Warning: Capstone Homes' basement construction is unsafe, floods, and their warranty department ignores claims. If I could give zero stars, I would. We purchased our home from Capstone Homes, LLC with the expectation that a new home--backed by their 10-year warranty--would provide security and peace of mind. Instead, our basement has been a nightmare from day one. We now have ongoing structural failure in the basement, with persistent water intrusion through side walls, cracks, cove joints, and support beams. Independent professionals, including Dry Zone, have confirmed that the basement slab was poured improperly, with separation joints not completed correctly--causing cracks to form and spread. We even have photos from before the foundation was poured showing standing water on the site, something we were never warned about as first-time homebuyers. The damage from flooding last year forced us to hire Servpro to tear out carpet, padding, and baseboards in what was supposed to be our family room. The space is now nothing but a water pit. We've been quoted $35,000 for repairs--on top of what we've already spent trying to keep our home livable. USAA canceled our insurance policy due to the structural issues, and the moisture caused health concerns in our family. Capstone Homes, LLC stalled until our warranty ran out. Homebuyers deserve honesty, quality, and a builder who stands behind their work. We received none of that. read more

It has been a year and half since we pulled out of our contract with Capstone Homes. Best decision we ever made even though they kept our $10k deposit for no reason pre construction only did a design to determine pricing. They require $10k deposit to do a design but fail to tell you can pay $2k design fee. They lock you in then give pricing. I should have known better. Also their state of the art design center has in my option contractor grade fixtures and appliances. They'll send over to Millmans Appliances, next door, to see the high end appliances but Millmans will tell you what they are selling may be older versions. Read the reviews they are accurate from people who have made the mistake of doing business with Capstone. Buyer beware!!! read more

Capstone, (Jake Booth) after agreeing to replace the carpet that was stained during the time Capstone was leasing the model home back from me, with me moving the furniture, has now send me a waiver that they want me to sign in order to replace the carpet. The waiver includes me taking down all of my true and accurate posting about the company in exchange for them doing what they are legally obligated to do. This company really is so dishonest ! I spoke with Capstone about building a home in Canaan Woods. I inquired about possibly a finished basement but was told it would cost in excess of $100K. The reason for this high pricing was to discourage home buyers from having finished basements. Reason for this high pricing Capstone does not prefer to do finished basements, WHAT! they are supposedly a custom home builders. Another common item that is discourage are pocket doors. Reason since COVID they can not get quality doors. COVID is over so that excuse is no longer valid. Home builder of the year, I don't think so. Read the reviews they have 2 stars that's telling. We chose not to build with Capstone instead found a reputable custom home builder. read more

The workmanship on my Capstone home is a joke. Once Capstone has your money and the paperwork is done good luck on getting them back to fix anything. My hallway lights aren't even close to being centered and I was told they would take care of it. Three times they said someone was coming out to fix this problem and all three times it got cancelled for some reason. Finally I was told that since I didn't catch that on my pre inspection they weren't going to fix it. So much for the one year warranty. The guys that installed my railing on the front of the house cracked the concrete and I was told that was going to get fixed since their contractors caused the issue. It's still cracked as they once again changed their minds and told me they don't warranty any concrete work. The walls in my house aren't square and it very noticeable. I was told that it was too much work to fix that so they weren't going to. The tile work in my master bathroom looks like some amateur did the work. Tile cuts aren't even square and oh well if we put enough grout in the gaps maybe no one will notice. They don't build a quality home and they don't fix issues so buyer beware. I am reading these reviews and pretty shocked, as our experience with Capstone was nothing short of top notch. Josh was magnificent and still is with any little thing, even checking on our place and asking him to do us a favor when we had someone visiting our townhome and they couldn't get into our home remotely. BJ was professional and always a phone call/ text away with any questions and we had a lot in the beginning. We were so happy with their professionalism that we are now looking to buy a single home. Don't let reviews kill it for you in choosing this builder. Check out their homes especially in comparison to other builders. Very Happy with the process of building a house with Capstone. Communication was excellent and the product delivered was all quality.

