Do not use. They will find a way to shaft you with your security deposit upon moving out. For example - charged $430 for carpet cleaning (per lease agreement). Attached is a picture the day of my move-in where it's obvious the carpet was never cleaned. This company is extremely unethical. I paid a $55 application fee and they responded to say my dog wasn't approved because he had husky in him. I told them I wasn't sure what he was as he was a rescue and I just had to choose something, but that he was an Italian mixed breed. They still refused to take him and refused to refund my application fee. This is a very dishonest business practice and I will be reporting them to the BBB and the attorney general. The worst company on the planet to rent from. After 3 years of paying $2,450 per month in rent I get a text mesage to vacate right before the Labor Holiday weekend. I am told to get out (vacate) by October 1st. They must hate veterans as I am a retired US Marine and I have 30 days to find new quarters and they refuse to qualify me for any property that they have listed. I have spent thousands in improvements to the rented house that I leased at 148 River Valley Road. My rent was always paid early or on time for 36 straight months. The leasing agent assigned to our application struggles with the English language, and was rude and condescending. My credit score is OVER 800, have no rotating debt, own a profitable business and have more than sufficient income. Yet, these morons tell me I'm not qualified. Considering the horrible reviews this joke of a company has for service to tenants, I feel like we just dodged a bullet, save for the non-refundable application fees they're obviously using to pad their books. We moved in October 2024 a week after Hurricane Helene. We were told the backyard fence would be repaired asap. It is now March 2025 and the fence still isn't repaired. Every time we put in a maintenance request about it, they just cancel the request. Then we are told by unofficial texts, that someone will call us. But they never do. read more

They ignored our maintenance requests. Right after we moved in, our key did not work to unlock the shed attached to the house. The electrical panel was inside the shed and some switches in the house didn't work because the breakers were tripped. It took I think three weeks before someone finally came out to replace the shed lock. In July our A/C stopped working. It would get up to 80+ degrees inside the house. One of our cats threw up because of the heat and it aggrivated my chronic illness. They CANCELED our maintence request without fixing the A/C so we had to resubmit the request. After almost a MONTH, they finally put a band aid on the A/C unit and it mostly worked. We requested that the rent be adjusted as reimbersment for the month we went without A/C. Our property manager said she would ask the homeowner and then never responded. In January it stopped heating the house. We put in a maintence request and weeks later it still was not fixed. One morning it was 56 degrees inside the house. I called the emergency maintence line and nothing was done. The homeowner showed up multiple times without prior notice and when they FINALLY replaced the A/C unit, the workers showed up without notice (this is not the workers' fault, but the fault of the property manager for not communicating). Our privacy was completely violated while we lived there. Ashley Cassell was our property manager and she did not do her job. She frequently ignored and avoided us, in addition to belittling our requests when she chose to respond. She attempted to gaslight us about the heating not working. She would not take calls from our roommate even though his name was on the lease. We were given no move out instructions or communication besides what was in our initial lease. During the 90 days from our notice that we would not be renewing the lease, they posted the house on Zillow without stating that there were still tenants living there. Someone showed up and looked in our windows to "view" the house. Do not live in a Carolina Moves property. read more

*BEWARE OF THIS COMPANY* Carolina Moves Property Management is the worst property management company that I have ever done business with. I recently rented a home from them in January to find the home in complete disarray upon my move in. Not only did the Home smell like the previous tenant smoked cigarettes in there. The house was completely dirty as if someone just moved out the day before. The carpet was filthy, the walls had stains on them and the bathrooms had long stringy strands of hair with footprints at the bottom of the tub. The worst part about it is that there was feces in the guest bathroom toilet that smells like it was there for days. I contacted property management upon my move-in to let them know my concerns of the home and was not contacted or given a response for four weeks after my move in. After Many phone calls, emails & even showing up to their home office to meet with my property manager [who refused to see me], he showed up at my home on March 3rd to take photos and survey the area that I'VE ALREADY provided them photos, videos and explanations on ONLY after I threatened to initiate legal counsel for the lack of response, care, or concern. He promised that everything will be taken care of but nothing has been done and today is 28 March. I hope whoever is will rent or buy from Carolina Moves in the future will have a more positive experience than I have had. read more

