Unbelievable, unprofessional, and completely incompetent! Hawkins issued a mortgage approval…read moreletter, which I have a copy of since I am the seller, to a buyer that made an offer on my home. Then, after the papers were signed and we were ready for inspections, etc., Hawkins reneged on their letter saying the buyer didn't qualify! This kind of sloppy financing support was essentially eliminated back in the 1990s. If you are a seller DO NOT ACCEPT that a buyer is qualified to purchase your house IF THE LETTER COMES FROM HAWKINS! If you are a buyer, go find a reputable home finance company or bank/credit union. Shady dealings like this put everyone, buyer, seller and both Realestate brokers and their agents at risk. I have worked as a chief financial officer for most of my career and have never encountered such a disrespectable loan lender. Not only did Hawkins act unprofessionally, they have not responded to communications from our Realestate professionals that are asking what went wrong. Allow me to be clear, I am not placing blame on the buyer. Not everyone can afford the house they want, me included. It is the responsibility of finance companies to help us understand how much of a mortgage buyers will qualify for. Kind of basic. Yet even though this unconscionable error was made by Hawkins, they are unresponsive to communications. So, we don't know how they screwed up but it's fairly easy to guess. My guess is that despite specific requests for Hawkins to verify all documentation prior to issuing the approval letter (which came from my Realestate professional) it sure looks like they took short cuts and issued a letter before completing all of their due diligence. Since I am in the process of buying a new home myself, I am well aware of the seemingly unending documents requested by finance companies, sometimes even including tax returns. How Hawkins has been able to stay in business with their slack practices seems to have been mostly due to pure dumb luck. Either people don't complain when Hawkins screws up, or, they have been flat out lucky that people ended up qualifying when Hawkins prematurely issued approval letters. Buying and/or selling a home is a significant life event. Find reliable/reputable professionals to help you and DO NOT USE HAWKINS!
