    Lived there for close to 2 years and honestly I should have looked at reviews more before moving in. The building seems like a hotel and people seems to act like it is too. The walls are extremely paper thin. People are constantly yelling in the hallways nonstop. The police were out there atleast every other day due to noise complaints, a ton of vehicle break ins in the front lot and the underground garage. They have NO cameras outside, in the underground garage or in the hallways. So expect your vehicle to get broken in to at some point. During my less than two year stay at Cedric's Landing I had THREE vehicles broken into. People break in to the mail room and front office constantly which ends up having everyone's packages and mail stollen. The internet there is complete garbage and you pay way more then what you actually get. The garbage chutes over flow every week and makes the entire building stink. It also causes serious bugs and knats all over the entire building including in the apartments. They shut the heat and air off when they feel like it. At the end of summer/fall time they shut off the AC units completely with no notice and for two years my apartment would be in the high 80's for weeks and they tell you to just use a fan and deal with your apartment being ridiculously hot. Everything in the apartment feels cheap, unsafe and unreliable. When we moved in there was black mold and spider webs in the fridge and freezer, which my wife had to clean with bleach due to the cleaning woman not cleaning it properly and leaving black mold all over our kitchen counters and in our sink where she "tried" to clean it. There was water standing on the bathroom floor when we moved in due to a sever toilet leak that they did not fix for over a month. The washer and dryer completely broke and it took them over 2 months to replace it. We were without a washer and dryer the entire time. They tried to let us use another apartments washer/dryer but that apartments washer/dryer was ALSO broken. They finally replaced the washer and dryer and the maintenance guys got grease and filth all over the walls and floor and said they would come get it cleaned and never did. One of the cabinet doors was broken/off of the henges when we moved in and it took weeks for them to even come look at it, needless fix it. There was melted ice cream on the kitchen counter, the tub was clogged up with globs someone elses hair before we even got to use it. They take forever to do any maintenance work and will just come in to your apartment with no notice. You couldn't use the pool or gym for over a year and a half but still had that included into your rent. The office people were always extremely rude. The property manager is rude and unprofessional. The first apartment we were in had major water leak from the ac unit in the ceiling for over 6 months and their solution was to tells us to put a bucket/towels down to collect the water. The entire time we lived in that apartment it was NEVER FIXED. If you are unlucky enough to be on the first floor you hear everything above you. I don't know where all these good reviews are coming from but it's not from the 5680 building. It's like living in a cheap hotel. Don't bother looking here. You over pay for everything and get very little for it. If you do live here or plan to they make it a challenging and extremely difficult to leave. We had a mutal lease termination agreement offered to us numerous times due to the ridiculous things we had to deal with during our lease with horrible neighbors, issues with the property manager and how she would yell/talk to us and she behaved as a "manager" among other serious ridiculous issues. When we did prepare to leave the property manager tried to say we were responsible for the apartment until the lease was up even though we talked face to face about the mutual lease termination agreement with her directly and we had numerous emails stating the same things and she still tried to lie about it to trap us. When we turned in our keys they didn't have any of the paper work ready to sign and the property manager wasn't even in office after had planned a date/time with her a week in advance. She also did not tell any of the office staff

She then went to the office and paid for the docs hoping that would expedite the process. She was told Becky would get a hold of her right away and also forward the docs in an E-mail. 3 days later and 4 phone messages impressing upon her the urgency in the matter and still no action. If you are looking for a management co. for your ASSN. or property you would be wise to choose someone other than AIM. Worst customer service ever.

The driveways need a seal coat and they said that they will not do that because its cosmetic. They will in turn then have to come up with the money to replace all the driveways because they are cracking and falling apart. The trees were also planted in the wrong spots according to the landscape plan and they decided not to change it. So the tree roots are going to eventually tear up the driveways as well. They send out a questionnaire asking what needs to be done and then they do nothing about it. It is the end of May and it looks terrible. Every time you want to ask a question you are sent to a voicemail and never return the calls. They have no money in savings either so if something major was going to happen I am not sure how they would pay to have it fixed? I would not recommend buying a townhome with this Advanced Innovative Management company being the handler.

I have mentioned multiple times that their machines continue to break and have even complained to the property manager regarding this situation. I was meant which the prospection that my $950 for a studio plus all the three buildings worth of tenants are not worth spending money to replace these outdated machines. I should mention these machines are not free, so constantly dealing with $2's per load and coming back 30 mins later to see the machine never even started and stopped half way to spend another $2's on the same load and any other loads that need to be done. My point is I'd avoid living here because your rent is going to their pockets instead of the necessities of the customer.

Before we left we left a light and windows open on purpose to see if anyone will go in while our stuff is basically held captive in there. I would rate 0 stars if I could. Im absolutely disgusted in the way they treat their residents. My bf and I were stuck homeless because of their stupidity.

