This is a very long post. But if you are a homeowner or tenant...please read!!! I would give them 0 stars if I could! They have multiple address on Google (monument drive, garrisonville and a PO box) to avoid the bad reviews! That's how they got us! This is a warning for homeowners and tenants! Reid property Management was our property manager for about a year when we moved out of state and rented our home. At first things were great. At the time Lynn was the face of the business and I worked with her in moving out and prepping my home for the tenants. Things were really great at first. She always responded to messages and emails and the tenants liked her as well. About 6 months into our contract She became unreliable and hard to contact. I would have to call email and text her just to get her attention. I was also scheduling annual maintenance visits at our home because she wasn't doing that. We decided to terminate their services and that's when things really went downhill. After notifying that we were terminating the contract, we ran into a number of difficult situations. 1) our tenant informed us 6 months before their lease expired that they wanted to extend their lease. Lynn didn't send a lease extension until 3 days before it expired. She told us months prior that she would send one. The tenant was completely panicked that they weren't going to have a place to live because they hadn't heard from the property manager or the owners. 2) We sent a family friend and our realtor to her home to collect our keys. Lynn was rude and very unprofessional. She seemed to be upset that we were now using our realtor to represent our home. She said "I thought they didn't have any money to pay for property management". That was completely unprofessional and out of her place! 3) when we terminated the services we were told that we would receive the tenants security deposit. When I reached out about this we were told that they didn't have a security deposit. Over 3 days, Lynn claimed that we gave the security deposit to our realtor, then claimed that the lease states that they don't collect the security deposit. When I showed emails between Lynn and I stating she would collect the security deposit, she then claimed that the tenant just didn't pay it. Even when we provided proof refuting every one of her claims she and her husband Todd doubled down and said they never received it. After a year of living in our home, they were asking our tenants to provide proof that they paid security deposit! And if they didn't have proof they would hold the tenants responsible for their mistake! I'm not sure if there was an error in their organization or if they misplaced a check. I can understand...things happen! HOWEVER their lack of accountability and empathy for the tenant and the owner astounded me! I actually had to reach out to our lawyer to get this matter resolved. Once we told Lynn and Todd that we were contacting our lawyer, Todd had the audacity to tell me that I shouldn't contact a lawyer because the security deposit is not my money, does not concern me and is a matter he will settle with the tenant (who he no longer represented at that point). I had to remind Todd that I was the owner so the matter concerned me 100% AND I paid him so he worked for ME and will settle the matter with ME! They found the security deposit the next day and immediately deposited it into our account! If you are a tenant of Reid Property Management, save EVERY SINGLE receipt, email correspondence and contract you receive and/or sign with them. If you are a homeowner with Reid Property Management save EVERY SINGLE receipt, email correspondence and contract you receive and/or sign with them. I usually want to bring business to small businesses, but I'm convinced they will swindle money from the owner and/or tenant and hide behind VA tenant laws! Take my advice and AVOID AVOID AVOID THIS SHADY FAMILY BUSINESS!!!!! read more

I have served in the US Army for 20 ys. From Oct 13 - Oct 16 I was stationed at Ft Belvoir. During that time I leased a property with Reid Property Management. In Aug 16 I was advised I would be moving to Hawaii on PCS orders. My wife emailed Lynn R to advise we would not be renewing our lease that was due to expire on 1 Oct 2016. Lynn advised that to start the move out process she would require a copy of my orders "once you have orders, please submit them with your next rent payment to meet the requirements under the Virginia Tenant Landlord Act" even though the lease was going to expire. During our 3 years at the property Lynn did 1 property inspection. In Oct 13 my wife requested to paint 2 bedrooms. Both of the small bedrooms were a very bright shade of blue. 1 bedroom we would paint purple & 2nd bedroom we would paint a neutral color. On 13 Sep 16 we emailed & asked Lynn to discuss the rooms with the owner, as we had only painted 1 room purple. We had another daughter (born 01/01/2016) but due to our lease expiring we never did paint the 2nd bedroom. We included photos of both rooms, & a photo of both rooms from the hallway, which showed the purple & the blue. The fact that we only painted 1 room was mentioned in the email. We wanted to ask the owner what he wanted us to do, leave the purple, repaint neutral or put back to blue. Lynn responded 45 minutes later saying "paint the room back to a neutral color". She used the word "room" not "rooms". So we painted the purple room a neutral color. Lynn & I did the final walk through. She was unhappy as there was "dust on a light globe" & "the bath had not been bleached". I advised that we had hired a professional cleaner. Lynn said she would need to see the the receipt & she would have them come back. The carpets had been shampooed by a professional company. Lynn then emailed and again wanted a copy of the receipt from the cleaner "per your lease you required to have the house professionally cleaned". There was no such clause in our agreement. We hired a professional of our own accord. When we got our deposit back, $885 was deducted to pay for a broken blind, & to repaint the 2 rooms. The now "neutral" bedroom we supposedly didn't use a primer (we did) so they had to repaint the whole room. And we supposedly painted the 2nd room a darker shade of blue. My wife has begged the Reids to look at the photographic evidence she has of the room colors, to look back at the emails she sent, to use their common sense to make a professional decision. We did everything in our power to make sure we left the property in a better condition than when we found it. BBB helped us with our complaint but when we reached the arbitrary process the Reids declined to try to negotiate further with us. They accused us of sending emails "laced" with profanity. They seem to accuse a lot of tenants of that. Not only have we paid over $82,000 on the landlord's mortgage, but we put thousands of our own money into the owner's INVESTMENT property. That was our HOME and we treated it as such. $885 is a LOT of money to us. We are a very ordinary family just trying to get by. read more