Terrible warranty customer service, contacted them weeks in advance about damages from a leaking window. Took time off work, schedule a flight home, rented a car only to receive an email 5 minutes before our appointment that their person called in sick. I guess they only have one person. No concern for the leaking window or possible damages. Very poor service. I'm keeping the emails for my attorney. Capstone has recently contacted me and immediately sent a rep out to address the issue. Unfortunately they can't find the leak, but at least they realized the urgency and are addressing the problem to my satisfaction. Now that is quality service. Capstones warranty group came to my home and went through a process of elimination. They decided to completely replace the whole window unit. They removed the inside trim and the vinyl siding . The repair lasted about 3 hours and they did a great job. Turned out to be a small crack on the window frame that was almost impossible to see. The window was replaced, siding reinstalled, and new trim work inside. The work looked great, the siding and interior trim are perfect. My home was cleaned and neat before the crew left. I am completely satisfied and very happy with the resolution to my leaky window. Good job Capstone Homes read more

I built a home with Capstone and as Lauren T., another yelp reviewer mentioned they do, "shitty work", around my garage the trim was never painted! LOL you can see the spackling on the trim!!! I certainly didn't get two coats of paint!!! I encourage you to read P.M.'s yelp review in regards to quality and trust. Its disheartening to say the least. After your home is built and the work is done and problems may arise don't count on them to feel you are a priority. Also, be careful, they choose HOA mgmt. companies that will try to make your life miserable. I am so thankful the homeowners have taken over in this community and we breathe a lot easier these days. I can't begin to even explain the time and money dealing with their HOA, the particular company they choose, with the placement of putting an Amish shed in the backyard, fencing my yard for the dogs, and the pergola. The HOA was so unprofessional. Working in another state, and being a single person dealing with the HOA was unacceptable. After hearing the neighbors horror stories with the HOA I realized I could have had it worse. The sales rep with Capstone, John, offered me a sun porch at signing for my home, and after a few days said "Sorry you were a DAY late for that special and I messed up, the special is only offered in Milford, but I can offer you granite in the kitchen." Really? that seemed fair. !!!! wow. My sister in law works for Sotheby's in Rehoboth and couldn't believe what she was hearing. Yes. Laughable. You couldn't make this stuff up. I can't emphasize enough to get everything in writing with Capstone. My air conditioner sits crooked on the ground everyday which kicks my OCD into overdrive. I suppose they don't know how to level an air conditioner on the ground . The shingles on the roof were not evenly cut and hung out from the home, so the roof didn't have that finished look. The seal around the front door wasn't sealed properly, allowing the sound of the wind to howl, insects to come in, and an increased electric bill. My Father was visiting and went to close a guest bedrooms door, the door wasn't hung properly, and it didn't close. I hope this Yelp review will help others. Don't say I didn't warn you. At closing , you will receive an engraved Capstone key chain. Ahhhh I can't thank you enough. FYI: you receive a walk through inspection after one year and they somewhat fixed the front door (yeah it still howls!) , the bedroom door, and shingles on roof however, they have never painted the trim around the garage, fixed the A/C unit, or given me the sun room I was told about. We had a very bad experience with Capstone Homes. We want to share what happened to us in the hope that others will have this information to make the best decision before committing to Capstone Homes. My husband and I entered into a contract with Capstone to build a home in September 2020. This was part of their "Build on your own lot" program. The lot we chose was in an existing community that Capstone had built in before and was under contract to build two other homes. We came to an agreement with Capstone that they would purchase the lot and build the home using one of their existing floorplans. We signed a contract and gave them a sizable deposit. We talked, at the time of contract, about potential supply chain delays due to the pandemic and the potential for a longer build out. Nowhere in the contract nor was any mention made of a potential for a price increase beyond what was agreed upon in writing. There was neither an escalation clause nor discussion about the possibility. The President of Capstone Homes was involved in our contract discussions and was an integral part of the process. The home started construction in early 2021. The construction process was slow and there were many stops and starts with work on the house. We tried to be patient and understanding since everyone seemed to be having supply chain and labor shortages. However the concern we felt about the delays was made worse by the lack of communication from Capstone. We routinely had to reach out ourselves to ask what was happening. We had been directed to use an on-line scheduling website that was designed to give us updates but that was most frequently incorrect and not updated with the current homebuilding status. In June 2021 we had our pre-drywall walk-through. We talked to Capstone about timing and were told by our project manager that a late September completion could be possible. We understood this was not a firm date. We made the decision to sell our current home and move to a short-term rental in Delaware to better prepare for the move. We settled on our current home in July 2021. We notified Capstone of the listing of our home, then accepting a contract, and finally our settlement and move date as well as our new mailing address. The President of the Capstone was included on these emails. On July 27, 2021, three days before the moving truck arrived and a week after we settled on our current home the President of Capstone called us and said there were delays in getting the cabinets for the house that would result in a delayed settlement of November 2021 at the earliest. Alarming but acceptable due to existing supply chain issues. He then told us that due to material cost escalations, he wanted us to agree to a sizable increase of the sales price or he would defaulton the contract and return our earnest money deposit. We were in complete compliance of the contract and had done everything the contract asked and in the specified time line. We never imagined a business would simply default on a contract. We would not commit to the increase. The house was still not completed at the time and this was simply not what we had agreed. The phone conversation with the President of Capstone felt to us as bullying. We lost any trust and confidence we had left with Capstone Homes. Our contract was "released" and our earnest money was returned. We had no confidence that if we agreed to an increase we would not face another demand from them as they struggled to complete the home. Needless to say since we had already sold our home, this has put us is a precarious situation. Capstone went on to put the house back on the market at a substantially higher price. We can't help but think this was the intent all along. There are two major issues for us. Clearly when you sign a contract you expect someone to adhere to it. We held up our part. Capstone did not. Second the timing of the phone call demanding more money is questionable to us. If they were in fact having issues with the funding of the completion of the house due to the pandemic, then why not tell us before we sold our home? We would have taken our home of the market and accepted the return of our earnest money deposit at that time. We would have been disappointed, but not in the unsettling living situation which we are experiencing at this time. I cannot imagine anyone who would want to have this kind of experience with a homebuilder. It has been awful for us and cost us much money in scrambling for a longer-term rental and increased personal storage costs. Please do not let this happen to you and think twice about signing a contract with Capstone Homes read more