Please think twice before renting from this property management company! I think they've dragged about 8 different groups of people through the house to tour it while I'm still living in it over the past 12 month lease. This is awkward for both parties by the way. The people walking through our house and for us living there! If the owners want to randomly sell while you're still living in it, Move's realtors and potential buyers will walk all through your home... taking pictures and videos of all of my things, because you know, im still living here! Total invasion of my privacy... And since they were unsuccessful at selling the house, now that it's 2 months from our lease being up, they are bringing in potential new renters to tour our house. Next group scheduled to view the house tomorrow. On my coveted only day off during the work week... Locked out of your house? Sounds like a you problem. Instead of using their master key to let us back into our house while it's freezing outside... they told us to hire a locksmith (and risk them damaging the property to let us back in). This is what Moves told us after we called their emergency help line. Oh no, one of your front windows is broken? And you dont know how it happened? Unless you have proof it wasn't you, YOU have to buy and replace the whole window bc they can't file it under the home owners insurance, and they of course arent paying for it..(Our neighbors next door have rocks surrounding the tree and bushes in their front yard. It was also summer time. More than likely done by their lawn mower). So yeah. I'm very frustrated. I'm 33 years old. I've been renting my entire adult life from various rental companies and never have been treated this way from a landlord. He then tried to screw my family out of everything we had. This after we spent days upon days making the house look better than when we moved in. As soon as this rental house went online, my husband and I scheduled the first showing we could. It was for a Tuesday and we both work full time, so we had to both take time off work to do the showing. I left my job and drove to meet my husband at the house. I checked my phone and this company had cancelled our showing via text with an hour's notice. I work in the medical field and am not able to check my phone at work, so I had no way of knowing. They had also confirmed via text and email for the showing that morning. I called Carolina Moves, and they didn't apologize. The only response was that due to the market, if they get someone to put money down, that's how it is. What a disrespectful and rude way to do business. My husband and I both lost money from taking time off work to see this house, and they had no respect for our time. Do not work with this company! read more

As a Property Manager: We had several good interactions but by the end of our contract we had a number of poor experiences with Carolina Moves. We began with one individual as our contact person that switched while we were with them. This is where many of our problems began. Jennifer Arter was our new Property Manager. Positive items about overall experience: Cost of service was very reasonable and affordable Communication at first was very good and proactive They would always email back, but wouldn't always update you after a time frame deadline had passed Negative issues: As we we were planning to take our property off of Carolina Moves hands we encountered a series of unfortunate events: Communication: 1. They failed to give us any information about the process of getting the tenants out of the property. 2. They did not flip the house in a timely manner. 3. It took them over 2 1/2 weeks to have the house cleaned. The cleaner claimed that she had come and cleaned just to find out that she had not. It took her over a week to clean and empty the trash. 4. It took over 3 weeks for the yard to be mowed. Carolina Moves argued that they didn't need to fix the yard, after they told us they would get it fixed. Even after pointing out to them in the contract that the yard should be returned into the state it was given before the tenants moved in, they still failed to address these issues. 5. The appliance check, that supposedly took place, didn't flag the two broken burners and vent hood on the new gas stove (this home was built in 2018 with all new appliances.) These items should have been fixed with the security deposit of the tenant, but since Carolina Moves failed to report the damaging these brand new appliances we are having to pay out of our own pockets to have them fixed. 6. Our main issue with Carolina Moves was their inability to communicate throughout the entire process. Our time was not respected. It took almost a full month for Carolina Moves to complete most of what was already stated in the contract. This resulted in us having to pay the mortgage during this process. We also had to cancel photographers three times to accommodate for the constant mistakes on Carolina Moves property management. 7. Unfortunately every time we called Carolina Moves we could not get in contact with Jennifer Arter. She was either too busy, in a meeting, at lunch, not in the office today, or typing us an email instead of taking our call. We tried to communicate through phone to avoid more miscommunication, as Jennifer began to renege on the commitments that were stated in email. We continued to call as we were paying Carolina Moves for their property management which includes communicating with us via phone to solve these problems. Unfortunately, they stopped taking our calls. We had to call from other numbers just for them to pick up the phone. read more

