I recently vacated an apartment rented from Augusta partners property management. DO NOT RENT FROM THEM. They rent substandard properties, the apartment I rented was infested with roaches lady bugs and wasps. All they said was my responsibility to get rid of. The property had no heat or insulation and the AC was barely functional. I left the apartment cleaner then when I moved in and they are keeping most of my deposit which I definitely feel should be given back due to the infestations of insects. No insulation and outdated electrical. DO NOT RENT FROM AUGUSTA PARTNERS PROPERTY MANAGEMENT. THEY ARE SLUM LORDS. read more

One star is too much. The best thing about this place is Mr. Clyde. They are fine as long as you don't have issues but if you do nobody has answers and they constantly pass the buck. They also don't honor the terms of the lease unless it's something they want from you. I was without a bathroom for 7 months and per the lease they were supposed to adjust my rent for the amount of un-useable space and it was supposed to be retroactive to the date of the loss. Well they never did and when I finally moved out because the whole house quickly turned into a shithole with issue after issue that took forever to resolve so they kept my deposit and charged me extra because I refused to pay the rent the last month. They also won't respond to my attorney so to court we go. read more

I called and left a couple of messages and sent an email with no response about a couple of properties that I would like to rent one of those properties, however these people rented out without my knowledge! These people wasted my time. I am glad that I didn't pay the application fee, otherwise my money will be gone. read more

They get one star because although our renters paid rent on time. In every other way they were terrible to work with . I have been an investor and therefore working with property managers for nearly 20 years. The most adversarial relationship my wife and I have ever had. The cherry on top was when we had an issue with the damage to our home and what we felt was a very inadequate decision they made on how much of the tenants deposit should be distributed to us we were shocked. Instead of a phone call or any attempt to discuss John Youngblood sent some pdf's and literally said if we were unhappy we could sue him. He never reached out after we moved in. Never asked if the missed things on the check out ( they missed a lot) No attempt to discuss or work with us at all just here it is sue us if you don't like our decision. DO NOT use this company. John Youngblood has taken care of my rental property for many years and is also my acting agent for the sale of my property! He and his team are reliable and knowledgeable property managers! Every issue has always been quickly addressed and communicated well, as I have moved out of state but know my investment is in the best hands! A one star rating is far and above the rating I would choose if another system was in place. The trend of this business is best summed up by the word laziness, or maybe incompetence. The only good experience had in the three years while dealing with this "management" company was the initial salesmanship. Items are not fixed in a timely or complete manner. Fees charged are well above industry standards (typical for the Augusta region). The final check-out took 51 days! John Youngblood, Erik Almodovar and Morgan Hermann do not provide customer service, communicate effectively or have any follow through skills. By far the worst company I have dealt with in Georgia. I am so happy to be rid of any and all business dealings, hallelujah. read more

John Youngblood needs to be fired and new management needs to take over. This company is terrible and I will never do business with them again. Maintenance seems to be the fault of the tenant all the time even though the prior tenant had the same issues. Response time is terrible when you submit maintenance request. Bottom line, stay away. read more

The showing agent was a really nice lady. However, the property manager was probably the rudest person I have ever dealt with. I stood in the office ignored for half an hour. Then when someone FINALLY took the time to talk to me, they lied about the property manager being in. Save yourself the time and money, and GO SOMEWHERE ELSE. read more

This is the worst place ever. Do not rent from them! Morgan is the worst person I have ever dealt with. I have been in real estate for 32 years. I paid 2.5 times my rent to extend for ONE month and that was after I hunted down the owner. The address is 4141 kemper court Evans. The rent is high enough but wait til you see the power bills. Regrets.... 1.) I did not read Yelp reviews about Augusta Partners Property Management (APPM) prior to signing with them. 2.) Signing with APPM to manage our rental property. The other Yelp reviews are spot on... if you don't have time to manage your property.... Augusta Partners Property Management (APPM) won't either. Oh but they'll charge you!! If you opt to sign with APPM.... -YOU will have to make certain they act in accordance with the management agreement (you know the one you sign with them that they fail to read.) -YOU will have to check to make sure your leases are correct.. and when they aren't, (which will most likely be the case...as we're two for two- 2 leases and both incorrect.) -YOU will have to correct the errors and follow up to make certain tenants sign. all while paying them 10% monthly for mismanaging your property. -YOU need to make sure you have tenants contact information, because APPM IS terrible about responding in a timely fashion. -YOU need to check on your property (APPM's idea of quarterly inspections is to see if your tenants are good housekeepers.) APPM,... Wretchedly inept and useless... you'd be far better off managing your property yourself... you'll wind up doing it anyway but won't have to pay a monthly fee!! Bonus!!!! read more

After reading the other reviews here, I really wish that I had done the research before conducting any business with Augusta Partners Property Management (APPM). I was a prospective tenant and sent what I thought was a deposit to hold a property that I wanted to lease. I wired a full months deposit of $1295 and an additional wire fee of $15 plus another $25 wire fee to my bank. Well it turns out that I am not moving to the Augusta area. I called to get a return of the deposit. I was expecting to have to pay some type of administrative fee, but I was amazed to learn that it is their practice to keep the entire deposit which they are calling a reservation fee. I logged into their portal and there MY money is listed as a deposit held. I have copies of this and I am mulling whether or not to take this to small claims court. LET THE BUYER BEWARE! when it comes to this company. Their actions at best are unsavory and predatory business practices. At worst, they are an attempt to defraud customers of hundreds of dollars. Do your research and RUN don't walk away from this "business". Like others I wish there was the option for no stars. read more

