Kailah Gittleman showed apt., we applied, were approved and put down the deposit. Lease came over, and our attorney called Kailah to talk about some terms. Kailah said JUSTIN GRAMMAR would discuss with attorney, and to email questions/proposed changes which attorney did. JUSTIN GRAMMAR refused to talk to attorney, emailed attorney no modifications and refunded the deposit. Our attorney replied that the addendum language contradicted some standard lease terms, and asked again to discuss, which he ignored. We never heard from either Kailah or Justin. Completely unprofessional, but more concerning, clearly didn't want to deal with tenants represented by counsel. Red flag!!! Thankful we didn't get stuck in a lease with a property manager this unprincipled and unresponsive. read more

As for my first experience with the realty agency, unfortunately, not great. I called and left messages for the agency regarding properties in which I was interested and no one ever got back to me from the main number or main email address. I then reached out to Kailah, who communicated with me periodically regarding a space. I got an email from her one evening asking if I would like to meet the leasing agent at the apartment in which I was inquiring about the next day at 11AM. I said sure and asked the name of the person I should be meeting with. She never responded to let me know who I would be meeting with nor that I should buzz myself in. I got to the apartment before 11AM the next day. No leasing agent ever showed up to meet me. I called the rental office as well as Kailah and told her that I have been waiting for nearly a half hour at this point. Kailah then called me back to tell me that the person I was supposed to meet with was inside and probably turning the lights on in the apartment for me. She then told me her name and the apartment number to buzz. I, at this point, still thinking the leasing agent was inside, expected that that was who would greet me at the door. Instead, I was met with the tenant of a very dirty and claustrophobic 4x4 space that I had to climb through to get into the apartment. While I do understand that the distress of the space was not the agents fault, what I don't understand is the poor communication throughout this whole process, even and up to the point where I was alone with this person and no leasing agent! She didn't even apologize or make any excuses for there not being an agent to meet me. There were too many red flags with this whole ordeal and while I understand this does not speak to the reputation of the A&S realty as a whole, it certainly left a bitter taste in my mouth. Given this, I cannot in sound mind recommend this company or Kailah for reasons above. read more

I called Lucian at A&S on a Tuesday, looked at 7 or 8 properties on Wednesday afternoon, and signed a lease on Thursday morning. Bing bang boom, and I've got somewhere to live! The experience wasn't perfect... I filled out the online form twice without a response (don't bother) before I decided to call. Lucian seemingly forgot our appointment and had to flip through a series of handwritten notes to figure out exactly who I was, but he took care of us anyway. We briefly discussed our price range and the most important apartment criteria to us, then he called up a bunch of people, gathered a bunch of keys, and off we went. Like I said, it was quick. This company is efficient and they manage a lot of buildings in the area (Back Bay/Fenway/South End). This means you never have to set up appointments to see a property and can be assured that when you do sign a lease, any needs you have once you're living there will be met immediately. The website gives a pretty solid idea of what properties are available (many for 1/2 fee). I actually recognized quite a few of the properties from the website as we were viewing them. Most of the landlords don't like to rent to undergrads though, so if you're a youngin' like me, beware. I had worked with two different realtors before coming to A&S and Lucian and Joel (the manager) were above and beyond in caliber of service. Lucian followed up with me several times in the three days we worked together to make sure I understood all of the forms and was happy with my choice. If I decide not to renew my lease next year, I'll come right back to A&S, but I have a feeling I'll be pretty happy with the place I've got. read more

They're not pushy, and won't try to harangue and pressure you into apartments that are above your price range or our of your comfort zone just to clear their listings. I've worked with Jim, Justin, and Joel for the last year, and all three are extremely friendly and very service-driven, striving to keep their clients happy. They're quick to notify you and keep you updated about any problems and work as fast as they can to solve them (e.g. - the Back Bay Power Outage in early 2012 or a building's busted water heater). This is how renting an apartment should be. Don't expect to be bowled over by a fancy office and don't be put off by the lack of computerization. The level of professionalism and expertise demonstrated by our agent (Josh) far exceeded any of the local Craigslist hacks and "upscale" relators which is why we used them twice to find an apartment. First off, they recognize and remember you. You would think this should be a pretty fundamental quality in any realtor, but these agents have a knack for getting to know you and your priorities and remembering it months later. Second, they don't play games. They manage a lot of the buildings they list, so you don't have to deal with cranky inhabitants who have had two other tours from Craigslist come through just before you. They don't show you crappy properties first to lower your expectations. They have always been extremely upfront about any deficiencies since they often manage the buildings. Third, they're located in the heart of the Back Bay, right on Newbury St. so many properties are within walking distance. The realtors I've met are not Botoxed pensioners, but 20 to 40-somethings who live in and know the area. More than once, I've dealt with realtors who couldn't take me from Newbury/Hereford to Marlborough/Exeter without managing to (somehow) get themselves lost along the way -- much to my amusement. The reason for the 4-stars is because they have not computerized yet, which is inexcusable in 2007. Instead they seem to be very proficient relying upon a system of clipboards and notecards. One can't help but to want to see a few pictures or a floorplan before visiting a property. read more

