In early September 2025, I took the plunge, signing a contract with Ryan Homes and NVR Mortgage, naively believing in the American dream of homeownership. I meticulously provided every document NVR demanded, jumping through hoops with the good faith of a soldier following orders. Then, in October, disaster struck. The government shut down, and NVR, in an act of utter betrayal, refused to approve funding for military service members - the very people who risk their lives to protect this nation. NVR's unconscionable decision threw my life into complete turmoil. I was forced to drain my savings, desperately clinging to hotel rooms while trying to save enough for the closing. Adding insult to injury, NVR's loan officer had the audacity to forbid me from seeking interest-free loans offered to service members by USAA and Navy Federal - lifelines that could have eased the financial strain. They wanted me trapped. After weeks of begging and pleading, desperately trying to secure a Mutual Release Agreement that NVR callously denied, I was forced into an apartment complex, lured by a few months of free rent, a desperate measure to avoid utter financial ruin. I informed NVR of this new, crippling expense - an expense I'm contractually obligated to for ten months. The response? Cold indifference. I was told it wouldn't be considered during loan approval, as if my reality didn't matter. As if things couldn't get worse, my marriage crumbled under the pressure. My wife and I separated. The Army now requires me to provide her with half of my BAH, a devastating $2,100 monthly blow. Again, I informed NVR, fulfilling my obligation. Their response? A robotic assurance that it "wouldn't affect my approval status." Let's be clear: with the apartment sucking $2,700 from my account each month and the court-ordered support payments of $2,100, I'm facing a staggering $4,800 monthly shortfall. Yet, NVR, with their eyes wide open to my impending financial doom, is still pushing for loan approval. They are knowingly setting me up for catastrophic failure, expecting me to somehow magically afford two primary residences. This isn't just reckless; it's predatory. It's a repeat of the same greed and negligence that led to the housing market collapse in 2007/8, destroying countless lives. The closing hasn't happened yet. There's still time for NVR to show a shred of decency and grant the Mutual Release Agreement. Poor Construction Quality & Major Issues Within just two years of ownership, I have encountered multiple issues that should not be happening in a newly built home. I had to spend over $800 to replace it, but the real concern is why such an essential system was failing so soon. No one seems to know what they are doing at this company. I have been a loan processor for over 20 years and I am appalled at the process thus far. 1st I got a loan officer that ignored my questions. Then was given a 2nd loan officer. He has been nice and some what listens. However, the processor has been nasty, over talks me, doesn't listen to anything I say. Then, tells me I have to pay for a Mail away signing and set up my own notary. I have never had a lender tell the borrower to set up their own signing. It is always done with the attorney, lender or title. Its never ever ever the borrower issue to worry about. I really regret getting a Ryan Home since they force you to use NVR or you can't get the incentives. If you are planing on purchasing a Ryan home I suggest to use someone other than NVR for your mortgage! It took NVR over eight months to approve us and lock in an interest rate with the whole time the interest kept going up and up and up. Every week they would ask for more documentation for the same thing over and over. We were also told when we agreed to stay with NVR that our HOA fees would be included in our monthly payment which is not true. Homes in this Fredericksburg Virginia, Lee's'Parke community are starting at over $500,000 dollars. The quality and workmanship is absolutely the worst and NOT worth it!!! The interior doors are cut higher than most other builders; leading to lack of privacy, noise light and breeze flow underneath. The floors and walls are very THIN. We are able to hear every movement; so much so that we can hear someone urinate in the restroom upstairs when we are down stairs. The community at large is experiencing multiple cracks in their foundation walls on each side of their homes. The community also have high shrink swell soil concerns. There maybe conflicting reports as to the levels and the potential damage it could cause to the foundation walls and the structure of the home. They have admitted that "to try and repair our floors would only make them worse ". What that means to us is, they can't fix their faulty work and feel we should live with their sloppy workmanship. Our floor are out approximately 3in. A warranty manager stated there tolerances is 1 1/4 and yet they have continued to kick the can down the road. In addition to their refusal to repair our floors, we have multiple cracks that were hidden behind the insulation in the storages area. There's a crack in the ceiling in the master bedroom that they have NOT repaired correctly. Homeowners has had to deal with drainage issues to include having French drains installed at their expense. Allegedly, the project managers are told to keep the repair budget low by repairing as lease as possible and passing those costs onto the homeowner. Some of the verbiage that may be used is shrinkage cracks and settlement cracks versus stress cracks and settlement cracks. Those verbiage changes could determine who's going to have to bear the burden and cost. It is my opinion that it is better to own NVR/Ryan Homes stock than it is to own the crappy homes they build. The houses are eye appealing, and that's where your expectation should end. I quote one home owner "this house isn't better than a double wide (trailer)". I Agee with that assessment! One of RH third party providers was quoted as saying "Ryan Homes never call us back, BETTER BUILDERS like Atlantic Builders does". I suggest you take your money to a BETTER BUILDER! Adding insult to injury, after they build you a horrible home the project managers act as if you're the problem because you're requesting the quality NVR/Ryan homes promise. They drive around the community and then they refuse to speak after you have closed and they've collected your money. I bought a condominium home from NVR in a mid-rise building in Tyson's Corner VA, called the Bexley. NVR marketed it as a luxury building and not only is it not luxury, but once I moved into my new home I realized the poor quality of the workmanship in so many areas. In addition to poor quality workmanship, in our apartments, I think they are also unethical. After we bought our homes, based on the original interior design of the building , they took out the lovely tiles in front of the elevators in all of the hallways, that were part of the original interior design of the building when we bought our homes, and without asking the homeowners, they put in cheap, ugly vinyl planks that don't even match the colors of the hallways, and they destroyed the original design of the public areas in the building, that we all based our original purchases on. Their warranty dept. is very difficult to work with. It's taken seven months to get simple warranty work done, and they give excuses about the work being poor quality by saying "it's built by people not machines". I closed on my property in December 2020, and I'm still waiting for them to replace a balcony sliding glass door that doesn't close properly and doesn't lock. First they ignored my request to get it repaired and now they keep giving my excuses why they haven't been able to replace it yet. And i can't put up shades in my living room where the door is yet, because the measurements may change when they re-frame the door opening . The parking spot they assigned to me, that I paid for as part of my purchase, has a concrete pole next to the rear door on the driver's side so you can't open the rear door without fear of smashing the door into a concrete pole, and you can't get a person or anything else in or out of the back seat because of it. Literally the worst of the worst. If there were negative stars they would get them all. I am so beyond disappointed. As a first time home buyer this was supposed to be a fun process for me and it has been dreadful. They are so incredibly unorganized. My loan was passed off to 5+ agents. They have been asking for the same information over and over again. Its harassment at this point. I am absolutely NOT taken care of as customer. They have done a terrible job and we are now weeks OVER my close date and they are still asking for nitpicky stuff. They have been awful to work with. STAY AWAY EVERYONE. I have begged for help and even spoken to branch managers and they tell me someone will contact me but no one ever does and when I try to reach out to them I get ignored and still feel like I am not getting anywhere. They forget that average people don't purchase homes on a regular basis. We were left hanging for weeks not understanding what was going on. No return calls or emails. I finally called the manager to get some answers. Then the loan officer told me not to call her boss because she is not familiar with our file ( do your job, inform people and return calls within 72 hours and I wouldn't have to call your boss). Right before closing, they requested all our information again. The process took 6 months, just as our house was finally finished. They took the excitement of buying a new home from us. It's unfortunate that I have to write this poor review of NVR Mortgage but I'm left with no other choice Initially the relationship was good. We were approved, had all our documentation beforehand and the communication was good. Then things changed, we were asked to provide documents that we sent in earlier 2-3 times and two weeks before closing the program we were on had to be changed due to a error on their side and we had to switch from a program with no money down to 10k!!! Fortunately they helped out and we didn't have to come up with the entire amount. As of now we've been in our home since July with no issues. We were told at closing that when we get a tax bill to call them and they would take care of it. We did that and of a $900 bill they helped with something like $60 bucks. If you use them you need to stay on top of them from beginning to end which isn't great as the stress of buying a home is enough by itself. read more

