Absolutely one of the best places to live in Indianapolis. For the price, the location to broad ripple, living right on the monon, you can't beat it. I lived in monon place 2. Cons in my experience: I will say the website deterred me from living here until my friend recommended. The website is set up in a very confusing way for this management group owning so many properties. You really have to tour to understand the different properties. They also had me sign a lease for a different floor plan than what I ended up getting, but I didn't care that much and still got a great unit. Another con of living here is they send all packages to the mail room, which can be far and sometimes doesn't work. I have to say the floors in monon 2 are extremely creaky for it being so new. Something must have gone wrong in the building phase because I truly believe if I lived here for 10 years my ceiling might fall through. Pros: They close the pool for the season based on weather so it normally stays open through September. They end the season with a dog pool party since they're draining the pool anyways. Maintenance is quick and kind. Bike garage is convenient and cheap. Views are just gorgeous. Especially the courtyard in monon 2 in the summer. Huge balcony in 1 bedroom layout. I personally wouldn't want to be on the main floor though since they aren't as private. Proximity to broad ripple is amazing for nights and days out with friends to bars, workout classes, coffee shop runs, late night ice cream, grabbing dinner, walking home from the grocery store Fresh Thyme. read more

I tried going through the application process with this property and it was a disaster. I'm moving from out of state so those in state may have a better experience. But, I applied for a unit online based on the pictures on the wesbite only to find out after applying that the floorplan and square footage pictured did not match the actual unit I was applying for. Additionally, I had to really dig through the website to try to find an image of the unit floorplan I'd be in and found only one image of a carpeted unit - which it turns out my unit was, and this was something I didn't want. I also tried to email the property through the email form online and never received a response. I had to initiate contact myself throughout the process, which isn't awful but just demonstrates their poor customer service. You would think they would be proactive about contacting potential tenants but this wasn't the case at all. Additionally, I told them I had a doctor's letter for my ESA pet, but it wouldn't be available until 2 weeks after move in due to the speed at which my doctor's office functions. I offered to pay the fees up front and get refunded once the letter arrived, and this was declined. They told me I had to pay the fees and it would not be refunded and they would not wait to process the fees until I gave them my letter- no customer service in allowing that buffer period to produce the letter (the other complexes I talked to were happy to accommodate this request). Brittany called me after withdrawing my application (the one and only time the property ever initiated contact with me) and said she was very friendly to me on our tour - I had to remind her that I, in fact, had never toured the complex. Overall, Brittany was friendly but the complex is clearly a mess. They told me my application fees would not be refunded due to me being approved for the unit - even though what I applied for and what was advertised was in fact not what was being offered to me. What a disaster, and I'm very thankful they showed their true colors in responsiveness and customer service before I moved in. There are many other complexes in the area that are much more friendly to an out of state mover and actually know how to communicate. read more

They use the rent price-fixing software that's under investigation by the DOJ. As a result, I was paying $600 more than my neighbor when we had essentially the same unit. Don't rent here until they commit to setting rent levels fairly. I have lived at Monon Place II for the past three years. The apartment is sized well, the exterior is nice, and the location near bars, restaurants, and the Monon Trail is good. That being said, there are significant issues that future renters need to be aware of before they sign any legal contract with this office or spend any hard-earned money. All three years I have lived here, there have been vehicle break-ins and no effort on management's behalf to resolve them. I had furniture stolen from my patio a month ago. I contacted the courtesy officer and management office to notify them, just so they knew in case of more thefts. After this happened, I was made aware by two of my friends who live here that they also had their cars broken into and robbed. Two weeks ago, the rest of my patio furniture went missing in broad daylight. I was also made aware last weekend that someone's car was hotwired and stolen. I spoke with management about this, as the lack of effort on their part is concerning for a place where a studio apartment that opens up to the parking lot costs more than $1,500. I asked them why we have no security cameras on the property because the police informed me that they asked the office to install them. I was told that "it would be expensive", which is very interesting considering the office renovation that just took place (a beautiful office that did not need renovation; it is pictured in the "photos" section posted by the company). They also told me that they would have to pay if liable for events on their property and that they do not want to have to compensate tenants if found liable (which is an insane thing to openly admit to). I am also a pet owner. I am happy to pay pet rent as I understand our furry friends can cause property damage. Recently, we all received notification that they updated their pet policy (in the middle of everyone's contracts) and that we had to pay to register our pets on a new website even though they were already registered with the landlord. Upon Googling this "website", I found that it is a free software application for landlords to use "to increase their pet revenue", meaning it is purely to collect more money outside the confines of a lease contract. I contacted the office to inform them that I was happy to pay what I agreed to in my lease, but that this payment steps outside what I legally agreed to. They told me to pay it or they would issue a fine on my next month's payment portal. Last summer, a rotting pile of garbage (multiple dumpsters worth) sat outside for over a week in the July heat because there was an issue with the trash collection service. They still made us pay for trash collection that month. Every person I know here has a maintenance issue they are waiting on service for. The office has recently had a large staff turnover in their maintenance department and while I am a Midwesterner at heart and more than happy to be patient, it has been months. It would be nice if they would at least not charge us maintenance submetering for sinks and refrigerators that leak, lights that go out but require custom lightbulbs, bug infestations, microwaves that don't work, etc., but they do. I would also like to point out that they kicked several people out of their homes at the end of their lease to "fully renovate", just to move new people into the same places with a raised price and no visible renovations. For a studio apartment, I pay as much as my neighbor with a one-bedroom that is twice the size. They raised my rent by an exorbitant amount last year after I had many conversations with them about how I could not take a one-bedroom as I am a student and cannot afford the rent increase. They responded by raising my rent to beyond what that one-bedroom would cost me. Lastly, they use rent-fixing software that is under investigation by the federal government for being deeply unfair to renters. I believe there is another post about this that has a link to more reporting on that issue. I hate to be a vigilante on the internet but I have exhausted all other options. This office will do anything to make a dollar even if it involves seriously harming the people that live here. I am deeply disappointed. read more

Lived there for two years. The kept jacking up rent on me significantly so I moved. When I moved out they charged me for things that were wrong before I moved in and told me I owed them $160. They refused to send me my move in inspection sheet but threatened to send it to collections if I didn't pay. Great location and amenities but Buckingham sucks. read more

A W F U L service! I do not even live in this apartment complex, but I can confirm that whomever has lived here and complained about the management staff is validated. I had two separate packages get delivered to their mailroom and both times I was told by a staff member named David that he would not go check for my mail when asked and that a weekly audit would have to be conducted. When I asked when that would be done, he would not give an answer and was pretty rude. I am pretty disappointed in the laziness and lack of care by this particular staff member and would encourage a supervisor to consider evaluating this reoccurring issue! read more

My roommate and I moved in August 2020 into Monon Place II. On the surface, this complex looks speculator (fair rate, clean amenities, and great location). However, the management at this facility is some of most unprofessional people I have ever interacted with in my entire life. I have two incidents that I will elaborate to help justify what I mean by this. In both incidents, my point of contact has been Ms. Renae Hamilton. I believe she is the property manager of the apartment complex. The first incident was that our power had gone out for an extended period of time. Both my roommate and I had been gone for the weekend. I returned first and found that our power was completely off. It appeared that the rest of the complex had power. No big deal. I called 24/7 maintenance and they came to address the issue. It appeared that our individual unit had a fuse burst which caused us to lose power all weekend. All the food in our ridge was completely ruined. I reached out to Ms. Hamilton to see if we could receive some sort of compensation for the loss of food. Hamilton relied with, "We do not do that here." I didn't really fight it to hard and moved on with the rest of my day. You would think that an apartment complex would help their tenants with some sort of compensation for an issue that was clearly the complex's fault, but Ms. Hamilton provided absolutely nothing. I saw it as that it did not affect her directly, so it was not her problem. The second incident was while we were moving out. Three weeks later, after we had moved out, we received a bill with outstanding charges from the complex. To my knowledge, we did not owe anything else. I was wrong. I opened the bill to find that we had racked up a bill of $891. This bill includes charges such as $75 for box removal and $600 to replace the front door. I dug a little bit deeper. Looks like we left a few items in the apartment. Nothing major. A few small boxes. Ms. Hamilton thought it was necessary to charge us $75 for a task that would take someone 5 minutes to pick up and place in the garbage. I get it. We should have not left the boxes in the apartment in the first place, but I am warning people in the future that this complex has no idea ringing their tenants up for fees that seem rather minuscule. As for the door, it was beaten up as we were moving out. I was not disputing that the door needed replaced. I just wanted to see an invoice for the door company. That is all. Just some sort of proof that door was going to be $600 to replace. $600 to two $25 year olds is a lot of money. I requested the invoice originally on June 22nd. I never heard back and followed up again on July 7th. Never heard back again and followed up again on July 14th. I figured that she was just working on it. Nope. My roommate and I received an email today from a debt collection agency about our outstanding debt. Not only were they threatening to file a report on our credit but we had also accrued interest from not paying that amount originally. All I was asking for was an invoice on the door. I never got anything back from Ms. Hamilton. I asked three times and got nothing. What kind of customer service is that? I then called Ms. Hamilton's office to inquire why she never got back to my. Her assistant answered. I asked to speak to the manager of the facility. The assistant put me on hold. She came back and then told me that Ms. Hamilton was extremely busy and would call me back. I then asked the assistant where Ms. Hamilton had been over the course of the last month, as I had been trying to get ahold of her. Her assistant claimed that she had been on vacation. For a month? No way. All I wanted was to see an invoice on the door. They gave me nothing over the course of a month. I went ahead and paid the amount. I just want to warn future prospects that on the surface level this complex appears great. The management, including Ms. Hamilton, does not care about you or anyone else. They are there to collect a paycheck and fill rooms. Think very hard before pursuing this place. It's not worth the headaches that will come down the road. read more

