I was sleeping because I worked nights and they entered the apartment I was renting without warning of any kind and told me they had to right to do so. From start to finish, this company has been nothing but disrespectful and unprofessional. I spoke with Shadow, who was extremely rude and unprofessional -- honestly, she should not even be working in this position. We're not the only ones who have dealt with this either. Multiple neighbors have shared similar experiences: one neighbor across the street, who had just lost her father, was met with no compassion and only more disrespect. Another neighbor struggled to simply get a second key and was treated the same way. The issues don't stop there: * Rent started at $1,425 and increased to $1,585, while other neighbors paid different amounts for the same type of home. There's no consistency or fairness. * Homes are cheaply built -- things constantly fall apart. * Maintenance is a nightmare. They show up without notice, never communicate, and if you miss them, you won't hear back. My husband even took a full day off work once, and no one ever showed up. * Lawn care was supposed to be $20/month per the lease, but they charged $40 for the past year. They even switched lawn care companies mid-lease without notice. * The move-out checklist is 4 pages long and completely unreasonable. They expect walls to be washed, no nail holes ever allowed (so you can't make it a home), and every tiny detail to be "perfect" just to get your own deposit back. * They even tried to charge us October rent when we are moving out at the end of September. The lease agreement doesn't explain this clearly, and their communication is non-existent. The conversation I had with Shadow felt more like an interrogation. She accused me of living there when I wasn't even on the lease -- my husband and I didn't live together until we bought our home. Instead of taking responsibility for her own behavior, she was more concerned about whether I was going to leave a review. In short, my husband has had more issues renting here than anywhere else before. The staff -- especially Shadow -- are disrespectful and impossible to deal with. Between the inconsistent rent prices, lack of communication, poor maintenance, and outrageous move-out expectations, this is by far the worst place to rent from. We have had 10 properties listed with Harmon Property Management since they've been in business,…read moreover 8 years ago. From the owner side, they are amazing to work with! HPM collects the rent, takes care of maintenance issues quickly and always with the tenant in mind, as well as our bottom line. They provide screening for new applicants and basically take care of everything. We no longer live in Kansas, so it's great to have a property management service that we can trust absolutely. We get photos and a video walkthrough when tenants move out and before they move in, in case we'd like to review the property condition. HPM does repair and service for a very reasonable cost and the work is always top notch. With multiple properties occasionally we run across a tenant who may be out of balance and expect HPM to come change a lightbulb or something ridiculous like that, but HPM always handles these situations with compassion and grace but firmness when needed. Alyce, Matt and the team are wonderful to both tenants and owners. I have recommended HPM to my friends that are property owners and doing their own "landlording" and I recommend them to you. The best real estate decision I ever made was buying investment properties. The second best was getting myself out of the landlord business and hiring Harmon Property Management to do it for me.
