This was not the case for us. We arrived late (pre-arranged). Used the code to get inside and found our room key on a guest book with an obscenity written on the first page. We then had to climb two narrow flights of stairs with our luggage (I'm not young). Our reservation was for 3 adults (me and my two adult kids), but we were only given one bath towel and three hand towels. We were told to contact the owner ONLY in case of emergency, so there was no one to call. I emailed, but he didn't get it until breakfast. There was a heat wave going on (July 1st), and we found out too late that this place has no AC. We opened the windows (it rained that night) and turned the ceiling fan on, but it didn't help. We were miserable, and my son is 6'5" tall and had to keep ducking under the fan to avoid decapitation. Breakfast was underwhelming - eggs, toast and coffee, with a few mini-muffins and juice on a side table. I think that at a small establishment like this, one could customize the rooms to meet the guests' needs. I was very disappointed.

The location is approximately 47 kilometers south of London and close to many areas we visited. We met some nice folks and had a wonderful time here. Much appreciation for loaning us the electrical adapter (UK) the first night too. These are a definite necessity and I thought the EU ones would work (my bad). The convenience store a few blocks south did have in stock for only a few pounds a piece. Overall 5 stars - great place!

Pros: the hotel is right on Western Road above a Sainsburys which is open from 7am to midnight and a shoe zone. Great location. It is kid free, adults only which means you can have a lie in and not be woken by children. Room is comfortable, I slept a solid 10 hours the first night. Fingers crossed for tonight too. The only thing which is not a plus is the breakfast and that's only a smidge off being great. Yes breakfast being included is amazing as is the fact there is a big slot 8-11 on a Sunday and bank holiday. The negatives are that they run out of some things quick and are slow to replace them, there is only scrambled egg not fried and everyone is trying to come in at the same time around 10 so as not to miss out. Unfortunately the cafe room is not big either.

However, single rooms around £50 and doubles around £75 a night if you are coming down for a romantic get away or business then it's pretty good. latest check-in is 21:00 whilst check-out is at 11 oclock in the morning but luggage can be looked after for the remainder of the day.

I rushed off to Brighton and hid in a hotel room for a couple of days. It didn't work, but I did have a great time and had a really relaxing trip. The B&B is actually just bed - although the guys that own this place do have another guest house just around the corner that does breakfast too. I wouldn't worry too much about this though - there's so many places on the high street near by that you won't go hungry! The guest house is lovely. It was perfect for what I needed and while I found the single bedroom very small, I was on a budget. If I was spending more than a few days there it might have been an issue. It was about £28 a night think - not sure if that goes up in the summer, but it seems pretty reasonable to me. Perfect location in a leafy avenue, nice owners and great for a quick break away at the last minute. Even if it doesn't help to get rid of writers block.

It's around a 20-30 min walk from Brighton station, 5 mins from the sea/pier and around 15 mins from the Lanes, which isn't too bad. I would have given 4 stars but our room really was tiny and our bed was more like a small double - not so great when you have two tall people trying to sleep in it! There is a good choice at breakfast (I had the full English which was lovely) but we only managed to sample it once because it's only served until 9:15. Check out on Sunday is 10am, so be prepared! Overall, it's a value for money B&B, which is very well run and friendly. I'm not sure I'd stay again just because of the early breakfast and check out time but if you are in Brighton on a budget it's worth checking out.

