I accidentally received a text from one of the agents discussing charging me for routine apartment painting (which is not allowed under NYC law) because I was 'more approachable.' While no money was ultimately taken from my deposit, I found the conduct unethical and manipulative. Renters, be cautious and know your rights.

A conversation with a rude Douglas Elliman agent
    Mitch F.

Your agent Jacob Lewis gave me a snarky & rude response when I informed him I no longer wanted to view an apartment which I mistakenly thought was a 1 bedroom. I explained that I mistakenly thought it was a 1 bedroom and that the price was way too high for a studio in that neighborhood. I was expecting a response along the lines of understanding of a simple mistake, accompanied by suggestions for other 1 bedrooms in a neighborhood that could be in my price range. Instead he said "You should probably try reading the description next time." What the ****? I replied to let him know my thoughts on his response but I also want the public to know. You know, you should always be kind to people because you really never know what they're going through. I'm going through some intense personal hardships including the death of a pet today & caretaking for my former partner who is going blind. Jacob Lewis's rudeness was not at all ok and made an already tough day just a little bit worse. Teach your agents to treat people like real humans instead of acting like a real-life twitter troll.

Wanted to write a complaint about realtor Grace Baird with Douglas Elliman. My daughter has been looking for an apartment in NYC. She got Grace the full package of documents needed immediately - and told her from the start she would be using a guarantor. Grace took all of her personal information and said she would be back to her the next day. She then totally ghosted her - no response to phone calls, emails, anything. Finally after contacting the CORPORATE office, who contacted Grace - she reached back out and said they selected another applicant without a guarantor. She still has the listing posted as active. There are many other agents out there - I do not recommend working with Grace Baird.

Screenshot of text exchange with Pete where he promised to reimburse me for my travel costs.

Prior to working with…read moreher, I was left confused, discouraged, and exasperated by the realtors representing seemingly available apartments. All were unreliable, uninformed, incompetent, and slow to respond--if they responded at all. When they did communicate, it was followed by statements that contradicted their prior remarks or comments that made it appear they had forgotten about prior conversations. They presented an endless string of convoluted and ever-changing moving targets to apply and qualify for apartments. They usually immediately responded to an initial inquiry which was typically followed by the question, "What is your maximum budget?" It seemed as if the available apartment was posted to bait one into reaching out to them. However, any subsequent response appeared dependent on the "maximum budget." That is, if yours was not the highest for which they received then they would never respond to you. On the other hand, Jordyn listened carefully to my requirements, was sensitive to my needs, and forwarded a half dozen apartment options within hours of our first conversation. All of Jordyn's options met my criteria and were better than the ones I had targeted prior to working with her. Once I identified my top choice, Jordyn walked me through the leasing and qualifying process. She metaphorically held my hand through all of the hiccups and curveballs. Jordyn was in constant contact throughout the process. She frequently responded to my texts early mornings and well into the evenings. Jordyn was fully versed in lease agreements and strategies to qualify for apartments. She explained the steps very well and repeatedly demonstrated her acumen in this field. Jordyn allayed my concerns when appropriate and kept me upbeat when I felt discouraged. She was very familiar with all the properties that she forwarded to me as well my preferred neighborhoods. Jordyn had preexisting relationships with the apartment agents which resulted in her serving as an effective liaison for me. Jordyn is extremely charismatic and confident. She pays attention to details and always follows through with her tasks and promises. She is one of the hardest working and dedicated people I have ever met. Simply put, Jordyn is AMAZING! I am skeptical that I would have found an apartment as good as the one I just leased had it not been for Jordyn. I highly recommend Jordyn!

I had terrible experiences with a handful of different Bond agents until I was completely finished with them. I know, it's tempting to keep going back because their listings are extremely attractive. It's just too bad... none of them are real. If you message them regarding a listing you've seen online, chances are it has "an application pending on it." Why? So that the agent can go "searching" for another apartment for you. They will then tell you to meet them at their office before viewing apartments, to put together a list of non-existent apartments to view. I never met with an agent in person. Why? Because every question I asked the agent, they'd dodge. They'd refuse to give out exact addresses of their apartments, would not tell you what floor the apartment is on, and why? Because they aren't real! I had an agent dodge all of my questions and then text me in a group chat with a colleague of his telling me that he'll meet me on "92nd and 2nd." Great, thanks, extremely specific, please give my number to anyone you'd like. Then, when I told them I didn't make actual arrangements with them because they hadn't answered any of my questions they'd said, "So you're canceling? We don't appreciate being monkey wrenched around. We worked hard today for you. Good luck." So, rude, douchey agents, who don't even have real listings! Save your time and energy. I made an appointment with a Broker at Bond Real Estate to view a unit for $1250 on their website…read more The agent, Brent Fleming seemed like a kind individual, I spoke to him briefly on the phone concerning the unit. He answered my questions and alleviated my concerns and was willing to schedule a viewing for the unit. Once we had settled on a time and date, he told me he would provide the address the day of, which should have been a red flag, but I told him that was fine. The day before we were to meet up, Brent sent me a flurry of emails. They were short, saying how the unit i wanted currently had an application on it. But! I could view another unit worth $1275, this one also had an application on it, however it was a weak application! And that I had to act immediately if I wanted to see it. He then proceeded to send a list of application materials needed. I was hesitant, and asked to be updated about other units similar to the $1250 unit, since it seemed to be no longer available. Brent told me that I could still view both the $1250 and $1275 units the next day. So I told him I am not interested in the $1275 that I would like to view the $1250. but Brent did not take too kindly to that and thus his true character began to show. He then began to send emails within a minute of my responses. Brent began to talk down to me and state the obvious price difference of $25 between the two units and oddly enough, how they are owned by the same landlord/super. But I explained to him how the price difference after a year is $300 and since neither of the units were rent-stabilized the price difference would increase later on. Still on his diatribe of rapid fire emails, Brent proceeded to state that I could not afford a broker, since in his mind, me not mindlessly spending money on a random apartment means I do not have any money. He proceeded to lecture me and said that if I was not willing to spend the extra $25, I clearly would not pay a broker's fee of 15% of 12 months rent. I could not understand how he would make that assumption based on me wanting to save money, so I told him to consider the needs of his clients before trying to push an apartment on them. As a response, he decided it was best to calculate the broker's fee and post it on the email since in his mind, I could not do it myself. I admit I let my anger get the better of me and decided to give him a math lesson and proved how he was wrong or misleading me with his calculations. Brent then said the math didn't matter, and reiterated how I cannot afford a broker. I wished him a good day and we parted ways (via email) Bond real estate, Brent Fleming is a jerk. Please educate him on how to handle clients. Or is this how you treat potential clients? By acting like pompous jerks that assume how much a client is willing to pay? To people looking for apartments, do not work with Brent Fleming. He will treat you like you are beneath him if you let him and attempt to trick you into a more costly unit on an unfounded ground.
