If I can keep one person from renting or buying from Brubaker Culton on Florida Avenue in Hemet, I will have done my job. Walking through the door you are NEVER EVER greeted, acknowledged, treated with respect. You get nothing but a rude glare from the old guy behind the counter, AND THAT'S ONLY AFTER YOU'VE STOOD THERE FOR 60 SECONDS... I rented a unit in Sierra Dawn from Teresa They were thrilled to have me, I checked every box they needed, excellent references, tons of savings, I signed for a year, and yet, once I signed the paperwork they went out of their way to TREAT ME LIKE DIRT. Their handyman, and I would never ever use the word maintenance man, messed up everything he was requested to do. Replaced dripping faucet, a trip to the store he brought back the wrong faucet even after having his hands on the original. He replaced a stove top that started a fire and put a hole in my pan. Instead of finding a short, he just blocked things off and turn them off. he said many times there was electricity someplace when there wasn't, even giving the Cable Guy grief. I requested a front porch light that automatically motioned and the one he put up never worked. They replaced it with a cheap ass thing that has a separate button to turn it on and off, defeating the purpose... They told me they would not be able to give me a second year, that I would get month to month. When I tried to get a roommate, WHICH THEY WERE AWARE OF, she told him I was out of there in 3 months. THEY NEVER TOLD ME THAT. I left the place in much better condition than I had gotten it, including turning the front porch room into a usable room. It was gross and mildewed before, literally UNINHABITABLE. I took months to pull up the nasty crap carpet and I painted the floor and made it a usable space. And yet they charged me for a broken window THAT WAS BROKEN BEFORE I MOVED IN. They charged me the $300 to clean the carpet when it was nothing more than simple wear. I could have rented a cleaner for $70 and done it myself... BUT THEY SHOULD NOT CHARGE FOR STANDARD WEAR EVER. This is just the tip of this iceberg. DO NOT BE FOOLED BY THIS SORRY EXCUSE FOR A BUSINESS. THEY WILL RIP YOU OFF EVERY WAY THEY CAN. I've been out of there for 3 months and they have yet to rent the place. Slow and delay after delay. When they needed something I answered right away and sent them everything they needed. But when I need something they put me on long holds. Don't respond to emails etc. When I asked about why escrow was delayed for the 3rd time I get a snotty response from Ashley and hung up on. They lost my voided check for the wire...just unprofessional and not a great experience. Realtor David Treadwell works for the same company and also not good... Sellers beware! I recently had a negative experience with a sales agent employed by this real estate agency. He was funny and nice at first but, shortly after the listing posted, he began to dislike me apparently. Even worse, he failed to do a decent job. I wanted to sell a vacant Hemet rental property AS-IS with no repairs or cosmetic changes -- an older (1969) mobile home on its own lot, an obvious fixer-upper, if fixing was even possible. Since I live 105 miles from Hemet, my agent and I didn't meet, but we communicated via phone, text and email. Maybe our personalities clashed. Maybe he was stressed by my tendency to ask questions about details in the documents. Maybe I offended with my lack of blind trust. He became defensive when I asked for information or clarification, as if I was attacking him personally. He sent me angry emails, and I reciprocated. Aside from our stressful exchanges, my agent presented me with two offers quickly -- a week after the 60-day listing began. The second offer was from an investor who outbid the first buyer. Actually, the offers were emailed to me by my agent's son (same office), who was acting as my substitute agent while his Dad was recovering from knee surgery; and, by the way, I later learned that my agent's son was a dual agent: also acting as the buying agent for the investor, who was the broker's son. It's a bit circular. I wasn't informed about all the connections until I noticed in an online search that the agency and investor had the same address. Per both my agents' recommendations, I accepted the investor's offer. Near the end of the 20-day escrow, my agent called to say that the investor had suddenly found some problem (unnamed) and wanted me to lower my price by $15K (17%). When I asked him what was found, he responded, "I have no idea." After I balked at this development, my agent urged me to make a counteroffer. Following some further discussion on the phone, I said goodnight and heard him say, "What an idiot!" as we were hanging up. I responded with "You're an idiot!" and disconnected. He sent a text and email denying that the 'idiot' comment was meant for me; he said he was calling his nurse an idiot instead of me (what kind of idiot insults his nurse?). We never spoke again. I ignored his subsequent emails advising me to make a counteroffer. In a few days I received a document to sign for cancellation of the deal and return of the buyer's deposit. Thanks to the rules allowing home buyers to have inspections and negotiations during escrow (presumably meant to protect unsavvy home buyers from hidden defects), professional buyers/investors can use the opportunity afforded by those rules to attempt to force a price reduction during escrow, at a time when sellers are likely to concede to demands rather than toss the sale and start over. It's so easy too, for a savvy buyer. It apparently only requires mentioning problems and naming a figure. I wasn't given any documentation or explanation. My agent had no problem with it; apparently did not question it. He simply urged me to make a