We were looking for a high quality venue in Brighton to celebrate the special occasion. On arrival, our initial impressions of the property were that it was in reasonable condition and ok as a place to lay your head, but it was not as high quality as perhaps portrayed by the website photos. The house had clearly been cleaned, but smelt strongly of bleach throughout the living quarters which was not particularly inviting. For some reason a large glass panel, which was meant to be on top of the dining table, was leaning on the wall behind one of the sofas. The décor was tired with marked paintwork and the carpets upstairs were not clean. Unfortunately there was very heavy rain on our first night in Brighton and some of our party returned at about 10pm from dinner to discover that water had flooded some parts of the house. This was very distressing for us as we were just starting what was intended to be a special weekend. The water appeared to coming off an adjoining roof where the guttering had blocked and water was seeping through the wall into our house. Water found its way along the staircase, hallway and living room floor. It also found its way through the living room ceiling and was dripping into a big puddle on the dining table through a light fitting. Fortunately the bedrooms remained dry so we could sleep in the house but it was a stressful start to the holiday. The following morning, the house stank of damp. We phoned Brighton Holiday Homes first thing and they were both sympathetic and helpful. They offered us an alternative property and taxis to get to it. We were pre-warned that the property was about to go through renovations and unfortunately it was not suitable (more tired décor and suspected damp). We took it on ourselves to check out of the house and booked ourselves into a Brighton hotel at our own cost. We had a great time in Brighton, but there was a cloud left hanging over the holiday as to whether we would see our money back. We checked out of the house on Saturday and contacted BHH again on Monday to find out if we would get a refund. We were very pleased when we were contacted on Wednesday to be told we were getting a full refund, but we wished that this news had come a lot sooner. It is now three weeks since we left Brighton and I am pleased to say that we have received our refund for accommodation and taxis today. However, I have needed to chase BHH at regular intervals to find out when the money was going to be repaid - things were left too quiet and for too long. BHH's terms and conditions state they aim to repay after 3 days if they cause a cancellation and offer a full return of deposit after 14 days after check out. All I can say is that our experience was a long shot short of that. I can highly recommend the Premier Inn.

Already, I was excited about this fact, but also the owner was exceptionally friendly over the phone, taking a genuine interest in the reason we were coming to Brighton (boyf was walking London2Brighton and needed a place to bathe and relax after the ordeal!) When I arrived and picked the keys up, the receptionist there was equally friendly and helpful and seemed genuinely excited that we were going to stay in this new room! I opened the door to this new room and was absolutely flooded by sunshine streaming in through the shutters lining the whole room, and when i looked out the window to my left I had an unobscured view of the sea and a lovely view of the small green patch in the middle of New Steine. The room itself was refreshingly decorated with white and had lime green accesories and the bathroom had a bath with a low mounted shower. Initially this concerned me but i realised that perhaps it had been done so as not to get water all over the floor, and in fact it was quite nice to take a bath and shower my hair in the bath. If you are a die hard fan of showers though, perhaps this set up wouldn't suit you. There were a selection of coffees and teas and a hairdryer, flat screen TV and Iron with ironing board. Plenty of room to store clothes, desk if needed and comfortable sofa too. New Steine itself is lovely and there are a host of shops, restaurants, cafes and late opening food stores. This is not a hotel so food is not included but I prefer this as it gives me the sense of 'living' in a place not just 'staying'. I believe from their website however that you can order breakfast in bed from an outside company which is nice. Note to anyone staying on this side: there is a street lamp just outside the window BUT it turns off at 11pm after which the room is more than adequetly dark! Overall, I would love to come back and stay here, it was a lovely haven in Brighton and great to have freedom to come and go, great location in easy reach of all the attractions and very very close to the beach. The room was bright and had a large, comfortable king size bed. If you're looking for a basic accommodation at a good price this is a great option, though we found the room lacking some amenities that could have easily transformed an average stay into a remarkable one. Potential visitors should note that no staff that work on the premises, so you need to pick up your keys from Strawberry Fields across the street. There is a number you can call for assistance but unfortunately, there is no phone located in the building to make a call from, so if you're travelling from overseas and can't get onto a cell network in the UK the number is useless. The room was tidy, but the cleaning around the edges seemed to be neglected (there was noticeable dust collecting in the corners). The bathroom was very dated and there was a enough grime around the shower drain that I felt compelled to wear flip flops. Over the course of a 6 night stay, we only had the towels changed once (on day 2), even when we had left them on the floor in hopes of a change. The toiletries (which consisted of a bar of soap and a shampoo) were also never replenished. I realize that if I had access to a phone I could have called and requested a towel change and replenishment of toiletries, but this really is something that should be standard in a guest house stay and that you shouldn't have to go out of your way to ask for. Overall, the price was reasonable, the location was wonderful, and the shortcomings I've noted could easily be remedied.

We got a large room with a comfy double bed, TV, Coffee/tea facility and an en-suite bathroom with Power Shower and bath! The Hotel is also located within walking distance of the Laines and about 10-15 minutes (if you don't stop for anything) from the Pier. For a little extra, we had a dinner and an unlimited buffet breakfast included and the food was constantly being cooked and added tooo! We had a wonderful weekend, the only problem being people on our floor were smoking, but a quick call to room service fixed that and the smell had soon gone.
