I had an extremely disappointing experience while touring Channingway apartments. The leasing agent who showed us the property was extremely unprofessional, dismissive and surprisingly rude throughout the entire tour. She seemed unprepared, could not answer basic questions and property and the leasing process, and seemed irritated when she could not answer our basic questions. The most concerning moment occurred when we asked a simple question about the holding fee. Instead of providing an explanation, she became defensive and made comments that felt insulting and inappropriate. At one point, she essentially implied that we were "crazy" for asking a reasonable question. Throughout the tour, she rolled her eyes multiple times and ended the interaction by walking away and saying, "You can decide whether this area works for you or not." It felt clear that she had no interest in helping prospective residents or representing the property professionally. Whether this behavior reflects the management team as a whole or not, it created a terrible first impression of the community. A leasing tour is often a prospective resident's first interaction with an apartment complex, and unfortunately this experience left us with no confidence in moving forward. I would strongly encourage management to provide additional customer service training and ensure that prospective residents are treated with basic professionalism and respect. read more

Been here a while. Not good. Outdated appliances. Gutters leak pouring rain and side walks flood inches of rain. Sloppy mess when it rains , winter no sidewalk care, did it myself. Need gutters since I moved in 3 years ago. Roots showing in the landscaping it's that bad. No assigned parking so it sucks! Can't get a garage to rent because they put their tools and crap in the garages. Fed up! This is my last year here. Cheap but trashy now....used to be a great place. Residents get trashier.Trash collectors spill trash all over and the trash falls out and blows all over the woods and yards it is deplorable and rumke is ridiculous lazy. So over it. read more

I have lived here just over 2 years. I am getting a non renewal of my lease because of their lack of maintenance. Out of date appliances, had to fight to get my refrigerator replaced that kept thawing all my food and freezing the food below for 3 months. Leaked all over the place when it would thaw out. Dishwasher is 28 yrs old and they have refused to replace it. Washer cant be used on large loads or it leaks and they refused to replace that. Wallpaper is old and falling off the walls in the kitchen and 1/2 bath. Shower valve broke off and water was shooting out and the tub couldn't drain fast enough and it took them 30 mins to get here and the water shut off valve wouldn't move. So warning, if you push back and ask for what your lease states your should have you will be asked to move. Front porch floods due to backed up drainage so instead of cleaning gutters and replacing the broken downspouts they put up a piece of wood. They are 100% incapable of providing proper and effective solutions. read more

I lived here from October 2011 to April 2014 in a 2-story townhouse (non-Reserves). The apartment was clean and well-kept when we moved in and included fairly new appliances. The small things that were not up to par when we first moved in were immediately fixed after we submitted the move-in checklist. Over the course of the three years that I lived here, I had almost no major problems with the apartment or with the leasing office. If there was a maintenance issue, it was taken care of within a couple days of reporting it. The only reacquiring issue was with the dryer and that was fixed after several maintenance attempts. The apartment came with pool and gym access. The gym isn't very big and only has several workout machines, 3 cardio machines and 1 workout bench. The pool was nice though (no spa, only a pool) - it's open from Memorial Day weekend until Labor Day weekend usually and is generally not too crowded. I definitely used the pool as much as possible in the summertime! The complex itself is well-cared for and generally quiet. They are very strict about what you can keep on your patio though so just be forewarned about that. Overall, it's an attractive complex with clean apartments for a very reasonable price (we were paying $669 for a 2 bedroom/1.5 bath unit with in-unit laundry included!!!). I would definitely recommend it to anyone looking for an affordable apartment that isn't junky or dingy. read more

