Thought I found a good place until move out. Document everything you possibly can with extreme detail once you move in because once you move out they will hit you with ridiculous fees. They will charge you to replace things that you did not even damage, did not touch, or at most have normal wear and tear. Be careful and clean the apartment like a five star cleaning service before you move out. They also raised rent $250 after one year and are trying to add renovated apartments to units that don't even need renovating. The "upgrade" is just to have white cabinets instead of brown cabinets and to replace refrigerators in perfect condition to ones that now have a water dispenser. Now I know where they're getting all the funds for all the upgrades and snacks for the resident because it's hidden in the constant up charges, fees, and charging residents to pay to replace items that are in just fine condition after move out that they did not even touch. read more

Living at The Flats last year was the easiest and most convenient living situation I have encountered since I moved to Athens (and I've lived in a house and on Milledge since then). The property is close enough to downtown that you can walk and my classes were also close enough to walk to as well. All of the delivery options in Athens delivered here which was incredibly convenient for any time I was too lazy to leave, but there are 2 Kroger's and a Publix super close by if making your own food is your style. I never encountered cleanliness issues that weren't quickly resolved as soon as the office opened and everyone in the office was super helpful whenever anything went wrong. The maintenance staff addressed issues in a timely fashion and even replace lightbulbs for you (what a win). Trash chutes were occasionally down, but a lot of times if you went down a floor you'd find the mysterious trash chute someone left open (preventing the other ones from opening) and you could easily toss your trash in. Sometimes you might come home to find someone in your covered spot, but you can stop by the office and leave a passive aggressive note on the car and you're good to go - plus you can just go park in an uncovered spot so it's not a huge deal. The pool and both gyms were frequently empty and getting a study room was usually easy as long as it wasn't midterms or finals. Free printing is another big point from The Flats from me because paying for printing on campus is a hassle when you're constantly stuck behind people printing 50+ pages or when your own printer doesn't want to cooperate. It's easiest to bring your own paper, but the office staff was always happy to give us some when we needed it as well. The complaints about furniture don't make much sense to me because any time I have gone into any other apartment complex that provides furniture I have seen the exact same furniture - purchase a mattress topper and some fun pillows and you're good to go. Living at The Flats is really the best option if you want to be close enough to campus and downtown to be apart of everything, but live far enough away that there aren't parties going on every night. read more

