I have lived here for about 5 years. In the becoming it was alot better. Now we have almost monthly emergency water shut offs due to plumbing repairs. They just do tempoary fixes that fail within a month or so. No consessions are made for the constant inconvience. And oftsen times you have to deal with the water being shut offfor multiple days in a row. Andonce it's restored the water pressure never returns to what it was prior. While the general staff is always apologetic, it honestly just feels like they are pandering to the residents and no longer feels genuine. At the very least they could leave a bathroom in the community building open so we could use it while waiting for the repairs to be finished and the water to be turned on. read more

Although these apartments are pretty spacious inside, at first glance/tour they show you the model However, after a year of living here, from day one, we have complained about the doorlock/jamming, the AC not working properly for now 2 months (89 degrees at 10 pm and yet it's set to 62) and still no resolve. The entry way and steps need to be cared for properly, look and smells horrible and should have a key code for entry (box outside of entry broken and still on the building). my lease has gone up and what has been done for me and my family???? almost a $80 hike in my BGE bill from having to place fans in every room, constant gas lighting from maintenance men who enter my home and say anything to shut us up, nearly not getting inside my door because the lock AND door knob are jammed and have been since the first day we moved in. I can not wait until my lease is up. I will never recommend anyone to move here. read more

Was locked out of my home at 7am in just a robe and slippers and it took HOURS for someone to help me. Cleaning people in the office wouldn't even open the door to hear that all i needed was a phone to call maintenance. I had to walk from one end of the complex to another to be almost turned around from maintenance because " they didn't have my keys. the keys are in the office "....... very upset about that. Just to have a older maintenance guy come to my home and unlock my door in less than 6 minutes. I have a crazy upstairs neighbor that harasses the entire building. was told he would slice my face off. filed a police report and the cops AND the office was VERY familiar with him and does nothing but talk to him. i have dents on my door from him banging repeatedly. This place is decent but it can definitely be a lot better. read more

Update after some initial concerns the manager met with me and had all of my issues addressed promptly. She seemed genuinely interested in fixing the issues. Many leasing companies are only concerned with getting your monthly rent, but Morgan Properties went above and beyond to make sure I was happy with the condition of my apartment. I've been happy here for the last 11 years and plan on continuing to call this my home. read more

I moved into my unit July 21, 2019. I was told to come and pick my keys up late in the day because my cabinets were being glazed. When I walked into my apartment, my cabinets had the same stains and bad patch jobs. Everything that I was told was going to be completed before I came in had not been done. The caulking around the tub faucet was black and gray as if someone used a dirty spatula to repair it. The walls in the tub are supposed to be white but are black and gray even after I scrub and clean them. My dishwasher was not working. There was no pop up stop in the sink in my bathroom. The "H" for hot is missing from my bathroom sink knobs. The faucet in the tub was hard to turn off and dripped water constantly. Most of my outlets were too loose to hold anything I put in them. My vents are dirty which exacerbates my allergies and asthma. The number one issue is the mice. I used to live in Carriage Hill apartments for 3 years back in 2012. I never once saw a mouse. In this unit the mice are running rampant! I am a very tidy person and keep my kitchen clean but I literally sit in my living room and watch them run back and forth from the washing machine to my stove. I can only imagine what's behind the stove that the last tenant left. Orkin has been to my unit twice and put a huge contraption of some sort in my pantry and filled a hole with what looks like barb wire. I have a small toddler and this does not seem safe to me. I place tickets using Morgan Properties online portal but for three months NO ONE addressed a single issue. I decided to call when I noticed my tickets were being cancelled and merged all into one. (As I'm writing this 2 mice just ran across my breakfast room.) I spoke with Chante, one of the rental consultants, and she informed me that every time my ticket was cancelled and merged into a new one that a new ticket was being generated and bumping me down the list. Once I spoke to the property manager Jamie and explained my issues, she and the maintenance supervisor came to my apartment. I left work early to join them as they did a walk through. All of my concerns were addressed. Jamie seemed helpful but the maintenance supervisor made excuse for why he couldn't or wouldn't fix things. For example, the outlets that were loose.. he told me that my febreeze air freshener was too heavy for the outlet. I had never in my life heard that before. I should be able to plug in whatever I want to in the wall. The fan over my stove does not work and he told me that's the new kind and that they are quiet now. I have never heard that and it still does not work. I want the hole filled behind my washer and dryer so that the mice cannot enter my unit. I cannot live like this. Maintenance does not care about the tenants here. The only time I get any type of action is when I call and complain over and over. It is almost October. They have known about the mice and all other issues since I moved in. No one cares. I pay entirely too much money to live here. I plan to put my rent in escrow until everything is done. I cannot and will not pay another dime. I will NOT be renewing my lease. I do not recommend ANYONE to move here. I am miserable! read more

