We've lived here about 6 months and it's really been nothing but a positive experience. The staff and management are very attentive and friendly to answer any questions. The maintenance crew is hard working and has been extremely prompt in completing any requests we've had. Our townhome was updated before we moved in and it is so nice inside! We haven't had any issues with bugs or mold, as we have with other properties in the area. There's a wonderful little backyard that we fenced in for our kids. The kitchen / entry way area is huge, and the ceilings have great height. No issues with parking because we have a garage and driveway that fits a total of 2 cars. It's so worth renting these over a tiny apartment. These are the same price, if not less expensive, than what you would get for a 2 bedroom apartment! read more

As you can see, this place is a dump. This trash area normally looks like this. The trash is rarely picked up on time and looks like what's pictured frequently. I wanted to give them the benefit of the doubt before I posted this letting the reader know my experience. They're less than honest about the leasing process. My initial lease I signed for 16 months and I get a call from Rachel threatening to increase my rent by like $500 or something on month 11. I hadn't planned to renew but I also hadn't planned to stay so I signed another 12 month lease. 8 months later I get a letter saying they're not renewing my lease and gave me a 60 day notice. Well that's the best news I received considering my complaints below. I hadn't had a working dishwasher in 1.5 years of living there because parts were missing, they'd cancel out my work orders because it's Monday type of nonsense. I was laughed at by Rachel and some guy in the background after they called me when I submitted a work order to get a new lightbulb placed because I wasn't able to do it myself. Nothing is done right like not being able to open up drawers because of where they placed the handle so we just didn't use it. Doors are falling off the frame, and you can clearly see the cover up from a domestic violence situation prior to me renting the place. Okay it's a rental, I'll deal. What prompted this review was even though I disagreed with the damage and the final payment, I paid them so I didn't have to hear from them again. I get a call from a collection agent telling me carrolls creek submitted my account to collections. Attached is a document proving they cashed the cashiers check 2 days after it was given to them. This is what future renters have to work with. I provided the receipts. In response to carrolls creek--- ummm that's cute. Sure you did. Good way to try and save face. I viewed Carrolls Creek on 7/28. Found out they had a Lot of add ons raising advertised rent over $150 and an additional non refundable fee $300 above $500 deposit. (not advertised). After filling out application and submitting to screening. I was told my $ 6000 monthly income wasn't enough. I requested my deposit $250 back. They didn't start processing till 7/31. I received a statement today 8/6/25 verifying the $250 refund, but NO CHECK! I called and was told my a young female that this was just to verify my address. BS. I need that money to finish my moving into a new place. THEY ARE JUST BEING UNETHICAL. Stay far away from them. This is the type of behavior to avoid. read more

Horrible complex and even worse management. We lived there for 2 years and they cycled through employees faster than anyone can keep track. The units are already in bad condition when you move in and if you need maintenance for anything they come in and do the landlord special. The trash area was always a disaster and they never did anything about it. Some units even have rats. Police are always being called there because kids are running around doing illegal things. Breaking into unoccupied units, threatening other residents, and flashing little children. The parking situ is absolutely terrible. There is absolutely no visitor parking and the spots they do have they want hundreds per month to rent them. The parking seems to have been the only thing management actually cared about enforcing but yet employees that live there seem to be allowed to park in unoccupied units driveways. Its unfortunate how quickly a positive experience can turn into a negative one. When I first looked here, staff weren't overly nice or friendly but thought maybe just an off day. Im not here to deal with the staff on a regular basis, I just wanted somewhere clean, safe and affordable to live. After signing, then things went downhill and quickly. Let me first start by saying how terrible the staff is- I think the one office gal is named Rachel. I cannot believe that she has a job after the way that she talks to prospects and residents. She rolls her eyes, ignores you when talking to her, slams doors in your face and yells at you. She screams at the children riding bikes through the community as if they were her own kids. If she talked to my kids that way, we would have a problem She is an angry and disgruntled individual that has no business working in a customer service role. Next lets discuss the dog poop. The dog poop is everywhere. I don't have any pets and I don't want any pets. I am very disturbed that not once but twice I have stepped in dog poop. I asked if the site used doggy DNA or if there was anything that could be done to remind residents and encourage cleanup after their pets and instead I was told "if you don't like it then clean it up." That approach did work