Instead of asking for all docs in one shot, they do everything piecemeal, then forget that they have the docs they asked for. Absolutely HORRIBLE. And if you're reading any of those five star reviews they got duped. Like many others, I got lured in by the $4000 towards closing costs. At the time, interest rates were low so I figured sure sounds good. Should have known better when the builder Ryan homes owns part of NVR mortgage. Believe me, you are NOT getting any money towards closing. They build it into everything else. Interest rates started rising and I took the advice of my realtor and got a second mortgage quote. Comparing them side by side it was plain to see what NVR is doing. They WILL 100% screw you over with interest rate points and hidden fees. Oh and when I told them I was switching mortgage lenders they did nothing short of harassment. To the extent the NVR manager contacted my REALTOR. Excuse me? Is she buying my house? Extremely unprofessional. had to leave work early to deal with their bullshit. Not to mention numerous other issues. Anyway I'm so grateful to my realtor for recommending a second quote. Talk about dodging a bullet. And after reading other reviews who knows what crap would've happened towards the end?!? Boooo! NVR sucks. All shady, smiling in your face, but not doing what's in your best interest at all. I got played. I'm a young, first-time home buyer and NOBODY on their team was advocating for me through this entire process, just trying to get me to sign with them and trying to lure me in with a couple thousand dollar credit at closing. There is so much more to be worried about than a couple thousand dollars at closing, but you know, as long as they got their money. I got trapped into a mortgage I can't even afford, but since they decided that I can, now I'll have only $400 dollars left a month after paying my mortgage and other bills. I read a few of the reviews below. We had our own mortgage company when we started but was told about the special promotion of no closing costs that was going on with NVR at the time. We applied the next day. Once we got our approval we were told that that "Special" was no longer available. Instead they had a $5k off special. OK we went ahead. There were several issues between that and closing most were last minute things or "didn't someone tell you?" issues. Example: Told a few weeks ahead that someone forgot to tell us to pay off a couple small balance credit cards. Since it now wouldn't show on our credit report that they were paid in time now, we would have to get letters from the companies. OK, rush, panic, done. The day of closing (3 hours before) we were called that someone failed to look at something and now we have to come up with $2600 or we wouldn't be able to close today, something to do with a lawyer not looking at the credit cards? That was just one example. House had been done for weeks but they couldn't get the closing done on the previously promised dates for a number of (odd) excuses. Closed almost a month later. In fact, the house next to ours that was just framing a month before and finishing drywall on the date we were originally supposed to close, they had already moved in by the time we had our closing. I had a couple issues with Ryan homes but nothing as terrifying as NVR. I do not recommend them. I see a couple other reviews where people had to come up with $2k at the last minute, I see a theme. We had to go borrow the extra $2600 from a family member, meet them and get a cashier's check 2 hours before our closing that was weeks late, it was embarrasing, and terrifying. read more