Property management groups and the lazy, greedy, and rude people that typically work for them irk me enough as is, but this place has done a phenomenal job of proving to me that they're even worse than I thought was even possible. First of all, I pay $1590 for a one bedroom apartment that isn't even remotely worth that amount. Secondly, I'm not resigning primarily due to them thinking their cheaply made and pathetic apartment is worth a $300 monthly rent rate increase. Secondly, every employee I have interacted with acts like I am stupid and below them while they're the ones too lazy to do their job and too stupid to even have a remotely good work ethic. I have had several issues the past year of living here. From moving in and finding things broken prior to even living here (shelves, garbage disposal, etc.) to being blatantly ignored while having my AC broken during the hottest time of the year. Additionally, the most help that the maintenance crew cares to offer regarding my broken AC is that having my blinds open makes my place hotter. First of all, as a remote worker I am not about to work in the dark especially per the advice of a lazy employee. Secondly, it shouldn't matter if my blinds are open or not considering that doesn't change the fact that my AC is broke. Thirdly, if the temperature of an apartment is that deeply affected by natural sunlight, the property management group has no justifiable cause to charge the ridiculous rent rates that they do since that implies their properties are built worse than a cardboard box on the side of the road. With all this being said, my best piece of advice is to avoid living here at all costs, and if you have to find an apartment to live in confirm that they aren't a HUD entity or looking to be one. read more

The management is terrible. I have had my air conditioning go out twice in the two months I have lived here and nobody will come and fix it. I even called their emergency line several times and nothing happened. Management is completely disorganized and won't help you fix whatever maintenance issue you are having. I have been going without A/C for a week now and nothing has been done. I have never lived anywhere where it has not been a priority to fix somebody's air conditioning in the middle of summer. read more

I was excited to looked at these apartments because they seemed awesome. I called on Thursday to set up an appointment and was told the apartment was 765 and on the third floor. I gave them my contact info. I went in today (Saturday) to take a look at the apartment. I was told on the phone I wouldn't be able to see the exact unit, but they would have pictures to show me. This was fine because the pictures looked awesome and I wanted to get a sense of the area a little better. Now the website lists washer/dryers as an apartment amenity and the pictures are of all the newly remodeled units and none of the old ones. The pictures show hardwood or laminate floors and it looks bright and spacious. I got to my appointment today and was told the rent was actually 10 dollars more expensive because their rates fluctuate daily. There was no mention of this on the phone call. I expect apartments to run deals, but a 10 dollar increase seems really silly. I figured I would try and negotiate the previous rate once I looked at the pictures. However, the pictures for the unit were NOTHING like what is on the website. The unit they showed me the pictures of was, quite honestly, a pile of garbage. It was fully carpeted and looked grim. They also said the unit didn't include a washer dryer and to add one it would be an additional 55 dollars a month and they would put it in one of the bedroom closets, leaving you with one tiny closet in your bedroom. They said the unit in question was also on the second floor, not the third, which is not something I was interested in. In all, I was super disappointed and upset I wasted my time. read more

The place seems like it would be adorable and its in a great location. I wish I would have read the reviews before I signed on here. The charm of the model home and the location is not enough to justify living here. The model you will see before you are assigned your apartment looks great. The back patios on all the rest of the apartments and town homes are falling apart, the fences lean at odd angles and their will be a ton of plant debris. Any maintenance request will take at least 2 weeks and they will constantly forget that you even made a request. If you assure the office that you did, they will tell you that there is no way they could have lost it because they have "such a good organizational system for requests." The drains in all sinks and tubs wont drain, even after being "fixed" (again 2-3 weeks after requesting that they be fixed. Our windows are constantly coming off track making it so they will not stay open or will not close all the way depending on what you were trying to do increasing your heating and cooling costs. Oh and the pool, only open 9-6 monday thru friday and 9-5 on saturday. Closed Sundays and all holidays. Basically, if you have a normal job you cannot use it. In summary: - Rude office people - Maintenance takes forever - Pool has unusable hours - Houses and apartments are falling apart from age and improper care read more