Beware of their "exit" procedure. We were charged $300 / A BATHTUB to "resurface " for general wear... $700 to replace a "stained" rug..We were turned into collections and basically had our backs against the wall to pay over $1300 (including the security deposit) or it would effect our credit score. FOR BASICALLY $1200 YOU CAN FIND BETTER!!!! I have been living at Carriage Hill Apartments for 5 months and though I love the layout of the apartment and having a washing and dryer I must say my stay hasn't been very pleasant. First off, I had to wait 4 months to my maintenance requests serviced! When I finally got them on the phone, the assistant property manager told me that maintenance didn't have keys for my apartment. Apparently they must have given me the master key. I understand things do happen but he claimed they couldn't reach me regarding not having the key to get in because they had my number entered incorrectly in the system yet I've received plenty of emails and correspondence concerning other things going on in the community. Thats unacceptable and not a good enough excuse. To top it all off, I ended up having mice in my apartment. I believe it was two of them. This is definitely unacceptable especially because I have an 8 yr old daughter to be concerned about. Not only did I have mice but, droppings popped up everywhere in my apartment. I had droppings on my stove, my counter, next to my fridge, in my room , on my pillow and IN MY DAUGHTERS ROOM! This problem was at least dealt with but it took as month for them to respond I guess cause "they didn't have a key." This led me to wanting out of my apartment. Totally unacceptable handling of these matters. Even if they have these kinds of issues regularly THATS NOT ACCEPTABLE FOR ME! Period! I would recommend anyone to move to Carriage Hill. They will not take your issues seriously! They contact you when they need to but when you need it they act helpless when you try to contact them. read more

LOOKING INTO CARRIAGE HILL STOP HERE!!!!!! Worst apartment complex ever, our WHOLE apartment building power shut off with no warning & when we went to the leasing office to figure out what was going on nobody knew anything. To make matters worst nobody cared! This is the worst decision you'll make moving here. The staff in the leasing office is horrible. Brandy is in control of the maintenance and she is rude and nasty! My dogs were in my home with no AC in 85 degree weather because they shut everything off in the building when I was told it was supposed to be fixed the day before that. But guess what NOBODY CARES! I have put in multiple requests in the SUMMER TIME for my A/C to get fixed & they "bandaid" it & then it breaks again every couple months just to figure out a year in I NEED A NEW ONE! This review was in 2019 & it only got worst. Update #2: My lease is up October 2020 & I can't wait until then! This was me & my boyfriend first time on our own & this was by far the WORST experience of our lives. We have been looking for apartments since the summer because we want to make sure EVERYTHING we went through here we will NEVER go through again. The staff is incompetent and disgusting. They will sit on their ass all day in the leasing office and hear the phone ring and ignore it or better yet they will pick it up and then hang up on you to stop the ringing! But Jamie the leasing manager is letting them get away with this! DO NOT get fooled. When you come in to look at a place they are so nice and friendly & thats to trick you because once you sign those paper i PROMISE you will never hear from leasing again, when we first moved in I made sure I told them to fix a few things like our bathtub that was a MESS and the paint was literally GONE, and the stove clock that was pushed in & Selena told me that "of course it would be handled we would never allow you guys to move in with it like that they are still working on the apartment." Move in day everything looks EXACTLY the same! We couldn't even shower after moving everything in because of how it was & when I called them they said another company had to come out for it which resulted in us not being able to shower home for 3 days; we had to shower at my mother house & I had to call MULTIPLE times for the stove. Fast forward to now, our toilet flooded in the middle of the night & we called "emergency maintenance " we called over 30 time, he NEVER responded it took him an hour to call back & 25 minutes to come! Does that even make sense!? Let's talk about the incompetent staff as a whole they sent out an email saying that we were "delinquents" & we haven't paid rent in a month or so. Of course we were confused because we ALWAYS pay rent on time. So I call them & never got an answer, I called multiple times, they pick up & hang up. Now morgan properties has a call center & a direct phone number to all of their leasing offices, I know for a fact that they were getting the calls because they picked up & then hung up. I emailed Jamie the "manager" & I called again and finally got answer with the nastiest attitude, &I told her that I was confused as to why I had to call so many times when they were open and also why they picked up and then HUNG UP. She then said "Oh we've been getting so many calls, if it's about the email ignore it, it's a mistake we sent out another one" then hung up. That right there was literally icing on the cake, they don't care about their tenants at all, but get this 2 DAYS later when it was time to pay rent me and my boyfriend paid rent on the 2nd, and received a email saying "LATE RENT PAYMENT" & that it was in violation of our lease, i'm just like really again. This time I didn't even bother to call I wasn't gonna get an answer and nobody cares. HOURS later you get another email stating "Disregard the email it was sent to everyone by mistake" Bottom line it's ridiculous; the staff & maintenance are horrible there is no accountability and they are VERY lazy. They need a new staff, new managers, & new maintenance for this place to survive. read more