Before writing this review, I wanted to take the time to read what other had said about NVR. No surprise, it looks like a 50/50 mix of love/hate reviews. This one is most definitely the former....in a nutshell, we LUV 'EM! I've been the the mortgage process a couple of times before and yes, it can be VERY stressful....but the NVR team working with me (Melissa Adler and Brianna Little) were as close to perfect as any business can get. They were always kind, courteous, communicative and respectful. Even though I asked several times to "call me Jim", Brianna always refered to me as Mr Grimes. (Refreshing!). As for the process itself, I had no real surprises at all. The communication lines between the builder (Ryan Homes) and NVR (their Mortgage Partners), seemed to work well through the process. I received a call from Brianna (and sometimes Melissa) roughly every week, even if there were no significant updates. Whenever I had a question, it was answered quickly without making me feel foolish for asking what, to them, was likely a routine thing. In the end, we cleared underwriting with weeks to spare....that part may have been a bit unnerving for me as I was expecting another shoe to drop, but we closed on time and with no drama. As mentioned earlier, I had been through this process before on several occasions so there was some prep work I had done in advance. Some of those things to make the process go smoother: 1. I had already been collecting and filing electronic records such as paystubs, bank statements, bill payments, etc so that whenever Brianna needed documents, I usually had them ready to go. 2. I gave any paperwork requests top priority and wherever possible, scanned and sent requested information within a day or two. 3. I set up a filter for my email Inbox that automatically copied incoming messages from NVR (and Ryan Homes) to a separate file. This helped keep me organized. As for some of the negative reviews....well...everyone's experiences will be different, for ANYTHING! Some of those appeared to be buyer-induced issues, and others seemed like genuine concerns, but I can tell you that I found no hint of dishonesty or manipulative tactics...this is a straight-up business group who did a professional and outstanding job. If I ever buy another new construction, I'll likely go with Ryan and NVR. read more

