    I am writing this email to advise of my official notice to vacate Lakeside At Arbor Place…read moreApartments. My lease is set to expire on April 3rd, 2025. Attached you will find photos and a video of an incident that occurred on March 15th, 2024 not even two weeks after my lease term began. A bullet riddled through my bedroom as I was lying in bed! This bullet punctured not only the wall from the outside, but scraped the ceiling and was lodged into my bedroom closet. I could've died or been seriously injured from this incident alone. I had to speak with police, investigators, and etc before even fully settling into my new home. Fast forward to February of this year. I received an incentive award from my employer. This package was delivered to our complex locker on February 4th, 2025. To my surprise, I went to retrieve the package and it was not there. I assumed this was an error and checked each day after for a week. Still nothing! I proceeded to reach out to the leasing office in reference to this package. The property manager, Kimberly, reviewed the camera footage from inside of the package room for me. She advised that someone with a red hoodie was seen taking the package that UPS had just delivered for me. This person was not myself. Apparently they did not use any code to enter the locker. They were able to piggyback off of the door that had not yet closed from the UPS delivery driver. I was told that I would receive a follow up from this incident and that it was being forwarded to the corporate office for Lakeside At Arbor Place. The follow up never came. I went to visit the office to inquire more. Kimberly advised that they were not able to make out who the thief was, but that the merchant for my package should've been able to provide me with a refund. Why are mail carriers required to deliver packages into our locker if it is not a secure location? Why is my employer responsible for refunding or replacing an item that was meant for me and delivered to my complex facility? Not to mention, this is a gated community. The gate has been open and fully accessible to the public sporadically for several months now. Initially moving here, I made several complaints about my upstairs neighbor and excessive noise. Nothing has changed with this incident either. The newest leasing agent called me on January 29th to confirm my move out date. I advised her that I WAS NOT renewing my lease here. Nothing has changed. I will not now, or ever, live in Lakeside At Arbor Place Apartments again!

Rent was paid timely and I had no reason to stiff them on the final payment, I only wanted answers before paying. When I tried pay with the Central billing company, they had no record of my account so I gave up. Now months later they hit my credit report ruining my excellent rating. I did all of this within a day and emailed the person working on my move in I didn't hear back from them until one day before my move in date! And I called and emailed for weeks with no answer. So I had to find another place which they took care of everything within one day! I called to ask them for my $200 admin fee back since I did not move in because of no response and these people up until today have still not refunded me my money back!!! I will take it as a loss but please be careful these people are thieves! If you can find somewhere else to live I suggest you do so! Update** It is now December 2021 and these people still have not refunded me the money they owe me! Take my advice move elsewhere to more honest people who are professional and actually return phone calls emails and voicemails!

Other Tenants had mold in their closets, cabinets. They do not want to make repairs, property is going downward, and they are not upgrading it for the money. We stay on the side with the 3 bedrooms, therefore, we have no gate, and in order to access the gym, pool, or go the office we have to drive to the main side (not sure why they designed it this way). The reason that I'm giving it 2 stars is because we had a lot of issues with our apartment before we moved in that management vowed they would fix; they did not AND we still have the list with all of the issues. The maintenance here is below average - it takes them forever to fix items and Wesley Ponds apparently have a 2 day or less guarantee on certain fixtures. If they are not fixed in that time frame, you are supposed to receive a discount on your rent for the following month. That policy is a BIG joke. Lastly, for some unknown reason, they extended our lease out by 8 days and no one can say how that makes ANY SENSE!!?? They do not keep the grounds nor the trash compactor clean, and they have duck "funk" everywhere (from the pond)! Every morning there is trash on the ground, dog poop almost everywhere, and every so often the trash compactor is severely overflowing. Pros: Cheap rent Cons: Sucky maintenance, does not follow through, trash and poop everywhere, no easy access to the main office nor the amenities, and questionable procedures.

