I've had a massive leak in my ceiling for 4.5 years now. Whenever it rains it leaks gallons of water into my unit and I have 5+ buckets setup that I have to continuously empty out. They've promised to fix it over and over again without ever doing anything about it. I have years of video documentation of this. Thankfully I'm finally moving out. This is a fair warning, if this company manages the building you're looking at an apartment in, DON'T DO IT. These guys are slum lords who don't give a shit about their residents. read more

We've been experiencing ongoing alarm issues in the main lobby of our building for nearly a year. The problem is passed off as a nonemergency, while the alarm proceeds to chime for hours on end. As my apartment shares a wall with this alarm box, I can hear this alarm throughout my entire apartment. On Zoom meetings, cooking dinner, reading a book, sleeping - all disrupted due to this ongoing alarm. We've received minimal assistance from our previous property manager, and then we were passed to the new manager - which it took her over a month to resolve the alarm. First, the alarm company said there was no issue. Then, she said the alarm company needed to replace the CO2 sensors. Then it took two weeks for the seniors to be replaced. The alarm has been off since early October but now the alarm has been going off 24 hours a day since Friday. I've called the property manager, the emergency line, no assistance. This is a DISTURBANCE OF THE PEACE and the property should be served a noise violation. read more

We fired Brigs. The service got really bad after the merger . Barrington used to be good, but after the merger we got the worst services. Account manager said she applied for garage permit, our new company found out the permit was never filled with city hall. We wasted 5k in a leak in our garage that was never repaired, our new management company had the leak fixed for few hundred dollars. There are other examples of bad services. I live in an apartment building managed by Brigs in Cambridge MA, and they have repeatedly failed to fix the heating in the building for almost a month (it is December as I write this review). Apartment is hovering around 50 degrees in the winter as most tenants are working from home. Brigs claimed that the heat was working and they just needed to make an adjustment to the boiler, but it has not been resolved and it has been extremely frustrating. They have been very hard to communicate with during this process and it does not seem that they are treating it as an emergency. read more

This is THE WORST COMPANY EVER! No one ever picks up the phone here and even if they do they are completely useless. Our building needed some electrical repairs and they had to find a contractor to do the repairs. Meanwhile they ripped up the front entrance and now its been closed for more than 6 months! On top of it i found out from the insurance company that they never renewed our HOA insurance policy on the building. When i called for more than a week i still didnt get any clear response from anyone. The useless customer reps just asked me the building and account name 15 times and said they would get back to me but never did. Elys Rodriguez is the most shameless person working in this company. She is the property manager for our building and her response rate is "rare". Despite several follow up emails she never answers any questions. STAY AWAY from this place. read more

This property management company is atrocious. They should be ashamed of themselves and their staff. Look at their reviews on other sites. Their reputation is terrible. Tim Clark, the property manager of my building is completely incompetent. Brigs is unresponsive as is Tim, unreliable, dismissive and should not be trusted. If they manage your building be advised, this is a property management company that will not honor your interests as a tenant or unit owner. Tim Clark is not a property manager who will honor his commitment to you as a unit owner or tenant. He will ignore, deny, dismiss any valid concern about your building that you have. I live in a building managed by Brigs. I had a package stolen out of the mailroom. In order to get an understanding of what happened and when, I hoped to review the camera footage as the package was marked delivered only 45 minutes or so ago. An ex-trustee of my building referred me to Rick Ploss. I called Rick Ploss and asked him if it would be possible to review the cameras. Rick informed me that he was not willing to help me, that it was not something that the building contracted Brigs to do and that he could not simply review cameras every time a package is stolen since thievery is rampant. He advised me that I would need to get police involved for him to help with camera footage. Condominium fees pay this loser's salary. What is the point of having cameras if this freeloader is too lazy to review footage unless I have the police tell him to? I hope Rick finds himself in a position where he needs help from someone and they are too lazy to help him, so he understands how it feels. read more

Own and rent out an apartment in a Brigs run building in Everett and it is awful dealing with them. Their website is not user friendly, making payments is a pain. I questioned a water bill that they add on to my maintenance and they blamed the town. Dont answer calls on Fridays. read more

