Four words come to mind when thinking of Michele - EFFICIENT, TRANSPARENT, ORGANIZED, and PRECISE. Michele assisted my husband and I in buying our first home. During a volatile seller's market, Michele guided us through the homebuying process without any issues. She made what we initially thought to be an intimidating, ultra-complex process - otherwise simple. Her efficiency, transparency, organization, and precision helped us find the perfect house! They have multiple address on Google (monument drive, garrisonville and a PO box) to avoid the bad reviews! That's how they got us! This is a warning for homeowners and tenants! Reid property Management was our property manager for about a year when we moved out of state and rented our home. At first things were great. At the time Lynn was the face of the business and I worked with her in moving out and prepping my home for the tenants. Things were really great at first. She always responded to messages and emails and the tenants liked her as well. About 6 months into our contract She became unreliable and hard to contact. I would have to call email and text her just to get her attention. I was also scheduling annual maintenance visits at our home because she wasn't doing that. We decided to terminate their services and that's when things really went downhill. After notifying that we were terminating the contract, we ran into a number of difficult situations. 1) our tenant informed us 6 months before their lease expired that they wanted to extend their lease. Lynn didn't send a lease extension until 3 days before it expired. She told us months prior that she would send one. The tenant was completely panicked that they weren't going to have a place to live because they hadn't heard from the property manager or the owners. 2) We sent a family friend and our realtor to her home to collect our keys. Lynn was rude and very unprofessional. She seemed to be upset that we were now using our realtor to represent our home. She said "I thought they didn't have any money to pay for property management". That was completely unprofessional and out of her place! 3) when we terminated the services we were told that we would receive the tenants security deposit. When I reached out about this we were told that they didn't have a security deposit. Over 3 days, Lynn claimed that we gave the security deposit to our realtor, then claimed that the lease states that they don't collect the security deposit. When I showed emails between Lynn and I stating she would collect the security deposit, she then claimed that the tenant just didn't pay it. Even when we provided proof refuting every one of her claims she and her husband Todd doubled down and said they never received it. After a year of living in our home, they were asking our tenants to provide proof that they paid security deposit! And if they didn't have proof they would hold the tenants responsible for their mistake! I'm not sure if there was an error in their organization or if they misplaced a check. I can understand...things happen! HOWEVER their lack of accountability and empathy for the tenant and the owner astounded me! I actually had to reach out to our lawyer to get this matter resolved. Once we told Lynn and Todd that we were contacting our lawyer, Todd had the audacity to tell me that I shouldn't contact a lawyer because the security deposit is not my money, does not concern me and is a matter he will settle with the tenant (who he no longer represented at that point). I had to remind Todd that I was the owner so the matter concerned me 100% AND I paid him so he worked for ME and will settle the matter with ME! They found the security deposit the next day and immediately deposited it into our account! If you are a tenant of Reid Property Management, save EVERY SINGLE receipt, email correspondence and contract you receive and/or sign with them. If you are a homeowner with Reid Property Management save EVERY SINGLE receipt, email correspondence and contract you receive and/or sign with them. I usually want to bring business to small businesses, but I'm convinced they will swindle money from the owner and/or tenant and hide behind VA tenant laws! Take my advice and AVOID AVOID AVOID THIS SHADY FAMILY BUSINESS!!!!!

Some observations:…read more Communication: we felt that there was insufficient communication from the team, and this resulted in missed opportunities as well as a poor impression. Two key examples: We were not asked whose names should be on the title. This is my 4th home closing, and each time before, we have been asked this question, and the proper names have been put on the title. Due to this failure, only one name was put on the title, and now we will have to use additional time and money to get this corrected. Guidance was not provided by the team on when to process the wire transfer. It was as if they expected me to know this automatically. Luckily I thought to call two days before closing to check up on this major detail. Customer service: our interactions with the team gave the impression that customer service was low priority. The most clear example was when I reached out to ask about wiring the money, and one of the staff members responded, "You should have received wire instructions with your welcome packet, but I've attached them here for your convenience." This gave the impression that 1) Customer interaction was completed when the welcome packet was sent (about a month previous to that email) and customer should figure things out from there, and 2) it is unusual for a customer to expect guidance about the wire transfer around closing. I did go over the welcome packet, and did not observe any directions about when the money should be wired. Staff didn't seem to have the interest in sharing that expectation with me either. As mentioned earlier, this is my fourth closing, and the experience was quite different than the other three. During those, a friendly team of professionals communicated expectations as appropriate and provided timely guidance when action was needed. In those instances, I felt that my money was earned and appreciated. When it's home buying time, definitely shop around, and if service is a priority, Interstate Title and Escrow might not be the best choice.

Horrible experience with this unprofessional company and its CEO. They never contacted me to…read moreintroduce themselves or prepare me for closing until 2 days before closing when I reached out to ask for wire instructions. They sent me incorrect documents with errors and were clearly unfamiliar with my file. They failed to handle the outstanding water bill or inform the water company that the property was sold as required and noted in the closing disclosure. Stay far away. I have no idea how they still exist or why anyone with sense does business with them.

Unknowing the Fredericksburg area or businesses they were hired to close on our property. Having been through settlement previously we were quite impressed during & after closing. The office was quick to update us, provide information, close quickly & easily. They also, responded after Ssttlement providing a check for overpayment from escrow. I have since contacted them regarding another investment & the attorney provided information we needed before going forward. It saved us $395. I highly recommend Superior Settlement Services for all that they offer especially with quick closing.

We used this company with no issues for a settlement 3 years ago. We refinanced at the end of 2020…read moreand went back to them for settlement. Our settlement was in November. Jennifer was great and the transaction was easy. We notified her that our property taxes were paid by our previous mortgage company the day of settlement. We were told the payment would be held in the office until the county cleared the payment from our mortgage company, so the taxes weren't double paid. Apparently, the payment was sent to the county by mistake. This isn't a huge deal, and we are pretty understanding people. But the mistake wasn't communicated to us in any way. It took 2 phone calls that I initiated several weeks later, to find out it had actually been mistakenly sent. The receptionist was less than helpful, and had very poor customer service with poor communication. I called my county today to inquire about the status of the second check. The county informed me they returned the check to superior on 12/28/20. I called superior today, and was told they just received the check and would be putting a refund in the mail. It's been 4 weeks since the county returned the check. There is either poor office management or a total lack of concern to fix mistakes. I couldn't help but feel that once the deal was done and the company received their money, they had no interest in continuing to offer decent customer service or take responsibility for their error. It is unacceptable that it took 11 weeks to receive a refund for a payment that should have never been made in the first place. We will absolutely use another settlement company in the future.
