I lived in a well maintained old building in Manhattan. The super and handy men were so kind and came to my apartment as soon as I had a problem in my room. Doormen were always helpful. Residents were also very nice and friendly. I enjoyed my stay in the busy and stressful city thanks to all of them. As other people mention, the contract & deposit return may need improvements. They are too busy and it's hard to catch them. When I wanted to make a regular contract to 6 month after living 3 years, I needed to call several times / several days to catch them and get the special contract. However, they made it 6 month in the end. Another difficulty was when I requested security deposit return. In both cases, the building's super & doormen kindly helped me a lot and he talked to the company directly. The well maintained and secured building, super and doormen are definitely 5 stars. My daughter currently lives in a Chestnut Holding in a building in brooklyn, NY. Where do I begin with all the problems she is facing. 1. Mold, they claim they fix it and it comes right back. 2. At 622 West 137th st we have asked for over 6 months for you to send an exterminator to fix our mouse issue. we have caught 9 mice ourselves since April 2022. I have been living in 1185 Morris Ave. for the past 3 years and it goes from bad to worst. The main front door of the building is always broken into which allows anyone to walk in the building and steal packages. Mailboxes everyone has access to it, locks don't work and the heater is only turned on during the morning as if apartments don't get colder through out out the day. Our "management" company is Denali Mgmt., which is basically a shell company of the parent company Chestnut Holdings. This company are the definition of slumlords. They have previously been sued by the NYS AG Letitia James. I direct everyone to keep filing complaints with the NYS AG as Chestnut Holdings and David Tennebaum should be barred from owning/managing any rental properties in NYS. DO NOT RENT an apartment with this company. Run away as fast as you can. They had recently taken ownership of the building I reside in. Since then, my building is surrounded by trash all over and infested with roaches and rats. They store trash all over the backyard, which looks like a warzone. You have 6+ tenants living inside a studio apartment and over 10 living inside a 1-2 bedroom apartment. Our manager (Julian) is basically John Cena. Because you can't see him. They hire unqualified employees to manage their building, whom they pay in cash, to circumvent having to pay medical and taxes. Apartments in my building are illegally being subleased and tenants are running shady businesses from their apartment. Management is aware of it and is letting it go on. Despite numerous attempts to contact them via their BS online messaging system, they won't respond. There is no way to directly reach a live person. The phone number on the Denali Mgmt website basically leads to an answering machine. Denali Mgmt and their company Chestnut Holdings are the absolute worst. read more

However, I noticed my fridge did not work. I called the super and he didn't do much but put in a ticket. I then put in my own ticket. Long story short, I have been without groceries or any food in my home for the past 4 weeks because I don't have a working fridge. I also have a medical condition where my meds require refrigeration and still no working fridge. I put in a ticket and no response. I sent multiple messages to management and no response. I called MULTIPLE times everyday and no response. The voicemail is full so you can't leave a message. The one time I thought I got someone on the phone I heard them hang up. This is literally the worst management I've ever dealt with. My situation is life and death because meds are involved. Per the lease, they are responsible for my appliances. I reported them to HPD who visited my home and seem to be taking my complaint seriously due to the fact meds and my medical condition are involved. I hate to say this but this but I might be breaking my lease or leaving next year. I deeply fear what the winter might look like. Worst management company ever. I had to move out before I even moved in because they would not address the problems with the apt. There was mold in the apt, greasy cabinets and windows, cracked ceilings, old lighting fixtures, uneven doors, painted over locks, a supposed new refrigerator that never worked and was told it was too expensive to fix, gaps in the floors, broken electrical outlets, terrible paint job. Had I know all of this, I would have never taken the place. I even got HPD involved to send them a list of the violations the place To top it all off, they had the realtor who rented me the place (He no longer works there) text me to let me know that they will still be charging me for the apt until they get someone to rent that dump. It's just voicemails or pre-recorded messages and you just get extensions that never answer. You leave voicemails no response. They direct you to their online system and you also don't get a response either so you are always on the runaround without an actual human to speak to. As someone mentioned earlier they have no representation and I wonder what their job in the office is if they never respond to requests. I currently have been trying to contact them for 5 days straight voicemails, emails as they advise you to do on their system. I even sent same emails and voicemails to everyone listed on their site. I have been in contact with Chestnut holdings personal rental realtor since December 2022. I don't blame the realtor at all. It's chestnut holdings I truly blame. The realtor working for them J.P have been trying to find out more information and get updates about my application for a sponsored unit in Riverdale on Henry Hudson parkway. They told my realtor/ J.P that I was approved and they just had to get approval from higher management. Every week the realtor/ J.P and I have been in contact trying to find out more information and he was even trying to call them to find out. They would never answer his calls and it's been 3 months. I've tried calling chestnut holdings and anytime I would reach someone they would say they would let the management for the unit know and have them call me back or even the realtor. I've never gotten a call back. Finally the realtor suggested I go to the office location