DO NOT LEASE FROM THIS COMPANY! DO NOT ASK FOR A WALK THRU! DO NOT GIVE THEM YOUR MONEY! Paying over 1,600 for the building unit that has a mice infestation. The rental company has Orkin come spray and place mouse traps that never catch anything. Never performed a search & destroy so mice are roaming throughout building using the vent system. My upstairs neighbor and neighbors to the left have complained about the same mice. There are cracks/gaps in the floorboard connected to the floor that allow for spiders, beetles, and grasshoppers into the unit. We were given a move in check list, which none of the item on our list were fixed. Had a moving company block the reserved parking space we pay extra for and the rental company employees said they don't fix situations between tenants. Water flooded into one of the walk in closets which is carpet and was told that's not an emergency for maintenance to come over the weekend. You can spot maintenance workers sitting in the same area talking everyday. Rental company sends several emails a day talking about parking/speeding and nothing else. All employees are there for a paycheck and not tenants leasing experience. Overall, horrible apartment rental company. I can only pray you read this before signing your lease! read more

If you are thinking about moving into Carriage Hill Apartment Homes, please DO NOT!!!! They are the worst in regards to addressing ongoing issues and there maintenance sucks. The maintenance is supposed have certified maintenance technicians and they clearly are not. Carriage Hill Apartment homes will show you the demo apartments with all the upgrades and when you see your actual apartment it is a huge disappointment. The apartment homes looking nothing like the demos above the leasing office. Please be aware and do not fall for this deceitful practice. When my husband , son , and I first moved in, we were told that we had to sign our lease before we were taken to do the walk through of the apartment. DO NOT let the leasing agent tell you this and if they do, be adamant in refusing to do. They will have you sign the lease first because it is a binding contract that once signed you cannot get out of. A very deceitful practice that Carriage Hill Apartment homes leasing agents does. If we were allowed to see the apartment prior to signing the lease, we WOULD NOT have signed the lease. So, we signed the documents and the leasing agent took us to our apartment and it was a mess and not to mention the smell of marijuana was extremely strong in the building and on the floor that we were moving into. We paid for a renovated apartment and nothing in the apartment was done and they clearly knew when we planned on moving in. So the Property Manager who was Jamie at that time worked with us to get the apartment to where we felt was acceptable for us to live in. At that point, we addressed the issue of the marijuana smoke being smoked in the building as well as being smoked on my floor by one of my neighbors. I informed Jamie that this horrible smell was entering our dwelling and that we could not utilize the dining room, living room, my office, etc as a result of the smell. I also was concerned because I have a child and I did not want him exposed to this illicit drug. This must be written in the handbook when the property manager's go through training because all of them are always quick to say that this property is not a non-smoking property. That we clearly understand that this is not a non-smoking property but it is a violation of the lease. The property manager's fail to realize that we are not talking about nicotine we are talking about marijuana. Morgan Property's lease item 14 states: If you engage in the manufacturing, distribution, possession, or use of controlled substances or drug paraphernalia, human trafficking, or any other illicit or illegal activity, or if any of your family members, guests, occupants, agents, or invitees engage in such activity, in the apartment or anywhere in the community you shall be deemed conclusively to have interfered with the quiet use and enjoyment of the other residents. Any such action or inaction is a substantial violation of the lease and grounds for eviction. And there is an item in the lease about Breach of Lease which applies to this situation as well. This marijuana has been an issue since we moved in and is still ongoing. When it occurs, I email the property manager who has since changed hands from Jamie to