Reading the other posts makes me think of bad residents. As for me, I've had nothing but positive experiences with Christina, Rameika, and the gang at Charleston. Could things be better, of course, but we can say that about any services these days. The only thing I'd really wish for would be a more expanded digital platform. It's time for an update. But as for the service, the team has always been great to work with on anything from repairs to interpreting covenants. And I personally think they do have very reasonable costs, especially for smaller HOA's and still provide quality service. Not really much more I can ask for. read more

Apparently Charleston Management is not focused on customer service. A recent request was poorly handled and delayed my project by one month despite the fact that the request was mailed (USPS) and emailed to assure that it would be received in time. The reply from Charleston Management was that it did not arrive in time for the review, in spite of the fact that the document was mailed 2 weeks in advance and confirmed with a copy on email that was received. It may be time for this company to consider that we are in the middle of a pandemic, many residents are over 65 and this is the 21rst century. Electronic requests should be the standard. Very disappointing that this has been handled so poorly by a company that takes our HOA fees and then doesn't have the ability to handle a simple request in a timely and efficient manner. read more

They would not release us from our contract after he asked for a second chance. He spit in our face. Charleston management is a joke. They I live at a townhouse community in Garner, sold by Pulte Homes and managed by Charleston. They take $100 in dues monthly, but don't take care of anything, other than taking photographs of garbage cans that are on the driveways of the residents' own property. People park on the sidewalks and in the middle of the streets, and there's litter in residents' lawns and all over the streets left primarily by the builders. They rarely take care of the mowing, edging a land fertilization. Dogs aren't on leashes and will attack your dog. Charleston does nothing. Instead, they hassle homeowners about minor issues, like garbage cans on that are on the owners' own properties near their own residences. It is incomprehensible that Pulte would allow such an incompetent entity to manage its property. read more

They are unprofessional, harass home owners, and don't follow the legal contract everyone had to sign in order to move into our community. I had to sign the covenants, pay Charleston, and then watch them not enforce the contract. They literally make up their own rules, then harass folks over them. Your covenants say 15 days to rectify an issue? They'll bark "5 days or get fined" if you question them. They are just lovely, lovely people who are very customer-service oriented! If you're looking at homes, and any are where Charleston is the HOA management group, you don't want to live there... and let your realtor know why. There are no words for how shady this company and it's HOA's work. I have moss growing in my yard (grass area) in the back of the townhome, they told me there is nothing they can do about it. Oh they could spray it and I would be left with mud. but that is all they will do. They have also said we the home owner has to power wash mold from the divider fence that they put up when the home was built. The covenants states they are to take care of those areas. it is exhausting to live in their communities. You pay dues and then have to pay extra for the work that your dues cover hummm.... Sending complaints to a tenant without merit --- literally, you have one job and that is to support the community. As a resident that takes pride in his property -- I was alerted to a complaint about my dog who stays indoors 99% of the time. The complaint supported by a 'visit' said that our dog was a barker (not true), we leave our back door open for him to roam in and out freely (not true, especially in this weather) and that we tether him to a rope (not true, nor do we own the means --- plus my backyard is fenced so why would I). This is nothing more than fake leadership who push some templated messaging that gives into other residents (we all have that one neighbor). Why did I give Charleston Management a 1 star rating? Because the system won't let me give fewer than 1. Charleston Management has some of the worst business practices I have ever encountered. Responsiveness - Melissa (our property manager) rarely responded to emails within 3 days, often taking a week or more. I frequently had to ask for her follow up when she didn't reply within 5 days of important emails. She repeatedly reminded us to "please allow 24 hours for replies" which would be fine if she ever replied within 24 hours. Then during the pandemic shutdown she needed 48 hours, ok fine. But she didn't reply within 48 hours either. Professionalism - in general, the staff I spoke to at Charleston Management were rude, dismissive, and often condescending. Melissa acted like it was a major inconvenience for us to ask her questions or request that she take any action at all. Attention to detail - written communications frequently had major typos, incorrect dates, words misspelled, and grammatical errors. The rental list was riddled with errors, including one of our street names, which I asked repeatedly to have corrected. All of the letters sent out were form letters with different sections copy/pasted. They couldn't be bothered to even make the fonts the same type or size. Lack of action - it always felt like we were fighting against Charleston Management to get anything done, get anything resolved, or even get answers. Melissa did not fight for us as a community and was not an advocate on our behalf. She was fine with letting the landscapers not do their job. She wasn't willing to pick up the phone and call the builder to get answers. It felt like everything was met with a shrug. Value? NO. Charleston Management charges more that most other companies for their terrible service. They charge 80 cents per page for printing PLUS postage. They charged us $100 to come put a laminated paper sign on the playground when it had to be closed for covid-19. $100 for a paper sign and about 15ft of caution tape. They were not good stewards of the HOA funds. The one star reviews are accurate. If you have the option, choose a different company. read more