and speak with them in person to find out what's going on. After two hours of trying to find the place , I finally got there and spoke to someone at the front desk. They weren't super disrespectful but definitely could've been nicer. They ended up telling me after 15 -20 min that the unit has already been rented and even said that the realtor working for them has said they haven't even been in contact with me and has been trying. This was incorrect because I was talking to the realtor on the phone just an hour before when I was lost trying to find the location. Now I don't know if the realtor has been lying to me as well and there's a lot of miscommunication but being told I was approved already months before and still waiting for more than 3 months for an answer was definitely not the way to go. That was a lot of lost time taken from me and has been emotionally draining. I do not suggest Chestnut holdings. The absolute worst place I've ever rented from. The super is constantly loud, blasting music right in front of my patio window until 4 am, banging and shouting in his apartment. He is incompetent and does not even SHOW up when you have repairs. I have had issues with mold, ventilation issues, no heat, spider infestation, leaking toilet, leaking sink, flooding the whole kitchen. My window does not have bars after asking for them repeatedly, you can OPEN my apartment window from the outside. Lead paint chipping and blacking on the ceiling. You can't ever get anyone from management to reply to you. The super ignores request. I work from home for a call center and constantly have to deal with them SCREAMING in front of my apartment. My building in Queens is beautiful. My apartment is clean, no rodents, heat, laundry onsite...the works. But the property manager is PURE TRASH. They decided not to renew our lease and instead of mailing the non-renewal notice to my home , they emailed it. She claimed they mailed it and a notice was left for us...false. I get all my mail and notices and I just so happened to not get THIS important notice? Yeah, okay. Not only did she email it to ONE of TWO people on the lease, she didn't do any proofreading and emailed it to the wrong email address. 1.5 months after it was originally sent to the wrong email address, I reached out asking for (what I thought would be) a renewal, that's when she sent me the nonrenewal notice which ALSO lacked any proofreading because it said my lease expired A YEAR AGO which is obviously false because I wouldn't still be in the apartment. I tried calling this woman MULTIPLE times for a week straight to understand what was going on and to address the many discrepancies with no response. I sent an inquiry via that dumbass chestnut holdings website telling her to call me...no call. I finally submitted an inquiry again but this time I made a PDF and attached it with screenshots of everything stating that if I didn't get a response I would consult with legal consultants. Low and behold this lady emails me back 15 minutes later (1.5 weeks and many phone calls later)saying that she updated the email address and that "We are aware the year of the lease expiration date was printed incorrectly (which is a common end of the year error)". WHAT DOES THAT EVEN MEAN?!!!! So you knowingly send notices with incorrect dates on them?! I'm really sad we have to leave the apartment but I'm chalking it up to God having bigger plans for us since we pay our rent on time every month and we're respectful tenants. I don't wanna bother with these people or give them my money anymore so I'll gladly leave AFTER the 30 day extension she gave us because of her stupidity .... which is why I'm fine with giving them 1 star. This has to be the worst management I've came across since living in my own. They are unprofessional and they do not attend to their tenants at all. They don't care and they don't at least try to act like they care. I've called the management company plenty of times complaining about the issues in my apartment because everything started falling apart. They never get back to you ever. Lived in their bronx apt 1130 Stadium Ave. for 2 years (2011-2013). Apartment became infested with roaches after hurricane sandy episode (or maybe infestation got worse). They did little about that except offer individual pest control. But that doesn't really help when the entire apartment from the lobby to 6th floor is infested. Also, chronic issues with their water main breaking, muddy water in the taps - forced me to get my own tap filter. No real improvement or change after 2 years. Also, they split management of this building with another company --- so there are "2 superintendents" with neither one knowing who should take care of what. I had an issue where birds had literally burrowed through the wall of an air conditioning alcove, and it took them 6 months to figure out who should take care of it. I was foolish earlier and didn't look at reviews. I understand that only people with negative experiences write reviews... but still - I think my thoughts were echoed by many of my neighbors as well, who wanted to leave. Horrible! Miriana did not answer my emails for lease rental question for almost a month! It is impossible to get in touch with her. They tried to raise my rent $300 in 1 year! She refused to negotiate the price less then $225 increase even though I was a good tenant. I tried negotiating with her to release me from the lease a month before the end of lease but she would not hear it. Very rude and inflexible. Did not even want to hear out what I had to say! This management is the worst management I have ever dealt with. I call them a week ago to inform the office that my toilet was randomly flushing and flooding the floor. They sent out someone just to look at it and no repairs were done. A week later the problem is still occurring! The toilet is still randomly flushing and flooding the bathroom, and water is going downstairs in the apartment below. I have been on the phone with their emergency repair department since 7:30 am this morning. I followed up with them at 9:30 am, 10:00 am, 10:45 am, 11:15 am, and 12:30 pm. And the office said they spoke to a field manager, and said I have to wait for the field manager to my area when he comes to work in two days. This management rather their building flood out than send a plumber to fix the emergency. But they want their rent at the beginning of every month.