Joel is very professional, nice and experienced property manager (the 271 Newbury Building, where they operate, has apartments for rent). They excel at choosing/managing very well positioned properties. In my case, 1 minute from Trader Joe's, 2 minutes from the Prudential Center. Location, Location, Location... I could not be more pleased with A&S Realty! I found A&S here on Yelp back in March, after wasting so much time trying to find an apartment on my own. It was clear to me, based on the stellar reviews that A&S was the smartest choice, compared to many other apartment finders in the area. I sent an email through their website, and was quickly put in touch with Valerie the next day. Valerie and I scheduled a phone call to discuss all of my needs. I was coming from out of state for only a couple of days, so I had to find an apartment fast! Valerie sent me many options the weekend before my trip so I could look over everything. When I got to Boston, we met for an afternoon to view as many apartments as possible in the short amount of time we had. Valerie was so organized! She printed out a "cheat sheet" so I could take notes on each apartment. When I found the one, she professionally organized all of the paperwork and materials so I could put a deposit down! The process was streamline and easy! Not only did Valerie go above and beyond during the apartment search, she answered every question I had, even my silly snow questions (I'm from TX)! :D After I left Boston, she continued to keep in touch through the lease signing process. She even went back over to the apartment to take some measurements and photos for me, that I had forgotten to take when I had looked at the place the first time. Had a decent experience with A&S realty, specifically Nader. We found a great apartment and went through the entire process and got accepted as new tenants. after this conversation it was sprung on us that the lease terms had changed from 12 to 15 months. This was very upsetting as we were set to move in ASAP and really needed the apartment. Nader was not very good at keeping up with conversations and was not transparent from the get-go. Overall, we got left hung out to dry and it was a very disappointing experience by the end. Wish it would have worked out differently. read more

I recently worked with Justin at A&S to find my first apartment. My roommates and I were looking in late July to move in on September 1, so there was a time crunch. An added challenge was that we were only in Boston for about 3 days. I submitted an inquiry on their website, and Justin responded promptly. It wasn't a problem when I dropped in the next day after not responding to the email (my bad!). He was able to show us one apartment that day and two the next day. Justin was friendly, knowledgable, and easy to work with. Given the time crunch and late looking, Justin was able to show us three apartments, of which we really liked one. I am going with 4 stars because he didn't show us the apartment that we eventually went with. But I will go back to Justin when I move again and have more time to search. read more

Initially, I felt that I didn't really need a buyers agent, BUT I would not have been able to close on my new place in the Beacon Hill Flat without her excellent advice and input. She provided comps for all the neighborhoods I was looking in, and extensive knowledge and conversation about each place I took seriously. In the end, she managed the transaction flawlessly (as per usual in Boston, it was not a simple deal), and guided me all the way through closing. I was an American citizen, living in Ireland and was in Boston for 3 days for job interviews. After being offered a job that morning that started in 4 weeks my Dad and I went into A and S mid morning with no appointment and met Jim telling them I needed an apartment sorted out in 3 days. He was great! Very personable, patient and honest. I told him what I was looking for and we came back an hour later to see what he came up with. He did not disappoint and after being shown several apartments that were what I asked for I found my dream apartment and took it on the spot. The reason I gave them 5 stars is because of how helpful they were with my complicated situation. The short 3 day time span in which to find me an apartment and get everything sorted and my boyfriend being in Ireland but also moving to Boston and therefore needing to also be on the lease would be enough for most Realtors to be put off but Jim had no reservations helping me out and said 'he enjoyed challenges'! I know some people complained that they are a bit behind in technology but they have definitely addressed this. My hotel didn't offer adequate services to deal with all the forms and lease that needed to be scanned and emailed to my boyfriend back in Ireland so he could sign them so instead Jim dealt with all of the printing, scanning and emailing right in the office to do this and then all the emailing, printing and scanning to get the signed copies back to the office. Everyone in the office is really nice and helpful and you are offered a very personal service and they go above and beyond to accommodate you. Seeing how excited I was to get my first proper job so early out of college Jim was even kind enough to print out a color copy for me of my job offer letter to put on my fridge! They were truly a pleasure to deal with. read more

