I asked in September for my air filters to be replaced after having covid. I then got bronchitis after covid and noticed mold growing on the locked HVAC door. So I took the door off it's hinges and the pictures are what was revealed. My dad is a retired owner of a HVAC business. He said this filter was at least a year old! I emailed the complex 6 times. No response ever. I will never live here again nor recommend it. Every single maintenance request was half ass done or just ignored. My initial tour was promising. Not the best location, but decent enough. The tour guide, bless her, was shy and impersonal. Surely there was a job she was a better fit for. But it looked like a decent spot with good appliances and comfortable living space. Then came the application process. Seems reasonable enough until it comes down to proof-of-income. If you're coming from a family that's able to pay for your arrangements, this place is for you. If you're trying to make it on your own, good luck; you have to have held down a job for a year prior to applying. They don't tell you that in the application process. They also don't tell you that if you're a GI-Bill student, like me (6 years US Army), they'll ask you for 3 bank statements verifying you actually were paid the money, because your statement letter that you get at the beginning of your most recent term won't suffice. After a week-and-change of back-and-forth with the leasing office they finally told me that I had the option (read: my *only* option) was to pay the lease up-front a week before intended move-in. Not a problem for two months - but, since I would only have had the job I'm moving here for for two months (less than a year), my renewal would have cost 12 months x $515 a month, up front; there was no explanation given for this. Rude, money-grubbing, self-important, dishonest, and NOT veteran-friendly. read more

We recently signed a lease for our son, and his girlfriend also just signed a lease. Both of these lease agreements have been altered to something different than what both of them agreed to. We have screen shots of pages we signed, but the lease in the portal has been altered. I spoke to Emily in the office, and she stated that they do change the leases once they have been signed due to space availability. This is not acceptable or legal. I called and voiced my concerns to them about this practice, and they asked if I would like for my son to be released from his contract. I said yes. A few hours later, Emily called back and said she was able to shift people around and both my son and his girl friend could have an apartment that would meet the original lease's terms. I asked to still be released to do the unprofessional and unethical practices up to this point. I was told no. I received a response from the manager, and she stated that she had reviewed all phone conversations, and that the lease we were given is the lease we were provided with. The manager was unwilling to share these recordings with us. She stated that there is no way they can change the lease. She reluctantly gave me upper management's contact info. I have lefte a message with upper management, and as of today, we are still waiting on a return phone call from them. In the meantime, we have received move-in verification, and it does not include the terms both manager's I've spoken with said they would give us (Unfurnished, pet-friendly). My advice is to run, not walk, away from this company. Any company that alters contracts is unethical and cannot be trusted to do business with. read more

One of the worst places I have lived at while in college. The fees they charge are outrageous and unexpected. The facilities and complexes have not been renovated in a while and are not kept up with at all. They say the appliances are included in the price but you will always be charged more each month. The only plus about this complex is the bus service. read more

This place is acceptable but it depends. I lived here fall 2013 for just one semester, which was convenient since not a lot of reputable places offered a short term lease like that. I did have to pay $100 extra per month to do so. My normal rent would have been $350 but I paid $450 a month. I believe rent has since gone up ridiculously, I think for a regular 4 bedroom it is now $580 instead of $350. I lived in a 4 bedroom apartment and had the biggest room on the side of the apartment that has 3 rooms, so I believe that is bedroom C. My apartment was fine. I only saw one cockroach the entire time I lived there. My only issue is that the apartment common room does not get cleaned in between residents if not all residents move out. In my case this was fine but in some cases, such as my friend, it is not. My apartment only had the issue of a slightly dirty kitchen floor and sticky cabinets. My room was perfectly fine and I had no issues with it at all. There was also the surprise dogs. Upon move in we were suddenly informed that we were going to be living with a dog. We had not gotten any notice prior to this. My roommate had two dachshunds that cried all morning long when she would go to school. It was unexpected to have to live with a dog and it was really annoying to hear them cry all the time. My roommate would lock the door so we were not able to go in there and get the dogs to calm down. One of my roommates was a severe fridge hog and refused to make space for anybody even though half her food was moldy and expired so I just got my own mini fridge. Also, My friend had a completely different situation. She too only lived at Abbey West (which actually used to be the sister property of The Reserve, which is why they look so similar) for a semester because I had recommended it to her and I felt so bad. Her apartment was DISGUSTING because like I said they do not clean out the common room if not everybody leaves. She had mold and smoke damage on the ceiling and the floor was basically black. It was so nasty. There was also a lot of mold and water damage to her windowsill and she said the leasing office said they were going to take care of it but never did. There was free breakfast offered MWF but it was usually snack packs like PopTarts or Danishes. There was almost never anything warm. It's free, I get it, but it still would have been nice to put some more effort into the breakfast. At the time I lived there, there was a private shuttle, but I have no idea if it's still there or what. Our bus driver at the time was Robyn and she had a sign saying no cussing but she swore at us like a sailor all the time. The shuttle was super unreliable and often was broken down with no notice or warning so I would have to scramble to drive to school. There was also a game day shuttle and also a nighttime DT shuttle but it was often too crowded to pick up everybody and people had to wait. People also routinely threw up on the bus and we had to avoid it as much as possible. Parking your own car was also pretty difficult for people who live up front. My ex had to park around building 5 most of the time to visit me when I lived in building 2. Overall it's acceptable if you're lucky to get a good apartment. read more