I had one week to be out of my beautiful luxury apt I moved from. I went back one last time right before signing and asked to see the unit one more time just to make sure I was getting what I wanted. It was raining and one of the leasing agents looked at the other one and rolled her eyes I should have walked out right then and there. She finally did give in though and show me the unit one more time. On that tour, I asked how much it would be for a cat deposit because I was considering getting one at the time. She told me three $300. When we got back to the office where I sat down to sign the lease, I was reading through the contract and it said cat deposit is $200. I brought it to her attention and she said no it doesn't and I said yes it does. It's right here and pointed it out to her. So then she tells me oh well that's a mistake that needs to be updated. It's not my fault your contract says a different price. She should have honored the 200 deposit. In the end, I just got a note from my doctor saying that she's a companion animal so I didn't have to pay anything and they lost. Does she not realize I would have one in court? The walls are paper thin. You can literally hear your neighbors (on sides and upstairs and downstairs) having a good time in their bedroom. Apartments were built in '89 and I'm pretty sure they have the original paint and carpet in the hallway in all the buildings. The sign out front says 'luxury apartments'. They may have been luxury at one time but no more. That sign needs to come down. There was one staff member (Shannon, the manager) that I really liked and she was easy to work with, but for some reason they let her go. I guess she wasn't manipulative or evil enough. There are multiple instances in reviews of them charging you 500$ to replace a "damaged" stovetop-- they're glass, some scratching is normal. When we left ours, there were a few scratches, hardly more than we started with, but they insisted it was "heavily damaged and required replacement". We lived at Valley Creek Apts for several years and for the vast majority of our stay, we had few complaints. Maintenance was efficient, the gym and lawns were kept clean. Communication from the main office was an entirely different story-- they "lost" our lease in the middle of its term and forced a resigning even though we had a copy of the original stored in our records, during which they attempted to change financial conditions of the lease. They hardly communicate important information with the community beyond small gathering events that they host, and it took several emails to get in contact with anyone. The elevators were constantly broken, and when one of the main doors broke over the winter, they took months to repair it and forced the residents of the building to cover the quadrupled gas bills for heating. They insisted that "only vehicles could be stored in garage spaces" and threw out anything that didn't fall into that category, including my water bottle that was sitting next to my bike (I had forgotten it overnight). Upon moveout, their treatment of us as renters decreased even more drastically, and they attempted to make us pay for apartment damages that we had noted upon moving in; the only reason we were able to argue that cost down at all was through numerous emails arguing our case. They threw away our internet modem upon moveout rather than alerting us that they had found it. It's just not worth it. If you DO pick VC, take LOTS of pics so they can't upcharge you horrendously.

Harassment from landlord: Rent from this establishment at your own risk. I took videos of the apartments condition as part of an inspection of the apartments condition before security depsoit claims at the end of lease. The owner got offended that I took videos of the apartments condition claiming that I didn't trust her. Ever since shes been claiming to get reports from my neighbors ive had to post video evidence debunking every single one of her false claims. The fact that she's just started to make blind accusations twoards me and i've had to take videos of the apartments condition just to prove my inocents not right. I've rented at many places over the years and not once have I hever had a problem with a landlord until i came to this establishment. Pros: Cheap rent Close to 3M if you work there Conclusion: I wouldn't recommend that anyone rents from this establishment. Save yourself the time and trouble and rent elsewhere. If you do choose to rent here make sure you take a video of the apartments condition at the beginning of the lease or the landlord will charge you for something thats already been broken before you even agreed to lease the room. When you take the video save it for the end of your lease so the owner wont take the fact that you recorded a video of the apartments condition as a personal insult abd decide to harasss you for the rest of your lease.

There's a pool, no water though, managers are too cheap and lazy to actually get it going. Manager kept a portion of my deposit. Said I had a dirty oven, I never used the oven during my 6 month lease.. Managers are just out for the money. Bottom line, the place is old and unkept. The place is not "Well Maintained".

A perfect example for the carpets was when we left they decided to finally replace the carpets because the new tenants complained before moving in. They charged me for it saying that I obviously had a dog or cat there and claimed I was a liar because the new tenants were so trustworthy. The reality was that they saw what we saw when we moved in and complained louder than we did. Their hours aren't that convenient and don't believe them when they say they have quarters for laundry in the office. They're always out. The maintenance man was the nicest guy and literally the best part of this place. He gets 5 stars or as many as I can give a guy. The people working in the office aren't necessarily mean to your face but if you call them to ask or let them know something they always seem crabby. The walls are paper thin and I had heard my neighbors getting it on several times. The view was nice but if you go on the terrace all you'll smell is cigarette smoke. Also found out it was technically government assisted housing as well and paying a grand a month was kind of a rip off. Overall, if you're a college student like I was and desperate, move in but otherwise stay away. It's really not worth it.

You can hear your neighbors above walking.the person who lived above me I could hear them rocking in the rocking chair every night after midnight. Stuff got stolen out of neighbors cars frequently. And then when it came to moving out the landlord will say that she's going to meet you to do a walk-through of the apartment we waited over an hour she never showed and then took money out of my deposit for things that we did in fact clean but there was no proof just her word against ours. The parking pass situation is terrible if you want to have more than one person over the only other option is parking directly on Century which you can't do during winter months due to the winter parking bans. More and more shady people keep moving in the place constantly smells like marijuana. there kids yelling and screaming and running up and down the hallways. The only good thing about this place is their price and even then they will constantly raise it without putting any work into the place.