We bought the house across the street from us and we needed a manager and were drawn to Carolina Moves with their lower management fees. We had the owner come out and he said the going rate for home rentals was approx $1000 -$1100. Which seemed strange to us as because we moved into our house we rented is for $1250....and that was 3 yrs ago. He told us he also managed another home on the street and named it. We live on this street and he was referencing a home on the street where upwards of 3 families would use it as a revolving door and received visits from code compliance on a regular basis. Our experience with trying to save a dollar ended and we engaged our original management company and received $1500 monthly from our rental. Guess the old adage you get what you pay for is very true. I've had so many problems living under them. I had a problem with my kitchen sink they sent someone out who was in my home for 5 mins tops. He told me to tap the sink bell under the sink and I did and he said just do that and you're good, he left. They charged me $165 because he said he was in my home for hours and had worked on my sink and did not! They believed him over me being he's worked with their company for years! My son also has disabilities, I put my 30 day notice in and they started scheduling viewings. My son has a low immune system and I told them this and they still continue to schedule viewings during this pandemic. I have not agreed to the viewings. They canceled 2 and still continues to schedule them. They emailed me on a Friday night 8:09pm to say they've scheduled a viewing for 11am on Monday to call if I have questions. How can I call if their closed Saturday and Sunday. The worst company ever! Do not rent here! read more

My experience with Carolina moves went from very pleased to feeling that I am dealing with a criminal organization. I have never taken the time to give a negative review in my life. The first instance was when I gave notice to move out. We had altered the move in date to start early but they did not adjust the end date. I accepted that I should have paid attention that a 12 month lease is not 12 months with them. Almost $700 out of my pocket. The director of property lacks empathy and seemed to gloat about winning that debate. Horrible customer service. Secondly, I never received any direction or expectations for what they are looking for at the lease end to receive my deposit in full. I did however touch up everything that we did. We cleaned cabinets inside and out. This house was cleaner than the day we moved in and repaired things that were there when we moved in. Well, they reduced my deposit money for patch and paint and deep cleaning. I had it deep cleaned! Nothing could have been cleaned anymore! Another $695 to them. On top of this and during this entire experience these people don't answer the phones, don't call back when messages are left. They don't guide you through their process to have a good experience and set expectations on how they will keep your money. I know they were sold to a big out of state company and I think they just don't care. Much different than the company I started with a year ago. I would recommend not leasing with them unless you are good with a company that will ignore you, keep your money and gloat when they beat you because of their ability to slip one past in a contract change. read more

I have used Carolina moves for quite some time now. After going through several property managers, I was so happy to find a company that was honest PLUS they charged a flat fee instead of a percentage!!! Matt was able to increase the rent at a few of my properties and that increase covered my management fees basically making it to where it cost me nothing!!!! They prepare great monthly statements and annual statements that I send over to my CPA/don't have to do anything further. Now I just sit back and collect my mailbox money instead of having to deal with a thing. So thankful!!! read more

Our experience with Carolina moves has been great!!! We moved in from out of state and or realtor was so fantastic she was willing to face time us during the showing so we could see the house before we fully committed they mad moving seemless and easy. I'm the month we've been here they were so fast and easy with maintenance issues we needed our dryer and our dishwater serviced and they had a tech out within about a day! We definitely recommend them for renters! Paying rent is easy and quick there is no stupid service fee. They answer the phone whenever we need them and we couldn't be happier with this experience across the board! read more

I have never rented a home from these people, thank God, especially after reading the reviews. I did fill out an ap and was told my credit score was only 597 and needed to be at least a 600. its funny to me because when they told me this I checked all 3 bureaus and the lowest score was a 617, you can buy a home with a 600 credit score. You guys are renting these homes, if someone can't pay the rent evict them... and regardless of what my score is, nothing has ever been paid late on my credit file, I have excellent repayment history. Thats why you have so many houses sitting waiting to be rented, get a clue. read more