Capstone homes was highly rated in our community, so we decided to contract with them. It took over a year for them to build our house with months of no progress. Two project managers came and left during our construction which made for multiple problems. We closed in July 2022, and Capstone took until December to fix a crack in the sidewalk which held up our construction deposit. I would never recommend capstone to anyone! Picked a lot that was flat only to find that they built our house 4 feet higher because they didn't pre-plan for drainage. This made our yard at a steep slope and dangerous and when I asked them to put in a retention wall they said it was "my problem" I spent $6k regrading the backyard and putting in a retention wall. read more

Capstone built our home 3 years ago. Apparently when the contractor installed our French door, they did not put a pan under the door. As a result, over the years, water has leaked in and rotted our beautiful floor around the door. Capstone did come out and install the pan under the door BUT we are having a problem working out a solution to the floor with them. My floor is no longer available and they want to replace it with something that "closely matches". I am not satisfied with this. Has anyone else had this type of problem with Capstone or any other builder and, if so, were you able to get the issue resolved outside of court? This has been ongoing for many months and we are not getting any closer to a resolve. Meanwhile by floor around the door is discolored and "mushy". Just what you want in a new home! read more

If you are thinking about building a Capstone Home, you should think twice, and then think again. We built a lovely new home in the Bay Colony community 3 years ago. Last January, A YEAR AGO, Capstone began the process of building a house on the lot next to us. As of today, the house is still not done. So it has been a year of dealing with, and looking at this mess. These are just some of the issues. Ugly orange construction fencing is across the front of our yard for a year now. A huge pile of dirt was pushed up against the silt fence and eventually started to give way and encroach onto our yard. Constantly having to look at trash all over the lot (pizza boxes, foam food containers, empty water bottles, soda cans, and assorted construction debris) and having it blow into our yard and down the street. No point in washing windows or siding because the wind just blows the dirt from the lot back on to the house. Some of the weeds were taller than a person. I feel bad for the owners to be. They left the roof trusses sit outside for so long that they were very warped by the time they used them, and yes they used them. There are already settlement cracks inside. They have the heat running and the doors have been left wide open for days at a time. I hope the new owner gets an extended warranty on the furnace. The kitchen appliances have been sitting in the open garage since early November, no doors on the garage, they are lucky they have not been stolen. We have really tried to be patient but finally I contacted Capstone 3 weeks ago and spoke with them about the problem. I was told the "supply chain issues" were the problem, but when I mentioned that another house they were building in this community had been started and finished after this one was started, he had no explanation for that and just passed over the comment. He promised me that in the next 2 weeks the lot would be graded, the landscaping installed, and the driveway would be done. It has been 3 weeks and only the lot was graded. I don't know what game they are playing but I suspect that it is the same thing that happened to Kathleen C in her review posted here 10/1/21. Just waiting to hear about the cost increases they are going to try to hit the new owner with. There are many other builders putting up homes in this community that seem to be able to get them done with little to no delays and do good quality work. Had Capstone build on our lot. Things were slow to the point that weeks had gone by with no one on jobsite. We understood about the alleged supply chain issues. Their subcontractors are, for the most part, bargain basement at best. The PM had little control over the project. I am a professional project manager and can tell you their overall project management skills are nearly non-existent. Incorrect or crappy work identified numerous times, but the train kept rolling. They came back and re-spackled, sanded, and painted AFTER laying the carpets. Carpets were NOT protected. Capstone uses "this is our standard" as an excuse for nearly everything. They also like to use words like "over-performing", "exceeds", and "exceptional" interchangeably, with zero basis for their self-serving commentary. As to allegations of bait and switch, in several areas it seems that way. Capstone has an answer for everything. Even when they broke our new tub, instead of replacement, they attempted a repair. When the repair failed, they attempted a 2nd. Now the tub's finish is ruined and epoxy overspray is everywhere. They claim they did an exceptional job of repair. Hogwash. The home was incomplete and I held back a paltry $15k on a $365k build on our lot. They threatened to not complete the dwelling until I paid as if the dwelling was complete. Our kitchen cabinets are misaligned, the vent hood is un-useable per GE installation instructions (aside from the fact that Capstone's installer apparently did not own a level - the unit is clearly crooked), and trim remains unfinished. Honestly, I manage multiple construction projects in my private life aside from being a Certified Master Inspector. I cannot in good faith recommend this outfit to anyone. A builder that has an escape clause in their contract if a client becomes aggressive or hostile, and they can walk away, says ALOT about what the builder is thinking. After all, its only the biggest investment of your life. When the builder fails at multiple levels, including commitments and communication, the buyer has a right to get angry. On top of that, Capstone's contract is onerous, IMO. The problems begin at the sale level, and are compounded by the "selections". They crumble at the project management level, which is virtually non-existent. While Capstone crows that my tub repair is perfect, they know nothing as no one has bothered to come to the site to see it for themselves. This is the crap you will go through. Best advice is to stay away from these guys. And the President of this company seems to be a no-show. read more