Our daughter has lived here for 2 years and we have never had an issue. All staff are "resident centric". Amanda W., and the front office staff are professional and courteous. They host regular events for residents which is appreciated. The Maintenance staff is incredibly responsive. The common grounds and areas are always well maintained and any issues are addressed quickly. The entrance gate is secure as is the building after hours. The individual units are clean and well maintained. Our daughter and her roommates feel comfortable, safe and secure in this complex. When we read comments on the UGA parent page and hear some of the challenges students face in other complexes and with landlords, we feel it is excellent value for the money. nice place, but KNOW THESE THINGS BEFORE SIGNING LEASE. Move-in was relatively easy as this is not a huge community; however, there are only two elevators in the center of the building which is not convenient if you live at the very end of a wing like I did. Rent included all utilities (unlimited water, limited electricity) - during July, August & September, we incurred about $5-30/per person worth of overages, but it was no big deal as it only happened when it was hot out. Never had a bug/insect issue. The walls are thick - never heard my neighbors. I was able to stream movies and TV 90% of the time without issues. PARKING: Free for uncovered parking; covered is like $10 a month I think. The max capacity of this place is around 500 residents - maybe 400 people lived here during the 2016-2017 school year. Parking during the day was rarely an issue. Parking at night SUCKED. People would have to make up spaces on the curb just to have a place to put their cars. The Flats gives out parking stickers, but it's never enforced unless you have a covered space. So when you come home late, you will have no place to park. And you can just forget it on game day if you don't come home the night before. The lot will be full off people who don't actually live at The Flats. And The Flats will do nothing about it. FRONT GATE: Loud if you live near it (you can literally hear it in your room). Alarm goes off often (because big trucks just push through it) because a drunk person or a truck would trigger the alarm instead of just putting in the code. Night security was slow to respond and didn't know how to stop the alarm or issue of people triggering the alarm. This happened at least twice a month. MAINTENANCE: Easy to submit requests for maintenance online. The maintenance team is kind, knowledgeable and quick to respond. We submitted tons of requests (light bulb change, broken blinds, etc.), and they always exceeded expectations. Free of charge, btw. CLEANLINESS OF BUILDING: Hallways, amenities and lobby area are very clean most of the time. Trash chute room can be nasty sometimes. AMENITIES: I used the cardio & weights rooms multiple times a week. They were always very clean and functional. The pool is cool and nice to have. Never used the fire pit area, but it looks nice as well. Can't speak for the game room. Study rooms are fantastic, especially now that they have working wifi. Trash chute room was out-of-hand frequently. They threatened to charge a fee to whoever didn't put their trash down the chute but never enforced it. Dog (and one time, even human) poop everywhere on the grounds. Exit signs dangling from the ceiling for days after Tennessee game. Inconsistent wifi (our apartment was out for days once and they told us to connect to our neighbors...which of course overloaded their usage and was a horrible solution overall.) Study room wifi literally did not work for all of fall & winter. They barely wanted to acknowledge the issue and took ages to fix it. No apologies offered. No refunds offered. Nada. Three stars because for $740 a month, I don't want to hear the gate alarm go off every other night; I don't want to see poop everywhere; I expect to have a place to park when I come home at night; wifi should not be out for months at a time if you sell the place as having a study room. The majority of my schoolwork is online. I need wifi to study. I'm moving to The Standard this year because it's only a few bucks more per month, does not have any of the aforementioned issues and is closer to downtown/campus. I've found that in life a lot of people take the time to post a review when they're upset but don't take the time to do the same when they're satisfied. I very much enjoyed living at the Flats. In my opinion the Flats seems to draw in more of a upperclassmen study on the weekdays/have fun on the weekends kind of crowd, so I didn't see vomit in the hallways or hear loud pregames every night. I found that the location is great because it's close enough to walk to campus (you walk down Oconee St then take a left onto Williams St and follow the road until you're right at the MLC - 15 minutes tops if you're walking at a slow leisurely pace), however since it isn't right in the middle of downtown the residents seem to be a bit calmer. There was the occasional pregame that I could hear but it would be at 10pm on a Friday night so it didn't really bother me, people usually leave for downtown by 11pm. It is possible to walk to downtown - yes it's a bit uphill but so is the entirety of UGA's campus, so that also didn't really bother me. I don't know if they changed the common area's hours recently but I was able to go in there after hours. Have a stack of printer paper in your room on hand and take a few sheets down every time you want to use the printer in there (there's also one in the study room) - if you ask the office for paper they'll probably give it to you but I don't think they're technically supposed to. Plus it's easier to just have your own. The pool is great and not ridiculously crowded. The weight room and cardio room were always clean. The place in general was always clean. I would see dog poop outside (never inside in my experience) on occasion from the handful of people that pay the extra money to have a dog in their apartment, but that's people being lazy by not picking it up and not the complexes' fault. Communication is powerful - if you see something you don't like, the staff can't read your mind and won't necessarily be aware of it, so go tell someone and it will probably get taken care of. (General life tip that goes far beyond apartment hunting) They have a lot of fun quick events for the residents, like waffles on the morning of the first day of school or a hot cocoa bar when it's cold outside. The furniture was fine. I didn't see anything wrong with it and it made the move tremendously easier. It's pretty much the same as all the other apartments in town that come furnished. Maintenance requests were always quickly responded to and the staff was always kind. Same with the front desk staff in my experience. On occasion the trash chutes would get locked when someone on another floor would leave theirs open or try to overstuff it, which was annoying but like another review said - it's nice that we have a trash chute at all. Usually it was fine, and if not I just took the trash by the dumpster when I walked to my car - not the end of the world. Having utilities included is amazing because it's so annoying to have to get all of those set up. We went over on electricity during the hot months when we cranked up the AC but it was at most $25 a person - usually not that high, we also did a ton of laundry basically every day. I'd never heard of any part of electricity being covered at a complex so I was really thankful for that! Outside parking did get crazy a few times but it looks like they've stepped it up since I moved out. I had a covered spot that got parked in a few times (maybe seven times the entire year - usually when I came home late at night). There's a tow truck number that you can call, but I never wanted to ruin somebody's day like that so I'd leave a note on the car then find a spot outside. Again, annoying but not the end of the world. That problem is the same everywhere in Athens. I can't speak to game day weekends because I usually just didn't move my car during those - I didn't want to drive in the mess going on outside anyway. I'm not sure I ever saw a bug but one of roommates did once and the staff had an exterminator come spray the next day. I think they might have changed the WiFi sometime after a lot of these reviews because mine was fine. If I ever had an issue I usually could disconnect and reconnect and that would fix it. Andddd that's the end of my rant. Overall, I liked it. I lived somewhere different every year of college and the Flats was probably my favorite! Most of my friends that lived there liked it a lot too. It was really nice and a little bit cheaper than most of the comparable complexes. I'd definitely recommend it if you're looking for an upscale place close enough to be convenient but far enough away to be able to get work done! read more

