Worst landlord I ever had. If your locked out they won't have a key. Your deposit won't be returned to you even after I left that place in better shape than I received it. I replaced the garbage disposal and rebuilt a toilet. When my bank changed owners their auto pay double charge me rent 2 months in a row. They said it was my fault. They don't give you the required 24 hours notice for maintenance. The maintenance man started looking through the house until he realized I had cameras. Never help with snow removal. Landscape is an embarrassment. My neighbor had a complaint and she was given the option to vacate the premises. Rent goes up but nothing in return. These people are lazy and slumlords on a company level. Majority of the staff are rude (ESPECIALLY Jeanie!), and if you are experiencing problems with your neighbors, good luck! It doesn't matter if they party every day of the week and as late as they want, or have screaming matches with their bf/gf/husband/wife outside for everyone to hear; you will be expected to deal with it. As a tenant, they do not hold up to their end of the lease as far as your right to a quiet and peaceful environment within the home you are paying to live in. If you try to complain, they will treat you like you are the problem. It does NOT matter if you are respectful, never disturb your neighbors, and pay your rent early every month; if you have a problem of any kind, you are treated like the problem for even complaining. It doesn't matter how direct or nice you are, you will get met with a rude attitude. They simply don't want to deal with your troubles unless they could get into legal trouble. So if you have a complaint about your neighbors, you best have proof and hang onto that proof. Any electrical problems will be met with a half attempt at fixing; their electrician (Johnny Walker) is as lazy as the company he works for and will not fix things up to code standards. He tries to get the job done as quickly and as easily as he can, cutting whatever corners to get out and get paid, even if it is a potential future hazard. Regular maintenance people will damage the property while installing appliances or trying to "fix" things, and leave the damage for you to claim. PAY ATTENTION to EVERY detail that may be wrong with the move-in walk through, and document it with them. If there is anything you overlook, even if you take well care of the property while you are there, during the move-out walk-through, you WILL get charged for it. Also, property management during move-out inspection, will walk around and act like they are looking at the place, tell you that you will owe them nothing from your initial deposit, have you sign off on the paperwork, and then you will still be charged for anything they feel the need for after the fact. There is no buyout clause in the contract, so once you sign that lease, you are at their mercy...and they do NOT care about your happiness. They will make the rules as they go, and while you may get one answer from one person there, you could get a totally different answer by speaking to someone else...this is unorganized and a major lack of communication within the company. This company is in it for profit, period, and run their customer service at bare minimum. They do not care about you. They do not care for properties they manage the way they should, so if you have property being managed by them, don't expect to be notified about potential upkeep. Do expect for your property to deteriorate with zero concern. Do expect lazy maintenance, and instead of finding an addressing the root of the problem, they do not care to pull money out of your pocket to slap an expensive bandaid on it. After all, they don't have to pay for it; as the property owner, you will pay. They also play favorites within the rental process, and if a possible tenant has a friend within the company, it won't matter if you are first in line with an approved application in hand, the property will never go on their website for you to see; instead they will rent it out in favor of their friend. There are so many negatives to renting from this company, that it is hard to list them all from memory. These are just the main points. Do your research thoroughly before renting or having them manage your rental property. Do yourself a HUGE FAVOR, and find another rental property or someone else to manage your property. He chase me for 2 years to come work for him when I agreed and left a great job he promised me everything will be the same when I left my old job and we continue to be the same on my new job but instead all lies he also hard my boss at my old job worked him about 6 months got rid of him told him there wasn't enough work after him sitting telling us both he had enough word for three years as we stood there. This man is a church man supposably I don't buy none of it what kind of man don't change his own kids diapers. As a property manager he ain't worth the f***he does not do preventive maintenance at all look at his properties trash everywhere grass 2 ft tall he doesn't even change door locks when new tenants move in 85% of the time I know I work for him he has changed them but very few so be aware of check property groups and Erin and Nate Reed I could go on for days the s*** that he is told me in taken from me direct pay taken from me because his wife didn't want to do it how are a f****** account. Predatory. I was misled on when the company would take over the property so I didn't pay online. Now I'm locked out and have to mail in my rent check with additional fees of $5 per day. Did not show up on move-out inspection day and then didn't tell me when they would show up and is now charging me all kinds of fees for things that were on the move-in inspection form. We were pleased while living at the property, however we had a horrible experience when leaving. 1. Be careful, their lease periods are actually form13 months. They have you renew to give "30 days notice" a month before the end of your lease, but then don't actually start your new lease until another 30 days has passed. For example, you renew in December 2018 for a lease that started in February 2018 , so you should start a new lease in January 2019, right? Not so here! Your new lease that was renewed in December will not actually start until the following February. We ran into this problem. 2. They are horrible at communication! Tried just today to have a phone conversation about a dispute with our bill. Said they would call me back, instead they sent an email. They do not follow through. 3. Property manager totally lied to us at move out. My husband and I left furniture on the property that was supposed to be hauled away by trash collection later in the month. We were assured that if it wasn't picked up that building maintenance would pick it up at no charge. Not so! One of the disputed charges that I wanted to discuss was a haul away fee. 4. So bad at communication! Never once when we provided our written notice did they point out that we had our lease end date wrong. Never once did they call us to tell us that furniture was not hauled off property. They did tell us we would continue to receive automated messages until our lease period ended (which we thought was a month sooner due to the 13 month thing). So when we got an automated message about rent being due, we didn't pay. Never once did they call to ask where final rent was. 5. Took them 3 months to contact us about these issues! We have been looking for a rental home in Taylorsville , Louisville or Shelbyville Kentucky, per we are reloaction from New Mexico to Kentucky. We found a home located at 8802 Chetwood Trace, Lousiville KY on. The home currently rents for $1,300 a month with a $1,300 deposit. We currently rent for well over this at $1,500 a month and can definatly afford the rent. We make over $8,500 a month of VERIFIABLE income which we offered to the rental company. They never asked us for a copy of financial information either. We contacted the company and were advised to visit their website and fill out an application for rental. We did so and then we were charged a $60.00 application fee. After filling out the application we were sent an e mail stating that they found discrepancies and delinquencies listed on our credit report and to please provide further explanation of these delinquencies and a future credit plan. We provided explanation and the future credit plan and the debts listed. We then received an e mail stating that they were denying us the rental property based on the credit reports and used the statement "Our business is setup to receive only well qualified applicants with minor credit blemishes." They kept our $60.00 and didn't even provide any type of service to us. They basically ripped us off for $60.00! All things listed on our credit report are school loans, hospital bills, cell phone bills, insurance bills, etc. and there is NO rental blemishes of any kind any where. We provided them with over 3 years of rental history including landlord names and telephone numbers to verify CLEAN rental history with NO late payments and NO missed payments. The company did not even contact the landlords. We called to verify that this was not done. This company based their decision to not provide adequate housing for us based on a credit report of NON RELATED debts and not on our RENTAL HISTORY. If we had "well qualified with minor credit blemishes" we would be BUYING a house rather than renting. To deny an applicant based on NON RELATED debts is absurd and horrible business practices and this business should not only be investigated but fined. I wouldn't recommend check property group. Securing a 1 year lease,giving them 3500$( rent,deposit) they dinar notify me on another party purchasing the property. This got them out of maintenance repairs. A month later received a strange phone call asking me what my address is? Needless to say I hung up the phone. 2 months later nothing has been completed except that they sold the property to slumlords. ( a foreign company with over 150 complaints with the BBB.
