They take the phone calls but do not respond to the site of the problem; at least when it comes to violations of the property's noise policy. This has occurred numerous times. The water heaters are very old...more than 25 years...and there is only one per 12 units. Because of the age, it takes longer to get hot water and more water is wasted getting it. Residents pay an additional $15 a month, per occupant, for water. Maintenance is slow to respond and often takes a second phone call to remind staff of the issue(s). The drive (Ridgebend Dr.) leading to the property is eroding, with three large areas that started as small potholes but as winter progresses, will surely get larger and deeper. The rent is reasonable but may soon go up with each lease renewal. The property management company is in the process of adding low maintenance siding to every building, giving a much needed face lift.

I've watched a maintenance crew come and go a few years before that I've watched different management companies come and go so in my opinion that's a bad thing. Now I'll talk a little bit about the condition of the properties I've seen in multiple apartments the floors sinking in literally wood rot under the tile where you walk and those areas it's super soft I've seen in a garage where the bathroom looks like it's about the cave through the floor You can see it through the garage ceiling. The Manager is horrible. I've witnessed them post rent raises on the doors of the people who live here right before the holiday with no warning with a deep increase If I'm not mistaken a two bedroom went up to 1200 from 800 I think three bedrooms went to 1400 their asking for this in the condition of the properties are very poor. That showed me they don't care about the people that lives here for them to post rent raises days before a holiday with a deep increase with no warning without the place being renovated completely is disrespectful to the people who's been staying here paying their money faithfully. I know a woman who stays here her mother paid rent she's on time every month with payments They stole her money She went to court show receipts and she still lost and had to pay again and she's in her 70s with cancer. Now I have lots of friends in Flint Davidson Grand Blanc I'm an investor I've noticed when a property is majority white people that live there They get treated very differently than the blacks I'm just stating facts. To post rent raises days before a holiday with no warning at all is a slap in the face I don't see that when it comes to majority white properties That's just my true observation. That shows me they really don't care about these people. Now I would never down a company just because I don't work that way I don't show respective person through race or gender that's just not my character I'll be completely honest with this review just through observation The best thing I can say is come see for yourself and place your own judgment. For the winter time when it snows they barely remove the snow I've seen vehicles sliding coming through here on straight sheets of ice. The one maintenance man I mention he shovels by the door just to clear that way out. The maintenance man is a really good guy I wish I knew his name to post it on here apartment buildings with great management in a great maintenance team will be lucky to have someone like that He's a diamond in the rough In my opinion. Again in my opinion when it comes to rent in the conditions that I've seen in multiple apartments a two bedroom is worth maybe 600 and the three maybe 800. 1200 and 1400 is absurd. They need an inspector to come check this place out the insides the caving in floors. Also in multiple apartments yes they have washer and dryer hookups but they haven't cleaned the gutters out in so long the dryers barely dry I've seen that with my own eyes again I've been coming out here visiting for years so I can speak these things I know over 11 tenants here and I've been in all their places multiple times. I'm curious to see how they're going to renovate the inside and how they're going to disturb the tenants to do so I'm very curious to see that process. They have a crew here now that are working on the wood frames on the outter windows they play their music loudly while people are working from home. I observe them throwing nails down from the old wood into the snow instead of putting it in a safety bag and placing it in the trash a guy out here ran over a nail because of that. So just unprofessional all across the board They recently put in new windows. That's when they put rent raises on people's door during the holiday I was mentioning. The air and heat works good. The water sometimes get cold in the winter time I'm sure that's so uncomfortable It gets hot but sometimes out of nowhere it gets cold and my friend been telling them that for a long time and nothing has changed. When my friend moved into The apartment years ago the paint was poorly done The doors of the room had nails in it like someone rigged it up a closet door was missing those things were never replaced after they asked multiple times. Again that's a lack of maintenance men being present. I don't understand how you can have one maintenance man working a whole complex how could you possibly get anything done. That shows how much they care about the people but again come judge for yourself. Seeing that people been living here over 10 years how could they not keep them in a loop of what's going on seeing they're taking their money monthly. ​​Also I forgot to mention The walls are very thin and weak You can hear your neighbors easily, leaky faucets.

I didn't live here, but lived in a house near the apartment complex. Some of the residents had such…read moreloud parties and fights outside. We complained to management and the problem did resolve itself, but only right before we moved to a new house. The complex always looks nice and the lawn is cut and everything, no trash or anything even though it is designated as lower income housing. Management takes care of issues, even if it does seem to be slow to get it done.
