HPM collects the rent, takes care of maintenance issues quickly and always with the tenant in mind, as well as our bottom line. They provide screening for new applicants and basically take care of everything. We no longer live in Kansas, so it's great to have a property management service that we can trust absolutely. We get photos and a video walkthrough when tenants move out and before they move in, in case we'd like to review the property condition. HPM does repair and service for a very reasonable cost and the work is always top notch. With multiple properties occasionally we run across a tenant who may be out of balance and expect HPM to come change a lightbulb or something ridiculous like that, but HPM always handles these situations with compassion and grace but firmness when needed. Alyce, Matt and the team are wonderful to both tenants and owners. I have recommended HPM to my friends that are property owners and doing their own "landlording" and I recommend them to you. The best real estate decision I ever made was buying investment properties. The second best was getting myself out of the landlord business and hiring Harmon Property Management to do it for me.

Their main maintenance guy, Michael, is top-notch -- his experience and quality of work are unbeatable. Repairs and maintenance are fast, efficient, and done right the first time. Unsafe, Uninhabitable Apartment - False Claims and No Accountability…read moreMy daughter rented from Point Guard Management, and this has been an extremely frustrating and distressing experience. Her apartment flooded, and maintenance cut several large holes in the ceiling trying to find the source of the leak -- exposing dripping HVAC pipes and clear evidence of old water damage that had been patched before. We had to come in to help her because no maintenance staff were on-site, and as a graduate student working full-time, she simply doesn't have the time or capacity to manage this kind of serious problem on her own. The unit is uninhabitable, with wet walls, open ceilings, and visible water damage, yet Point Guard Management has not provided any temporary housing or assistance. Instead of addressing the issue, they fabricated information in writing, claiming that "the leak was resolved" -- even though no repairs have been made and the apartment remains unsafe. We are now in the process of terminating the lease because it is clear the property does not meet basic habitability or safety standards. Not being on-site to manage a serious flood is one thing, but making up information and pretending the issue is fixed is completely unacceptable and unethical. This company has shown no urgency, accountability, or transparency throughout this process. If you are considering renting from them, please document everything, take photos, and read all reviews carefully -- the lack of honesty and responsibility here is alarming.

My A/C unit went out in my apartment in the month of August making it easily 90 degrees in the living space and no maintenance team ever came to repair it. Also a faulty light in the parking lot fell and damaged my vehicle window, after providing photos and evidence there was no communication with any representative of the company. Finally after months of being ignored I had to take legal action against them. They should rename themselves Piss Poor Management because that is what they truly provide.

I…read morecontacted Mr. Gilstrap regarding harassment, discrimination and unacceptable living conditions at this establishment. As of now, we have also been negatively impacted financially and contracted C-VID due to these happenings. Mr. Gilstrap refused to respond to any e-mails sent to him and opted to leave a message with the front desk to give me, requesting that myself and my daughter end our stay. Mr. Gilstrap didn't address the harassment WoodSpring Suites first facilitated and then participated in, concerning myself, a Christian, divorced, black, single mother. The other individuals were older white women. The living conditions consisted of upwards of 15 bugs (of varying kinds) a day for a period of time until I continuously requested the issue be addressed and rectified. The electricity would go out on 100 degree days in Texas weather. The general manager Briana Weber consistently provided excuses and only after making multiple requests, providing photos of each bug and at time the dead bugs in tissue, did she begin to resolve the issue. We were visiting in order to find a house and attend church, which they were aware of. This terrible customer service and property management. The worst I've ever seen. I advise against doing business with this property management company or any of the properties they manage.