One star is generous. Once Barrington Management expanded and became BRIGS, the service descended. They have at least one property manager that delays, obstructs and fails to follow through with virtually everything. If a unit owner wishes to exercise their right to review any books, or records of their condominium, they will be met with delays, fees, lack of response and restrictions. All of theses are generally precluded by Massachusetts Law. Our condo board was so beset by problems as a result of BRIGS' frequent changes of systems that escaping to another management company was the only alternative. Once one becomes used to mediocrity, it becomes the new normal. The performance of the new management company has made us realize how bad things were with BRIGS. I would wholeheartedly recommend any other management company. read more

I thought that management companies were there to facilitate property's functions. I was definitely wrong regarding this one! It seems that they exist only to make things way more difficult. Getting stuck in technicalities that they use to avoid doing actual work instead of actually helping get things done. I can only hope that the trustees of my building will realize how fake and useless they are and will find another management company soon. read more

yeah as an investor this is the last company i'd ever hire. I personally know folks who stayed at properties managed by these amateurs.. constantly badgering the elderly, threatening via fines and legal action taken against owners and tenants for not agreeing with their cheap alternatives; cheap labor whos employees leave cigs all over the grounds, cheap materials used when fixing building or concrete.. This may be the worst property management company ever. Me & the other owners in my complex have ben reaching out to them for over a year to fix exterior problems. There are literally owners who's rear staircases have fallen apart. This is a health hazard, someone can get hurt if the staircase collapses. Mind you, this owner has children who run up & down her discombobulated staircase. I emailed Jeffrey Ventor the portfolio manager of our property to no avail. He mentioned that he would "address the issue", but I never heard back from him. These people literally do not care at all for their clients. Are condo fee was increased to build up the reserves to have work done, but we have yet to see any work done. The members of our board are afraid to reach out out the owner because they don't want to aggravate Jeffrey Ventor & whom ever he works with. Its a shame that board members are afraid to ask for the service that they are paying for. Does anyone have any advice on how we should take legal action, or other steps? read more

Our condo building was with Greater Boston Properties, which rated a 2-star "Meh. I've experienced better." They recently joined forces with Barington, another lackluster management company, to become Brigs. Response time on important but non-emergency tasks went from slow to stalled. Then we received a Termination of Management Services notice. We're interviewing alternatives now. The only feedback we received from Brigs was that they had stopped paying our building bills because our checking account balance was depleted. We had had no idea that our checking balance was low, and immediately transferred in money from our condo money market account. Residents in our association expect all our bills to be paid in a timely manner, and are willing to increase condo fees to do so. So we have 2 months to get a new management company in place. Scheduling interviews over the summer is awkward, but we're seeing management companies that work smarter and seem better staffed than Brigs. read more

Like many, I value the hard work of management companies knowing they work for the board and take their directives from the same folks duly elected by fellow owners. My experience with Brigs' employees thus far is we are directed to use email to communicate, however email responses are not timely to almost never returned. When contacting the office to obtain a status on outstanding email inquiries, always being abruptly transferred to random voicemails along with a reminder to use email as it is more efficient than contacting the main office. Brigs' employees should value the quality of their work to avoid having the entire company branded as unprofessional, non-communicative, and reactive versus proactive. The management team assigned to a property should be the conduit for positive communications and relationships with boards to avoid having them be pitted against fellow owners. Boards may or may not have the collective experience managing an association and hence rely on the management company for guidance. When the guidance and experience is lacking or non-existent from the management company's team, a community suffers and falls apart, breaking off into groups of residents them versus us, do not care, and never content. Brigs, improve your work ethic, be mindful, know what is going with/in the community, and more importantly check in with residents or owners before sending out haughty communications to ensure proper guidance is given to the boards and communities you serve. read more

WORST. COMPANY. EVER. I have lived in a building managed first by Barrington that was then bought out by Brigs. We had hoped with the buyout that the company would improve. Nope. We have had a maintenance issue that is a safety concern that we have been repeatedly asking to have fixed for over two years with no action!!! We had another safety issue that also took them over a year to take care of, and only after constant harassment from our trustees. They have never once done the budget correctly. They repeatedly ignore phone calls and emails. One of my neighbors said he has been emailing them for over a year saying his condo fees were wrong and they have never responded. It's still wrong! The manager has consistently been rude and told people completely incorrect information without checking. This has been going on for years with no improvement. I can't believe they are still in business. Do yourself a favor and find another management company. This company is the absolute worst. read more
