I had a horrible experience renting for 2 years from this company. I was accused of not answering calls from a 3rd party company, Smith Concierge, contracted not only to do maintence inspections, but to do all repairs. These people were never calling me the first time, let alone, contacting me back. I was forced to allow grown men into my home, when I live alone, every 90 days to go through my entire apartment under the guise of helping me by changing the air filter and smoke detector batteries. Something any adult is perfectly capable of doing themselves unless elderly or disabled. I was made to pay an additional $25 per month for an air filter and cheap amazon batteries in my smoke detector (that didn't last 90 days) was a hidden fee to charge me a maintence fee to be used for any future repairs. There is an every 90 day inspection too. This applies to everyone. I consider this extreme! Legal?. Yes, but extreme considering nobody does this unless a prior inspection caused concern and so it was warranted. I lived here for several years under REMAX management prior to them taking over. I always took care of the property. REMAX did not do this. Those inspections were a complete violation of privacy, and a huge inconvenience to those of us that work normal business hours. Dealing with Bridges was like dealing with a government entity or something. You were talked down to, fear mongered, and harassed on a numerous things. Gaslighting tenants, especially future property owners, is not a smart thing to do when running a property management company. I will never rent a property under a Bridges contract again, and I will recommend my friends and colleagues don't ether. I will also recommend those I know who own rental properties not use them either. I was born and raised in this town, and this was the worst experience of my life in a rental in 47 years. I have both owned and rented. This is something Bridges employees should take into consideration. Not all tenants are poor underprivileged children who can't afford to own their own home. Many are students, going through a life change, here temporarily on business, or just prefer less hassle in dealing with an owned property (as in my case). read more

I used Bridges Realty for four years and before when it was Brooks Management as my property management company when I was not living in the house. The company as a whole treated you as if your were their number #1 priority at any given time. From the owners all the way down to the receptionist. When I had to move out and was not ready to sell, they had a renter lined up and ready to move in. All the renters had great intentions and kept the house clean and in good shape. But there was one renter that rented in April 2019, that not even the Property Management Company could foresee as a bad apple. She showed good intentions at the beginning, but turned out not to be. This was also the time the pandemic was happening and she had taken full advantage of it, by not paying her rent on time, damaging the house, and so on. She also lied about how many people were living there. When the time was available. Bridges went to court and pursued evictions and somehow she came up with the money and paid it, yes it did affect her credit, but not our concern. This happened a few times, but we could not evict her. In December 2020. They gave her a 60 day get out notice, but she somehow found a way to get around that by having intentions of buying the house. She never did. Bridges went back to court in late February 2021 and was finally able to get her evicted. They were finally able to get her out on April 26, 2021. Yes she did damage the house, her and her family manage to ruin everything from the carpet, to the paint to the doors, the yard and so on. It cost thousands to repair and bring up to standard. So with that being said, I told them I want to sell the house. Mark Long who is the realtor came in with his crew and went through the house with a fine tooth comb. The house was immaculate when they were done. Yes we had to put a new roof on it and a new water heater in, but that only added to the value of the house. The house finally sold in August 2021. Through out this whole ordeal. Every time I had an issue, a question I spoke with Gina Weeks, the office manager. She was calm, cool and collective and treated me very well. We would also talk about what is going in the world. She is very down to earth and very intelligent when it comes to property management. If you are military and your about to PCS or ETS or retired and move away from the Fort Gordon area, and not ready to sell, I would highly recommend using this company. They know their stuff, they have the resources to make sure your house is in great shape. They screen their potential tenants closely. Yes I may of had a bad apple, but not even the best screening can foresee the future of how someone is. But that doesn't mean I would not ever use them again. I would use them again in a heartbeat!!!! read more

I recently had a plumbing issue where I thought that the sink would be out of commission for several days, because it happened on a holiday weekend. However, the admin got to it right away and sent a very friendly and extremely competent plumber over to do the work that same day. I am familiar with General maintenance work, but this was not something that I felt qualified in tacking on myself, so I'm glad that they sent Garden City Plumbing out- Barry is top notch, as he's worked on the property before. Bridges admin team, Katherine and Gabriella, were the way you hope any to be. They coordinate in a way that you barely know they are there until it's done and are asking if you were satisfied. Where do i start. We moved here from Illinois with the military because it's close to Fort Gordon, GA. We got here and found out that our rent is $50 higher from the last renters for a small house the size of a townhouse, or maybe a little bigger. $950 for a house that's worth no more than $550 anywhere else in the world. i had to call them to remove the trash that was left ALL OVER THE HOUSE in which a trash can from some other company was left out front. they told me i had to figure it out and told me to call the city if i couldnt get the company to do it. the floors were stained, the paint is chipped, missing, scraped. the refrigerator has rust coming out of the water spout on the front. They did NOT let me know there was a roach problem, or snakes that i caught 3 or 4 of, in the house. the basement flooded, blew the electric, flooded into the garage, and all they did was send a guy with a fan. Even worse the electric surged and blew a $1000 TV upstairs so due to them not addressing the first problem with the flooding with an electrician they FINALLY decided to send an electrician. they sent a guy who showed up and found the correct problem with the basement which never blew a breaker in the box. he found where it was blown in another bathroom UPSTAIRS and then the bedroom just looked at it for a second and says "i dont see any burning." out of nowhere today i received a $190 bill which this company told me I have to pay because of the electrician. So wait...you had to send one anyways...never did...another electrical issue happens within days of the first...you finally send someone to address THE FIRST ISSUE and now a SECOND one just happens to happen...and i get the bill? EVEN WORSE they have an association for the united states army something or other in their signature block but they're literally trying to scam me out of money. I've literally only been here 5 months and have had more problems than i've ever encountered in my life at any place and i'm property manager back home of low income houses so living in a place that is WORSE than the section 8 houses i have back home for double the cost is insane. they waited until the DAY of my automatic payments to bill me so that when i looked i got charged the entire amount and they got their money without prior warning. Update: Once I talked to brittany on the phone from maintenance she literally began to say the company they used was a reputable business and they would have said if something was wrong but that individual literarily told us he doesn't do ANY electrical work and doesn't know what the company will do. She then began to tell me that we were incorrect and i need to talk to my girlfriend about what actually happened because they think i should be billed for this action WHEN THEY WERE NEGLIGENT IN THEIR JOBS! i'm sending this to the better business bureau as we speak. read more

Bridges Realty are scammers. The townhouse they rented to us was terrible. The roof needs to be topped and the walls need to be repainted. The appliances are old and barely work. The air conditioning does not work and the the heat barely works. The townhouse has clear water damage throughout. The neighbors keep up lots of noise at night and throw trash on the property. The townhouse needs to be power washed . If you have any problems you need to go up to the office to get them to fix it. They don't send people out if you call or email. They will try to keep your deposit no matter the condition you leave the place in. They will lie to you about repairs and will do as little as possible to prevent you from complaining.
