DO NOT USE THIS MANAGEMENT COMPANY. If I could give them -10 and beyond that would not even be close as to how crooked this company is. This is, by far, the worst management company on the face of the earth. They are money hungry, greedy shysters who care only about taking money rather than making any repairs. In June of 2023 my cheap landlord hired these horror of human beings to manage our building. So far, they tried to get us to make our payments out to them when our leases state they go to the landlord. They have only taken money from the tenants in my building and made no repairs. I have taken them to court once and won. I am now having to take them to court again for black soot/film being emitted into my apartment causing me to get sick and damaging items in my apartment that they refuse to address. They also do not respond to any tenant calls or emails unless you have a lawsuit against them. They are disgusting and dirty in the way they do "business." STAY AWAY FROM THEM! read more

This is an excellent building management company. I lived in one of their managed properties for 10 years on the Upper East Side. I only moved because I needed a two bedroom apartment for my father and me. The super in my building, Angelo, was excellent. Attentive, friendly, and hard working, he helped me so much over the years I lived there. Everyone in their offices was also very attentive and quick to respond to requests. Alana was always helpful and quick to answer with any questions or issues I had. The building also saw a lot of improvements over the years I lived there. There was a new elevator installed, new laundry room, new intercom system, and a new storage closet for incoming packages in the lobby. The company really invested in the building and made it better. In the future I would definitely consider moving into a building managed by REM. read more

I wanted to write a review to tell potential tenants of REM's buildings of the experience I have had in resolving work requests in my apartment. As you can see from the screenshots attached, I am a resident in one of their buildings. The screenshots will show maintenance issues that are reported and not resolved until 4,5 months later. Over the course of the year, my roommate and I have reported broken toilet seats, broken light fixtures, and broken washing machines. Each of these issues were reported right away during the months April-August. Two of these issues were resolved in October- 6 and 5 months later respectively. They also have had severe lack of communication throughout. I would be more understanding of the company of long wait times, however they have communicated with me very little within these long times frames. They have ignored almost all emails and calls seem to be futile. When they are responsive, responses are vague and never give a clear timeline or direct action steps that will be taken to resolve the issue in a timely manner. They communicate once out of many attempts of outreach, saying that they will work to resolve the issue, then weeks past with the issue unresolved. Personally, I cannot believe that this company has been unable to resolve simple requests within a timely manner. I have reported issues the DAY that they have happened, but when they are unresolved and dragged out for months the issues are made much worse and become a great source of inconvenience for me especially knowing they could have been resolved quickly if they addressed it in a timely manner. read more

My roommate and I moved into a brand new building in 2022 under this company and have experienced problem after problem. The building is very cheaply made, looks good at face value but things are constantly falling apart. Our toilet seats cracked, light bulbs went out within a few months, the intercom sometimes works but usually doesn't, and we have an app for entering the building that isn't reliable. Our cheap AC/hear units make too much noise and in the winter the air smells like dog. Our most inconvenient issue is that we pay for in unit laundry but our washing machine has been broken for 5 months and we've received no compensation for paying for common laundry or for rent. With every issue, we struggle to get in contact with someone to fix it because management is constantly changing. We ended up having to contact the Whirlpool contractors on our own, practically doing the job management should be doing. We never received any response or real action taken until posting a review (which they asked us to take down). This doesn't cover the extent of our issues with what is supposed to be a new building. read more

