If I could give negative stars, I would. This is, I believe, the first review where I'm using that sentence. I have seen it so much on other reviewers' posts, and now I'm jumping on that train. This is the law firm you want to hire if you want to do nearly all of their work yourself, be gaslighted, belittled, and quite possibly prejudiced against. Walk away! Find a different group/attorney to represent you! They aren't worth a penny of your hard earned money. The attorney I hired/retained was Andrew Luftig. The associate that handled my due diligence was Michael Carlos. The attorney who verbally fought me and did not have my best interest at heart the most, in my honest opinion, was Alan Perlowitz. And then there were some email tag-alongs with Tara and Zoey, but they never chimed in. They were randomly added to emails. I don't know what role they played in the transaction. The person who recommended CPL to me was my buyer's agent. I later learned that it's a VERY bad idea to go with anyone affiliated with or who knows of your buyer's agent. I was a first time home buyer, and now I will not be a home buyer any time soon. I have PTSD from a co-op transaction and my attorneys at CPL were/are part of the problem. I might elaborate further, or I might just leave it at that. I really do not wish to rehash everything that happened, here. I strongly suggest you seek out other legal advice/help from somewhere or someone else. read more

Sharon Yehoshua is THE BEST attorney for your real estate deal. She represented me on both my sale of my prior home and purchase of a new coop in NYC and she is such a pleasure to work with. She's super on top of things, and type A like me, which I really appreciate because I know she will always remember every little detail! My broker joked that she's the kind of attorney you always want on your side of the table and I couldn't agree more. She has that ever so rare talent of having the kindest personality and yet being a shark at the negotiation table. She is really smart - I'm a lawyer myself and found her expertise to be invaluable! I have worked with another firm/attorney in the past on the purchase of my first apartment, and I felt like they were distant and removed. THey barely communicated with me and didn't feel like they were invested in my deal or me at any time during the transaction. They showed up to the closing and that was pretty much it. I didn't' feel like they cared about making sure that I understood the process, or, for example, educating me on what I should and shouldn't push back on during my walkthrough. All I can say is to do your homework and really research who represents you in your transaction. A lot of money is at stake in NY real estate and you want to be sure you're represented by the best. That doesn't always mean the biggest or most well known law firm or the person who has 20 years of experience. It means finding someone who is of course, sharp and great at negotiating, but also just as importantly, someone who is invested in you and looking out for you, and not just treating you like a faceless transaction. And that is Sharon all the way. At the very least, do yourself a favor and find someone with positive reviews on Yelp/Google because their clients liked them so much that they felt it was worth spending time to write the review even after paying them! read more

If I could give 0 stars, I would. The reviews here are great, but being a commercial real estate lawyer, I can tell you Chaves mucked up my title on my refinance. Now that I'm ready to refinance again, they are no where to fix the error. If you need super basic legal work (i.e., no brainer stuff), maybe they're ok. But please don't go to them for a real investment. BTW, the lender retained this firm, which is how I got into this muck in the first place. read more

We had a poor experience with this firm, which represented the seller in our buying transaction. The attorney came to the closing ridiculously unprepared. The transfer agent pointed out to her that tax documents weren't completed. She started calling the seller, and those calls and preparing papers took over an hour. Then my wife noticed that both our names were not spelled correctly on the deed - another half an hour of revisions. Everyone was sitting and steaming, while the attorney acted like she had all the time in the world, she was in no hurry, never said sorry. Careless, unprepared, with a total lack of valuing time. I had a somewhat terrible experience working with Andrew as first time condo purchaser. A few caveats upfront: (i) it was complicated transaction, (ii) it was more than a year ago That being said the behaviors he exhibited I tend to think of as structural, AND (quite unfortunately) one of my good friends from college also used Andrew and had similarly terrible experience (I feel very bad about not warning him beforehand - and this is why I have decided to write this review) I won't get into all of the nitty gritty detail but I would highlight 3 elements that made working with Andrew particularly unpleasant. 1) Initial discussion with him went well - he is sharp and nice enough. As soon as I signed the retainer with Andrew (i.e. paid him) though he completely changed personality. From there on, he was very difficult to get on the phone, and whenever I was talking with him he was incredibly rushed and impatient. I literally started writing down my questions and asking them verbatim on the phone calls so I didn't get hung up on 2) His motivation was very clearly just to get the deal done irregardless of the risks he exposed me too. On one level, I totally understand that as time is money for him (literally), but on the other level he was supposed to represent my interests - and he very clearly wasn't. Once this became apparent, I had to ask another real-estate lawyer to help me understand what was normal in the market (he did it for free because he felt bad for me), and then armed with that knowledge - I would go back to negotiate against Andrew. Example dialogue: Andrew: "you are being unreasonable" Me: "No - this is normal and I know that because I asked another lawyer" Andrew: "ok fine" It was extremely frustrating and time consumptive on my end 3) He charges 2x above market (I know that because i am buying another apartment now - using the lawyer that had given me good, free advice)... Also at a certain point he starts farming out work to his associates who are just as disagreeable but less knowledgeable than Andrew. One illustrative point (this is 100% true), is that one of said associates showed up to our closing -- without a pen. Literally- all you do at closing is sign documents.. Anyway you get my drift. He has some good reviews here which is surprising to me but figured at the very least this is an additional perspective to consider. Now I feel less bad about not warning my college buddy. read more