There is no ability to go below 1 star so that's what I will give them. They charge rediculous fees, are higher in rent that normal, and will ding you with extravagant and erroneous fees after move-out. They charged us $50 to remove a sheet from a bedroom, $75 to remove a toilet brush and a har of clorox wipes. Then, when you try and have a conversation with them on the ridulous charges, there policy is to not talk to you on the phone or in person. So you have to email which isn't always responded to. There only stance is pay all the high fees we randomly charge you or we send it to collections. Horrible company to deal with. AVOID THEM! read more

Excellent place to live! It's close to downtown, close to UGA campus and along the bus route. Beyond it's location, the amenities are consistently and efficiently provided and the management staff is great at everything from application to live there to services and maintenance. The best thing is the efficiency in which services are provided while the worst thing is probably the thin walls so if you have a noisy roommate or neighbor, then it can be disruptive. That's the only reason I gave 4 stars. I have lived here for 2 years and have had to deal with noisy upstairs neighbors but management was super efficient in dealing with my complaint and working it out with the other tenants. I have lived here for almost a year now and it has been great! The apartments are very spacious and the appliances are high quality in comparison to other student housing options. Maintenance and the leasing office both respond quickly and are efficient in solving problems. The furniture provided is comfy and functional, and stylish too. Personally, I love the walk-through style closets that lead straight into your private bathroom. The parking lot gates combined with the electronic key locks on the main entrances and your front door and bedroom deadbolts make me feel safe from harm here. Walking to campus is a breeze, it is only 10 minutes from the psychology journalism bus stop. The gyms, study spaces, and wifi are all fantastic. I would definitely recommend paying the up-charge for a river view because it is worth it! If you're thinking of applying definitely do so sooner than later because they fill up fast. read more