    Misti Thompson is the REGIONAL Manager here. Annie Golden is the PROPERTY Manager here…read more Misti is a bubblehead. She doesn't know her job or acts like she doesn't. She uses her staff to do her 'dirty work' for her and then report back to her. Have concerns? Illegal entries, repairs ignored ?, No water ? No heat, No air ?, Excessive Roaches ? Water Heater issues, Plumbing issues ? ... I have news for you. You can LOOK to be ignored by staff. Whether they're doing it at Misti Thompson's directive or on their own, everyone is going to be liable in the end for not fulfilling their obligations and duty to repairs and failing to make my unit uninhabitable as I resided on this joke of a property. PROPERTY manager - Annie Golden has an OBLIGATION to handle PROPERTY issues. However, all she seems to do is pass resident emails and concerns to Misti Thompson (REGIONAL Manager) who simply sweeps issues under the rug. Under this new management, residents are moving out on a REGULAR basis and I'm now one of them. Thank GOD ! They try to 'force' residents out who speak out about concerns or repairs not being made by illegally entering their units to make you feel intimidated and uncomfortable, ALLOWING heath and safety issues to persist threatening residents bodily harm. This is considered intentional negligence. This is when a resident has notified management and/or maintenance staff of a health and safety hazard and in turn office staff KNOWINGLY and INTENTIONALLY refuses to fix or repair even knowing the danger it poses to the resident. Misti Thompson is the head witch (replace the w with a b) on this property apparently getting her directive on which residents to ignore from Tonya Nickerson ( The VP over Four Point Properties who used to be a property manager here herself and was no better attitude-wise). Misti Thompson has her little 'flying bats' (Lonnie Ivey, Annie Golden) that she directs to do her dirty work for her and they just 'fly around her' and do whatever they're told even when they KNOW it's unethical. In doing so, it makes them liable and therefore accountable. The residents who are departing or being forced to leave are the ones who KNOW their rights and KNOW when those rights are being ignored or violated. They recognize a landlord who neglects to fix repairs and takes no accountability for letting things fall apart and deteriorate. They recognize a horrible landlord. The mistake that Misti Thompson and her staff fail to realize is that we're smarter than she thinks. Her staff kisses her a-- and licks her butt crack, but those of us with an educated background know the consequences that she can face when we report this property and when we do so, everyone on this property, including the VP is going to have a LOT of questions to answer and a LOT of penalties to pay along with some very harsh legal consequences. In dealing with Carrington, get cameras (for INSIDE and OUTSIDE) of your unit, get EVERYTHING in writing including their refusal of repairs and yes ---when Misti or Annie REFUSE to answer any questions or concerns that you have--and your emails go unanswered, it's a red flag of guilt. Misti was quick to not renew my lease--NOT because I was not an on time paying resident -- but because she's AFRAID of a resident who KNOWS their tenant rights and KNOWS how and who to report her to. She wants residents here who DON'T know their rights and who DON'T know how to make her and her 'flying bats' working under her face the consequences of their intentional neglect of repairs and illegal entries. I'm smarter than she is and therefore a 'threat' to her. Me leaving in no way stops nor ceases any legal action against this property nor other entities that will be notified of the legal action brought against her. Carrington Point's punishment is coming and all parties involved will be listed and called out by name in that lawsuit who failed in their respective duties and legal obligation. I'm not one of the ignorant ones and they know that. They want me gone because they know the punishment I'm going to make them face. They're afraid and they should be because I have enough evidence to take them to Court and all the years of living around dry rot, mold, water damage and structural damage that they CHOSE to ignore to answer when I brought to their attention, is NOW going to the Court where they WILL be accountable for answering the judge and the building inspectors. They won't be able to ignore THEM when they're asked some VERY pointed questions Misti Thompson and her staff make the mistake of thinking that their residents are just as stupid, ignorant and clueless as they are. Prove them wrong and show them that you KNOW how to make them face the consequences. A public record LAWSUIT hurts them more than you know because it STAYS on the record and is available for public viewing at anytime by anyone. Have low standards ? Welcome Home to Carrington Point !

I haven't been…read moreliving here for more than a week and the ceiling is falling in and actively leaking water and i was told to "wait for the ac unit to thaw out" and then they can try to repair it. The maintenance staff is unprofessional and untrained all around. Apparently this is not an emergency to them because when i called the emergency line there was no answer and when i went to the leasing office as soon as they opened today and told them about my issue they told me they would "come as soon as possible" i never saw anyone until 4 or 5 pm which a couple hours before they closed. And all the "maintenance" man did was look at the ceiling and go upstairs and never come back. The leasing office is no help like i said we were told to let our ceiling just continue to drip and break down. This doesn't seem like a place that puts their tenants safety concerns first. I'm sure if it was about money or rent being paid they'd have a faster response time. Overall though don't live here if they won't come and fix something as serious as water damage i can only imagine what else they just dont care enough to fix in a timely manner.

The live virtual tours made an impact the decision to move here. To that end, Andrew's follow up was expedient & more than helpful. The floor plans are spacious with modernized appliances, French doors leading to a deck overlooking manicured landscapes of greenery, plants & trees. The complex encompasses a diverse community with friendly, waving neighbors masks & all. The property is immaculate in boasting modern amenities - oasis pool setting with various lounging areas & fire pits, fitness, auto, & recycling centers, a nature walking trail with a few points of entry. The gated community is a five-minute drive off of I-20, & absolutely redefines luxury apartment living. All moved in & settled my relative is very pleased with their new place at Avonlea Tributary, which makes me joyful. Andrew, we thank you kindly for your overall professional, advantageous & top-notch service.

    The crime rate is incredibly high. Young ppl who live within the community are breaking into cars…read moreand have even stolen a gun. The community in general is not being cared for. There are no cameras to protect us. Rent is incredible high for these thin walls and floors. Maybe add a grass area where activities can happen, basketball court for these bored teenagers, and increase security. Maybe replace basic carpet with hardwood floors. We pay entirely too much for poor amenities and the only positive is the pool.