counteroffer to save the deal. No way! After that, I felt totally alienated from my agent and the agency, and wanted out of the remaining weeks of the listing contract. Eventually, I was referred to the broker's executive assistant, who was empathetic and helpful (what a welcome change!), and I ended up forming an agreement with the agency. Before I end this, here's another way my agent gave me the proverbial finger: He explained at the time of the listing that I would be paying 6% commission which would be split 50/50 if there was a buying agent. However, when the escrow papers arrived for me to sign, I was stunned to see that I was actually paying 9% commission -- 6% to my agent and 3% to his son, the dual agent. It was a moot issue because the transaction crashed, but it was a shock anyway. That's about it. Since I refused to work again with either of my former agents, a new agent was assigned to me. My stipulations were that I would not sell to any buyer associated with either the agency or its in-house investor, and the buyer should agree to forego negotiations during escrow (instead, they should inspect to their heart's content before making an offer). This was a great learning experience. I believe that all owners selling property which is admittedly neglected and in poor condition should be forewarned that simply labeling the sale "AS-IS" is meaningless when it comes to preventing repair demands from buyers during escrow. I was not forewarned. My property is now happily sold to a different investor. I can't say the agency let me down (my new agent was really great), but my first agent certainly did. From my viewpoint, his worst mistake was favoring his friend the investor over his client. (Did I mention the buyer/investor was the son of my agent's boss, the broker?) Where to start? There was a place advertised for rent. I filled out the application and information required. Income is high, excellent credit. Clean back ground. Non smoker, the perfect candidate for the ghe tto apartment that was advertised. Mind you I didn't pick this place as a 1st pick, it was just another option for me. There is a no pet policy so I knew filling it out that this was part of the requirements. I get called less than a week later for the id i ot receptionist to transfer me to someone who transferred me to someone else. Mind you, they called me. I was confused as to what was going on, when I was the one that was called? I talked to some miserable, imp otent, ignor amous that transferred me back to the wen ch . Only to be talked cra p to . ???She went on and on about my having a pet and how they had a no pet policy. What was I gonna do with it? I answered truthfully, I would be giving it to my sibling. She went on nagg ing and nagg ing about the pet. Long story short, she had already ran my credit, it was a hard inquiry, and had rejected me for this rental. No explanation other than her being a we nch and ranting off on me. It's clear she needs to get la id. The point is, customer service is atrocious, DO NOT APPLY for their rentals, because they will hit your credit with a hard inquiry and take your application fee for fun. Don't they do this at all rental places might be the question you ask? Well they do. However, they don't call to berate you and treat you like you stuck a finger up their b u tt. I dealt with this unethical lawyer called Donnely... Why did they refuse to give a reference? Why the are the bottom of the pit and I mean pit. Vivian Aries an agent for Brubaker Culton in Hemet, ca was trying to sell my wife and I a home in the area. we were visiting from San Diego. I communicated with Vivian for around 6 months total in email, phone, and in person. Vivian knows everything that go's on in this area from real estate to crime story's and is a knowledgeable expert in Hemet. We are not from here, and we trusted her. She even told us a story of a Son on crack that killed his patents in there home, and said the home was for sale, but I dont think you want to see it. and we said your right, no thanks. In April 2015 Vivian had a house she wanted us to see at: 2841 W Fruitvale Ave, Hemet, CA 92545 a fixer for $121,900. The 3 of us looked at the house and spent a good 30 minutes there the first time, and again a second time. we liked the house and made an offer. One thing that we could not not figure out were these large white chemical stains in the garage on the left side of the garage floor. Looked like white acid cleaner, My wife and I just could not figure it out, but Vivian wanted to focus on other areas. To make a long story short a loan officer that is and expert in this area as well, Darrell Giannone (Platinum Home Mortgage Corporation) wanted us to get away from this house and into another one. He and Vivian work together often. The other house was more money. After some time I became disappointed that we were not getting this house, and we just gave up and canceled the idea of buying for a while. Just recently 1 year later I was wondering how much the house at 2841 W Fruitvale Ave, Hemet sold for, so I google searched the address. I started finding police reports, News video from NBC Los Angeles and info on the people that lived there before we looked at the house. We were surprised to see the house on NBC news television and learned that this was a big top story in this area for a while. I act as a independent contractor and as such I conduct myself with the highest standards. I do not have any authority over Escrow employees or others within the brokerage. My client's interests are my primary concern. Real estate escrows can be fast but they can also be subject to unforeseen delays, we always try our best to mitigate the common issues and resolve issues as they arise. We have been renting our property for 10 years, and Brubaker