It is very unfortunate how my experience working with Mitch is the complete opposite of all the…read moreother reviews listed here. I was recommended by a family member to use him to help find tenants for my home. Mitch was quite convincing to have me give my complete trust to him early on in the process but in just 4 days, the trust was broken and Mitch made no effort to take accountability. The initial screen call, Mitch told me his rate, what he plans to do (recommendations I should do to the home before showing, how he will advertise, him handling the whole process). I had my complete trust and faith in him with his glowing reviews. One of the recommendations Mitch has made was to get deep cleaning for the house - saying it could be a potential health hazard. I asked if he knew of any companies and he did. So we went with his recommendation and you can see in the screenshot below, Mitch confirms that he will handle the opening and closing of the cleaners coming in and out of my home - nothing needed from my end. I also ask Mitch the day before the cleaning day that he confirm when the cleaning is done so I can inspect the house. Mitch says "sure". You can see in the next message that Mitch never confirms the cleaning is done and YES, you read correctly, he didn't BOTHER to check on the house after NOT hearing back from the cleaners!!! I arrive at my house near 9PM the day of the cleaning and find my FRONT DOOR WIDE OPEN and the lights left on. I was scared for my own safety at this point - immediately called Mitch. He informed me it was "strange" the cleaners never provided him an update and that he will try to reach out himself. Fortunately no one was in the house, but the house was NOT even deep cleaned! What a horrible recommendation from Mitch! I ended up taking a total of 70 photos of places around my house that was still dirty and was hoping Mitch would be of assistance to help sort things out. I asked Mitch if I could meet with him the day after this incident and he did. He said the house looked much better but I toured him around the house to point out what he said the cleaners had missed. Mitch's reply in the end was "if you are unsatisfied with the service, that is your issue to handle. Not mine". Which took my by surprise when finding out that he would handle the process for us. I guess it was a misunderstanding at my end but I couldn't believe what he was saying! So rude to say that and push the problem away instead of be of assistance. Mitch also was not accommodating when I asked about removing shoes when showing the house to potential tenants after the deep cleaning was done. It only seems like a fair and common courtesy that we ask him and the guests to remove shoes before entering the house. Mitch's response was "I guess we could... But we won't be able to access the backyard". Which to my response, there is a great view from the downstairs room and an alternative is to get the foot coverings for shoes. To which Mitch replies "...no, I am not doing that". So accommodating *sarcasm*!!!! I decided to give Mitch a 2 star instead of 1 because he is very prompt at replying. Usually people in such situations would just avoid calls. But Mitch would quickly reply it isn't his problem or he doesn't know which is better than ignoring... I know people may read this and say "it's the cleaner's fault, not Mitch!". Well I beg to differ - having him confirm that he will be handling the opening and locking up the house but in reality did not is extremely unprofessional. Now, at the time my family looked for our home this was a sellers' market with a ton of cash out there and we were an FHA loan : (. We looked at over 80 homes, wrote 28 offers, and finally landed a beautiful, fully updated home that we could not be happier with. Nick's number 1 strength: Communication. He is all about communication and during the home buying process; this is the number 1 asset to help keep your sanity. He is a "dot the I" and cross the" T" kind of guy that never leaves a stone unturned. He will make sure everyone in the process is executing their duties and always lets you know what is going on. He will go above and beyond for you with communication. Nick's number 2 strength: Patience I was not the easiest client. I evolved what I wanted (as will you in a sellers' market) during the process but all the time Nick was accepting and patient with me. (Abides by a code of ethics); Without telling a long story, Nick advised me multiple times not to accept terms the in negotiations (they wanted unrealistic terms and conditions) when I did not fully understand this process or when they were trying to hoodwink me by something I did not understand but would have been bad for me. After learning about the entire process (I could now teach a course), he saved me from getting into bad deals in the beginning. He was more interested in getting my family a great home we would love at a great deal than to just make money. He did this even towards the end of the process at month number 6 and offer number 24 (of 28). I was impressed. I cannot stress enough how important this is!!!! (Educator): I was ignorant to the entire process when we first went out. . Well, as the process of looking for a home began, Nick spent a lot of time educating me on the process and answered all of my questions to the fullest extent. He taught me things not to do, what to look for, how to read the MLS listings, how the process worked, the market conditions, and much, much more. (Dedicated): This guy spent 6 months looking for me. He wrote 28 offers. He took me out countless times. He did this for a client that only had an ideal target of 200k. He had other clients that had big $$$ deals going on (overheard parts of non-sensitive conversations) but he makes equal time regardless of how much your looking to spend. (Negotiating skills); if you are wondering about negotiating skill, this is not something the relator has some magical power over when in a sellers' market. You can ask for whatever you like, if they don't like it, they won't even tell you. You'll get the "dear john" email of "sorry, we accepted another offer". When negotiating comes into play Nick will do his work and position you to have leverage or negotiating pieces (I.E. closing costs, repairs, etc.) when the seller attempts to muscle you. My point, he is good. (connected);He has many contacts and connections in the industry that came in handy. He knew over 80% of the relators in the area that were the selling agent in offers we wrote. (Flexible): He'll work around your schedule and he works 7 days a week. (not opinionated); He is there for you with whatever you think you want. I had some stupid "had to have" in the beginning (I.E. pool) but he diligently did his work to make sure I would get a home we would love. Well, there might be some more strong points but I think you get the message if you read this far. If I had to say something bad, it would be saying something out of necessity to balance this review but the truth is, there is not glaring deficiency in Nick's relator practices. It is what it is.