for a few months but it would be a full time job to keep up with the never ending dog poop. Lastly, the pest infestations that go unadressed. There are tons of rats in neighboring units and under the buildings. You can hear them when it is quiet. I have yet to see any in my unit but my neighbor said she has seen them in her unit and she has lived here for 4 years with them. I was hesitant to make this review because I don't want to be retaliated against. I am thankfully moving as soon as my lease is up so it wont be much longer that I have to continue living this nightmare and dealing with such ignorant, disrespectful and discriminatory staff. Do not live here! The maintenance is horrible. I constantly feel like I am going to fall through the floor. Trash is everywhere because the trash compactor is inoperable. They do not even let you have a grill on your porch. This used to be military and respectful people. There are more and more low income now. I do not have an issue with low income individuals but it seems there is crime occurring here almost every week. People smashing into buildings and the police are here all the time. DO NOT plan on having guests here!! The parking is horrible. Your guests will be towed within the hour. No parking on the street or double parking, My friend was towed for a tune of almost $700 during a 45 minute visit. Our neighbors have completely let their patio (which we share with them) go to sh*t. We moved in 2 months ago. The staff has been nothing but friendly. Although there were some issues with the unit when we moved in, they immediately addressed all the issues that we presented. They even offered to paint or do touch up painting because it needed to be done. However, the movers were moving in our belongings so it would have been a hassle for them, and our movers. I consider this management team to be one of the best I have worked with. Some of the residents leave a little to be desired, but that is to be expected any where. Many do not follow the rules listed in the lease agreements, which they signed. This tends to make things uncomfortable in some ways. read more

The Good: Beautiful renovated interior, kitchen sink is awesome and massive! Open floor plan. Love the hardwood floors in our unit. Love the greenbelt on the perimeter units. The leasing office is pretty lenient and allows you to make adjustments to your home as your heart desires, to a reasonable limit of course. They are very helpful when they're available. Lastly, the complex is tucked back into the forest which is very peaceful. The Bad: PARKING IS AWFUL... Management NEEDS to invest in a parking lot for guests. otherwise there is literally like 10 spots throughout the entire complex for hundreds of units. The company also under-staffs the leasing office so they are in high demand with not enough people. The Ugly: The children here are out of control. They run in front of cars, flip each other and other residents off and have foul mouths. The parents seem to not care at all about their behavior, and it is just generally unsafe conditions...unfortunately it is just a matter of time before their is a safety incident with a car and a child. Management needs to enforce behavioral and safety conduct to keep kids and parents in line, and we need a security guard. Lastly, i have heard some pretty negative things about the company who owns this complex. My wife and i haven't experienced anything negative with the office themselves, only the company who employs them. I would not recommend living here. The staff is very rude. I've seen the manager cussing and yelling at kids for playing. The guest parking is taken up by nonguests. Workers at CCL take up parking spots. So your guests can't park. And at people park in the street at night and there is a hard time driving around. You want your packages stolen. Live here. Yes they have stolen packages. Marked as delivered but mysteriously disappears. And there isn't a Post Office here just a hub so it's a nightmare to get your mail fixed if someone marks as you don't live here. Which has happened 4 times to us. It states certain breeds but they don't pay attention to that. But yeah a nice Pitt bull blue dog is here. But there is dog poop every where. And roaming cats. You need something fixed. Twice now I've gotten a slip that something has been left at the office and twice they claim to have not received it. I was told to call the post office. Kind of hard to do when you have no sender information because the package is mysteriously missing! And now after reading others reviews I don't know if I should be more ticked off because I seem to not be the only one or if I should feel better because I'm not alone. One start is too much for this place, after JRK bought it out the place turned into a complete DUMP (see the photos from another resident below), and the kids have to wait for the bus near this dump. I also had the same issues upon moving out: I was charged for cleaning the old carpet $400, and $200 for repainting when it is a normal wear and tear. I'm hoping people will read this review and understand the real problem here. I have read several other reviews and although I have had my share of issues, I am not blind and know what the overall problem here is. The staff is great. Grounds keepers are friendly and maintenance is crew is great. I've been here for over a year now and when I first moved in, they helped me get in on a very short time crunch. They certainly didn't have to. The real problem here is the residents. The staff