took over in 2015 and it has been a nightmare ever since. Besides the rent increases, the harrassment over every little thing, the attitudes from whoever we talk to, they make us feel lime an inconvenience to them. The owner of the property gave us his personal number along with their contact information when the switch was happening in 2015. He said this is who we will be working with and if there are any questions, issues etc, give them a call or feel free to contact him (the owner) at any time. Seemed like a super nice guy! Never called always went through Brubaker until I finally felt like brubaker was trying to force us out of the property so they can hike rent up. I contacted the owner, then got a nasty call from brubaker scolding me about contacting owner and telling me to never do that again that is why he goes through them so he doesnt have to "deal with us", have not contacted owner again. We are good tenants, pay on time, take care of property, and love our home. Been there 10 years if that says anything. But they treat us like garbage. Run for the hills if Brubaker Culton is anywhere on the paperwork!!!! The harrasment, how they conduct their home walk throughs, their intimidation tactics i feel is illegal somehow, i just havent been able to prove it but once i figure out how to catch them small claims court here i come!!! read more

Moving the the area to care for my ailing grandmother & father. I see one of your properties that is very close to both family members and absolutely stunning perfect for my little family that will be new to the are. I get an email via auto response saying I need to complete an application, pay a fee of $42 per person and provide all documentation PRIOR to being able to see the home. Being in property management over 5 years I found this to be VERY different than anything I had ever known. This afternoon I called just to clarify, the women I spoke to was VERY RUDE! Being that I was very interested in the property and the pictures are perfect, I asked what would happened if we completed application and but changed our mind after seeing the actually property for any reason(ex: neighborhood isn't the right fit, home isn't as charming in real life, etc.). The woman over the phone told me, "the only way you'll be refunded the fee is if WE CHOOSE NOT TO move forward with your application" I was confused by this to say the least, I worked for the top property management company in Orange County and NEVER was business conducted this way or in the incredibly rude tone she used. The woman ended the conversation by saying I should "find another property management company to work with because it doesn't sound like this one is a good fit". To say that I was shocked and appalled by these statements is an understatement. Further more, the company is violating Fair Housing laws by this practice of ONLY ALLOWING people they approve and that qualify to see the property. You are essentially discriminating based on status, I have no problem what so ever paying an application fee. Even one larger than the standard because that's how beautiful I thought the home was but to tell me that I have to pay $42 per adult and provide ALL DOCUMENTATION JUST TO PREVIEW the property is very extreme. I have been in customer service and sales for some of the top luxury brands in the nation, we would never treat our clients the way your business has treated me today. We have been renting a property here in Hemet since 2013. When we first moved in there was a different realty company managing the property, unfortunately 3 years after moving in the owner of the property advised us they were switching to Brubaker Culton. Since then, we feel like we are an inconvenience to them. The 2 different property managers that have handled our property have been rude, condescending, and make us feel like we are not wanted at the property. We have never had any problems with the previous management company. Since they took over, it has been nothing but head aches. Our current property manager, Gina, is awful. When we start looking to buy a house, we will 100% not use this company. They are the worst. Considering we aren't late for rent payments, keep the property clean and nice and have been here for over 7 years now....they would be more appreciative of having good, reliable tenants. Worst customer service EVER. I have currently been looking for a rental property in or near Hemet. I had seen several that are offered by this company. When I call office, no one answers. An email about property will get you an auto response to go online. I had two simple questions to see if any of the properties were worth me applying as I have a dog and a son who I need to know can live there also. No response. Went into the office and they say I have to apply just to get an answer. Supposedly they only want serious people. The application fee is $42 per person, the highest anywhere. I explained about my situation and they still refuse to give me answers. They couldn't even give a definitive answer about my application fee being refunded if the houses I was interested in could not accommodate my needs. Every place else I have looked was more than happy to answer these same questions and more. They say that is why the stand above the rest. I say this puts them at the bottom of the heap. No wonder their properties stay vacant or unsold for so long. My advice is to get your higher than everyone attitude gone and learn the real meaning of customer service. It took 13 months to sell the house it was the most stressful time of my life and through it all Matt Mc Pherson was there to reassure me it would sell he had to deal with the banks demands and constant paper work ,buyers backing out .I never saw anyone work harder to sell a house or get a job done .