This was the worst apartment complex I've ever lived in. Property manager, staff, and corporate were all extremely rude. All this company wants is your money and write loop holes into your lease so that they can charge you extra at every turn. Do NOT sign a lease here. They will try to screw you out of as much money as possible. We called 5 months before our lease end date requesting a Notice to Vacate form that we never received. Therefore, a week before moving out we were notified we would be charged two months extra rent at a much higher rate, processed damage fees that were bogus, and kept from the deposit we put down. Please please do not sign a lease here if you want to have a pleasant housing experience. Incredibly upset with how the situation was held. We filed a complaint with corporate and never heard back. We had to call again twice before we could even reach anyone. Staff will only document information that they wish to keep and discard maintenance requests or other communication to ensure they control the narrative. Again, let me be clear, they do not care about their tenets whatsoever. You are simply a dollar sign to them. DO NOT LIVE HERE! read more

There are a few frustrations that I do think are important to share with people who are considering moving into Monon Place. First of all, these apartments give their residents absolutely no grace period should you pay rent one day late, even if it accidental. Not only do they offer no first time forgiveness, they charge 100 dollars for this late fee. Absolutely uncalled for & terrible customer service. I have lived in these apartments for close to 2 years and forgot to hit confirm on their online system. Upon noticing, I called and admitted my mistake and asked for their understanding. Instead, I was told that I still have to pay the 100 dollars when I had shown with fidelity that I would get my payments in on time for close to 2 years. In addition to charging ridiculous late fees, Monon Place will implement ridiculous changes and will not respond to concerns that are being made regarding their changes. For example, they recently have taken everyone's personal mailbox and moved this to be in a central location where their residents now have to walk or drive across the complex to get their mail. This change would not be a big deal had I not lived for two years with a mailbox outside my front door. More upsetting, they have taken away the common place dumpsters and are asking their residents to walk with their trash, in the middle of winter when it is icy and dark, after a shooting, across the complex to place this in a compactor. It now is taking many residents 5 plus minutes to simply walk to the trash compactor to throw away their trash. In summary, Monon place is a money hungry company who lacks the ability to think through how their business decisions affect the people who reside in their complex. Concerns regarding living situations are very rarely considered. It is clear that Monon place will take and take from their residents but very rarely put any effort into making their residents feel valued. Until Monon place decides that they would like to help their residents live with convenience and hospitality, the lack of compassion shown towards their residents is reason enough to stay away at this time. read more

My problem with Monon Place is purely financial. This year they switched the utilities so that you have to pay Monon, who then pays the utility company. This was all so that they could charge you a $100 late fee if you paid a day late. Utility companies typically only charge a very small late fee and let it go. Monon, however, writes in a tiny font on their newsletters about big changes such as this, and then when you get the late fee, say in a frightening letter you will be evicted within 5 days if you do not pay immediately. So there's that. My lease is almost up and for months I have gotten newsletters that say big and boldly at the top: "Want to Renew Your Lease? Tell us by this day" etc. However, also in small letters on these is the fact that regardless of when your lease ends, they will only let you out of the lease 60 days after you sign a paper saying you're not coming back. Makes no sense. My lease ends July 4th, so I thought I would only be paying for June's rent and a couple days. However, now I will be paying for June AND July's entire month because I did not see their tiny font saying that regardless of lease dates, you will be paying. They even made the mistake of saying in this newsletter, "We want to ensure you are stuck paying for something if you're planning to move out." They meant to say NOT stuck paying for something, but I think it was a true Freudian slip because this apartment complex absolutely loves to get people's money with tiny details and mistakes such as this. Please do not move here. It is the worst apartment I've ever lived in and I want people to know not to move here, regardless of the great location. read more

Well!!! Some of my neighbors are apparently super difficult or I'm looking at the Yelp page of a different complex at this same address. My boyfriend and I have been living in the new buildings since July and have had a wonderful experience. The building, courtyard area, and the apartment itself look just beautiful! Everything has worked in our apartment except the dishwasher, which leaked the first time we did a big load of dishes. I called maintenance and we had a brand new dishwasher delivered and installed the next day. The staff have all been very helpful and friendly to me, although I will admit there has been some confusion with the mail since they're switching systems, but it hasn't been that big of a problem. The curtesy officer for the complex has also been great. Being short, young, and sometimes coming in very late, I feel safe walking to my apartment because I know that the lots are being watched. The only reasons I didn't give this place a 5 are the parking situation and the neighbors. Parking just sucks. Get there early or park at the front of the complex. The neighbors, unfortunately, have also been a disappoint. Few people wave or nod when you pass in the stairs, no one talks to you, and saying hello from your balcony to a neighbor 10 feet away on his/her balcony is not cool apparently. Some people throw really loud parties (the first three consecutive weekends it went on past 4am) and play bad music outside their apartments, which also sucks, but I think some people have complained. read more
