Former employee, Carl Arceneaux, did not process my paperwork to lock in my rate and Kaylene Beck will not honor the previous terms. I started this process at the end of December 12/29/21. Provided pay stubs and bank statements as needed. Red Flags 1.) They kept asking me for Pay Stubs & Bank Statement at the beginning of each month for the past 3 months. I have provided statements dating back to Oct 2021 thru Feb 2022. That is 5 months' worth of statements. 2.) Beginning of Feb, Carl mentioned they had to hold off on processing paperwork until they saw my annual property tax notice. Didn't think much of it at the time because I thought we were locked in. 3.) My expected closing date was supposed to be March 6th. Comes & passes with no word from Carl. I tried to contact him by email and phone, no reply. 4.) Kaylene replies with this message 03/10/2022... "We have received the verification of mortgage back from Wells Fargo. The best rate that I have right now is 3.875%. Do you want me to go ahead and lock that in? I do need to get a couple of things from you: February bank statement for Wells Fargo accounts Two most recent paystubs. The last one we have is from 2/1/22" 5.) I was quoted 3.375% at the beginning of January, and in good faith waited for this to close. 6.) Today, 03/21/2022... I reached back out to Kaylene and Texas Partners Bank to voice my frustration and the best rate they can give me now is 4.25% on a 30-year fixed. 7.) Wouldn't be surprised if they were doing this to minorities.

I felt so much better knowing there are local people here and they took their time and were very helpful and understanding about or situation. Unlike Debt Redemption, the "sales" person from first company we originally found was professional but a bit pushy and gave my husband and I the vibe that he just wanted to earn a sale. Terry is honest, kind, and extremely caring. Two months before we ended up signing a purchase agreement, Terry walked me through the process, the closing costs, the fees, line by line. Nothing is hidden, with Grove Mortgage. Our builder's lender gave us a worse rate with twice the amount of closing costs, mostly due to the builder's lender charging ridiculous origination fees, which Grove Mortgage does not do. I have been on numerous phone calls with Terry past 6:30 or 7 pm. He makes himself available, which is so important. Terry even saved us from some shadiness that was going on with our original realtor. He has made this process much more calm than I had ever imagined. Once again, I cannot recommend using Grove Mortgage enough, we truly feel like we have been treated like family.

I went with Groves for a refi because I didn't want my loan to be bought by the government, which…read morewas imminent. I wanted a conventional loan, held by a conventional bank or financial institution. The process was pretty straight-forward, (Kalie's a bit pushy), but my closing rate was almost 1% above where we started. I went on with it anyway. We closed, I made my first payment, and 2 weeks later got a letter telling me my loan had been bought by Fannie Mae. Had I wanted a Fannie Mae loan, I would have refied with them to get a better rate, but I specifically stated I wanted a conventional loan! The part that upset me the most, is that the company they use, United Wholesale Mortgage, almost always sells their loans to Fannie Mae, and Groves didn't tell me that! Now I'm stuck with the very thing I refinanced to get away from! Terry and Kalie HAD to know that. It was deceitful and unprofessional. I'll never recommend them, and I'll certainly never use them again! If you're looking for a conventional loan, keep looking!
