I woked with Michael Zats to sell my apartment in Brooklyn Heights. He was, in all respects, the best broker I have ever worked with. The apartment was listed for sale in November, 2024. Several other brokers said it would be difficult, perhaps impossible, to sell then and suggested I wait until Spring. Zats had a photographer taking pictures the day after I signed the selling agreement and held an open house about 7 days later. He held two other open houses and I had multiple bids in 18 days. I especially appreciated that he called me on almost every one of those 18 days to update me on what had happened that day with my apartment. Zats had a strategy for selling the apartment, he executed that strategy and effctively communicated what he was doing to me. And key to this very successful sale is that he worked extremely hard. read more

Lior Leo Cohen is SO unprofessional and rude. Not surprised to see other negative reviews here about his embarrassing conduct. We were setting up an apartment viewing and then he randomly just stopped answering the day it was supposed to be. I emailed, called, and texted him with no response. Finally called again a few hours before the showing and he tells me they have someone else signing the lease. It takes a matter of seconds to email me back to let me know, but instead I have to hunt you down, and somehow you think that you deserve a FIFTEEN PERCENT BROKER FEE FOR THE ANNUAL RENT??? Actually unreal. What an embarrassment to the Brooklyn Heights Real Estate name. Not interested in any other listings they may have had for me instead now. One of the brokers, Lior Cohen, was HORRIBLE to me. I leased an apartment at one of his properties. I was later forced to move out when a dangerous and threatening squatter moved in below me. My landlord and I made a written agreement that I would stop paying rent, end my lease early, and move out. When I moved out I went to Lior to return my keys. He was unfathomably rude to me and made this traumatizing situation a lot worse. He blamed me for everything that happened to me, laughed in my face, mocked me, and made me cry. A truly horrible person. I do not think he would have treated me this way if I was not a young woman!!! Do not do business with him. read more

HORRIBLE experience. I cannot speak for the company as a whole but whatever you do, do not let Shari show you apartments. This woman seemed like she wasn't all there... She was ditzy and slow, didn't bring the keys for all apartments we wanted to see, had to get buzzed in some of the buildings because the keys "didn't work." She didn't talk. Told me about a new park development about 3 times, but didn't have anything else to say about buildings, landlords etc. The spaces she showed were nice, but filthy. When we asked if they were going to clean before it was rented she "didn't know." Every question we asked she gave attitude and wasn't even friendly from the start. She talked on her phone while we were with her and even walked away to go into a hardware store, not telling us until she got out that she was going to get a key (which she didn't end up getting). It was a total waste of time and I am avoiding brooklyn heights just so I don't have to see this woman ever again. read more

Steer clear of Lior at Brooklyn Heights Realty. We dealt with him and he was very careful to block any contact with the landlords of this building. Each time we requested their number, he had some excuse as to why he couldn't give it. He doesn't care about you, or your future living experience. Below is what we ended up with, despite the many promises Lior made. After forking over $3,600 we ended up with landlords and super that could care LESS about the tenants. The bathroom was filthy. After only a week in the apartment we had two... count them TWO separate ceiling leaks, a leaking pipe under the kitchen sink, a broken window, broken shelf in the ONLY kitchen drawer cabinet, drafty floorboards (as in you can feel the air bursting out). The contractor did an incredibly shoddy job on getting the apartment fixed, using the cheapest of materials and didn't even want to call in a real plumber. We had to fight tooth and nail to get the repairs done. We've had to live out of boxes for the last 6 weeks with workers coming in and out... can't tell you how awesome that was since I work from home. We had wanted to speak to the landlords prior to moving in because we wanted to get confirmation that all the work that needed to be done would get done in the 3 weeks prior to our move in date. We kept getting the run around from the Broker (Lior) that the landlords were "very busy" and now we know why. To date... and after an in-person request, we do not have a fully signed lease which should been handled by the Broker. Considering Brooklyn Heights Realty's broker fee for this apartment was a non-negotiable 15% and the fact that the tenant is required to pay it, I expected at minimum, a livable apartment. The Broker promised the apartment would be in tip top shape, instead we ended up with a poorly maintained building and an apartment that is falling apart. Oh, did I mention the flooding in the back that would have flooded the apartment had it not been for my fiance's quick pail work? The least you can do Brooklyn Heights is refund our fee! read more