I've lived here for about 6 months now and it's great! I really enjoy the office staff and their readiness to help with any of your questions and concerns. The maintenance staff as well is very quick in taking care of anything that needs fixing in your space and they're really nice and personable as well! The location of The Flats is great - only about a 15 minute walk to the nearest UGA bus stop and a minute or two drive to downtown. You definitely pay for the location but in my opinion it is so worth it! We've never had an issue with bugs or any other pests. The walls are a little thin so you can often hear other animals that live in the complex, but that's the extent of disturbances. The amenities that are provided to you - the common rooms, the pool, printing station, etc. - are awesome! Theyre hardly ever dirty or crowded. The office staff always put on fun little community events for us and definitely put the time and effort into planning them so that us residents would enjoy them! The only reasons for 4 stars instead of 5 is because one side of the front gate has been broken since a few weeks after I moved in in August. As well, the trash chutes are sometimes closed for reasons that are unknown to us. Living on the top floor just makes it inconvenient but it's more of a personal issue of laziness and not the apartment's fault. The pool and other amenities are pretty nice as well. The maintenance requests were responded to very quickly. However the hallways and stairwells are very dirty and smell all the time. The furniture in the unit is very cheap and breaks easily. Also my car got broken into which could have been prevented with better security because the gate is rarely closed. The Flats is one of the more expensive options in Athens. A good aspect of it is that it is close to downtown and campus (about a 5-10 min walk to each). The apartments are relatively nice and spacious. However, there are many negatives that you should consider. I will list them below. 1. You have to pay for parking. It's about $30 a month for an outdoor parking spot and $40 for a reserved spot. Parking can be very annoying as you find yourself driving around the lot looking for a spot. 2. They advertise all utilities are free. However, there is a monthly $10 water fee and electricity is only covered for up to $30 per resident. The Flats will make you pay the difference. 3. Also, pertaining to the electricity, the appliances are extremely inefficient. The dryer, for example, uses an exorbitant amount of electricity which drives up your electricity cost. The student employees working there told me that they sometimes hang-dry their clothes to avoid the extra cost of the dryer. 4. Many of the appliances are very cheap. The door handle on my refrigerator broke off from me opening it. To fix it, the staff put duct tape on it. The tape didn't last long. 5. There are two elevators next to each other with two separate buttons on opposite sides of the room to call them. It's a minor inconvenience but I never understood the point of this. The elevators are also very slow so I hardly use them. 6. The furniture is very uncomfortable. The couches are cheap and awkwardly shaped. I could feel each spring in the bed I was given so I had to buy a mattress pad. It is also not long enough for me and I'm not super tall. 7. The pool is very nice, but most of the people there are not residents. A lot of sororities and fraternities come there to hang out so it can be pretty crowded on nice days. 8. The gyms are nice, but there are touchscreens for controlling the TVs and audio that don't work. I don't think they plan on fixing them anytime soon cause they've been broken for a year. 9. There is a game room with a pool table and ping pong. The pool sticks have been broken and the ping pong paddles are broken and/or missing. They don't take you to the game room on the tour for good reason. 10. The security gates are never working. They're pretty much always open even at 2 am. I don't really mind but it's something to consider. 11. I don't know about other apartments, but the sublease fee is $300. Whether you want to sublease for one month or nine months, you have to pay $300 for "administrative costs". 12. There is a basketball gym which is nice. But most of the time there are non-residents playing in it. It is also very dirty and it doesn't seem like they ever clean it. 13. The floors and walls are extremely thin. You can hear almost everything that goes on next door or above you. Rent was $740 for me (they also gave me free parking because I signed late). They have lowered the rent to around $700 though because the Mark is opening across the street. I would say that this price is still not worth it given the other options in Athens. read more

I just want to make sure everyone realizes that Brandon M.'s review is a little outdated. I lived at The Flats during the 14-15 school year, am here again for the 15-16 school year, and have just re-signed my lease to stay for the third year. I love it here. It is a bit of a trek to get to campus every day, but I always make it to class on time if I leave 20 minutes early. I had classes on Ag Hill and North Campus and always walk to both. To get further places, I just hop on a bus once I get to campus. I am not opposed to walking anywhere, and I take the 15 minute walk downtown every time I go just like I did when I lived in the dorms. They've changed the pool table/ping pong room so that you can now access it with your key even after the office is closed. There has also been a firepit added outside. The electricity overages are a bit of a problem. We even unplug out coffee pot and toaster when they are not in use and we still get a small overage almost every month. Also, the closing doors do shake every wall around them. I don't mind, really, because at least I know that I have a sturdy door someone can't burst through. There is no longer an additional charge to pay rent online. My mattress is fine with the memory foam topper that I purchased for it. The wifi can be pretty shoddy. We reset the living room breaker every time it goes out. I've never had a wall socket break. Like Brandon, I also had to purchase blackout shades to make up for the streetlight near my window. I'd rather have blackout shades than a dimly lit, scary parking lot. There is security personnel in the lobby Thursday-Saturday when rowdy people coming from downtown are likely to show up. I've played basketball with my friends and I don't find the court too slippery. read more