As of tomorrow, I will have been a tenant of A+S for exactly 365 days and I can say with the most absolute certainty that I love being here and plan on being here for quite some time. To begin with how I got my beloved microapartment (I'll spare you the rather long story.) I was extremely specific about what I wanted, but that didn't phase Laurie, who was upbeat and found the perfect place for me in a snap (conveniently in the same building of which A+S is housed on Newbury Street.) She was communicative, and ever since I have given her number to just about everyone I know who is looking to move to the area. She is the sweetest, and saying hello to her when our paths cross (which is often) makes my day. A big part of getting my micro was getting Joel's approval. I instantly liked Joel, a hearty, friendly New Englander who is extremely honest about the properties which he manages. Joel is a great property manager who responds to questions and needs in a timely manner (not common in Boston I'm told.) To be frank, Joel is a big part of why I will stay in this building for quite sometime. THE AREA: The Back Bay is beauitiful. If you have the chance to live here, do so. Being a stone's throw from the beautiful Storrow drive and Commonweath Avenue, is a great motivator to get outside. A huge selling point to this neighborhood and paying the rent that I do is the feeling of safety (very important to a female living on her own.) THE BUILDING: The building itself is extremely well-kept and clean. There is no air conditioning- I have found it's not necessary really, and that a fan does fine. There are only a handful of nights I can honestly say I've been uncomfortable in the heat. No private bathroom- This would scare away a lot of renters and I don't understnd why. The bathroom is professionally cleaned twice (possibly three times?) a week! That means it's likely cleaner than the bathroom you currently have. It's very rare that bathroom time conflicts among neighbors, but you'd have the same issue with a roommate so laa teee da! The neighbors- I adore my neighbors. They are for the most part working professionals who live quiet lives. We exchange pleasantries and if one of us needs help or someone to join them for dinner, it's easy to ask. It's also nice having familiar faces which adds to a sense of safety. Safety- Having such pleasantries with neighbors and busissness which reside in the building lead me to have a feeling of absolute safety. Joel eagerly boasts that the building has never had a robbery and I can see why. My apartment is small, but it's mine. I have all of the pleasantness and privacy of living alone, without the feeling of loneliness. I can thank the drunk tourists who flow from the bars and make a TON of nosie and 2AM or the Brazillian biker gang who rev their engines at 11PM EVERY.NIGHT. for that. However, I find it great entertainment and a reminder that there's a city outside my window. A+S STAFF: Mostly a pleasure. We have nice conversations, but the thing that gets me is that the staff overall is so consistantly helpful. There's one individual in that office I'm not fond of, but if that's it... that ain't shabby. It's great having such a great group of people to say hello to eveyr morning. My immediate neighbor is an entrepreneur and when he was gone for a few weeks, there was concern- where the heck else would you find that? I hope they are as fond of me as I them, becuase I will not be leaving. read more

When I finally moved out of my apartment and got a place of my own, it was like entering a wild jungle. I spent weeks clicking through Craigslist and meeting up with all of these shady realtors. I swear, they would show me every place in Boston OTHER than the one I was inquiring about! Total bait and switch...trying to get you in the door and get you to either buy high or settle for something totally worse. Then I heard about A&S from a friend of a friend and decided to give them a shot. I originally worked with Val (she is awesome) and immediately knew that this was the company I was going to work with. They had tons of exclusive listings that have expanded over 50 years in the Back Bay. No gimmicky Craigslist postings, etc. When you work with them, they really work for you. I've been with them for over 2 years now and continue to send friends who are looking to move in their direction. I went through A&S Realty to find an apartment this summer. I worked with Nader who was pleasant but very difficult to contact when needed. After deciding on a unit subsequent emails took weeks to return. I specifically asked if the apartment I was interested in was noisy and he assured me it was quiet. Having since moved in, the noise is so overwhelming at night that I basically stay at a friend's place most nights to get some sleep. The landlords stated the apartment I rented was often noisy after the fact. I feel A&S was dishonest in their presentation of the apartment and was disappointed in their service, especially given the extremely high price charged. read more