NVR Mortgage was great pre-Closing and during the Closing. They are very responsive, informative and helpful. You will likely have an enjoyable experience. However, beware their performance post-Closing. Once they sell your mortgage to another Lender, they WILL NOT assist you. For example, our local property tax authority sent supplemental tax bills only to the mortgage lender on file, NVR, on three separate occasions over three separate months. However, NVR never notified us or the Lender they sold the mortgage to. When I called NVR to ask why they withheld the information, their associate, Brandi (sp?), talked over me the whole time repeating random facts about the tax process and never answered my question of why NVR never notified anyone, resulting in a mere 10 days to correct a serious tax issue. I eventually had to get off the phone because Brandi would not cooperate or answer questions directly. Overall, great to deal with up until after Closing, but stay on top of them and your local tax authority as NVR WILL NOT be proactive on behalf of former customers. read more

This review is a mix of bad and good. We followed the process very carefully from the beginning up until this point (6 days from closing). First the Good, our project manage Kelly was amazing. He walked us through each and every part of the process, calling us weekly with updates. He was always available for any questions and even took out input on certain things and carried them out. He was great. The sales people Alvaro and his manager Maurice were good as well. There were little things that we missed or wasn't told about but that was us not following up. But both were very responsive and answered all the questions we had. Now the bad, In dealing with NVR mortgage this is where the problem truly lies. We are six days from closing and we have received 4 Estimates for closing costs and each one was very close to each other about 4,000. We were shown this in June when we started the process and when we locked in our rate on November 28th we were shown the same exact thing 4047. I expected it to end up around 4,500 as prorating will happen. We received our final disclosure statement on !2/23 (7 days before closing) and our closing costs rose 51% to over 6128! Our loan officer was on vacation and the person who sent it to us, sent the email and put their out of office email and split. So we have no recourse. No questions to be answered. Our closing was pushed back two weeks from the 16th of December to the 30th, which cancelled my wife and I's vacation from work, because we cannot take off the beginning of the year. But dropping a $2000 additional closing costs with not so much as a warning throughout the process? It looks like these are fees that are typically associated with the HOA. NVR does all of Ryan Homes mortgages, how in the world did they not know this? I asked at every point to my loan officer I do not want any surprises in this process (even though I knew there might be little ones) but not to disclose 2000 is absolutely tragic. Be very careful in this process with them. I felt a little betrayed and misled by them as we always asks questions about the closing costs. This part has completely ruined our home buying experience and for the most part we will be switching lenders when it is financially beneficial. I am completely disappointed in the ending of this experience and will not be buying through them again. read more

Two big thumbs up to NVR Mortgage! My experience with NVR has been outstanding from the onset. My Loan Officer, Finlay Loftus, is top notch. From the very first phone conversation, to our initial meeting, and every e-mail and follow up, Mr. Loftus is courteous, knowledgeable, and professional. Most importantly, he follows through with what he says. I trust Mr. Loftus. The Loan Processor I have had the pleasure of working with is Alex Kandel. Another top notch professional who puts customer service / satisfaction at the top of her list. Anyone who has applied for a mortgage in the last few years realizes how much work this entails. Ms. Kandel accomplishes all of this with speed and precision...oh and get this....she's nice! NVR is fortunate to have employees like Finlay and Alex, and I am fortunate that they processed my mortgage! read more