The wifi goes out at least once a day and the office doesn't do anything about it. The amount they charge for rent is insane. The furniture is cheap and uncomfortable. The tv never works even after maintenance has come to "fix" it several times. There is zero security even though the complex is located right off the main road. The walls are EXTREMELY thin. Whoever owns this apartment complex sold everybody on the convenience of being close to downtown and UGA's campus. They touted tons of amenities that seem so great when put on pamphlet or brochure, but in reality they don't offer much. Things like the pool table room, lounge, and computer room close when the office closes. That's means by the time all these students get home and unwind, hoping to enjoy the many benefits of living here, these amenities are no longer accessible. I know that they use our rent ($700) to pay for all these great things, but they're just gimmicks and don't really add much value to our lives as residents. Not only does the value not add up to what we pay, but even running the electricity conservatively results in excess charges that accumulate over time. Yes, you can walk downtown if you enjoy walking up a very steep incline for 10-15 minutes while (possibly) intoxicated. Yes, you can walk to class if you have class on north campus. If not, you're out of luck. Luckily, less expensive housing option in Athens offer shuttles. When people close their doors everyone else's door shakes around them. If you don't mind the "was that someone at the door or is it just failed engineering again" happening 10+ times a day, then sure, live here. If you want to pay excessively for "convenience" just to hate walking places you thought would be convenient, then live here. Half the time the gate is just open at night time (failed security). In order to pay your rent online it's a $20 extra charge. The furniture is cheap and uncomfortable. If you live here get your own stuff (even though they charge you the same for not using their furniture unlike every other housing option in Athens). I could literally feel every spring in the mattress that they gave me. Seeing as I have minor back pain this resulted in me having to buy my own bed which means I had to shell out $400+ just to sleep comfortably here. The wall sockets are all cheap and break easily by simply plugging stuff in. The wireless router is enclosed in the wall so if your internet goes out (it does daily) then you have to just wait a while or unscrew the panel on the wall and reset the router yourself. You are also paying for the convenience of cable included in your overpriced rent, yet most of the channels are too blurry to really watch on the HDTV that you also pay for with your rent. The internet outlets in my room and my roommates room have never worked. The elevator breaks often (fun!). There is no security downstairs in the deck which connects to the main road (the glass has shattered and hasn't been fixed). There is literally a street light 5 feet from my bedroom window that is on every night. I had to purchase blackout curtains just to feel like it is dark when I sleep. They hired landscapers to do maintenance early in the morning so if you can't handle the sound of lawn mowers and leaf blowers all the time then this isn't the place for you. The basketball "court" that they have is too slippery to play on. Dust accumulates and has nowhere to go so you may want to buy some brand new Nikes if you want to shoot around. If you want to play a game with friends, be aware that it is not the correct size of a basketball court. All in all, this place would be great if I were paying $500 or less. But at $700 in a student apartment, I feel that the owners are just greedy for $$. read more