No problems with the house. Problem is management which is useless and wants to push the problem off on others. The drainage swale in front of my house is continually underwater. I built a custom Capstone Home about 5 years ago and I thought now would be a good time to give a long term review. The home design/buying process was fine and we got everything we wanted at a great price, but the true test of a home builder is years later after it's been lived in for a while. I did have a couple warranty items that needed to be addressed in the first couple years and Capstone came back and fixed those issues. Overall the home seems very solid with virtually no settlement cracks in the drywall. One thing that amazes me is the energy efficiency... my electric bills have been between $90-250 per month (this is for a home that is over 5000 square feet and heated by 2 heat pumps). I'm pretty in awe over this as we have 3 refrigerators running as well as lots of appliances, etc, and the only time the electric bill goes above $200 is in the dead of winter when it's like 15 degrees out. Our new home at Seashore Villas is the foundation for many happy memories. Our experience with the Sales Team, Jon and Mark was exceptional. They guided through the whole process up to settlement, and were still available for a few more questions after settlement. Shannon, our Project Manager was exceptional also. She responded quickly to all our requests and took care of all our issues promptly. All three are outstanding associates of Capstone and we were overwhelmed by their hard work and generosity. We thank you for your thoughtfulness, consideration and gratitude. We had some minor issues with the house and reported them on our 30 day home check up. Most were taken care of quickly except for 2 of them, as we are still waiting for the last 2 issues to be repaired. The standard flooring and carpet seemed to be a bit on the low-priced side, as we wish we should have upgraded them. Would definitely recommend them. read more

My wife and I bought a building lot in a golf course community and spent months looking at over priced quotes from "custom builders". We stumbled across a model of there's called the Juliet. We told a our sales person Kevin that we liked a lot of things about the house but it didn't have everything on our want list. Long story short, by the time we were done we removed walls to the point the house had to be reengineered. We bumped the entire back wall of the home out, we bumped the garage, the master bed room bath and added a second master walk in closet, coffer ceilings, tray ceilings, top grade granite and laminate floors through out the entire house. I could go on. We just had the one year walk through with virtually no problems at all. This is my third custom built home and I will put this home against any of them. There price per square foot is unbeatable, and the quality is high. They have many choices when it comes to there developments, but if you are trying to build a custom on your lot, I would highly recommend you stop by and see them, You will be shocked at what this company offers and the flexibility they have to truly make your home one of a kind. Building a home is never without its challenges, but I will tell you from Kevin in the sales office to Rick the construction manager, finishing with Mike in charge of warranty issues, we were treated with the upmost service and professionalism that I have ever experienced with a home builder. read more
