Towards the end of my lease I was locked out of my room, where my 6 month old dog was in her crate. I called Fred's to receive a master key to get back into my room. Long story short, their master key did not open my door, the FHP employee left shortly after that and provided no help or answers. I hired a locksmith to get into the room. The locksmith then told me that the door knob and lock was broken and not functioning correctly. Fred's did not reimburse me for the locksmith even though their handle and lock was broken. Shortly after my roommates and I moved out, we received $1500 back of our security deposit which was $11,250. Fred's charged us for broken appliances a lot. The most frustrating part was that every time an appliance stopped working, we filed a work order to get the appliance repaired. FHP neglected our requests and ended up charging us for these things instead. There are countless other instances where I have been dissatisfied with FHP. They've been running the Athens downtown living community for many years now and know how to squeeze every dollar out of their residents as possible. Please be aware of how frustrating and disappointing FHP will be if you do sign a lease agreement with them.

I've lived here for two years and had a bad experience from day one. Decent apartments with a very…read morerude and unprofessional leasing office. The apartments will NOT look like the pictures. The pictures show black upgraded appliances with nice hardwood floors. My hardwood floors are patchy and almost green. The appliances are all white and clearly from the 1900s. The ceilings all have water stains. I wasn't allowed to walk through the unit until move in day and was very disappointed. There are three women in the leasing office. None of them will have the same answer for you on anything. They rarely respond to emails and are rude and abrasive when they do (specifically Ivy and Deanna). I once waited over 11 days for a response to an email even after 3 follow up phone calls. As soon as they have your money they could care less about you. The apartments WILL smell of weed. Many tenants smoke outside and it will come through your AC and stink up your rooms. The leasing office can't really help with this either since smoking is allowed outside. One pro is Maintance response time. They'll come quickly! But con: lots of cheap fixes and no communication. I once requested maintenance for rust in the dishwasher and they simply sanded the rust off. I asked for caulk to be replaced in the shower and they simply didn't come or respond. Instead they told my roommate it was a cleaning issue. Emergency maintenance is a joke. It'll take 2-4 hours for them to come and they'll complain TO YOU that they have to come. It once reached 95 degrees due to broken AC in my apartment and they refused to come for 2+ hours. GO SOMEWHERE ELSE
