We turned our residential condo over to Chaplin Williams in 2017 to the wonderful (then employees) Sabrina in the office with Lee being the man involved in the field with the issues. Unlike some of the reviews I have read we had wonderful, responsive and trusting experiences with those specific folks, but they have since left and moved on. In our now 7th year of this management our tenant moved out at the end of May 2024. In past experiences, Lee had communicated to us regarding potential folks already willing to move in, well before the prior renters last day. Because of this, I called into the office on May 28th, 2024 asking for status. I was told they had showed the condo to 4 people but no one was interested, the prior renter was very clean and that the cleaning company would be in on June 3-5 to do final cleanup and inspections would be done as well. On the weekend of June 1-2 after the renter had moved out, I went to Chaplin Williams website clicked on Owner and opened up a maintenance inquiry asking them to let me know when the cleaning was done so I could reinspect, as I had gone into the condo on June 1st after the move out and found it to be quite dirty. By June 4th I had received zero acknowledgement from Chaplin, as to my maintenance inquiry , called the office at 8:35AM and got the rude answering service person who told me I'd have to call back at 9 (even though online it said they opened at 8:30AM) so I reached out to the owner instead asking her to get me feedback. Later that morning an employee called me back ,after the owner spoke with her I presume and she told me they had not received a single maintenance inquiry from me and that the office did indeed open at 8:30 but she hadn't transferred the calls. Told her I did definitely send and then began to tell her how I sent it and she was completely unaware that her employer had a website that allowed owners and others to place a maintenance inquiry. She began to say she had nothing to do with the website becoming defensive and I told her I never once blamed her for this, as it was clear she didn't create the website and she had not been trained to look in this spot for inquiries. I never did get a response back from that inquiry request. By June 8th after hearing zippo I went to the condo myself with my husband. It was clear that someone had been in "to clean" as they bought a shower curtain and just pulled it closed and took the foil out of the bottom of the oven. There was still crud in the tub and mold on the tiles, still crud on the outside of the fridge, still specs of dirt in the bottom of the fridge, dirty butter holder in fridge, dirty cabinetry, filthy inside oven, no wipe down of the washer and dryer, dirt in the medicine cabinet and kitchen cabinet insides, filthy exhaust hood, no base board or door wipe downs and more. On June 10th I sent email to the owner and the office saying we were totally unhappy with the lack of cleanliness and that we personally would clean it and to stay out of it until I told them it was cleaned and we expected compensation for needing to clean. I was told by the employee that the fridge had non -removal rust, the tub was plastic and couldn't get cleaner and the oven was already cleaned. The owner offered to clean it , but I told her I would do. On June 11th after I sent the office and owner an FYI email saying I am meeting a painter on Saturday June 15th as I think the condo needed painted, I received a call from an employee stating we need to cancel our mutual contract, no 30 day notice like the contract signed on 3/31/17 stated that was required, and I proceeded to say I never said I was interested in canceling the contract and then when she proceeded to tell me "I was rude" and it should be cancelled and I hung up on her and notified the owner. The owner sent a text agreeing the contract should be cancelled, as they weren't meeting my standards. On June 12th I spent from roughly 9:30AM until 2:30PM cleaning the place. The crud was removed from the fridge, the crud and mold was cleaned out of the tub and tiles, the oven was hand cleaned and then I ran the oven self -clean feature on it and all the other needs as listed above and more were done by me. I also had to ask where our microwave was and then the prior renter brought it back to me at the condo, as I was cleaning it. Later that day the employee reached out to say I could come to their office on 6/13/24 after 3 and pick up our keys and money. This is a case of a company that accepts mediocrity, does not communicate properly and efficiently, is unaware of online tools available to their client base, has sub -par low standards as it speaks to expectations of cleanliness and instead of listening and understanding a customers legitimate needs and frustrations ,accepts the hurt feelings of the employees being escalated over instead and then allows a cancel of a contract before a required 30 day notice over taking care of a customer. read more

As homeowners Chaplin Williams has been managing our property for 16 years. They are worthless. No communication other than a rent check every month. They suck you in once they get renters in your property and never follow up on any pics or updates on the property. They are supposed to send pics once a year to show the property in being maintained. I drove from Nebraska to Florida to check on the property myself and walked away with a list of things to be addressed. Not sure what I'm paying them to do. I get letters from the HOA with violations which Chaplin Williams should be handling. Such as pressure washing and fence repair in the property. Still clear. Find a more reliable company. read more

1 star is still to much for this company! RENTERS STAY AWAY! This is the WORST company to rent from. We recently signed a contract for a property that they were in charge of. House door locks didn't work, broken window locks in the bathroom, black stuff in vents, missing light covers, smoke detectors out of date, and many other nightmares. I made this aware to the property manager Lee Richardson who did not even respond to me. The front desk clerk who has poor customer service responded to me stating those were cosmetic and will not be fixed by their company nor the owner because they don't have the money. I finally had enough and brought the keys and garage door openers to them and demanded my money back because they were in blatant violation of the Landlord/Tenant Law and violation of Florida building codes. They did a mutual lease agreement termination and refunded me my security deposit and first month's rent, minus $500 for "admin" fees. It's a small price to pay for safety of my family and not have to deal with this horrible company. I had the property for 5 days. read more

Lee Richardson, Shayna and crew were excellent in vetting my tenants, caring for my townhouse, and fairly treating any situation that arose. If you are an owner who would like to keep the value in your investment, these are the people to put your trust in. I am now living in my townhouse and it could not be cleaner or well cared for and I owe it all to Chaplin Williams Rentals. The Yelp scorecard is obsolete here, given the way this company has treated us - in particular Lee Richardson. If you find yourself having to face off with this person, move on. Or feel free to call me and I will explain to you his bullying techniques, his laziness and massive incompetence, and his complete inadequacy for getting anything done and in the end, how he'll try to hold on to money that should be yours. - Many repairs were never completed. We ended up completing them on our own dime. - When we got there, the outside yard looked terrible---we cleaned it up with our own money and sweat. - This company would use the owner as the excuse for why many things would not be fixed or updated. We're talking even a garbage disposal was tough to get. - They said they'd fix some cabinetry, but never did. - After a storm, we had a large tree that remained in the yard for more than six months. - This company uses some guy named Marc to examine any type of repair (if they decide to actually look at it) and he too, seemed just as dodgy as the company itself. He would show up without a set appointment and at one point, he said he would check the roof for weeds. When he left, all the weeds were still there. We didn't realize it at the time, but he was checking the roof itself, because this outfit had already started to find anything that needed fixing because they decided to sell right away. - They kicked us out with less than 30 days left on our lease. I had called them two months prior to make sure we could renew. Lee Richardson decided not to respond, and waited until there were 30 days left to kick us out. All this for a tenant who paid every month EARLY. - Told us if we left by a certain date, they would give us a check. We agreed and moved out early. Then they decided to not give us the check. - Took a chunk out of our safety deposit, despite the fact that the house was cleaner when we left than when we arrived. Do yourself a favor and just bypass Lee Richardson - he is as close to a criminal as can be - no ethics, no morals and thinks that's all just fine. We are still investigating litigation options. Probably not worth it, but the Yelp! community should know that you'll get pushed that far. If you're going to dance with the devil, get a lawyer first. read more

This is referencing the Chaplin Williams office which is under Prudential. My husband and I were just recently discriminated against by your representative for him being active duty military. I called Friday 05/16 and asked about the property at 86125 Sand Hickory trail. I asked if it was available to show that day. David stated that he could just not with in the time I needed. He offered to show I Monday. I explained that we have already seen the outside and the pictures posted this property is the most ideal for it location for my husband to go to work and for me to take my son to school since he goes to Montessori on Amelia Island. Can I just come in and pay the deposit? He said that they have to show the house first before they can take a deposit. I then asked if there was anyone else interested in the property because I don't want to lose it by the time Monday rolls around. I was assured that no one else was interested in the house at that time and there haven't been any showings and with it being Friday they wouldn't have enough time to process an application for the house anyway because they are closed on the weekends. I (reluctantly) said ok. I asked can I come by and fill out an application for the house so I can get the process going. He stated that I had to fill one out online and that everyone in the house that's over 18 would need to be on the application. I said ok and scheduled the showing for Monday 05/19 at 3:30pm. My husband Gordon Morse filled out the application adding putting my name in the co-app spot. It was submitted around noon Friday 05/16 I called at about 9am Monday morning to ensure the application was received and the appointment time was still good. David answered. He stated he received the application but it was for Gordon Morse and there wasn't one for me. I stated that he put my name in the co-app spot doesn't that count. He stated that I would have to fill out an application for myself as well because of the back ground checks. I exclaimed that I wish he would have stated that in the beginning so I could have had that done. I also reminded him that I offered to come in and get this thing done but he didn't seem interested in doing that. He asked why the application was for Gordon. I stated my husband is active duty military and everything gets put in his name first and that is our way of life. I stated that he and I have great credit and references from past property managers of getting our full deposits back and being good tenants. He exclaimed that they would still need an application from me before they could do anything. I said ok. I asked is the appointment still good for 3:30pm to view the house. He stated yes. I said ok I will see you then. 8 minutes later I get a phone call from David explaining that someone dropped off the deposit and application over the weekend and the house isn't available anymore (laughing while offering) would you like to see other listings? I stated no and I will be in touch with the broker, thank you for you inconvenience. Every conversation I had with this individual he was incredibly rude. The tone really changed when I mentioned my husband is active duty. I would like to get this issue resolved. read more

Chaplin Williams Rentals is not fulfilling their agreement. I have put in several maintenance requests which are required by FL law to be in good repair (doors, screens) and it took them 4 months to fix one of them. They are refusing to fix the other issues and are simply marking them off as completed in their portal. I would not rent from them ever again. read more

I am extremely dissatisfied with the experience of renting a house managed by Chaplin Williams. We relied on someone else to look at the house because we were moving from out of state. If we had seen the condition, we never would have signed a lease. The house was filthy, rundown, and in poor condition. The rear slider did not lock, the garage door was broken, the screens did not fit the windows. There was mold on the windows and in the bathrooms. The exterior ws also covered in mold and algae, and overgrown. Walls were covered in dried soda, greasy handprints, and grime. There was slime inside the dishwasher. It took several days to clean the house before moving in. Needless to say this was all documented in the initial condition report. The HVAC unit was leaking in the garage. The repairman said it needed to be replaced, but the management co ignored this. Instead they ended up replacing it when it failed during the coldest part of winter, and we had no heat for over a week. The freezer stopped working. The repairman said the refrigerator needed to be replaced. Again this was not done. It died and we lost several hundred dollars worth of food. Then they replaced the refrigerator. After we moved out they had the nerve to charge us for cleaning the garden beds and powerwashing the patio - things that were not done before we moved in. They do not answer phone calls or respond to written requests. Avoid renting from them. read more

My wife and I rented through Chaplin Williams for one year until our lease expired. We would have renewed the lease under different circumstances. However, they were the most uncaring people we have ever dealt with. Every time we had issues with the property, which was an older home, it was almost impossible to get help. They were completely inattentive to our needs and caused us unnecessary stress. My recommendation would be to definitely go elsewhere. read more

I too have had extremely poor service from this company. Response to all repair requests have each been more than 2 weeks. They don't accept rent payments at certain sites, but never communicated this information. I have not had a single transaction where I was given the correct information. read more

They've gone above and beyond to accommodate both the tenant and the owner. If you're new to renting or have little to no experience with renter company's then stay CLEAR OF CHAPLIN WILLIAMS! I've been working in the service industry for over 8 years now and i've never been treated like "scum" until Chaplin williams.. 3 months prior i had my parents baby sit my two children while i went to work. It was over the holidays and things got a little tense between my parents whom been married for over 30 years. neighbors called the cops because they were a little too loud but the cops left shortly after arriving when they saw nothing was wrong just a little noise. on 1/15/18 i get a voice mail from Lee one of the main agents @ Chaplin Williams that states " this is lee from Chaplin Williams we got word that the cops came back out to your property again for another fight and we cant have this! you must contact me back within 24 hrs to let me know how you want to handle this.. either A. Agree to leave and get your security deposit back if no damages or B. we evict you. you have 24hrs to decide.. As a father of two and a working class man i got into a little panic because the Cops have never came back out to my property ( i even called the police station and got paper work stating the only time they came out was in November ). I went to Chaplin Williams confused and seeking answers BUT NOONE HAD ANY IDEA WHAT I WAS TALKING ABOUT. It took one whole day for them to figure out the cops never came to my property and the person who did file a complaint with HOA said they HEARD fighting.. this is impossible because i worked until 7pm the day it was reported on 1/13/18... my kids WERE not at my house and neither were my parents.. Cameron the manager of Chaplin Williams and son of Dee Chaplin LAUGHED at me repeatedly on the phone while i was trying to figure out what happened and he stated that since i had the police called to my property 3 months prior that they can issue a 7 day notice on my door... it confuses me because 3 months ago when the situation happened with my parents everything was fine.. they let it slide and i never heard ANYTHING else from it again.. How i see it is they ASSUMED something and just took action. When they figured out the cops actually never came back out they decided to just give me the 7 day notice from the incident before.. DO NOT WASTE YOUR TIME HERE.. yes it's hard finding a place but dealing with people like this could put you in a bad spot quick. STEER CLEAR OF THIS BUSINESS! I have never encountered a more unprofessional group of people. And that includes the OWNER of the company Dee Chaplin. I don't need to rehash all the details. But just know this...although they may have the majority of rentals available, there are certainly other real estate and property managers available that will treat you with respect. The leasing agents (particularly Cameron and Lee) will likely ignore your repeated requests to obtain information about a property. They will not address your concerns, they will not guide you in any way. Don't bother to text, call or email. It is doubtful they will do the courtesy of returning any of them. And whatever you do, don't complain to Dee the owner. She will simply blame their lack of professionalism and attentiveness on you. And don't think she will do it in a professional manner...oh no! She is clearly the example they choose to follow. My advice, if you need a rental or plan to buy or sell home, seek out one of the many other companies available on the island. I have been in the business world for well over 30 years and I have never encountered individuals such as this. Additionally, at the time of this posting, there were only two reviews for this company and both of them are negative and only give them 1 star. That means 100% of their reviews are negative. I rent from these folks.... as a polite, professional and working single mother, I have had to learn the basics of tenant and landlord law. Specifically, I have 12 unanswered maintenance requests- 8 in writing dating back 14 months. One unanswered request specifically resulted in losing the a/c unit during the hottest week of the year! I have only been at the address for a year and 6 months. The appliances (one by one) are falling apart. My requests have been answered most recently with ... "we will not send another tech (to do nothing and charge you)you broke them, you're required to buy them." I have had multiple inspections for whatever they decide the topic of the month should be... for a while it was for an imaginary cat and twice was from " property appraisers" for tax purposes. Once, the "appraiser" who was 15 MINUTES late in her arrival time) insisted my daughter literally "get out of the shower so she could get a pic of the bathroom" -seriously! It was only two weeks later they insisted on another maintenance inspection. They have allowed our crazy neighbor to send repeated harassments regarding nothing to me via email. Apparently this neighbor has had many issues with the residents and he treats all the renters in our subdivision much like he does us... horribly! Apparently however, we are his favorite targets to bully! Meanwhile, the other owners and our family get along famously! The police are aware of the levels of harassment and have told me the management company is harassing us because the neighbor is and to get a lawyer and document the dates and times of both parties. So, yeah, for the good amount of rent I pay to them, they treat me and my children very badly and with the most disrespect we have yet endured. I think they forgot: I pay them to live there and the property is kept in great shape! Its a state of good fortune that I have saved damning documentation from the original maintenance requests 14 months ago and my employer supplies real estate attorneys . BE CAREFUL!