Michele. Each time it occurs I have to send an email which in my opinion is not the fastest way to get a representative here to document this issue. The Carriage Hill leasing office never answers there telephones when residents have issues. A person always has to leave a voicemail and wait for a call back. But if the leasing agents are trying the swindle the next leasee and want a new sale for the ran down old apartment then they pick up immediately. So recently marijuana was being smoked in the apartment next door to me, I emailed & called the leasing department and someone was sent around to my building to address the issue. Someone answers the door and the representative from the leasing office tells the person NOT TO ADMIT that they are smoking marijuana to them but the neighbors are complaining about the smell. This interaction was caught by our ring doorbell.That in my opinion was a very inappropriate way to address an issue that is clearly a lease violation. This was addressed with the current property manager who stated that she addressed it with the representative that sent to address the matter. This place is a joke! And our concerns are not taken seriously. We plan on moving as soon as our lease is up because this has been a huge disappointment and disaster since day one. I have reached out to Morgan Properties Corporate office at this point because the marijuana smoking is very offensive and continually infringes on me and my family in our dwelling and I cannot get resolution at the property manager level so I will escalate my issue until I get resolution since my family and I will be here at least until spring of next year. I write this review with a heavy heart, if it weren't for this very pervasive and pestering issue. These apartments would be perfect. The mice issue is egregious!! I pride myself in keeping my residence clean, in the utmost condition, clear of clutter as much as possible, but yet the mice still find a way in. It started when maintenance came into my apartment, cut a whole in the wall, to fix a leaky pipe. They then left the hole stating that they would return to fix it. Needless to say, that never happened. Meanwhile, a mice had found its way to that whole and into my apartment. I called maintenance to seal it up; They then came to patch the whole after I complained that a mice has gotten in. But after the whole was sealed up, by then the mouse and/or mice had made other wholes to gain access to the apartment. We are constantly catching mice, yet still seeing more after the fact. All in all, this is not a lie, fabrication, I am not disgruntled, the staff has not done me any wrong otherwise, meaning I am not seeking revenge when I write this review. In saying this, we have caught 26 mice in our apartment. In one instance, in the three days that we were on vacation recently, we caught one, the day before we left on on a Monday, we sat traps everywhere in our kitchen, upon returning, there were subsequently there four mice caught on traps. We have gotten three wholes patched up so far, I believe there is probably more we have not found. I have found mice droppings ON MY STOVE TOP. I have become rather disgusted, as you can imagine. I love the space of these apartments. But I think I have had enough. I am not sure the space is worth the infestation problems. If you rent here good luck. I moved to Carriage Hill 1 year ago ... and I love it everything was perfect when we moved in ! I found a couple of minor things that needed to be done and everyone in the office made sure the issues were taken care of .. Shawn , Brandy and all of the staff here has been Amazing ... The renovations and upgrades are beautiful... I love my Apartment you guy's are doing an amazing job you guy's have gone above and beyond to make Carriage Hill safe , beautiful and a place I'm proud to call Home ! read more

These apartment homes fool you. They tell you it's clean and they fix everything up ON THE OUTSIDE but the inside has mice at night time you hear all the rats crawling in your walls and all the do is put sponges in the holes in the walls and cheap mousetraps. There is mold and when you call the maintenance people they do a half job instead of fixing the mold WHICH CAN KILL YOU BECAUSE ITS BLACK MOLD, they paint over it. Walls are real thin... the thing on the floor that looks like wood , is really paper. The maintenance people have attitude problems and get mad when they have to do their jobs. read more