The building I'm referring to is exactly as described in the last review. Like I said, if they ACTUALLY CHECKED IN ON THE PLACES THEY MANAGE they'd know which buildings are in disarray. I wasn't referring to REM employees living in NJ/Long island idiot. But since you're denying my lived reality let's update this review: No hot water depending on the day. Still no regular building wide cleaning, hinges on the roof damaged & fences meant to separate the buildings rooftops DESTROYED/DAMAGED (complete safety risk since there's no lock on the roof door anymore either)... Incompetent planning when it comes to repairs/ maintenance still happening. No guaranteed response time from the owner/ REM.... Yeah, acting oblivious without taking accountability says it all Rick. It's been ten years since the light fixtures in the hallways have been replaced & they're all still filled with DEAD BUGS. Mold was PLASTERED & PAINTED OVER before any specialist was called. More than one apartment has had water leak issues to their ceilings. Didn't even clean the area properly. Let me guess: there still won't be any heavy duty renovations in 2025.... Rent stabilized apartments & the buildings YOU GET PAID TO MANAGE should not be left neglected. Shocker: Rick E & REM have been accused of theft/embezzlement by supers in the past. Your internet footprint can't be cleaned up with fake, coerced reviews. IT WOULD BE A MIRACLE IF YOU DIDN'T DEFLECT FROM CRITICISM & ACTUALLY USED TENANTS MONEY TO MAKE THESE REPAIRS. On September 1, 2020 I have signed two separate agreements with R.E.M Residential to manage my residential building in New York and a second contract was signed to manage my shopping center in New Jersey. I don't know where to begin when talking about this crooked person Rick Elezi from R.E.M residential. The contract was saying that R.E.M must deposit all collected rent into my bank account. I opened separate bank account specifically for him and deposited over $10,000 each time so that he can pay the building expenses. He was supposed to give me a monthly report about the income and the expenses, which he never did. During the first three months I did not receive any report from him about the income and expense status. During that three months the person who was introduced to me by Rick that was supposedly in charge of the residential building quit the job with no notice and stopped working with Rick, which is very unprofessional. I kept asking about the breakdown I was supposed to receive monthly then I found that he's the controller and the previous person quit. Then I become aware that he is a big time crooked and at the beginning he makes a nice impression but after that screws you from top to bottom. He collected rent from my tenants and deposited it directly into his bank account and not my account as the contract says. I can go on and on about this crooked guy. I sued him in a small claims court and on September 29, 2023 I received a judgement against R.E.M in the sum of $12,762. I am writing this because I want everyone to be careful and not fall in his trap, he is a big liar, very unreliable, and a great manipulator. read more

Toxic Black Mold in bedroom is making me ill. They took over Lower East Side building 251 East Broadway NY NY 10002 two years ago and since tenants have had nothing but problems. They refused to pay a professional to find source of leak/water damage in my bedroom and now I am waking up with all sorts of health problems from extensive black mold. My upstairs neighbor has mold all over their living room wall. Other tenants have cracks in walls and their contractors arrive to do work drunk, if at all and the repairs are often worse than the original issue. The hallways are filthy as they clean once every two months. The city has been notified and there are multiple violations open. Things have gotten so bad, the tenants are gathering to take legal action against them and the owner. read more

In reading the reviews for this management company, I'm sure great service is selective. Moved into a building that is managed by REM in Feb. 2022. Since then, I have had constant problems with delayed communication. They would go on months without even a follow up despite my numerous attempts at calling and emailing. When you do get in contact with them, they constantly lie about having items set for delivery and then will call again saying that they didn't do anything yet. We've also gone through so many property managers (Chad, Shpresa, Penelope, Nick, Dana, Nina, Rosa, Claudia, Florin, and now Lirie) as well as supers (Arlind, Chris, and now we apparently have a maintenance company with no direct contact to a super in case of an emergency). Each time it is another excuse from blaming the contractors, to the owners of building, to the appliance companies, to others within their own office being out. As a native NYC resident, I am well aware of the slumlords and standard that they handle resident's complaints, so they are no different. It is just ridiculous to see how selective they are with their service to residents, unless these reviews are truly fake. Some residents are treated better than others. Not dependable at all. Update: it took this very review for Nina, who has been on the email chain from the beginning, to reach out and inquire about this issue. Again, blaming her colleagues for the lack of response and asking for another chance to get this right. Rick has also been on the emails that I've sent, so it shows that all parties in this management company are ridiculous in handling resident's needs and ensuring that work is being done. read more