I have been a customer of Reid Property Management for several years, and they have always proven to be timely, meticulous, and professional. When I first requested their services, I was deployed, and my tenant had to move out on short-notice. Taking me on as a client at that time was an enormous stress reliever, and for that, I will be eternally grateful. As for the comments below from a disgruntled customer, you should note that as a landlord, I have paid somewhere around $15,000 in the past five years for maintenance, appliances, and paint. None of that has come from any of the tenants. After the previous tenants moved out, and I paid around $4000 for maintenance, the Reid's informed me that the damage appeared to be normal wear and tear. I took their word for it because they have always been forthright, and have earned my trust. Through the years, they have also been conscious of not having me over-spend. For example, by getting multiple estimates on larger jobs, or choosing not to replace older carpeting when the next tenant is moving in with dogs. I am in the military, so I can empathize with the plight of the tenants who have all been either retired or active military members. I have gone so far as to accept a tenant without proper credentials based on the fact that they were in the military. Since becoming their client, I have lived in Afghanistan, Virginia, North Carolina, Louisiana, and Germany. I have also had jobs that required extensive travel. moved back into my property. pretty impressed with the condition! HIGHLY recommend if you're a property owner OR renter. UPDATE: Moving out soon and plan to go back to using Reid. They've been in the business for 20 years. If They were doing the homeowner or renters so wrong, they would be out of business by now. Working with people means you're not going to make EVERYONE happy all the time. That's what happens when you deal with people. It sucks to be a renter and honestly, a homeowner of a rental property. But when your job moves you around a lot, you kinda get the shaft on both ends. Reid does do a good job of notifying the homeowner ASAP of any problems. The water heater went out here and they sent someone in to fix it ASAP. Yes, a nice dent to the pocketbook for me, but hey- can't leave the tenant without hot water. So, I'm going back to using them to manage the property since they have handled a lot of situations for me in the past and yes, they do stick up for the tenant as well. They've reported EVERY request from the tenants, so they listen to both sides. I've been asked to replace a humidifier, replace locks (not broken locks, the tenant just wanted new ones), new towel bars, new AC unit. They have given me their opinion when i've asked for it. read more

I have been using Reid Property Management to manage my home in Virginia since 2011. They have been very good at ensuring both my tenant and I are happy. As a property owner, they are very thorough in screening applicants, taking care of issues with the tenant, and keeping my house fully maintained. They are also good at finding tenants who help to keep the property in great shape as well. I haven't had any issues with the company in the 6+ years I have used them. I am military myself, and they take great care of both military property owners and the military tenants. I wouldn't have used them this long if they weren't fair and upfront. read more

After Retiring from the Marine Corps in 2014, I moved to the Stafford area looking to rent a home for a few years, and learning the area before buying my forever home. My Realtor had taken me to many rental homes to see, probably more than he wanted to show me:). Then we came upon a home in the Eastern View Neighborhood, not knowing anything about who or about the property manager for the house. Since day 1, Lynn R has been very professional and extremely helpful with me and my grandson, getting us settled into our home. She gave me the lease agreement (36 month lease), and guess what? I read every fine line of that lease, and I knew if I was going to get my security deposit back when I left, I would need to accomplish ALL requirements of the Lease. Lynn R. responded quickly to all maintenance request. Few of those request were in the late evening. I realize being a property manager isn't an easy job, your priority is to the owner of the home, ensuring their investment is taken care of. I owned a home in NC and I know first hand when sub par tenants move into your home. It is tragic. I treated the home up here in Stafford like it was my own home. My review of Reid Property Management is above reproach. Kudos to you, Lynn R, for the professionalism over that past 3 years. I did finally buy my own home this year, so look out Lynn.