isn't letting other people get away with people not picking up dog shit. the residents who see it and don't say something are. probably the same people writing a review and complaining about it. The staff didn't see them walk away from it so what are they supposed to do when you complain and say you saw someone do it but don't know who it was or where they live? SAY SOMETHING TO THE PERSON ON THE SPOT! there is a huge difference between being a bitchy neighbor and demanding common curtesy and respect for others. To address the trash issue....the trash area is never over flowing during the week when the grounds crew is there but every Monday morning there is trash coming out of the front of the fence and those poor guys have to clean up after who? THE RESIDENTS! Why because nobody is calling the people out who are leaving it there. On more than one occasion I have grabbed other people's trash bags left at the front of the fence and thrown it in the trash compactor. You would assume seeing it sit there that something is wrong or its full. It's not. people are lazy and disrespectful. I can't imagine being a property manager in a place where people just peep through there window and see a problem and report it then complain about it when nothing is done because the property manager doesn't have enough information to go off of. "Umm yea was wearing a sweatshirt walking a dog." I'm paraphrasing because I can only imagine that's the kind of complaints they get. call people out and demand the common courtesy of others. You aren't afraid to call people out for not wearing a mask so why not these basic rules. I got towed from here and believe me I was not happy but guess what......? It was a resident who called me in for parking in visitor parking claiming I was hoarding parking because they wanted to park there. I think you get the point. This place is great in all reality. The kids running around should give you a feeling of how safe and comfortable people feel allowing their children to do so. Don't be afraid to move in if you are the kind of person who will stand up to other people for their indecencies. SO don't give them your money I put down a 500.00 deposit 4 weeks ago. They kept telling me that my apartment manager was not responding kept asking for proof of income when I had sent it to them 4 times. I had no idea what was going on and waited about a week. Due to not putting in my notice on time I ask to withdraw my application and deposit fee I would have to wait and they had taken way to long to get things done on there end. When i ask for the money back they said it was in the mail it would be there 3 to 4 weeks. Really 3 to 4 weeks??? I called 2 weeks later they said it was sent back due to the address. Yet no one called or notified me in any way. They said my address was wrong and I could pick it up the following day. I called and called no one ever called back returned any email or phone call. They said they had an issue at the corporate office I ask for the number and when I called I ask to speak to the head honcho and they sent me to the vm and I have yet to speak to any one at this office. I gave them my money on June 14th and two times I have called they said it was sent back you I can pick it up tomorrow. But then no one picks up or returns calls and it's the same excuse everytime I call. When I called two days ago the woman joked that I was not the only one having this problem. Then I checked my email they ran my credit report and denied me an apartment when I ask them to wait that I had to put in my notice the following mo. They said I had to many enquiries on my report and they are supposed to tell you what there running and what they are going to look at and I was never told. On that note i told them to wait so they charged me for the application fee and it's now july 23rd no one has contacted me or tryed to resolve this and I still have not seen my 500.00 or my app fee. By far one of the worst community living complexes ever! I'm surprised they're not located in downtown L.A. underneath a freeway bridge! Doing business with this place and it's umbrella company is a nightmare beyond elm st. They're quick to take take take and charge charge charge, but take their sweet time when it's their turn to perform and of course no charges to them for making YOU wait for YOUR money back (if that's the case). My experience living here was eased by Matt's ability to maintain a professional and quality managing system regardless of how pinnacle and how they do business(thank the heavens). The units are falling apart and floors are squeaky and loud, so is the "central" heating system( which only works upstairs because their layouts are poorly designed(good job architect of the century )). I strongly agree with all of the other reviews, and recommend turning around and running away before they suck you in and set you and your wallet out, because they do NOT fairly return deposits AT ALL! they think everyone flips burgers or something and can't notice how they lie about why they kept all your money even if you lick that place clean with all the familys help! Its not perfect but it is home. When I first moved in it was a mess. I could rant but I don't have a reason to - it is in the past. But in the last few months things are looking up. New management is nice. New maintance is awesome! Love the older new gent. He takes his time to explain the issue, what caused it, and how he repaired it. I am glad to see the 2 younger half wits are gone. They couldn't repair my sliding screen