I typically do not write reviews, but the outstanding service I received from my Realtor, Liza Bradley, calls for an exception. I'm a consultant and live in New Mexico. So when my mother moved to Europe and tasked me to put her Reno house on the market, the task of selling her home felt daunting, until I met Liza, that is. Liza, who grew up in the Reno area, is an extremely friendly and positive person and understands Reno real estate. I consider myself fortunate that she accepted the challenge to change my preconceived and outdated notions of the steps involved in putting a home on the market. Liza helped me understand that, for a home to sell without lingering on the market indefinitely, I would have to trust HER to properly price the home based on her extensive market research and extraordinary experience, and show the home move-in ready, meaning: - All unnecessary furniture, personal property, and yard clutter is removed. - A home inspection is performed to identify any issues that could potentially derail a pending offer. - All repairs deemed necessary by Liza are completed and documented. - A fresh coat of paint is applied where Liza feels it is necessary. -The home is professionally cleaned. - The timing for putting the home on the market is appropriate. Liza and her colleague spent an entire day shopping for plants and items to highlight the potential of the home. This went far above and beyond providing merely curb appeal. I now understood why she suggested to delay putting the home on the market until Memorial Day. The neighborhood had awoken from a long winter, meaning the lawns were a lush green, the trees in my yard and in the neighborhood were in full bloom, and it wasn't too cold or too hot for the beautiful flowers she planted. Liza's hard work and perfect timing for putting the home on the market resulted in over five offers on the first day of showing the home, and additional competitive offers the following day. This is when Liza's negotiation skills became invaluable. We have also been in constant contact with our agent. Long story short yesterday we agreed to make a full price offer on a property listed by Shirley Larkins. Our relator got back to us a little later and said the seller had received multiple full price offers and asked if we would be willing to amend our offer, we agreed and amended our offer above asking price. Our realtor once again reached out and said the seller would be accepting offers until 5pm on 3/30 for anyone to make their best and final offer and they would be making a decision by 10am on 3/31. We had not decided on a new offer yet as we were told we had basically a day to think about it. With all of that said this morning we were informed that the owners had accepted another offer, so we are SOL. This is bad business on Shirley's behalf and flirts with breach of contract seen all of the above is in writing.
