    Worst management company. They do not respond to emails or calls. Paving company they hired scratched up my car. Unreal no reponse.

I have worked with many real estate professionals on several transactions over the years and can say with confidence that Philippa is one of the best I have ever used. Philippa has the qualities that make her an extremely successful and effective agent. We found her extremely knowledgeable and well-attuned to the super fast-changing market of early 2022. She was always attentive to our concerns and very responsive to questions, often responding immediately no matter the time. She showed great attention to detail enabling the sale to be made in less than a week. Our mother had recently passed away and we were raw with grief. Furthermore, we live in California, so it was even more important that we could rely on someone like Philippa to take the reins from beginning to end and that is exactly what she did. She was able to interpret and solve all the questions pertaining to our mother's Trust without the need for outside lawyers, and this was a great convenience to us. We also feel that we got the highest price possible for the house based on her pricing strategy and advice. Philippa exceeded our expectations in every way.     Do not make the same mistake I did. Dynamic offered a full job quote and then did not perform the…read morework in a remotely acceptable manner. They then tried to switch to an hourly rate and offer expensive off-the-wall solutions to finish the initial job that they botched (same as other reviewer). I've used contractors before and this is by far my worst experience. Strike 1 - the agreed upon job was to mount and level all of the cabinets for granite. They left stating a portion of the cabinetry was a quarter inch lower and the granite guys would fix it. Dynamic didn't finish the work and kept stating they stayed more hours than they should've so they left. When the granite installers couldn't finish their job because of the uneven and unfinished cabinetry work-- Dynamic stated we needed to a $900 solution for the work they initially agreed upon (this included metal jacks in the basement for our main level kitchen floors, what?!). Needless to say, we got real professionals in here to simply increase the base height of the cabinets a quarter inch using 2x4s and the granite installed wonderfully. There were no "floor stabilization issues" as Dynamic continually said there would be. Strike 2 - the other part of the job was to add an outlet above the stove for our range hood. Dynamic used an existing outlet, reran those wires to the new outlet. Then they closed the old outlet up with drywall in front of it! We got an electrician in here to fix that, because adding a new outlet doesn't mean you get to close another one up with drywall. Goodness. Strike 3 - they quoted a second part of the job (before we realized the poor quality of the initial work and lackluster response thereafter). Dynamic quoted 2.5x price and double the days to finish as several other contractors. Not efficient or cost effective.

    Contacted this agency about a rental on rent.com. The woman answering the phone at 703-815-5700…read morecollected the property address (with some difficulty--she seemed to have some trouble understanding me) that I was calling about. Then she refused to answer me about the availability. Instead asked for my name. When I gave first name only, she asked if she could have my last name. I politely declined and asked again if the property was available. She ignored my question again and asked if the phone number I was calling from was a good contact number (!). I did not confirm, just gave up and ended the call. Talk about not taking a hint. VERY aggressive. I then received an unsolicited call a few minutes later from someone else representing the agency--Jordan (no last name)--from a 571 number. He didn't know what I had called about. I didn't ask to be called back, so there was some confusion while we pieced it together. I had to dig to figure out he was from the same Keller Williams office I'd called. I told him what happened and he explained that the woman answering the phones probably wasn't qualified to give me the information I requested. While that may be the case, she never said anything like that and I don't appreciate the way she handled my call. I also don't appreciate the way she passed the message without my permission and without the necessary details. I asked him about the property I had initially found and he said he'd have to call me back. He did so, to his credit, called again and said it was 'no longer available.' Both of his calls came from two different numbers than the one I had called initially. The property listing seemed too good to be true--a SFH in rural Fairfax for $2200. I wonder if this is a real listing or just a way to generate phone leads. I see there is another review under a different office phone number that indicates robocalls could be an issue from a Keller Williams in Chantilly. I wonder if it's the same people. This all basically meant a lot of wasted time and frustration for me. Very typical these days. Sure seems it may be another agency wasting the time of the good people of the area who are just trying their best to find a home in an unbelievably difficult market.

I understand that it is a hot market and there is a huge competition out there. But when you continuously call, send texts and emails, trying to find out where your offer stands, and they still have no decency to respond, it really shocks me. I am hoping that no other home buyer has to go thru what we had to with G. Bailey. It was truly disappointing that this person couldn't address any of our messages.

I only have one or two emails exchange with them during annual renewal. I love it that way.

    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs
