This is second review, Thay have sent me a eviction notification, Saying I, I ,didn't renew my renters insurance , I gave them proof 5 times before they sent eviction notice, twice by text, twice by email from my insurance company, and once in person, at the trademark Residental office, I would say, I was good, then a couple of days later, they text me me and the policy was from 2022, Sent proof again, a couple of later, they text me saying it was from 2026, I sent proof again, they said I showed proof to late, and then, I the eviction notice, I got the eviction notice on June 15 2026, it said had to be out by May 2026, which was a month before I got the eviction notice, my husband and I senior citizen, never even had a complaint in our entire lives, from a landlord or neighbor, My husband has lived in the apartments over for 20 plus years, I have been there for 12 when we go got married, Trademark Residental took over 2 years ago, and it has been a nightmare, I believe they are racist, I,m white, my husband is Latino, my resident manager is African American and very liberal, I can't think of other reason for her to treat us no horrible read more

I was tenant at cooper ranch in Spring lake. This management company is amazing! I had to move due to work back to west coast. But I recommend this property highly. Jessica is by far professional and great at her job! Maintenance is quick within 24 hrs of request work is completed and the grounds a kept up with a clean. Nice place to live. These people are thieves and will find any way possible to add late fees and rental payment processing fees in addition to your monthly rent. They will lie and say they received your payment a day or two late and automatically charge you late fees without telling you about them unless you ask. They waited 3 years to tell me I had amassed over $500 in late fees. I have refused to pay their fraudulent late fees and their so called processing fee. I imagine this will come to court if they try and keep my deposit. Stay far away from this company as well as VG Murray as they have merged companies. Run far away from these thieves. Not to mention they suck at addressing legitimate repair issues. A class action lawsuit is in order and I will gladly speak to a lawyer about getting things in motion. read more

I want to update my experience with Trademark. it never got any better. They violated my lease agreement by not giving me the 60 day notice from the landlord stating they were not renewing my leasing term. what they did do was tell me I had to be out within 10-15 days, also violating the leasing terms, and I had to highlight the statute that says otherwise. I now had to find a place to live, move, pay a new deposit fee + first months rent, plus the rent for there, all in 30 days during Christmas time and even after conveying I had medical needs that this would cause a significant disruption with. after moving out, they assessed me RIDICULOUS fees and returned 600/1500 deposit. $400 for a hole in the wall I was told by THEIR people I had to fix myself, which I did. $20 to put the smoke detector back up -- that needed replacing and which I put in numerous work requests. $50 something dollars for a light that apparently had fallen, despite 3-4 work requests about the fact that the light keeps falling and wont stay in, $40 to put a thermostat on the wall, of which I purchased and left a NEWER unit than what was in the house and could not get back in to install myself... the list goes on. these people are foul and want to steal money. they didn't even address the original deposit to me, but to someone who never paid a deposit. when I went to get it fixed I was told they cannot address the deposit to one person... even though they had JUST done that and was the reason I could not even cash the measly check. I will be taking them to court because I am over then violating lease terms and falsely creating situations in which tenants owe them money. even when I attempted to rectify and drove an hour to the location, no one there was prepared as I was told they would be and I had to wait even longer for what still was not the correct fix to my issue. I want my money back, I want to be refunded for my moving expenses, and for the medical issues I had that stemmed from this egregious disservice to a person who paid rent and was a good tenant for 5 years read more

They must be having money problems because lately they have gotten a bit fee crazy. They only seem to reach out when they have thought a new fee to charge. Just today I got a letter that they are instituting a $10 fee per month to cover collection of rent even though I've been here for years and have a lease that doesn't expire for awhile. Also, the service quality has really gone down. on the bright side, they do seem to rotate through employees and managers pretty often, so we probably just have an inexperienced one in place. If history holds, there will be a new property manager in 6 months. I don't recommend as a tenant. Also a landlord myself of properties outside this area, this isn't a broker I would use if was leasing in this area either. read more

It's the same terrible service from TradeMark this year. I just received a second email from them 2 months apart after we answered the first one in January, saying, "We want to renew the lease," asking us again if we want to renew the lease. Two years ago, they changed our lease claiming we did not have a lease agreement and were month to month, so they also increased our rent. We did not have a lease agreement because after making several phone calls and leaving messages (you can never get hold of anyone when you call). They never sent us a renewal, and we stopped calling since nobody was getting back to us. We thought everything was fine since we were always paying rent on time. They have a huge mess there and cannot keep track of lease agreements or get hold of anyone. I wish I had contact info for the owner to tell them not to use this horrible company. There is also a significant turnover there. I am not surprised they have a considerable turnover, I would not want to work for them either. read more

This company is horrible to rent with. Our townhome was essentially unlivable when we moved in - toilets didn't work, hornets nests in the windows, the AC didn't work, etc. and every maintenance request takes a minimum of 10 days to be acknowledged. It's a shame because the handyman they send out is fantastic. Super personable, good communicator and fast worker. Right now, we're dealing with a broken front door lock that we submitted a work order for... a MONTH ago. It's unbelievable that even a broken door lock takes a month to be fixed. Wouldn't be surprised if this company is the focus of lawsuits sooner rather than later. read more

They are horrible, they never answer the phone or call you back but always want you to respond when they reach out. Communication is poor, response time horrible, they aren't worth what they charge in rent. It sucks that the old rental company sold the property to them, things have been down hill since. read more

I have unfortunately been a tenant under trademark for 8 yrs and have never had a good experience with any of the mgmt old and new. Debra Thomas is the new property manager and her title doesn't go much on the management side. I live in one of the townhomes and prior to the neighbors there now moving in I've never had a neighbor issue. However the new neighbors care constantly in what I thought was my yard. They set up pools, kid toys, chairs, coolers, etc ALL the time. I finally had enough and went to Debra who was NO help. She tells me that our "yards" are community and anyone can freely go and come as they please in front of your house in your space. I asked for a document showing that we as tenants were told that we do not have our own yards but she can't provide anything. She stated there is no property line. So I ask, ok so if I feel like it, I can go 2 houses down and set up chairs in front of their window & nothing can be done. She says yes. Now this sounds absurd! However I ask that the neighbors quit removing my yard decorations & she says she will tell them. I also sent her a pic of them with their pool in my tiny little yard in front of my window & she says "it looks like it is on their side". Now how can it look to be on their side as well as she can tell them to not touch MY yard decorations if it's "community property". Ive never known a townhouse yard to be shared space when every townhome has their own section of grass in front of their picture window. I've gone to the HOA and hopefully will have better luck with them because this property manager seems incompetent. read more

At first i thought things were going good with Trademark. i haven't been here a year yet and they already trying to end my lease which is messed up, they even came to my house cut my water off with letting me know anything, i had to call the city and find out why my water was off, they told me they never came out or you don't have a disconnecting notice so it shouldn't be off, my neighbor door cam caught it all, also when you try to contact them you never get a live person and when you do its always we will get back in contact with you, They are liars & they violate they're lease agreements. and who ever this owner is he is full of it all he do is sit on his ass and collect money when the real issue is your company. i want to know who he is cause the people at the office is putting everything off on him. talking about he said well tell him to call me not send a message. read more

We have been living in our townhouse for 2 years , & those 2 years of living here have been hell . Trademark is by far the worse management company out there . They are liars & they violate they're lease agreements. None of our appliances have worked in unison our dish washer didn't work for a year , they do not exterminate they're properties I've had to pay out of my pocket serval times. Our window was broken for almost 3 months & they refused to fixed it , our microwave was falling apart until on day it completely fell . There is water damage in the structure of the home & we notified Patti Bowden the property manager & she said she would send an inspector & never did . Ive had the WORST experience with them!! they took over our property and we were told we all had to move... they cut our water off before we even moved out called office of course no response even called emergency maintenance and let them know hey im still here w/ an 8 year old in my home and i cant even use the bathroom... no response... i leave and find a new place and have been trying to get my deposit back for 2 months!!! even the management who EVENTUALLY text me and said they were processing my check hasn't been responsive! I even said hey if you don't want to mail it i can come pick it up.. no response..They answer or call back only when its convenient for them and thats IF they call back!! I posted this on google reviews and got a response to call or text for a faster response.. smh just another smoke screen I STILL have not heard from ANYONE!!! It makes no sense its been 2 months trying to get my security deposit back but I bet if I didn't pay my rent they would have been READY to kick me out!!! read more

Don't trust Trade Mark they went up on my rent and I have 4 kids I have to raise and feed and take care of. I have been living here since 1996 and they went up on my rent $755.00 but my next door neighbors rent stayed the same and she is only one person that lives by herself and she pays $695.00. Also I had 3 outside water leaks where I had to pay high water bills out of my own pocket. Do you think this is fair? In time I will move out of this dump. The place is falling apart and when you ask to get something fixed you have to go through hell to get someone out here to fix it. Is this what they call fair housing you be the judge. read more

Sarah Harris took over managing my house late last year. I've been a tenant in that house for over 7 yrs. maintenance issues were fixed right away and she is ALWAYS quick to respond any time I call or email. Her response has almost always been within the hour. Hard to find people that can keep up with a heavy workload like that. I would definitely rent from this company again. read more

A Real Nightmare, if you a TENANT stay away from this company. Sarah is the best copy/paste communicator; obviously her job is just to relay messages not to act on them. While the pictures attached speak louder than my words but this is what I got dealing with this company. I & my son feel like we are held against our will in a filthy house. 1-No body inspected the house before my move in date & made sure it's clean & everything is working properly! I moved in 8 days later than my move in date because they didn't clean the house , Sarah said I was relying on the owner to clean it yet they charged me for the 8 days that I didn't live here & I had to pay them as well in my other residency with a daily rate . 2-When I first came to the house the key lockbox was open & the key was hanging out! 3-I was shocked, the place was disgusting, I bet it was never cleaned once in forever: -Kitchen sink was leaking - missing a part & the under sink cabinet was curved from the water , let alone the smell/mold & bugs. -Freezer was leaking ice / leaking water outside the fridge/ tiles around the fridge are bubbled & lost their glue. -Roaches all over the place. Sarah & the owner refused to do pest control . -Vents had dust & dirt hanging from it, - Spider webs covering the walls, -lights bulbs missing everywhere & the ones there are not matching or aren't working properly, Sarah & the owner offered to change only one bulb ( regular & not led) ..Isn't this ...CUTE -All windows locks are rusted & not working & the master's bedroom window doesn't close when I finally managed to open. Windows frames are worn out & can easily break if you try to open them. All screens have holes or not there. -Bathroom overhead light placed in the master bedroom's closet hanging down with exposed wires ( electrician couldn't fix coz they are violating the HSE codes ). -Very poor/cheap insulation in the attic, doors weather stripping & sweepers are broken . -Kitchen curtain rods were not placed properly/broken/using the wrong clips, one fell on my son's head, and Thanks God he's not hurt. -Hardwood floor are squeaking & poorly placed with gaps between the walls, doors & nailed with small pieces .My son stepped bare feet on one of them & got hurt. -No toilet paper / towel holders in any of the bathrooms. -Stained ceiling from a previous leak in the roof. -Air vents on the floor are wiggly, not fitting, can easily trip a 5 years old running in his house!! -HVAC was not maintained since 2012, Sarah gave me 2 contact that are not related & then she got the info that the owners did the maintenance themselves through a Groupon 18 months prior my move in - 18 months not 16 or 20 !! How accurate & they don't need to do again for another 18 months. Let alone my complains that me & my son are asthmatic & we can smell the dust the minute you step in the house & I even sent her a picture of the dirty / dusty AC main vent opening but she said do it yourself , owner isn't cleaning or replacing & will not provide any proof he changed the filters 18 months ago ... & this is just an example of what you get dealing with Trademark & a dishonest owner. You just get trapped in your own house that should bring you happiness & relaxation but instead it brought you headache & problems. Be careful who you choose to deal with looking for your next home. & definitely make sure it's not Trademark . read more

I wish I had thought to look this company up here on Yelp before wasting so much of my time with them. Took days, if not weeks, to get them to respond to emails. Clearly they have no respect for other people's time and don't seem in much of a hurry to find renters for their properties. I inquired on two different properties, had to deal with two different employees because neither one could tell me anything about the other property. Both took forever to respond to my emails to set up viewings and flat out ignored questions/requests that I inquired about when they finally did respond. Neither employee was willing to actually schedule a viewing and would put me off if/when I could get in touch with them. After two weeks, I finally just had to give up on them because I had wasted too much time and had become too frustrated to continue. This was the most unprofessional experience I've had with a company like this, luckily there are plenty of other properties for rent in Raleigh with companies that actually care. read more

They are a very unorganized company and NEVER return phone calls. There is always a voicemail they can forward you to, but never a person. The agents seem to lack knowledge of even the most basic things like location, pricing, and general rental/buyers agreement terms. They seem to be a fly by night operation that has no interest in the long term health of their business or their clients. If you are a homeowner looking to rent out a place just pick another company or use Craigslist which is what they use for ads and save yourself the fees. If you are a renter/buyer get your own agent from a reputable company and steer clear. read more

Their management fees are fair and they have excellent communications.