I have worked with a number of HOA management companies in the Raleigh area. HOA management is a challenging business, as they are the rule enforcer and no resident likes getting letters from them. Their job is to enforce the covenants of the HOA and assist the board where needed. While I respect the challenges an HOA management company faces, Charleston Management takes this to another level. The property managers I have worked with are incredibly rude, unprofessional, and probably have some of the atrocious customer service skills I have ever seen (worse than the cable company and the DMV). Their lack of care and professionalism is even apparent in the letters they send out. They generally have a condescending tone and riddled with spelling and grammatical errors. HOA management should not be this bad. Charleston Management is a bully to the customers they serve. As a homeowner, the HOA should be an asset to your neighborhood, not make you feel uncomfortable in your own home. If you are considering a neighborhood to move to that is managed by Charleston Management, or are on an HOA board looking for a management company, I would highly advise you to look elsewhere. While HOAs can sometimes be a pain to homeowners, the general intent is for the positive growth and well being of the neighborhood. Not only this, but it appears she makes up parking rules as time goes on. Lastly, she found no issue with an HOA board member approaching visitors after dark at their vehicles and questioning them about their visits. Agree with Atia W. and Raun B. 100% and will go even farther to say that Sunset Ridge North HOA in Holly Springs NC is a Huge part of the issue as well. They are awful. They have no issue collecting almost 125. per month every month, to mow two tiny and I mean tiny, patches of "front yard" around townhouses, but feel they have no other issues they are to resolve with the HOA Dues. When the realtor sold this townhouse to me, the contract states HOA is responsible for all outside maintenance of both yards and townhouses. It has taken eight years to get the front doors painted. What does Charleston Management Copt and Sunset Ridge North HOA Especially , do with "all this money?" I don't believe their "Year End Report." Nor do I believe or trust any of the people above. I am not alone in these beliefs, as obviously other people are having the same issues. They only got one star, because there was no way to give a ZERO, but this rating isn't just for them, it's also for Sunset Ridge North HOA in Holly Springs NC. I would advise anyone thinking of buying into this Sunset Ridge North to check out that "dirt road " that creepy one behind these townhouses and to talk with some renters who would have an unbiased view of how things go here, and or people who own property here that are not on the HOA Sunset Ridge North Board or actively involved with "the association' for reasons listed above. read more

The company culture seems to suffer from a lack of professional development, oversight, and customer service mentality. Initially during our transition from a new construction community to establishment of the HOA, we were assigned a property manager who generally offered sound advice and communicated clearly with homeowners. After a few months, a new property manager was assigned, who was married to the existing grounds contractor. Over the next couple years, we received very little information (were told by the customer service department only one homeowner could receive official communications by email, which was corrected this year). No board meeting agendas or minutes were shared with the community and only one open meeting was held (annual election). When we called the company for help locating our dryer vent (it was on the roof), they hung up before we could state the question. The grounds were not well-maintained and our lawn faded to mostly bare dirt. In the meantime, the grounds contractor continued to win side contracts up to tens of thousands of dollars, and the board's request for new bids was met with the assertion that the existing contractor offered the "lowest price." The board blamed the grounds issues on the company that built the homes, while the property manager blamed the board for not approving spending. The property manager twice gave us dates when we could expect work to be completed to repair our lawn, which passed without any action or communication. The board supposedly was not informed about the need for repairs until we asked for information on Nextdoor six months later. When the property manager voluntarily left the company and we received the annual budget, we inquired as to who was supervising this person given the clear financial conflict of interest ($60K+ in contracts going to her own family company in one year). The response was that the board (of novice volunteers) should have been responsible for supervising the property manager (who remained the only person privy to homeowner-property management communications) and only the board president was permitted to further address the company. The newly assigned property manager, a trainee, has done a better job of communicating in a timely and truthful manner with homeowners; however, we still feel the management of the community is focused on putting out fires as they crop up rather than proactive efforts to strengthen the community and maintain property values. Decision-making and follow-up is typically based on pet issues rather than facts/evidence or the input of the whole community, and governing rules are inconsistently applied. We are not pleased with the service we've paid for, and expect our community will continue to struggle. read more

I would have to say that I've had nothing but success in dealing with this company. I read all of the below reviews and can't believe what I'm reading. We have three properties at two different locations and both neighborhoods are managed by Charleston Management. They do a good job at both locations and we rarely have any complaints. Any time an issue needs to be resolved, they respond to my emails almost immediately. I've had issues from needing a tree trimmed in my front yard to requiring a different parking space due to the too small size of my old parking space. This organization manages our townhome HOA within Heritage in Wake Forest. Parking is an issue. They don't know how to handle it. Isn't this what we pay them for? When we moved here, parking was allowed on the street during the day. Guest parking was then free for guests. Then they changed parking to no parking in the streets and had the guest parking monitored and started towing cars. All for the protection of keeping the property values up! What does that do for property values? It makes no one want to live here. What does that do for property values? How would you like to try to sell your property where no one wants to live? Lake Hogan HOA in Chapel Hill: Manager Dana Richardson is EXTREMELY unhelpful. I have had multiple interactions with her in which an email is sent to me saying "Tools and other personal effects stored on front & back porch" without any further specification. When I ask about what the items are so that I can remove them, the response I get is "I have not walked up to your porch to see exactly what is stored there, but the only items that should be kept on your front porch should be outdoor seating / furniture or décor. Boxes, tools, etc. should not be left there unless it is temporary", which is fairly vague. After asking to speak to someone who did walk up to my porch and have them tell me what I need to move, there is no response. Extremely unprofessional company. They only care about collecting more than $100 in HOA fees every month without any kind of reasonable service in return. read more

This HOA co. Is horrible. Since they have been our HOA they have increased bills and decrease services. Nothing in our neighborhood is taken care of. Do not try to contact them via phone you'll never get a return call. And if you opt for email you may receive a response within a months time. I really hate that they are in charge of our HOA. Terrible, terrible, terrible. Days to return phone calls. Selective rule enforcement based on the homeowner. Slow to fix neighborhood but very fast to demand homeowners 'fix the issue.' Will send out blanket notices to home owners that imply the homeowner is guilty without getting the facts. Recently sent me a letter about my dog "outside and barking all day, all the time." My dog only goes out to use the bathroom. Upon questioning, they admitted that they sent the same letter to all dog owners in the neighborhood. Management and employees are not professional. Charleston Management Corporation is a very unprofessional HOA management group. They continue to collect home owners dues and are very quick to send notices about late and or delinquent payments but refuse to enforece the covenant's laws and bilaws. This management group is only a scheme for the employees to get paychecks and do as little as possibble, if anything to keep the neighborhood nice and orderly. When contcted about an obvious ongoing violation they were very evasive about answering their phone, returning calls, and avoid directly answering any questions about their inability to enforce the covenant; their lunch breaks are conviently whenever I and my neighbors call about the issue at different times of the day after the secretary asks what the call is about. If I could put a zero on this review I would. I have been trying to get a maintenance problem fixed for over a year. In Jan. 2016, I brought the subject up again and sent a certified letter to my HOA contact at Charleston stating the problem with pictures to back it up. We have been going back and forth on this one problem of water buildup in my parking spot. I have sent several pictures to Charleston in e-mails and have received sympathizing emails but no schedule date to get this water problem fixed. It's always one excuse after another. I was told this is a maintenance problems. I was told to park in a guest spot until this was resolved. There is only one guest spot in front of my building so as a courtesy to my neighbors I have been parking at another building that has several guest spots. I believe this is causing a problem because when someone comes to visit, they park in two spots so I cannot get in either one. At one point I sent a picture of some damaged siding also and received no comment back on it. When I moved here in 2014, the previous owner had to take out a raised bed that was causing a water backup to the house found by my inspector. The selling realtor pulled up the bed and damaged some siding in that area which the previous owner should have paid for. Obviously the realtor knew the HOA contact and this was replaced by the HOA rather quickly. I asked why that was possible and mine was not replaced. No answer to that either. Minutes of the meetings have not been published on their site. I was told by another homeowner that nothing was published since 2014. I have not seen it because I still don't have access to the site. My requests for a code to log in have been ignored. My neighbor now informed me that the last meeting of the board has been posted. Charleston was at one time the property manager of my previous home. They had problems and found another management company. I sincerely hope the board will find another management company that is more effective in responding to residents. read more
