We signed Cantey for a brick garage repair and paid a deposit based on their estimate. After accepting the deposit, they raised the price by 67%. Nothing about the job changed, and no hidden damage was discovered. Their explanation for the increase did not align with standard industry practice and should have been accounted for before the bid was given.A contractor should honor the price they put in writing. Raising the cost after taking a deposit is not acceptable business practice, and I would advise others to proceed with caution. I recently had an outstanding experience with Canty Foundation Specialist, specificly with their technician Keith Perkins. At the end of Keiths full day work schedule he drove an hour an 20 minutes from Simpsonville to Westminster SC to attend to my water leak under my foundation. Through his thorough diagnosis we determined the leak was coming from another source and I was able to fix the issue myself. Keith was very professional and knowledgable. Have had the worst experience with Cantey, only been at most 6 months since we had our driveway fixed to help with further cracking and well they have been out numerous other times as the first fix has been less then successful. We had a frustrating experience with Canty. We had them come out and evaluate our issues and we signed up for a package to help our foundation. After we signed up we found out there was so much structural issues our builder was going to step in and fix it. so we tried to cancel our service and our payment's and no one would get back to us. Our credit was getting affected and they didn't care, they would just tell us to call the financial institutions bc they could deal With it. It went round and round for 2 months. The only reason it got fixed was because my husband called every day 2x a day until someone called us back. I wouldn't hire this company to pick up my taco bell. I had to eventually go to the BBB on them, and that was still a nightmare. Owner is not available, and team in the office is non-responsive. Most of the people I worked with were fired and unavailable. Do NOT buy gutters from them. they do not stand behind their work and honestly do not know what they are doing with those. I still have leaking gutters and the install job is horrible. i actually had them 'fixed' or re-hung three times. The front continues to leak. I mean pouring water from the front steps. the old gutters i had never did this. I spent cash on this, and it was very expensive. I also had a rim joist repaired at the same time, again it was a bad job. back door has a gap at the top and at this point I just had to walk away. I do not want an insincere response on here such as 'message us directly', they know they cannot or will not fix my issues. Please do not use this company unless you want the same issues as me and others have had here. they literally stop responding to your texts, emails, and phone calls. The installers are very nice! Had our 980 sq foot crawlspace subfloor insulation removed on Nov 3rd and 4th 2025. They removed and reinstalled french drains, applied 20 mil vapor film, sealed all cracks for a total encapsulation. They also installed a dehumidifier and a sump pump all for $20,000.00. Included in the price of this project was to have electrical outlets to run the dehumidifer and sump pump. It has been over 2.5 months and the electrical outlets are not install by a third party electrical company-Spires electric. I have called multiple times to both Cantey and Spires saying that this issue needs resolution. I get no callbacks and no showups by the electrician. Overall, this is major cost that is nonfunctioning. Also, never pay the final amount due unless the work is completed. I will keep trying to get the electrical installed. My last resort is to file a lawsuit and reimburse me for half of the $20,000. Overall, they overcharged the square footage/work done. I researched this and the cost should have been half that amount. I emailed your Greenville SC office and told them in Feb 2023 my sub pump is not working. I waited til mid March for any issues to be tended to ...your guys come out " yeah it's a bad breaker" I had the electrician out " wiring was caught on floater" , Alex was out said it was the floater then he had to come back because the damn sub pump wasn't working so he put a new one in. Well it's been raining all day I've called email your Greenville office telling them my pump is not working! " Oh we can see you in 2 5 weeks will that work for you?" i have been trying to contact the owner of cantey for several months. i just want mr. william cantey's email address. he should know how a customer who spent over $18,000 on an everlast drain system and sump-pump is getting the run around and not getting called back. who has to go out when it is raining and reset the outside outlet for the sump pump to work. if not i can go wading in my side yard or how i was told that if the "pump did not work the drain would still work. well i know for a fact that is a bunch of crap. the guy who was installing the drain said that to get an extra $3,000 out of my pocket. so i have an $18,000 thing that does not work mr. william cantey. oh, and my side yards have a big mound now ... mmm ... that's where the drain is they did not even try to make it level. my self propelled mower (honda) gets stuck by the mound of grass. i mean it was level before. read more

At first I thought that they had don't good job then after a few months I realized that they had not addressed the main problem. I called to have them come out and see what was wrong and the specialist told me that I needed another post or two and they would cost an additional $750 each that would have been on top of the over $6000.00 that I had paid to have this problem fixed. read more

Extremely disappointing with Cantey. The company did not show up for the first two scheduled appointments. They showed up the 3rd time only to tell me that they could not honor the quote, additional work would need to be done. The service department was pleasant to deal with, and seemed truly sorry about the situation, but nonetheless, I lost my time, which is valuable to me. I was greatly inconvenienced, and the company did not live up to their end of the contract. After having these kinds of issues I would expect them to try and remedy the situation. We had a French drain installed by Cantey. The estimate was for 47 feet of drain, set to go in front of our basement door. The first time, the drain didn't go in front of the door (which was agreed upon in our contract, considering that was the problem area). My fiancé called and dealt with some very pleasant customer service reps. They assured us that the guys would come back out and redo the job. They did, but instead of 47 feet, we finished with 42, and they also wrote into the contract that they would cover the drain with gravel and top with new dirt. When they came back, instead of putting new gravel down, they reused the old gravel and dirt to cover the drain. The customer service folks were great, very polite and apologetic and eager to help us out, but the workmen just kept taking so many shortcuts. Overall, I don't think I'd recommend the company because it was such a headache to have this job done correctly, and it honestly still isn't to our satisfaction, but it'll do. read more