They have been pestering me to take this review down so I will say that I did eventually get my security deposit back, but not until well outside of the legally allowed 14 days. I also did not receive any communication from anyone until they saw my review, at which point I was told I had put too many people on my emails so they all thought someone else was handling it. Unprofessional company and I will not live in one of their buildings again. My advice to you is to work on internal communication and treat your tenants with respect to avoid getting negative reviews in the future. read more

We moved into a new building last year, and REM Residential has completely neglected this building. It took months for us to start getting our mail. (Apparently they didn't know they had to register our building with USPS). The building gets broken into all the time because their Carson doorbell app does not work. Then, in November, water started flooding into our apartment from the floorboards every time it rained. The building insisted that there was nothing they could do for months. Finally, after 3 different building managers, building manager Nick was able to resolve the issue. He was the only building manager out of the 5 managers we've had in the past year who was at all helpful. Unfortunately he left before the hole in our wall from checking the pipes was repaired. We alerted the next building manager, Donna, but she was completely unhelpful, and then she was gone. Current building manager, Rosa, does not answer emails or her phone. Nearly a year later we still have a hole in our wall and other damage to the apartment. Our apartment is nice, but this management company is a joke. read more

I turned to look at it & realized such amazing decor on their windows. I mean beautiful crystals. My first impression was, wow a crystal place, let me go in and check them out so, I entered the business and who was there to greet me the one & only Shpresa. Who was peeking in from their desk in the back the one & only Rick. Shpresa so kind asked, how may I help you? Now at this point I saw several desks so I was thrown off, thinking it was a crystal place but I asked her anyway, do you sell crystals? Her response in the most humbling way, we manage over 200 properties. My jaw dropped because I felt like I embarrassed myself, but she quickly made me feel right at home. My god, their office was the most beautiful office I've ever witness in my life! From the art work to all the details, just spectacular. What made my experience even greater is Rick & Shpresa from the moment I've meet them, I literally stop by maybe once or twice a week just to hang out for a few minutes and let me tell you this they receive me with the same energy every single time, with open arms, open heart, open mind and I'm beyond grateful. That's the type of energy they bring to the table. Such beautiful & miraculous people. You can check for yourself their achievements speak for themselves but, it's bigger then that. DO NOT MOVE INTO A REM RESIDENTIAL BUILDING! I asked for extra key fobs to get into my apartment in April just incase we lost what they gave us. It is now September and I have one key fob. my stove broke a month and an half ago and I have not been able to cook since then. I have reached out on numerous occasions and no one has come to fix the stove until yesterday. They finally sent a technician and the only thing wrong is one broken wire I think. I haven't been able to cook for a month and half because of one broken wire. The Carson app also no longer works so if my girlfriend has our ONE fob, I will be locked out of the house until I get home. I've been a tenet at an R.E.M. managed building since 1990. They are friendly and available to make sure the building is in the best condition. If anything needs repair the people they have to fix and manage are the best. Plenty of heat, hot water and all utilities up to date. I know if a call is necessary to the office, someone gets back to me immediately. They are warm and generous with their time so that whatever the issue for the call was, they will make sure it's taken care of. DO NOT RENT FROM REM. When I went to tour our building they had scrubbed it from top to bottom. Imagine my surprise when we went to move in the following week and the once clean stairwell was littered with food scraps and trash. Every appliance in our unit was broken. When the AWOL super wasn't available, they sent his brother who didn't know how to make any repairs. Rats and roaches had infested the building. Multiple roaches would run down our walls in broad daylight and climb into our beds. They nested in our coffeemaker and other kitchen items that had to be tossed. When we begged management to exterminate for months, they only sent someone to spray pest repellant a few times, roaches were back the next day and they acted as if we were a nuisance for being upset at the situation. They had to deal with other tenants "real problems." I shudder to think what that may have been. We ended up pouring thousands of dollars into leaving early as the space was uninhabitable and it made us depressed to go home at night. If you see REM listed at the owner on a prospective unit, RUN IN THE OTHER DIRECTION. read more