If I could give this place no stars I would, I lived at a property for 2 years, never had anything fixed that I needed, staff was very unprofessional, never seemed to know what they were doing. Too many chiefs not enough indians. During the winter I went without heat during the snow we had, was promised by someone they would bring us heaters and they never showed up. Previously summer of 2017 we went without air for 3 months never could get anyone to fix it because of lack of trying on their end. We Went for almost 8 months before we moved out without being able to take a shower in hot water because the knob was completely broke off. We signed up to have this company manage our rental unit and once they got their money, the lies and being ignored, on all levels began. The communication, as a property owner, was TERRIBLE, which might still be an understatement. I have never experienced such neglect and lack of support from a company, and I've had some bad experiences before. They told my fiance that they communicated a bunch of information to me, which they did not and we had them on speaker phone with us both on the line for the initial conversation. We sent and have screenshots, emails, texts and weeks of unanswered calls until last minute when they needed something from us, but were nowhere to be found when we needed them and had questions. They ignored us for weeks and then right before the tenants have even moved in, they act like they're on top of everything at our expense - now having to take off work and coordinate things we had been asking about for WEEKS. Here is why they rocked our socks: Had a quick work related move and needed to have our house rented. Called the office, talked to several ladies who were extremely knowledgeable and walked us through the process/sent us documents electronically (sped up the process significantly). They scheduled a meeting at our house with Matt. He did a detailed walk-through and sat down/gave us his sage advice. He is detail oriented, passionate, and moves fast! Had our pictures for home taken that day and the same evening our home was listed online. Within 72 hours our home was rented by an extremely well qualified tenant. I absolutely do not not recommend Carolina Moves as a rental company. I was initially very excited about moving into our new home until I was constantly being harassed and stalked by the homeowner. I reported this to Carolina Moves and nothing was ever done about this situation. Instances from where the homeowner would constantly come by the house to check what was going on to the homeowner actually beating on the doors and jiggling he door knobs to try to get it in. I always felt like I was being watched. I felt scared to live in the home that I was paying $1300/month rent for. And based on the number of phone calls and emails that I received from Carolina Moves concerning the owner I obviously was being watched. After the tragic death of my son in the home Carolina Moves gave me a 5 day notice to vacate but failed to tell me or notify me. My son was not even in the ground yet. I had paid my rent to the end of the month and had already planned on moving. I just needed to catch my breath and be shown a little compassion. After all, my son had just died. But it appears that Carolina Moves has no compassion. I assume Carolina Moves has started the eviction process so hear we go. I will be moving because I no longer want to live somewhere where my every movement was monitored and judged. And not even one "I am sorry for your loss". I hope no one ever loses a son to the circumstances that I did. And if they do I hope they are not treated with judgement, hate and a lack of understanding. For Christ's sake I lost my son. Look at the bigger picture Carolina Moves. I hope everyone takes a good look at your level of humanity and sees how you kick people when they are down. Shame on you. If I could give this company negative stars I would. Kelli Catena is the absolutely WORST most unprofessional person to deal with! She's rude and condescending and doesn't do her job the correct way. Long story short my husband and I rented one of their properties for TWO years, the maintenance hardly ever came out to fix things, the carpet was a mess when we moved in(they had people sewing it up from the previous tenants plus stains) along with other things that didn't work/were broken we discovered when we moved in, fast forward my husband and I sign a document to hand over the keys a few months early bc we bought a home so by July 31st because they claimed "August was the best month to re-rent and they had a lot of interest" well Kelli never listed the property after the agreement was signed so it didn't go on the market until almost August. Than I tried to schedule a walk through of the home before we moved out to fix whatever needed to be done in their eyes, there was no damage to the property from us at all in the 2 years other than normal wear and tear with kids, but supposedly "they don't do that" obviously bc they want to rip people off for charges that are bullshit. Than I gave her my forwarding address THREE times and the end of August rolls around and I still have no security deposit and no disbursement statement. So I kindly send an email stating we haven't received anything and the 30 days have passed and she asks me my forwarding address AGAIN! Clearly it was never sent out and she's trying to cover her tracks. So I give it to her and supposedly it's getting sent priority mail, 4 more days pass and nothing, so I email again for a tracking number. No response. Next day I email again, not very nicely stating the 30'days has passed I haven't received anything and what is going on.. and she responds back telling me "I claimed I didn't get it" as if I was lying. She's very very rude and I would not recommend buying or renting from this company specifically because of her and what you'll have to deal with!
