This has been one of the worst consumer experiences I have ever had. They pretend to be regulation conscious but I had several interactions with them which showed me they are really a disorganized and "bad process" company, not that they are just good about dotting i's and crossing t's. They were untimely in returning my escrow refunds, and they intitially demanded signatures and documents that it was later clear they did not need. My realtor also seemed to be under the impression that they were responsible for delays in closing within the timeframe both the seller and me as the buyer initially aimed for. After buying my house, I recommended certain Realtors and Mortgage Brokers, but I would not recommend this company. read more

Terrible service! Very unprofessional! DO NOT USE this escrow service! Nicole, who recently took over this office makes empty promises on a daily basis. She made several errors on our escrow which held up our loan closing. Our realtor/broker said he had never seen such poor service in 27 years in the real estate business. read more

We had a good experience working with Casa Bella, I will say it didn't come without its share of hiccups. They diligently worked to fix the issues we had and all in all it was a quick and fairly seamless process. I will definitely use them again. UPDATE: Another month has passed since I posted my original review and I have STILL yet to receive our last third party check. I called this morning and asked to speak with Sunshine, the third person who has helped up since we bought our house. The girl who answered told me I have to email the escrow officer for any questions regarding a closed account. I absolutely did not accept that. We are going on FOUR months and still haven't received all of our money back. She said she would see if she could take our call. Sunshine got on the phone and asked me to refresh her memory of what was going on, that was fine with me. After she remembered what was going on she said that the check was mailed out and stated the reference number. I asked if the reference number was supposed to be the account it was sent to and she said yes. I then let her know again that whatever reference number she gave me was the incorrect one. I provided the correct number a month ago. She said she would have to check with the other office who deals with checks and to see why they have not been cashed. It's more than likely because it's not the right account number. This has been beyond the worst experience with a company I have ever dealt with. They are supposed to contact the bank to see why they haven't cashed any of the checks, I provided the correct account number AGAIN. We will see how much longer this drags out. Ridiculous. read more

With all the excellent escrow companies available, no need to use this one. Did not perform timely, did not take phone calls (once told the escrow person was "working on a file"), had 3 people involved with no one accountable. The lender for the buyer had to ask multiple times for information which caused undo stress on the buyers & lender who were suppose to work within contractual time lines. Did NOT contact buyer to arrange paying earnest money deposit OR once loan documents were ready, DID NOT call to set up signing. Buyer called them looking for loan documents. Did not provide closing documentation for 4 business days after Closing & said their check machine was not functioning for 3 business days after closing. I would give them a lower rating if one was available. read more

This was the worst escrow company EVER! 18 days to get escrow instructions after MULTIPLE requests! 7 days after closing to finally get closing statement after MULTIPLE requests! On day 8 after closing and still haven't received my check! No follow up, follow thru or accountability throughout the entire transaction! As a real estate broker who has worked in this profession for many years, I have been involved in hundreds of transactions, and only once in a while have experienced mistakes, errors or poor business practices. Fortunately, these don't happen very often. Since nobody is perfect nearly everyone will experience a problem or two. However, in my recent experience with Costa Bella Escrow in Murietta California, my clients and I have witnessed such blatant negligence, incompetence, poor management and practice inconsistent with the standard of care obligated to all parties in the transaction. We recently closed escrow with Casa Bella Escrow, and over two weeks since its closing Casa Bella Escrow has not sent the required closing statement, refund checks or brokers' checks to the respective parties. Telephone inquiries to Casa Bella Escrow have indicated "they were working on it". Normally, escrow prepares the final statement and sends it to all parties with the required funds the very same day as closing, or if it closes late in the day, no later than the next business day. Here it is well over two weeks since closing and Casa Bella Escrow has not produced the required documents. In California, the escrow holder must maintain a high degree of trust, efficient service, and good public relations, particularly concerning the principals to the escrow. Completing and closing the escrow must be prompt, using forms and disclosures which are simple and clear. Casa Bella Escrow didn't even come close to meeting any of the above standards. I would caution anyone when considering Casa Bella Escrow for their real estate transaction. read more

I I have just purchased my home and used Casa Bella escrow, I can't tell you how incredibly professional and on the ball they were especially Toni, she is Awesome and makes you feel so comfortable that somebody is on your side. I've purchased businesses and homes as an investment in California and Arizona and I wish Casa Bella would be the escrow for those in the past a true professional honest helpful and great people to work with. They do not follow up and are very unprofessional. I basically did all the work myself as every step they did had to be re done due to their incompetence. It is a year after our escrow closed and they could not even get our correct names on the title. Thank goodness I was paying attention and got on their case right away. I am a manager at a real estate office and was in shock when we closed an escrow with this company and they sent a commission check that was $1,748.75 short stating that they didn't have the money and would mail to us as soon as they did.