Unremarkable at best, but it had a kind, hardworking staff. STAFF: I can't say nicer things about the staff at the Flats, especially the maintenance workers. They were all extremely kind and hard workers. In my opinion they were the best thing about my time living in the Flats. Jake, one of the workers, even drove out of his way (after hours) to troubleshoot a smoke detector that was beeping for me. They were awesome. PRICE: I paid $740.00 a month for a relatively small room and two suitemates. Each room does come with a private bathroom. The $740.00 a month covers utilities but a lot of months there were overage charges of around $20.00 a person; my roommates and I were frugal about saving energy, so there are hidden fees there. BEWARE OF THE SUBLEASE! If you sublease, you are taking your room unit as is, which means the flats will not clean or prep your room at all before you move in, and you are responsible for all "damages" and wear and tear. Even though after my stay at the flats, the room / carpet was in better condition than when I found it, I signed a sublease and they charged $150.00 to replace the carpet. LOCATION: It is within walking distance to downtown (12-15 mins) and it's relatively close to campus. However, The Flats is located close to the extremely congested Lexington Road exit via the loop. Plan extra time when traveling in the mornings and afternoons as this location is a driver's nightmare. There were claims of a bridge being installed from the Flats over the Oconee River to make walk to class more convenient. This did not happen. Uber's are relatively cheap from the Flats to downtown. PARKING: If you have a reserved spot in the covered area, I'm sure it was fine. I had an uncovered spot. Parking during the day wasn't an issue, but at night it got fairly crowded and annoying to search for a spot. The lower parking level had spaces. The lower level parking gate was destroyed on multiple occasions, and the upper gate does not have a sensor, and due to poor design and no sensors, it can hit your car if two cars are entering and exiting simultaneously. SPORTS AMENITIES: It was nice to have a small basketball court on the complex, because I like basketball. However, there was relatively no upkeep on the hardwood floor/lighting. It got very slick and became dangerous. There were two lights out of the four that worked properly during my year and a half at the Flats so you really couldn't play safely at night. There were multiple times where the court smelled like marijuana smoke, and it was primarily occupied by people that snuck in. The gym has minimal exercise equipment, but it's fine for an apartment complex gym. OTHER AMENITIES: The pool is nice. It isn't on the same high caliber as the Woodland's pool but it has a volleyball net and it offered fun times. There is also a large grill available to guests located near the pool. The common area has potential, but it's only open when the staff is working. They come to work at either 9:00 or 10:00 a.m. So if you have an 8:00 a.m. class the free coffee amenities are locked, and it's rather irritating, especially when you remember how much you're paying. The pool sticks were constantly missing tips, and there was never a ping pong ball in sight of the ping pong table. Oh, and only one paddle too; this was the case for months. Once every month or two the staff will have taco night or pizza night and feed the complex which is nice. It doesn't happen very often but it's a nice gesture. The study room is a decent space. However, the Wi-Fi rarely worked. I ended up giving up on it. NOISE, SMELL, TENANTS The Flats mainly caters to undergraduate students. Being a graduate student, I found it extremely noisy and distracting. The weight room was next to our room, and there were constantly loud noises of weights being dropped by people working out. If your room has a window by the pool, you will hear the garbage truck at 5:30 a.m. The Flats was also routinely littered and vandalized by it's tenants on weekends. There would broken exit signs, broken beer bottles, etc. (No wonder rent is so high). It got old really quickly, and I was embarrassed to be a tenant while seeing the staff clean up and put up with children constantly. The hallways constantly smelled like cleaning supplies. I give this place 2 stars. It's not particularly good, besides the staff. It's a pretty cover but not a great read. There are WAY better places for the price you pay and what you get at the Flats in Athens. read more

Decent price and close enough to campus to walk. Great having a gym in the building. People at the front desk are very nice and helpful.

Very convenient location for Athens DT and UGA campus. Apartments are well-maintained.

After coming from the Mark, anything would look like gold. I think the flats is a very basic complex, which is a nice relief. Its general clean. My room is a good size with plenty of closet and bathroom space. Would def live here again. Way better than the Mark read more

This is my second year living at the flats and I have very much enjoyed my time here. The biggest pro has got to be the office staff. They are always very helpful and very professional. The same goes for the maintenance staff, they always fill maintenance request within 24 hours. Another huge pro for me is that the office collects packages that have been delivered and keep them secure until you come and pick them up. I've lived in apartments before where packages always got stolen because they would just be left outside your door. Here I feel like there is no way for anything to get stolen. Overall I have nothing bad to say about the flats and because of this I have signed for an additional year! read more

My daughter loves living at The Flats. Great amenities and living spaces. Very close to downtown Athens and a secure community.

Please beware of renting from this complex!! The apartment my daughter rented had cockroaches, they had infested all the appliances and were coming out of the outlets. The exterminator baited under the fridge and hundreds came out. The problem continued even after that. The Flats also provides the CHEAPEST furniture. My daughter hardly ever sat on the couch and it had some worn spots at move out, the Flats charged her to replace the entire couch! They expect NO normal wear and tear I guess. They also do not abide by their rental contracts. Please think twice before renting from the Flats at Carr's Hill. read more

Pretty good! I've had some troubles with guests getting falsely towed, but overall it's a nice place and it's close to campus.

very rude staff (jennifer) that is actually straight up mean and nasty. they lie to get you to sign a lease and promise gift cards that they never deliver. quality is trash, they tow guests even thought they have no guest spots and everything in the apartment breaks. don't be fooled by the office interior or by the model apartment unit they show you. save your money and live somewhere closer and nicer like the mark or the standard. read more
