    As the listing agent for properties that potential buyers want to tour, I feel bad for the owners…read moreas Preferred Properties Plus doesn't want to sell homes, doesn't care about his clients, refuses to respond to any type of communication...basically a ghost. Completely unprofessional and lacking in....well any basic business skills. Not sure how he obtained a real estate license as I think you have to actually exist to do so. Do not list your property with them! They're incompetence or perhaps their apathy not only effects potential buyers or sellers of homes but all the people involved...families, other realtors, people making one of the most important decisions in their lives and which will affect their entire lives and Preferred Properties Plus can't return a phone call, text , email or message. If they don't care about people, they shouldn't be in the business.

    We used Preferred Properties Plus to help us find our new home. Lackluster at best. The business…read moreis ran by a father and son team (Jeff and Jasper). They seem to have taken on too much work for the two of them, and as a result, are too busy to do a great job. When we first started looking, Jeff and Jasper setup a search for us in the MLS, and then told us to contact them if and when a property appears that we are interested in. This was pretty much the only way that they assisted us in finding a property. No proactive calls that a listing is coming up that we may be interested in, no real checking in. Just setting up a search on the Lehigh Valley MLS website. Ironically, it turns out that you do not even need a realtor to setup the search! The house that we ended up finding, was not even through the search setup by Jeff and Jasper. We found it on our own, but needed a realtor to show it to us, due to the way it was listed. We loved the house, and Jeff guided us through the buying process. Certain things we still had to prompt him about, as the selling agent, but got the job done. One thing that did irk us, was that we had a showing cancelled by Preferred Properties because they had scheduled a "multimillion dollar closing" on another home the same day that we were to have the showing. I definitely understand the conflict, as well as the incentive to obviously close on this closing, but the cancellation was made in a less than tactful way, and gave the message that since we are not buying a "multimillion dollar home," we are not as important. Overall, I would not recommend Preferred Properties Plus for your home purchase. The business is too small, and has taken on too much to do a good job for you as a client. There are plenty of other realtors in Lehigh Valley, and speaking with other friends who are in the buying process, others are much more helpful.

    Do not buy a house from these folks. They blatant lie or conveniently omit the details of what…read moreyou will pay upfront, yet, you are required to give them a 5% deposit to hold your lot. Stupidly, I signed a contract, chose a lot based on their marketing materials; which were a blatant lie. The marketing materials said the lot backed to "open space." it did not. The lot backed up to the back side of 12 town homes. -- not open space!! So I had to change my lot, which cost me an extra $17,000 because the new lot had a $32000 premium. Oh and I had to put 5% down on this amount as well. That was the first of many "extra" costs that TOA charges over and above their standard cheap house. -- Note: Someone at corporate is making a lot of money on the backs of senior citizens. -- I wanted to make sure I could put a porch and landscaping in the back of the house. I made an appointment with their sales person, who was eager to sell me the house, but could not answer if I could put my own landscaping/porch in the back of the house. She stated that I had to wait until I went to my design appointment -- which, surprise, couldn't be scheduled until FOUR months after I signed the contract. She also conveniently failed to mention that the back yard items I wanted would require me to pay an extra $2000 for a custom house , and also I would not be given any costs estimates for any extras I wanted in the house until this meeting as well. I also found out that becasue I needed a custom home, my settlement would be backed up by three months from the original estimate date. I was asked to sign a contract that it would be backed up. Stupidly, I signed it. She also said I could not put in a patio on the back of my house, using my own vendor, after the house was built because of Township Rules-- this was a total lie. They just wanted to charge me double what their third party contractor charged by going through TOA. At the design meeting, I was told I could put landscaping in the back yard, but the HOA would not take care of it. Something TOA boasts in the marketing materials-- that you have no maintenance. -- Again, blatant lie. They also do not let you choose what plants are planted in the front of your house. Again, not mentioned until the design meeting. When I went to the design meeting, it was obvious that the house was so basic that any thing included in a "normal" house, was an extra charge -- for example, an exit door at the side of the garage was not included in the base house. Only cheap windows were included in the base house. This was a blatant "bait and switch" situation. Show you a beautiful house, but none of it was included. Also, after the design meeting, I found out that all of their vendors that you chose materials from, were at over 50 miles away, and one was even in Virginia-- the house was to be built in Lancaster County PA. TOA had no showroom set up to even look at materials because it hadn't been built yet. At this point, I knew I did not want to deal with these people any longer. They were obviously just out to make a lot of money off of their lies and half truths. I will update this post, after I meet with their attorneys.

    As we decided to 'downsize' our living situation, we chose Traditions of America at Saucon Valley…read more We have lived in the area for a long time and knew the surroundings and wanted to remain close to friends, church, etc. Traditions made choosing the model of our home and the few structural changes quite easy to do. The sales staff was knowledgeable and replied to all of our questions quickly. The design department offered many pleasing choices for floor, cabinets, and bathroom finishes and Nancy was great to work with and offered some good suggestions. We have been in our new home for only 3 months but are very pleased with the final result!
