and I am looking to move in sometime in February, signing a lease this month. I have been working with your staff, particularly Beth Rudat, and I have some concerns regarding professionalism and lack of courtesy. Admittedly, I have been eager to secure this property from out of state as I am under a time constraint. Still, text message responses are being delayed intentionally, or messages or answers to questions are now entirely ignored by Beth. At first, I gave Shamrock the benefit of the doubt, but I did catch what Beth said when I asked her if I had annoyed her by texting too eagerly when she called with the news of my approval. She told your staff that someone had mentioned, "Someone should take my phone away." I thought that was a joke until Beth began ignoring my messages and not answering some of my questions altogether. My more significant concern came after I researched online reviews for Shamrock Rentals and found deeply concerning 1-star reviews from previous tenants about your staff's lack of professionalism and courtesy. Some of the staff at Shamrock Rentals treat the property owners very well but have a history of mistreating the tenants. Is this something I should be concerned about when working with you? I don't want any issues. I am giving you over 1/3 of my income to be a responsible tenant and care for your property, but I don't want my concerns ignored or to be disrespected. Other reviews say that the properties were not cleaned and had damage prior to move-in. Beth is fully aware that I cannot walk this property before signing the lease due to a recent surgery and being out of state on a time constraint. I am trusting you to have this home in order for my arrival. When I asked Beth if there would be a fresh coat of paint, something not uncommon for tenants to request, she shunned my inquiry entirely and wasn't even willing to speak professionally about it. I hope Shamrock is going to be fair and treat tenants better than what I am seeing so far. What I am witnessing lines up with what the online reviews say specifically about a lack of professionalism and courtesy, and it worries me. Please take the time to address my concerns, and if you are okay with it, have Lauren reach out to me to finalize the paperwork. I seem to have annoyed Beth, and she has chosen to be uncooperative with me. Respectfully, [REDACTED] P.S. Here in Kentucky and my home state of Colorado, we often hear famously about "Southern Hospitality." You are my first encounter with the deep south of Alabama, welcoming me to my first-ever rental house in what might be my new permanent state. I sincerely hope that Southern Hospitality is all we've believed it to be." {RESPONSE} Recieved: Friday, January 3rd, 2025 "Hi [REDACTED], Thank you for your email and for expressing your concerns. After careful consideration, I have decided that proceeding with the rental agreement through Shamrock Properties would not be beneficial for either of us. I foresee potential difficulties in the future with you as a tenant and I feel you will also have the same difficulties when dealing with our company. I have refunded both your security deposit and application fee ($1,750) to your USAA checking account. Funds will be in your account in the next 3-5 days. I wish you the best with your move and future endeavors. Aiveen Kahalley"

Between the two of us, my husband and I have separately and together signed 13 leases, renting from personal landlords and companies like Shamrock. Not once -- without exaggeration! -- has even one cent been deducted from our deposit. Not once! We have always had excellent relationships with landlords and received our full security deposits. When we moved out of the Shamrock property, the house was significantly cleaner than when we moved in. When we moved in, the house was dirty -- a terrible smoke smell in the carpets, torn floors, paint chipped off, very dirty oven and stove, and 100s of cigarette butts in the backyard. We cannot live like that. Shamrock took care of some and we took care of the rest. (I should add here that we're also home owners and that we would not trust them to rent our home in our absence -- they swore up and down that the house including the carpets had been cleaned, and the latter was clearly not the case. If I were the owner, I would worry about their care for my home and also the accuracy of any charges.) At the end of the lease, Shamrock took almost a month to return the deposit. Imagine our surprise when we finally received the check and it turned out they had deducted 1/3 of the security deposit. Truly impressive what they managed to 'find': a few spots above the stove (which were there before, and the stove itself was spotless, which wasn't the case when we moved in), paint touch-ups ($300), etc etc. Again; this is an entirely new experience for us. We had never received anything but the full security deposit. I understand that the owners of Shamrock may think this is a good short-term strategy, since it pads their bottom line, but we paid above market rate and are likely to be back, and we will make sure to stay clear of Shamrock and tell others about our experience.

A friend who listed his commercial building with her told me that she offered to help when an issue arose well after the closing. He said "she had her commission and there was no obligation to help at all, but that's just Christy." She met inspectors and workmen and others who needed to get in our house numerous times while we were gone...above and beyond!