We found Cantey Foundations to be the solution to our sagging floors and cracking walls - even after speaking with some of the other popular alternatives. Our team, consisting of Dallas, Corey, David, Dallas and Alex((2 Dallases),were professional, knowledgeable, polite and efficient. Not only did we see a definite change in the sloping floors, but the cracks closed up and doors stopped sticking. When the crew was done, they cleaned up everything. Although it is only a week since the work, we do not have any concerns because of Cantey's warranty, which guarantees the work for 25 years. We were able to put off other recommended work for a later date, and plan to take advantage of that when our pocketbook allows. I will have no problem calling them back. read more

Buyer Beware! These people are merely salespeople they have little or no knowledge of construction or the causes of your problem they only want to sell a pier. It may as well be a car or a ham either way they are just selling a product. They are a one trick pony in an industry littered with them. This is the first service call I had to address my issue and it has definitely set the tone, they did and said everything I had read about. I have researched this issue extensively and had read and seen many articles, posts, and videos warning that this industry in particular is plagued with charlatans and con men. They were right! Some of the opinions came from knowledgeable contractors and some came from homeowners who had paid $1,000's and sometimes $10,000's of dollars to get screwed. Many times the procedure of installing piers only results in more problems structurally to which most times if not all the company is in no way liable for them. In fact they will come out and try to stick it to you again by adding even more piers. Many of these people also experienced cracked windows, cracking or cracked floors, roofing problems, as well as plumbing and electrical issues. All of which these companies are not liable for! The only warranty is for the life of the pier itself: that is it. I'll give you a direct quote from this company's contract (the one that you need to sign today that will save you so much $) at the end. The salesman I got had no knowledge or info about how this would affect my plumbing, electrical, the rest of the structure or anything. The only thing he said when I asked him about possible damage was, "oh, it will be fine". Literally that was his answer to me nothing more. And he certainly had no knowledge or information about of how being perched on the side of a slope more like a cliff with poor drainage might have caused this problem. Any time one of these companies is unwilling to address the root of the problem RUN! They are salesman nothing more. The salesman didn't even use a ruler to measure the cracks or make any assessment about them whatsoever except to start counting how many piers I needed to install. In fact they don't even seal or water proof your cracks they just install piers. And you can sign a contract to install that day for a mere $8,500. But I had to act today to get that price otherwise it was going to cost $11,000. Wow what a bargain. Anyone who wants you to sign immediately and commit today now, now, now, is a con artist! To be fair the $8,500 quote is in line with industry cost for this type of work if you even need it. About $1000 to $1500 a pier is normal based on my research, they suggested 8 for my home. Look I am not saying you may not need piers. May be some people do but certainly not as commonly as it is prescribed. Heck maybe I do. I don't know yet but I will because I am going to hire a structural engineer for a couple of hundred dollars to give me an unbiased, knowledgeable and educated opinion. I suggest you do too. If you want to scare the heck out of these salespeople just tell them you are going to hire a structural engineer they will crap themselves or maybe even lie and say they are one. My salesman did! But fortunately I have my doctorate in bulls#*t spotting. He also told me the company had been in business for 17 years but I just checked the BBB and it says they opened in March 2013! In February 2016, we paid $13,000 for Cantey Foundation to encapsulate our crawl space to keep it dry. A few months later, we began noticing a strange odor in the house. I cleaned and cleaned, but could not rid our home of the odor. As time went on, we recognized the smell as mildew. Soon after, I began getting sick and having severe headaches. I told my spouse that I was getting sick from the overpowering mildew problem, so he went down to the crawl space to see what was going on. He discovered puddles of water, and the dehumidifier that Cantey installed was not keeping the crawl space dry. He cleaned up the water and set the dehumidifier to run constantly. Over the next month, the mildew smell did not improve at all, so I called Cantey. They came out, looked around, and said the problem was due to us not having the insulation under the floors removed. Although the salesman initially gave us the option to have the insulation removed at a higher cost to us, at no time did the salesman explain that leaving it in place would cause a problem. All he said was if we left it in place, the dehumidifier would dry it out. Cantey now wants to charge even more money to remove the insulation. For $13,000, we got a plastic vapor barrier, a dehumidifier, a sump pump, and enough mildew to cause a health hazard! As far as I'm concerned, they were well paid and should have done whatever it takes to do the job properly, even if that means removing some insulation. I told Cantey we would not pay more since it was not disclosed up front that the insulation could cause a problem. I was told by Heidi that someone would call me back to let me know what they are going to do about this problem. Well, I'm still waiting for that call! All this greedy company is interested in is getting you to sign a contract and getting your money. We did not have a mildew problem or any mildew odors in our home before Cantey Foundation created this health hazard. They ruined our home and charged us thousands of dollars to do it. My husband now has a box fan running 24/7 in the doorway of the crawl space that is pulling the mildewed smell out of the crawl space and hopefully out of our home. I absolutely DO NOT RECOMMEND Cantey Foundation and I hate having to give them one whole star in this review! read more