door for a year.. they kept prying it on only to have it fall off the next day - thankfully new maintance saw the problem on day 1 - wrong size sliding door. It is fixed and I am now happy. Dog poop - Shit happens.. literally. Not the office job to clean up poo. They do their job and supply doggy poop stations. Pet friendly - yay. Appliances - would love a fridge with a water/ice dispenser but there is nothing wrong with what is in the unit. Garbage - we have a lot. I do not believe our trash area/recycle area is large enough to deal with the amount that is being acquired. It is kinda sad to look at because it is RIGHT THERE - everyone drives by it coming in or out. Parking - is what it is - limited. Rent - reasonable. Noise Outside - the highway can be noisy on that end but I find it comforting where I am. Noise Inside - barely hear my neighbor. Playgrounds - fairly clean. The kids are the ones who trash it if it is a mess. Should not reflect the apartments but rather a lack of parental guidance. Location - good. read more

Update: My fiance and I lived here for two and a half years and never had any major issues. The place seemed pretty cheaply built, things fell apart, but no big deal. My major complaint came when we got our bill after we moved out. When we initially moved in, we were told that the carpet was old and had some stains. It did indeed, but it wasn't a huge issue for us. When we moved out, we spent a great deal of time deep cleaning everything in an attempt to get our deposit back. A week after move out, we got our move out break down only to see that we owe $230. The majority of this was due to the carpet and subfloor needing to be replaced. Attached was a copy of the report from the carpet cleaning company they use. It stated that the house smelled like pet urine upon walk in, and that there were extensive urine stains throughout the entire unit. Therefore, the carpet and subfloor needed to be replaced, at our expense. This is absolute bullshit. We do have a dog, 1 small 15lb dog, but he is very well potty trained and only had a handful of accidents in the house. The majority of the stains they saw were there when we moved in, the ones we were warned about when we signed the lease. The unit absolutely did not smell like pet urine when we did our final walk through. We of course will pay what we owe, but I'm livid that we are being charged for someone else's mess, especially one that we warned about when we moved in. We enjoyed our time living in Carroll's Creek, but I will not go back, and I certainly wouldn't recommend for any of my friends to live here. The power gets shut off to whole buildings at times with no warning. Garage doors have electric open/ close abilities, but we never got the opener/close button for it, and it would randomly open and close, sometimes at 3 in the morning. You're vehicles will get towed even if they have the parking pass on them. Trash pickup is ridiculous, it is Russian workers in a pick up and they won't take anything not in a bag or not inside of the trash can, even if it's a bag sitting on top. The officer workers park in the spots in front of the office were it's supposed to be Future resident, and in front of the mail boxes. The mail room is severely disorganized, sometimes having to go multiple times in a day to pick up packages because they only like giving one out at a time. The second it gets warm spiders will invade every nook and cranny of the house and the yards, trees and cars. The furnaces stop working a lot because they won't clean them. The week we moved in the master bathroom sinks leaked through the floor into the garage and they didn't do and repairs other than fix the sink. Shower rods are just metal pipes and fall often and are heavy. Every floor creaks in the house, you can hear neighbors easily and the dryer vents in the laundry room are clogged most of the time because they never get cleaned. But don't worry, they will pressure wash the dirt off the side of the building so it looks nice. read more

I have recently rented from this business and with a "hind sight" I have decided to give this review, starting at the beginning. On move in day my husband met to do the final walk through. Immediately he noticed a musky animal smell. He asked if any animals had lived there recently they said no and offered an additional deodorizing (which we took advantage of). We moved in with our 3 kids into their 3 bedroom town home. It is a very tight fit with the square footage but for us we knew it was a temporary 1 year stay. During our year, besides the very close quarters of everything: parking, driving, living, all was well. We had no animals, so there was no animal drama. Only a couple of times did we ever really deal with kid issues. Nothing major just a few little things. We did however keep finding cigarettes on our back patio (neither of us smoke at all). We did tell the office workers about it however just in case. I really didn't need to go to the office much other than to pick up a few packages so I'm really not sure what the office workers are really like. We are now to our 1 year mark and time to move out. WOW, what a shock. A bill in the mail with our $200 refundable deposit not being refunded and a charge of $365??? For what you might ask? Well, I totally cleaned this place top to bottom. I don't mean a quick clean either. I mean a scrub every inch of the cabinets, to cleaning inside, outside, under and behind every appliance (except the dishwasher which was ran with a cleaning solution). Wiping every