Let me preface this review with the fact that I hate brokers. They are almost entirely incompetent, inconsiderate, and unprofessional. Our broker, Leo (Lior), is working hard to break that notion. When we found the apartment we wanted, Leo worked to quickly get our application in and ensure no one else could get the apartment before us. After we had been approved for the apartment, Leo got us the lease and had us sign it promptly. What really set Leo apart was what he did after the lease was signed. While most brokers would consider their job done, Leo got us access to the apartment again (to take pictures, measurements, etc.) and contacted the landlord with a list of repairs to be made. He even put us in touch with the current tenant to allow us to move in early. Thank you. Leo. Job well done. read more

My wife and I just moved to Brookyln from Washington, DC, and it appears that the only thing harder than finding a good apartment in New York is finding it remotely. We only had two weekends physically in NY to find a place: a first one to narrow down neighborhood choice, and then a second to find an actual apartment. After the first weekend, we did some online scouting and contacted a number of neighborhood realtors. Dealing with most of them was a challenge, but BHRE made the whole process as easy as possible. While most of the realtors we dealt with asked us the usual "what are you looking for in an apartment" questions, they all seems to show us the same types of places, none of which felt right. Julie from BHRE, however, really listened to our input, and presented us with several places that were exactly what we were looking for. We never expected to have a surfeit of apartment choices, but that was exactly the problem we faced, thanks to Julie actually taking the time to research places that "fit" us. After dealing with a week of paper and a crazy co-op board, we finally got and moved into a perfect apartment for us. Candice was the broker for a listing I found on StreetEasy. NYC housing market being what it is, I shot her an email around 11PM shortly after the listing went up, and was pleasantly surprised to get an immediate reply. Our 9AM showing was scheduled by midnight. She was very courteous during the entire process and extremely clear on what paperwork and fees were required when. I never felt that anything was hidden from me. Despite heavy interest in the apartment, at no point did I feel like she would be giving me "spot" in line to someone else. I hope I'm not jumping the gun on this, but I need a 300th review and I can't remember the names of any of the places I've eaten at lately (or anything else for that matter). Yesterday (May 14), I saw the apartment of my dreams... it didn't matter that it was a junior one bedroom as I was completely expecting to end up in a tiny studio (and started trying to get my boyfriend used to the idea of a loft bed). Not only was the apartment in my price range, it was available for exactly the lease start date I need (which is waaaay far in advance). It has laundry, a dishwasher, exposed brick in both rooms (one has a decorative fireplace which makes up for the kitchen), 3 decent closets (my apartment now has 2 and storage is a big issue... most stuff is just on the floor in my bedroom), it allows cats, and it's $225/month less than I'm paying for an apartment that has 1 bedroom, but no laundry (I pay at least $40/month to get my laundry washed by someone else because the laundry place that's closest isn't the type of place I want to hang around in), no dishwasher (my boyfriend and I hate doing dishes!!), no charming exposed brick, and our courtyard is not shared... plus our neighbors blast their music and throw garbage on the floor of the apt building, we keep seeing roaches despite being neat and our super is good, but not good enough that he was able to fix our toilet after 2 tries. I don't know about the super in the new place, but he is live in and I won't have to worry about him seeing my cats because they're allowed. Okay, so I see the apartment of my dreams, IM it to my boyfriend (at work) who says it's great and call my mom and find out that she's looking at the same exact listing at the same time. I call it fate and make an appointment with the real estate agent (Yan Lee). Yan immediately took down all my information and we set up an appointment for today (May 15). She was a little late, but I got to have bratty french kids yell at me in Hebrew (???) and I learned a lot about NYC pests thanks to Time Out NY (Did you know that male rats will do it with other male rats if there isn't a female available?). She called the current tenants and we headed over to see the place. I'm generally an awkward person, so conversations get kind of weird with strangers, but Yan was pretty easy to talk to. I love the area (Cobble Hill, kind of on the outskirts of Brooklyn Heights), I love the building, I love the apartment (despite the funky layout) I love the surprise outdoor space and there weren't any unpleasant surprises... no bait and switch and seriously no pressure until I told her I wanted the apartment... then she went realtor (in a completely nice, nonthreatening way) and told me she needed everything asap. I called up my mom, we got everything in order, I ran to the bank for the $500 deposit. I found out I have really good credit and I'm signing the lease tomorrow (May 16). I was extremely impressed with how quick everything moved and how it wasn't quick in a frenzied, "YOU HAVE TO GET THE PAPER WORK IN NOW