Blew through the original financing deadline without calling us, I had to call him to get an…read moreupdate, at which point I informed him he had a two week extension, and then on the second drop-dead deadline date, he didn't even bother to return our calls or even read a text message we sent him saying we had decided to buy the house with cash, so thanks for trying. I called him at the end of that day and he clearly hadn't read the text message and was apologetic. "Sorry, I guess we just couldn't put it together." I laughed and told him we just decided to pay cash. Then he said he would work on getting us bank financing for the next stage (after renovation) but never contacted us again. What Jack should have told us is that bank financing is generally not an option for a foreclosure that is in below average condition. In fact we found that out in a 5 minute phone call with another broker we had to turn to while Jack was spinning his wheels. If you're a government employee buying a regular house in average condition, I'm certain Jack is capable of doing the job. If you have an out of the ordinary situation, I suggest you avoid the stress and find a broker who has knowledge of the current products out there. Jack failed to get us a mortgage and nearly lost us a dream deal on our dream house. My advice to you is if your broker can't get you a mortgage in 72 hours, get a different broker. Do not wait and think that they will figure it out. They won't. Keep looking until you find the right one. Be relentless, and nearly ruthless. This is your dream, not someone else's. To an average broker, you are just another file on their desk and just another commission. If I had it to do again, I would have gotten another broker after the first 72 hours. Good luck people!

I was supposed to have first option on the property since it was no fault of mine that Ralf was switching brokerages and taking his clients. The property sat for over 800 days with little interest. Ralf did not show the property the week before because he wanted Engel and Volkers to get the sale, which caused me to lose out on the property. Checking with other agents in the industry I was told what he did was not the right way to do business. His previous brokerage could have handled the sale which was an option I was not given by Ralf. My suggestion is to use another brokerage for both buying and selling. This is coming from someone who has bought and sold various properties in Nova Scotia and Newfoundland.