I am a former tenant. I personally would not recommend renting through APPM. I read the reviews and knew I was probably going to be dealing with a poor company, but the house was perfect for me at the time and I needed to move asap, so I took the risk. The house I moved into, unfortunately, needed a number of items repaired or improved, which wasn't a problem for me. I didn't mind dealing with that. However, in dealing with APPM, more than half the time they don't answer your call! The receptionist almost ALWAYS answers. She performs her job flawlessly, thank you. But, any time you are rerouted to a department person it's hit or miss...usually miss. On top of that leaving a voicemail doesn't necessarily mean you'll receive a call back to help you with your problem! That's just poor customer service right off the bat. I understand people can get swamped at work and can't answer the phone on occasion...but 70-80% of the time? AND doesn't respond well to voicemails? I'm not buying that this is acceptable customer service. Next, they don't usually feel like the tenant needs to be kept informed. I noticed a bad water leak a couple days after I moved in. I called APPM in the morning. I was told they would get someone out to my house to take a look. I waited hours and received no call about when someone was coming, or even if someone was coming that day. I called back several times just so I could get and update on what was happening. No one ever answered, no one ever called back, no one ever showed up. The whole day was wasted. I received a call the next day, no apologies for the previous day of ignoring me, and was told that a plumber would be in contact with me. This lack of communication occurred regularly if I ever found a problem that needed to be fixed. I assume the home owner was well informed, but I, the tenant, was usually left out until it was convenient for APPM to tell me something. Another bad situation occurred with the air conditioning. I was told when I moved in that the central heating and air unit was damaged, couldn't be fixed, and electric heating units and window units would be provided to me during the appropriate times. The heating units APPM provided honestly did little to nothing to warm the house. I told APPM this, but they didn't seem to care. I was forced to buy a kerosene heater to stay warm. Then when window units were necessary I was told they were going to get those ready for me. Three weeks pass, it was getting really hot in the house without the AC units, and I still never received a word about when they were going to install them. A friend and associate of mine finally called APPM on my behalf, and threated to call the Better Business Bureau if they didn't do their job and provide me with the window units that were promised to me, before they ever bothered to budge further on the subject despite the rising temperatures. I don't know why I received such poor customer service with APPM. Maybe they have too many properties to manage and are stretched too thin to properly manage them all. Maybe it was me. Maybe most other tenants receive wonderful treatment and it was something about me made them care a little less. Maybe they just provide poor customer service to all their tenants. In any case, based on my personal experiences, I cannot recommend them. I don't think they do their job well, nor even try to do it well. I think they do JUST enough to cover their @$$ and nothing more. read more

These negative reviews seem strange to me, I've known John Youngblood forvery close to ten years now. We rented a home through him when we arrived to Augusta (when he was with a different company). We later purchased a home through him and now lease our two homes through him. When it time to purchase another home I sought out John and He and his team have gone the extra mile for us a number of times. I couldn't wait for the lease on our 2nd home to be up so that we could get it managed by John. Even during the slowest time of the year, it wasn't long until it was rented. read more

I regret signing with them. They will nickle and dime you to death. They take 10% for EVERYTHING!!! If they have to call maintenance on your property 10% of the service call and repair on top of their 10% monthly "management" fee. They do not market your property and you are not allowed to market your own property. All they do is stick a sign in front of your house and a picture on their website. My mistake was I was desperate for a property management company and I did not read the contract. This was my mistake and I take full responsibility for it. Do not sign 3 year contract. Sign one year and if you are happy sign for more but chances are you will not be happy. Next time more research will be done. I am counting the days until this contract ends. read more

As previously mentioned, this company is very predatorial as well as misleading. What they fail to make renters aware of is the fact that the property located at Colony Place is an HOA. There were multiple events where myself and my children were racially profiled as well as harassed. This is not a community for younger persons or people of color. I literally moved out at the end of my lease and was left owing them a balance for repairs that would be considered normal wear and tear on a building that was built in 1988. Police are constantly being called for racially motivated complaints and technically can't do anything because the property is an HOA with its own rules and regulations. Signs are posted in the marquee that basically state even if you pay your rent you can still be evicted. Lastly, notes were left on my door and assumptions were made about my profession because I work nights by the downstairs neighbor, who is on the board as well. I would advise anyone to do your review research and think twice times a million before dealing with this company. read more

Can I select zero stars? I don't know where to start I was referred to this company by someone I trusted, but didn't review the previous Yelp reviews. John and his company is the worst he charged the tenant and additional fee for poor credit. It was listed as the deposit. I knew nothing about this additional fee and agreement he had with the tenant. He gave the tenant the money back before time after he had damaged my house. So I didn't get the full deposit back. I hired them to do management for my property they didn't do that well I had to tell them what was going on with property. DO NOT HIRE THIS COMPANY TO MANAGE ANYTHING. Oh and I believe he has the judges in his pocket cause he calmly told me take him to court, which I did but I lost the case unsure how. They clearly didn't do their job. We have been paying this company to manage our home for over two years. They have stolen property, allowed subcontractors to reside unlawfully on the premises, and worst of all, caused thousands of dollars in damage through neglect for repairs they claimed to have made--and certainly charged us for. Do not use this company. They do not respond. You can't get ahold of them. They will leave your property vacant and never do more than put a sign in your yard and post it on their web site. If they do miraculously respond to anything you say, they will do the exact opposite of what you ask. I used this company for 2 years (I know, stupid) and had numerous maintenance requests that were never fulfilled. Multiple units vacant for years span. They only ever gave me 1 tenant in 2 years, which was evicted a month later. Their answer after I complained 2 years later was to fire me. Worthless excuse for a company. read more