door, top to bottom, completely scrubbing every bathroom with Bleach and making sure this place was ready for a new occupant the day we moved out if needed. We were told it was our responsibility to have this place ready for new occupants when we left. That's exactly what I did. From every floor, to every door, to every wall, to every bathroom, to every bedroom! All of it! CLEAN! (Would want nothing less than for someone to do for me!) I did not have the carpets cleaned because they did not allow us to clean them ourselves and they said they would do it for $75. I took them up on it,. I had done more than enough. Now, mind you we had no animals. NONE AT ALL THE WHOLE TIME. They charged us for a FULL PET RESTORATION in the amount of $215? When we moved in there was a smell, remember? They even did an extra deodorizing, remember? Somethings not right here. I have to go there tomorrow because I know over the phone will accomplish nothing. My real concern (other than the false charges), this place is backed by the Navy base close to Marysville. These families are serving for our country to have the freedoms we have and who knows how many times they have been falsely charged and could do nothing about it because they are well on their way to another state or another country. This bothers me more than the wrong done to my family. In short: DO NOT RENT AT CARROLL'S CREEK LANDING It seems from other reviews on other sights that they really stick it to you when you move out. Horrible . Place is a dump! Poorly kept . Over priced . Very unorganized staff in the office . People packages are everywhere. During Christmas time I was even lied to about my package being not there and my girlfriend went in and had to dig through their mess of packages to find it . They recently cut off all trash pick up from our curbs and left tenants one dumpster which I can see in previous reviews people have already posted. They excuse for them not picking emptying trash cans is they want to focus More on maintaining the property which I have yet to see happen. They also started charging more for trash as soon as they stopped curbside pick up. There's Dog poop everywhere . There are also homeless people living in the woods surrounding the property as well. One year ago this place was pretty bad , all of the staff quit and new people were hired and it GOT WORSE! I am only living here currently because moving sucks and I am saving money to buy, although rent seems to go up here with no reason. Given the poor conditions. The lodge is building plenty of new apartments down the street. I'd recommend checking them out before coming to Carroll's Creek. Oh and they are putting in an outdoor pool for all the kids that live here to pee in too. Given the status and conditions of the place currently , I HIGHLY DOUBT it will be maintained properly. Oh I also forgot , Parking is horrible as well, good luck finding a spot for any visitors. Tenants often park their cars in visitors spots and management wont do anything about that. I know from personal experience , but if you park on the side of the street out of the way from everybody, you will still be towed with zero notice . Almost happened to me and I was parked for 30 minutes . I got in my car as the tow truck pulled up. Get it together Carroll's Creek. I have also been told that the manager verbally told another tenant that she gets off on getting people towed. Also, I've recently contacted them because we have birds making a nest in our vents pooping everywhere on our back patio and constant chirping throughout the day echoing . They have yet to even respond. I tried using their website to put in a work order and their website had and still continues to have technical difficulties not allowing any sort of Maintenance to be scheduled. *Update* The young man in the office is a great addition to the staff . Ha, 1 star is too nice for this review. Upon moving here in May 2017, the staff was very welcoming, informative and knew tenants by their first name. It wasn't until JRK took over in August 2017 that things started to fall apart. Apparently, it was so bad that the Manager, Asst, Mgr, and two maintenance guys walked out in June 2018. I never experienced the poor customer service until it was time to move out. I understand it is difficult to fill shoes of the previous staff, but seriously, learn how to smile, greet people when they enter the room, and most importantly, answer phone calls, voicemails, and emails. In short, do your damn job. Thus, I ended up contacting the corporate office directly in which they, too, do not know what's is going on (On a positive note, there's probably only one person who responds promptly, but it is not enough to add another star). At this point, I am just about ready to seek an attorney and report them to the BBB unless they can get their sh*t together. read more

Love the feel of this place but for the size and structure, it's way to pricey! It's small and things don't work to well. The heater works when it wants to and my dishwasher drains into my sink (weird). But I'm here for the next 2yrs so have to make the best of it. read more

This is one of the most poorly run places that I have ever lived at.The staff is uncaring and not nice at all.There is no onstreet parking and only one space in the garage and one in the drivway.There is no guest parking.The place was not cleaned properly before we moved in and smelled like cat urine.There is kids running everywhere and dog crap on the grass..If I could give it no stars I would have.