All I can share again is DO NOT WASTE YOUR MONEY OR TIME WITH THIS GROUP! They are lazy, lazy, lazy. They do not up keep anything in regards to the Channingway side. Units are old, wall coverings......who does that anymore? This is 2023! Appliances were so out dated they couldn't maintain them. My dishwasher and my frig flooded my kitchen 3x in less than a year. And carpet.... So old and dirty and gross. But I got charged for replacement! The office staff is too young to know how life works, Daniel is a lazy creep that rides around w his little dog and "acts" like he owns the place. Check out her personal FB page! Very concerning. Christina from the"corporate office" has zero concern for her residents and if you don't agree w her, she will leave you another nasty note on your door. I had bugs so bad since they don't treat, and spent months treating myself to keep the neighbors bugs from coming to visit. Spoke to the guy that rent my old unit and he he was ready to move out after 3 months. The dishwasher in that unit was so old their were no replacements parts for it so you couldn't use it and they didn't care. Never deal w a "corporate owner ". Go private! read more

Apartment living. It is what it is. This is a military town so the bar is set rather low. A previous owner had a dog who chewed the door corners and vanities in the bathrooms. Management will not replace. Wall paper in the bathrooms peeling at seams. Management will not remove until it is coming down in sheets. Dishwasher does not clean dishes. Dryer catches small items and burns the edges....not all the time though. HVAC unit is loud and clanks when it kicks on. Maintenance entered apartment the other day whilst one of us was in the shower to patch up the ceiling!?! Called the office and was told Management would be alerted........But, it is cheaper than living in nearby Beavercreek. Maybe if you are a single male this place would be okay. read more

I lived at Channingway while attending Wright State. It was quiet and it didnt have all the crazy partying that goes on where I used to live closer to campus. The location was still close to everything, one exit away from the university and the mall. Apartment was not the latest and greatest but it was very nice and well maintained. It had a washer and dryer included in the unit which was nice. No laundromat for me! I always felt safe and comfortable at Channingway. I would recommend anyone looking for an affordable option to check it out. read more

Cheap rent, structures are okay, extremely old appliances,in-efficient. I've never had so many issues with an apartment complex before. If you're active military, your money is best spent elsewhere. You won't get any deposit back, they leave door notices all the time for petty non-sense. Maintenance is terrible as well. If you have an emergency they won't come out right away to fix it unless the place is flooding. They don't exercise any pest management, constant ant problems, spiders, and various beetles. read more

I've never been more horrified by customer service or maintenance. The girls in the front office alone belong in high school or maybe anywhere besides a customer service job. My sister got an apartment here and had multiple problems with maintenance. Example: her freezer defrosted and it flooded the kitchen. After calling maintenance three times and cleaning it up, they told her it was normal. She finally got so fed up with dealing with them, because they are insanely rude, she just took pictures and emailed the office saying if there was floor damage she would not pay for it. Fast forward to her birthday, it was snowing and incredibly icy. The walks had not been touched at all. My handicapped mother and I made it in to the apartment and then got some ice melt and sprinkled it in front of her door and it melted in five minutes. Maintenance was called, and guess what, incredibly rude. They literally came to the door yelling at my mother telling her they'd been over the walk ten times that morning. I should have taken a picture. It was an utter lie and he knew it, but had the gall to stand and yell at us. He has to know someone pretty high up to be that incompetent and still have a job anywhere. read more

It's a beautiful apartment complex but the people who work for it are horrible. They don't care about you or of your needs. Maintenance is slow and terrible. My a/c went out in 90 degree weather and made me wait over a week to get it fixed. A broken a/c is not considered an emergency and have no sympathy that your apartment is +80 degrees. If you've lived there over a year or two, expect to get a random apartment inspection where they will have two people come in and look at your apartment and take several pictures of it. No, you can't reschedule it and only have 5 to 7 days notice before they come. Most of the apartments have old carpet and the wallpaper is usually coming up somewhere. When they give you a tour, they will lie to you and say that they will replace the carpet if it's old and dingy but they won't. Fairborn has hard water and the dishwashers don't clean anything. If the wallpaper is peeling off, they won't fix it. The place is under new management and it seems like it hasn't gotten any better. The walls are paper thin and can hear the neighbors outside, especially when they're going up and down the stairs. read more
