    Before writing this review, I wanted to take the time to read what other had said about NVR. No…read moresurprise, it looks like a 50/50 mix of love/hate reviews. This one is most definitely the former....in a nutshell, we LUV 'EM! I've been the the mortgage process a couple of times before and yes, it can be VERY stressful....but the NVR team working with me (Melissa Adler and Brianna Little) were as close to perfect as any business can get. They were always kind, courteous, communicative and respectful. Even though I asked several times to "call me Jim", Brianna always refered to me as Mr Grimes. (Refreshing!). As for the process itself, I had no real surprises at all. The communication lines between the builder (Ryan Homes) and NVR (their Mortgage Partners), seemed to work well through the process. I received a call from Brianna (and sometimes Melissa) roughly every week, even if there were no significant updates. Whenever I had a question, it was answered quickly without making me feel foolish for asking what, to them, was likely a routine thing. In the end, we cleared underwriting with weeks to spare....that part may have been a bit unnerving for me as I was expecting another shoe to drop, but we closed on time and with no drama. As mentioned earlier, I had been through this process before on several occasions so there was some prep work I had done in advance. Some of those things to make the process go smoother: 1. I had already been collecting and filing electronic records such as paystubs, bank statements, bill payments, etc so that whenever Brianna needed documents, I usually had them ready to go. 2. I gave any paperwork requests top priority and wherever possible, scanned and sent requested information within a day or two. 3. I set up a filter for my email Inbox that automatically copied incoming messages from NVR (and Ryan Homes) to a separate file. This helped keep me organized. As for some of the negative reviews....well...everyone's experiences will be different, for ANYTHING! Some of those appeared to be buyer-induced issues, and others seemed like genuine concerns, but I can tell you that I found no hint of dishonesty or manipulative tactics...this is a straight-up business group who did a professional and outstanding job. If I ever buy another new construction, I'll likely go with Ryan and NVR.

    In early September 2025, I took the plunge, signing a contract with Ryan Homes and NVR Mortgage,…read morenaively believing in the American dream of homeownership. I meticulously provided every document NVR demanded, jumping through hoops with the good faith of a soldier following orders. Then, in October, disaster struck. The government shut down, and NVR, in an act of utter betrayal, refused to approve funding for military service members - the very people who risk their lives to protect this nation. NVR's unconscionable decision threw my life into complete turmoil. I was forced to drain my savings, desperately clinging to hotel rooms while trying to save enough for the closing. Adding insult to injury, NVR's loan officer had the audacity to forbid me from seeking interest-free loans offered to service members by USAA and Navy Federal - lifelines that could have eased the financial strain. They wanted me trapped. After weeks of begging and pleading, desperately trying to secure a Mutual Release Agreement that NVR callously denied, I was forced into an apartment complex, lured by a few months of free rent, a desperate measure to avoid utter financial ruin. I informed NVR of this new, crippling expense - an expense I'm contractually obligated to for ten months. The response? Cold indifference. I was told it wouldn't be considered during loan approval, as if my reality didn't matter. As if things couldn't get worse, my marriage crumbled under the pressure. My wife and I separated. The Army now requires me to provide her with half of my BAH, a devastating $2,100 monthly blow. Again, I informed NVR, fulfilling my obligation. Their response? A robotic assurance that it "wouldn't affect my approval status." Let's be clear: with the apartment sucking $2,700 from my account each month and the court-ordered support payments of $2,100, I'm facing a staggering $4,800 monthly shortfall. Yet, NVR, with their eyes wide open to my impending financial doom, is still pushing for loan approval. They are knowingly setting me up for catastrophic failure, expecting me to somehow magically afford two primary residences. This isn't just reckless; it's predatory. It's a repeat of the same greed and negligence that led to the housing market collapse in 2007/8, destroying countless lives. The closing hasn't happened yet. There's still time for NVR to show a shred of decency and grant the Mutual Release Agreement. But if they proceed with this loan, they will be complicit in my financial ruin, and they will bear the responsibility for the devastating consequences