NVR Mortgage is the devil. This has been the worst experience of my life. My wife and I were baited in by the builder and 10K towards closing costs. We were aware that mortgage rates were basically the same across the board, so why not help our cause? We are paying for the half of the house in CASH. Building a 350K home and only getting a mortgage for about 115-120. So how bad could it be to get approved? Well apparently not difficult to get pre-approved, that happened in just one day! But from that point forward this service went to hell. With a significant amount of money inherited (honestly we can buy the house in cash if need be) we obliged to all of the medial items that NVR decided we're imperative in order to actually get approval for the mortgage. Despite what any financial service would tell you what not to do, NVR urged us to pay off and close every single line of credit we have. Literally, having 0 debt, except for a few student loans and a car lease, my wife and I have not a single bill, yet NVR informs us 10 days before closing, although this was a six month process, that we are not approved for the mortgage. Weeks would go by when our incompetent loan processor would ask for documents that we submitted 2-3 times, not respond for days and days, and now we are 10 days away from moving - our current house packed up ready to go, and no we have to delay our closing because a Mortgage company can't calculate a debt/income ratio effectively. Thanks NVR Mortgage for ruining our credit during the process (which was in the 700's when we started), thank you for wasting our time over the past six months and a big F you for pre-approving us in a day, but wasting the next 5 months and 25 days playing games and taking a stressful situation to the next level. We have spent way more than the 10K that you were going to save us in closing costs, but even that was all for nothing since an young (millionaire) full-time employed couple can't get approved for a 120K loan. *Long Detailed Review* (I'm not in CA, not sure why it says CA. I'm in IL) I purchased new construction and at first, the process was very exciting. The selling agents Renee and Amber were great. Extremely friendly, honest, and patient. I worked more with Amber and she was the absolute best in terms of sellers that I've encountered. She was patient with me. She walked me through all the models. Explained the expected monthly mortgage payments for each model, including base rate and upgrades. She didn't try to just make a sell. She listened to my needs and wants and suggested the best home to fit me. Thank you, Amber! My loan officer, Erin, was the absolute best. If it weren't for her, I would have probably walked away from the deal several times. She worked hard, late, and diligently to get me across the finish line. We encountered so many issues with the underwriter that she had to escalate to management. At times, I felt like Erin was doing the work of the loan officer, loan processes, and trying to help underwriting do their job. She was absolutely amazing. She communicated with me during normal work hours, after hours, on weekends, her off days, and holidays. Sometimes I felt bad reaching out to her when she wasn't working even though she left no message unread. If I could give a rating specifically on Erin, I would leave 5 stars. If it weren't for Erin, this current rating would be 1 star. The issues I had mainly were with the underwriter and my loan processor. I'm not sure who my underwriter was but my loan processor started off with Mary who was great. She ended up leaving the company a month before I was supposed to close then I got Thomas. Thomas didn't communicate well at all. It would take him days, if not more than a week to respond to simple questions. In fact, the last email I sent him, I followed up 7 times and he never responded. I would be worried if he was my loan processor and you didn't have Erin as your loan officer. The underwriter was the absolute worst. Whoever this person was, would give half information and take days or weeks to review and/or respond. Whenever anything was requested from me, I would return it within minutes. Nothing requested from me would surpass 24 hours. If the underwriter requested something, I would send it right away and it would take them days or weeks to review. My original closing date was scheduled for January 12th. Thomas didn't request anything really from me until December 23rd. He called me and told me what I needed and to call him back if I had any questions. I sent it within an hour and got his out of office reply. He didn't respond to my email until December 28th. On January 11th I was asked for a ton of documents. Of course, I didn't close on January 12th. I didn't close until 44 days later (February 25th). The underwriter asked for things all the way up until February 24th. I didn't get the clear to close until February 25th at 8:17am and my closing was scheduled at noon. I honestly feel like I only got here because I had an loan officer that was fighting for me. She even apologized to me for all that I had gone through. If I could do it all over again, I would only want to work with Amber and Erin, I would run if I knew I had to work with that same underwriter and loan processor. NVR Mortgage, Erin deserves a promotion and should train your other personnel. That underwriter does not need to continue in this business. I'm not sure if the had too much on their plate, was new and needed to be trained, or was retaliating from the escalation to management at the beginning of the process but that person turned an exciting process to a nightmare and I almost walked away from my home that I designed because of them. read more