DO NOT LIVE HERE!!!! I had a horrible experience here. The place is pretty and amenities are nice, but the management is a nightmare. They charge you insane amounts for everything! They charged me $900 for having my 2 dogs in my apartment just a few HOURS after my lease was "officially over," even after I paid for them all year. Also, after move out, they charged me a "LIGHT cleaning fee" of $57!!! I thoroughly cleaned my room for hours during move out, and they charged me $57 for them to take 20 seconds and a wipe some dust off my fan. I could go on and on about the disappointments from the management. I wouldn't live there again if it was the last apartment on Earth. I wish you good luck if you decide to put the nail in your coffin by signing a lease there. read more

This is the WORST place to live in Athens. The management (if you can even call it that) are horrible people. They treat residents like children and did absolutely nothing to help those who were struggling through a literal pandemic. We got slapped with hidden charges and fees constantly. We were never taken seriously by employees. We were charged cleaning fees after moving out for smudges on a mirror. They are so unprofessional and I wish I could give them zero stars. save your move. I've been living at Abbey West for two years now. There's so much a can say, but I'll try to keep it short. The first year was a living nightmare. I got matched with a roommate who had a dog and two cats, after I told them I was allergic to animals. When I requested to move to another apartment because of my allergy, they said I would have to pay a transfer fee even thought I let them know months in advance that I couldn't be around animals. This same roommate was also very messy. The entire apartment was dirty and stunk due to her. When my other roommates and I brought it to management's attention, they did not do anything about it. The roommate also forged all our signatures on a document she had to turn into the office to keep her animals. When management met with us to see if we signed them, we all told management we didn't and nothing was done about that either. Another incident in the apartment is when somehow my window screen broke and wasps were getting through the crack of my window pane. I told the office and they told me pest control wasn't going to come because it wasn't their scheduled day of the month and to go buy bug spray until then. The second year, my sister and I moved into our own 2 bedroom because we did not want to deal with roommates like the year before. Everything was fine until recently when the pandemic came about. My sister moved back home with my mom which left me there by myself for a few months. Those couple of months I was there, we had no overage fees added to our rent. I just recently moved back with my mom for a new job. Since I've moved, we've had overage fees from a month or two ago added onto our rent for the past three payments. Just this morning we got a final conservice fee with estimated overages. We called to see if they would reimburse us since we are not currently living in the apartment, so there should be no fees added! They told us they do not do refunds even if by the end of the month there aren't any overages. This is not Abbey West's fault, but they should really consider who they do business with. Tenants do not want to live somewhere, that a company their apartment complex is in business with, they're being overcharged and not reimbursed. This is my last year living here and I am very happy to be moving out. The apartment complex itself is very nice. The people they let live and work there, however, are rude, loud, and inconsiderate. If you like getting charged exorbitant fees upon moving out, then this is the place for you! Make sure you don't make my mistakes and take gratuitous pictures of the state of your room on arrival. Also, note the condition of the carpet because they will charge you for even the tiniest spot. I wouldn't recommend this place to anyone, not even my worst enemy. Also, the shuttle they promised is very haphazard and oftentimes, they'll email you 20 minutes before the shuttle was supposed to leave to let you know that it's not running that day. They seem organized and efficient at the beginning but don't let that fool you. They're just a complex that wants to take advantage of students by withholding their security deposit and charging them fees on top of everything. Run away! Also, if they put in as much effort trying to discredit ex-tenant's reviews into customer service, I might have actually enjoyed living there. read more

I have lived at Abbey West for a little over year now and have very much enjoyed the experience thus far! Maintenance is fantastic! Every work order I have put in has been addressed quickly and even my emergency after hours calls have been answered promptly. The office staff is super helpful and kind! They are always smiling and happy to help! The price is perfect for a student on a budget! You get all the great features, location, and amenities that some of the high end properties offer but for half the price!! I highly recommend living here! Never in my life have I experienced such rude and downright idiotic employees. Alanna Hollowman was not only incredibly rude over email but also in person as she shooed people out of her office and yelled at them over the phone, whoever is above her should fire her immediately. Things were never done when they were supposed to be and my daughter was told who her roommates were maybe a week before moving in and had no time to get to know them whats so ever. The entire process is very sloppy and I hope that whoever is considering living here-doesn't. I understand the rent is cheap and the apartments are decent but none of that is worth it because of how bad management is. Disgusted. read more

Abbey West has been great! The shuttle is super convenient and one of my favorite parts! I also love all of the other amenities! I honestly couldn't think of any amenities I would want but don't have! Maintenance has been great too... I recently put a work order in after midnight and they had already come and completed the work order before 10 that morning! And of course, the best part, rent price is Awesome! read more

Very poor! I lived there for a year and since the day we moved in, we were getting ripped off. When we moved in, the apartment was very dirty. It was apparent that no one cleaned before we moved in. There were dead roaches in the kitchen cabinets an drawers, the microwave was still dirty from the last tenants, and there was dog hair all over my carpet and in my drawers. The next thing we noticed was that we always went over on electricity and water. You are allotted a $40 cap that is included in your rent. You will go over and most likely not just once. This is because you do not pay the utility companies directly. You pay through a third party company that adds there own expenses. Abbey west apartments will not answer any questions about your utility bill and will have you call the third party company called conservice. The employees at conservice will not try to help or even come and check your meter if you suspect something is off. On top of not being helpful, the people who work in the leasing office are extremely rude! When it's finally time to move out, and you think you don't have to deal with them anymore, you are likely to be charged an absurd amount of money for a "cleaning fee." Which brings us back to how dirty the place was when you first moved in. These people make a living out of ripping people off, and being a student housing apartment this is worse! College kids don't have the money to get ripped off! Don't be fooled folks! The demo looks nice and the girl giving you a tour is a sweetie! Don't fall for it! read more