OR THIS APARTMENT WILL GET RENTED BY SOMEONE ELSE!" way like I've had to deal with in the past... everything was quick, but relaxed and rather than stressed out and wondering if I made the right decision, I'm excited and confident that I will have a lovely 2+ years in a lovely, quiet, apartment in a terrific neighborhood for a really decent price. Yan Lee was extremely helpful, a real great sport and just plain splendid company to have during my search for an apartment. She is positive and informative and though I'm not sure I've ever met someone who can talk quite as fast as this woman can, what comes out of her mouth is priceless information that I have taken to without doubt in mind. With little to no credit history to my name it was looking to be quite the challenge to find a landlord who would take me seriously enough to trust taking me on as a tenant. I met Yan, along with a few other looks-loos, out the front of a single bedroom rental on Clinton Street. She was friendly and professional from the get-go, giving us a tour (one at a time) of the three-story walk-up, and supplying us with endless tit-bits of information about the place as well as the surrounding area. When Yan learned of my non-existent credit history (I'm an Australian Immigrant, truth be told) she didn't blink an eye. 'Great,' she said, leading us out the door and down the street, 'I've got just the place for you.' She walked us back past her office on Montague Street and we waited momentarily for her to collect a different set of keys. The place she showed us (my current place of residence) was far bigger and far cheaper than the previous apartment and a it turned out Yan's 'character' recommendation was enough for this particular landlord to give me some slack! When she texted me about a new listing that was not yet on StreetEasy, I think she was even more excited than I was...and I was pretty excited! We viewed the apartment that same evening, per her advice as she knew it would go fast. Sure enough, she was right. Candice Vilaire entered my apartment to photograph it without permission. I think horrified, uncomfortable and pissed off sums up how I felt when I found out -- especially since she had been perfectly professional over the phone. I had no idea -- and I never would have known -- until I saw photos from the listing online. What I saw were bras and panties stuffed underneath a hastily-made bed. All my belongings -- from furniture and recycling to my laundry bag and even my body towel -- were rearranged. Then, everything was undone so that I wouldn't notice. I was happy to help Candice find a tenant. Before all this, I organized my schedule to fit in three days of viewings. I would have completely said yes to letting her photograph the apartment if she named a time. She had given me a heads up that she would eventually need to take photos -- but that's entirely different from getting consent to enter my apartment at a mutually agreed upon time. If Candice is your broker when you find the apartment, she may very well be the broker that shows the apartment when you leave. Reference our example when you give your landlord notice. A reasonable landlord isn't looking for move-out drama. It's more powerful for them to reiterate to Candice that she is not allowed to enter the apartment without your consent. (We reached out to our landlord immediately when we realized what happened and he understood our concern.) Also, reach out to the owner Sandra if something like this happens to you. Sandra got back to me within the hour after I contacted her. She listened to my concerns and reiterated that Candice should have followed any tenant instructions when taking photos or showing the apartment. If Candice had asked, I would've told her to take all the photos she wants -- just tell me when you're coming and try not to touch my intimates. UPDATE: I was surprised by Sandra's response especially because she seemed genuinely concerned when I first reached out to her at the onset. I understand that as a boss she has to defend her employee. But I wanted to make sure she was aware because if I were a business owner, I'd want to be informed if my employee was representing me in a negative light. I've interacted with several brokers in the past and most usually show common sense -- do what you need to do to rent out the apartment as long as you get permission to enter the apartment in the first place. I can't speak for what our landlord said to Sandra, but to us, he reiterated that she should not have entered the premises without permission. Sandra is correct that Candice touching and moving my things wasn't the most horrific thing ever. -- I guess it could have been worse had I been in the apartment and she walked in on me in the buff. ;) read more

Not only is she knowledgable and easy to talk to, but she's also honest and genuinely cares about her clients. We just rented an apartment through her in August 2015, and she was responsive, straightforward and, best of all, didn't put any pressure on us to move faster than we wanted. THE WORST COMPANY EVER! Called to see a commercial space and before making the appt, I wanted to make sure the space was available for my use and the broker told me "yes!" Went to see the space and loved it! Come to find out, they have not asked the owners if my business is okay. First off, why would you bring someone to look at the space if you don't get approved by the owners first? Second off, trying to speak to the president, Sandra, is the hardest and most annoying.