If I could give less than one star I would. This is a typical Mortgage broker that uses the fact they are building the home to make you use the mortgage division of the company. Which is garbage, as there are better companies for financing out there. Sure they can offer free upgrades to the house so that you use them, but there will be a way in which they can hide fees. They've vertically integrated this division into the business; which makes sense, but they are terrible at best business practices. Meaning, they won't take accountability if you happen to get screwed over in some way. The incompetence probably has to do something with their hiring and promotion practices. Have had a couple of friends who work here and simply say the most awful things about the mortgage division, and how unprofessional it is. The neighborhoods they develop consist of all the same homes/models. And they are pricing/valuing these homes as if they are the best quality on the market. They are not. Sure, they will be up to code, but being built in 89 days means they aren't as nice as they should be for the price. Today a client settled on their new Ryan home in Dawson Corner (Aldie, VA). We did get roped into using their lender and settlement services (see separate reviews). Aside from some hiccups with the lending arm, the experience was mostly very pleasant. We found Sam and CD (the sales agents) very accomodating and easy to work with. The super and punch out manager are extremely customer service oriented. The house was completed on time, without any delays. Only a few minor things remained undone, but were scheduled to be completed shortly, at the time of settlement. The house shows beautifully.....and most importantly my clients are thrilled. read more

I can not say enough about Terri Ford and Pooja Palamattom. They both went above and beyond working with my fiance and I. They made our first time buying a home such a wonderful and easy experience. I am actually sad to not be in touch with them anymore! If you ever get a chance to work with either of them, you are in for a treat. Had consistently bad experience with NVR Mortgage. "Deceptive and Deceitful" mortgage consultants. NVR, along with its lenders and NV Homes, Ryan Homes and all their subsidiaries are running an extremely effective; deceptive mortgage incentive programs. Their incentives change by the minute. Do not get sucked into closing costs, negotiate the highest amount and check all hidden costs and fees upfront. Consult and shop around, or get screwed royally. Your ignorance is their profit, derived directly out of your hard earned paycheck every month! My house did not sell so our contract with Ryan Homes ended. We were told we would receive our $10,000 depots within ten days. After seventeen days no check. Sent e-mail to Builder Representative a few days ago. No response, Called another Rep said he would look into it. Do not give these people any money. Their word is not good. This happened in Port Saint Lucie Florida. They also are building in Stuart Florida. Get your own Financing. read more

My dream team!!!! Let me just say Justin Napier is amazing! I recently had a home built and was very hesitant about going through a builders financing company. I've always felt like they will say anything to gain your business. Boy was I wrong! I met with Justin my loan officer, who I was advised would guide me through this process of obtaining a loan. My plan was to let him run my credit and still go with the financial institution of my choice. However, Justin was awesome! He returned all of my calls the same day no later than the next business day. Always made himself available to meet if I wanted to go over anything. Justin's level of customer service was amazing. He was able to seal the deal! I went with his companies financing and he was able to obtain a great interest rate. Justin was so accurate with the amount I would need down to the penny. I did not have to come out of my pocket extra money at closing. I ended up getting money back which was a bonus! Then there was Chantal George, my loan processor. I thought Justin was amazing! But the two of them together made up my dream team. She was so thoughtful and compassionate throughout this whole ordeal. Times when I was frustrated with certain aspects of the process taking longer than I felt it should she contacted me to reassure me she and Justin were on top of things from their end. I really appreciated them going above and beyond because the situation had nothing to do with NVR but the fact that Justin and Chantal still followed through on my behalf was greatly appreciated. Chantal would check in regularly. She advised me regularly on the status of my loan as the information became available to her. She went above and beyond to make sure I was pleased. I can't say enough about how amazing it was to work with Justin and Chantal. I would definitely recommend Justin and Chantal and NVR as a company in the future. read more

I had the displeasure of briefly working with NVR. I was pre-approved for a mortgage,and then my financial situation changed when I began a new job. Originally I was given a rate for a conventional mortgage, which I was not qualified for as I was not putting enough down for. When they realized this was the case, they switched the mortgage type to FHA, in which my monthly payment would have been increased by approximately $300. They did not keep me informed throughout the process, and I was informed that I had to close within a week! I would advise anyone who is buying a Ryan home to only use NVR as a last resort. Sure, whatever promotion they are offering (usually money toward closing) will seem like a great deal, but you can get better rates/deal with individuals who have a good understand of their profession. read more

Horrible service, I wish there was a negative rating option in Yelp. They bait you with $10,000 closing costs, but don't be tempted to go with them unless you really cannot find a competing offer from any other mortgage. They never respond to phone calls, you have to continuously follow up via email to get your answers. If there are missing documents, you will be notified at the very last minute. Be prepared to do all of their work as well if you go with them. Considering NVR is somewhat popular in DC metro area, you'd expect that things will be handled professionally, but I've never seen such an unprofessional, incoherent mortgage company. Please be aware before falling into their trap and if you decide to go with them, be prepared for delays before or even on the day of closing. In a time when we were suppose to be really excited to get our keys & close, they still had pending tasks and made our day stressful and difficult. read more

Horrible experience with NVR. I had a loan processor who provided me good faith estimate with closing costs that was agreed. I went ahead and locked in. A week before closing, she tells me that subordinate closing costs were missed out by mistake and ended up paying 2 grand more. It was pathetic experience. Don't go with NVR even if they offer incentives. Not worth it. read more

I should have trusted my gut instinct - especially after reading these reviews. My experience with NVR has been nothing short of a nightmare. My husband and I were drawn in by the $5000 closing incentive, which after all the stress they put us through, was absolutely NOT worth it. My loan officer did a horrible job keeping me in the loop throughout the whole process and constantly asked for information multiples times that I'd already sent him. The real kicker was when we were 3 days from closing and he called me and said, and I quote, "Hi Molly, so small snag..." Turns out that we didn't qualify for the loan they approved us for 3-4 weeks earlier, which ended up delaying our closing date. To make matters worse, he then told us we were going to have to pay for a second appraisal since we had to get another loan. The rest of my experience with NVR after this point was a lot of micromanaging the loan officer to make sure we were on track. Please, please please, if you have any doubts in your mind, do not work with NVR, especially if you live in Northern Virginia. read more

NVR Mortgage is among the worst Mortgage company I have ever seen. The builders (Ryan Homes) convinced me in using NVR since it was there subsidiary and I somehow accepted despite the fact I had already been pre-approved by another Mortgage Company. This was the worst decision of my life. First, they have the worst communication, its hard to get in touch with their loan officers as they keep on ignoring your emails and calls. Then they request the same documents from me 2 or 3 times. My initial NVR loan officer resigned and when I got a new loan officer, he made me complete another Maryland CDA application when I had already completed the application earlier. To make matters worse, it seems their employers are inexperienced and incompetent when it comes to the Mortgage process. They didn't know that CDA application is required to be submitted at least a month prior to closing. So they send me a formal letter that I will be closing on November 16th and yet they have not submitted my CDA application. They knew like 4 months prior that I was going to apply for the CDA benefit but they didn't bother to send the application in time prior to closing as they sent the CDA application 1 week prior to closing. I then decided not to renew my lease and inform my apartment leasing office that I will be moving out of my apartment. My CDA application was returned a record 4 times and this delayed the closing . Now my apartment leasing office are threatening to evict me from the apartment as they have already rented out the apartment to new tenants who have to move in early December. I still haven't yet closed and December is approaching. Worst Mortgage service I have ever received in my life. I hope I will never experience this house buying stress ever again. read more

This is literally the worst experience I have EVER had with a mortgage company. My advice to you is to RUN!!!!!!!! Customer Service = 4 The staff is VERY nice! Results = 0. 3 months for a decision; lack of coordination; inexperienced loan officer/processor I'm in the process of purchasing a RYAN home and of course submitted a loan application with NVR Mortgage because of the incentive. My loan application was grossly mishandled and will cost me an additional 40k. 20k because I will lose the builder incentives and another 20k because VA loan limits have adjusted downward and my loan applciation was not processed timely. NVR Mortgage has turned what is supposed to be an exciting event into a nightmare. Not to mention, force me into further debt. Way to go Ryan/NVR! read more
